Heights: I upgraded and paid for 2.7m ceilings on both the ground floor and first floor. However, the house was built with inconsistent ceiling heights in different areas, which does not match what I paid for. Kitchen and Laundry Bulkheads: I paid for upgraded overhead bulkheads in both the kitchen and laundry. The bulkhead in the laundry was never built, and I have not received any refund for this missing item. Kitchen Overhead Cupboards: I upgraded and paid for overhead cupboards in the kitchen. Plumbing pipes were installed through the cupboards, making the storage space unusable. The kitchen was not built according to the approved drawings. Brickwork and Rendering: The brickwork does not match the drawings and shows poor workmanship, including chipped and broken bricks. The rendering quality is also unacceptable. Construction Manager Conduct: When I raised these concerns, the Construction Manager (A.G.) responded that they would “do whatever they want” and do not need to build exactly as per the drawings or inform the owner. This attitude was extremely unprofessional. On handover day, full and final payment had already been received. However, after I refused to shake hands with A.G. due to the ongoing unresolved issues, he refused to hand over my house keys. He claimed he had not received email confirmation from the office, even though he personally called and received confirmation that payment had been made. He and the supervisor then left from the site @8:55 without informing me while I was waiting. I waited and sent emails until the afternoon, but the keys were not handed over. Overall, this has been a very stressful and frustrating experience. Based on the poor workmanship, failure to follow approved drawings, lack of accountability, and unprofessional behaviour, I would not recommend this builder

We built what we hoped would be our dream home only to find that AT THE MOMENT even though the house itself has been finished for 3 months, we cannot live in it. poor that even in 3-4 months things are getting broken. I reported to them but there is no response from them. I am not sure if they have a active warranty department. If you want a good house stay away from this dozy builder. They do not have good knowledge about process of application for council approval and delayed in approval. They could not start the job within 6 months. But they charged me $ extra $27000.00 for start construction beyond 6 months of the first deposit which was their fault, not my fault. But did not accept their fault. I feel that may be their another tricks that they will charge more in another 6 months. Because they are sure that they will not start construction in six months time and they will apply all the price increase which will be similar for me about another 30 thousand. so they can quote 30 thousand less at starting for the building without any upgrade. They call it CPI increase or material/labour price increase. Their electrical contractor, P N R Roger is the worst in Australia in my opinion. They are very rude and unprofessional as well. Couple of down lights you can see sticking out and not square with ceiling. I reported it but no response.

itself was very fast, coming in 11 weeks ahead of contract schedule. The quality of the home is faultless, and no corners have been cut anywhere. Their trades are very professional, and are always happy to work with you on those finer details. Without a doubt, Allworth's biggest downfall is the quality of their marketing material, and a lot of houses they build (including ours) aren't even on the website. We'd happily recommend Allworth to anyone, and definitely suggest making contact with their sales team if there's nothing on the website that looks like what you are after.

should clearly be classified as major defects under NSW law. They’ve refused to fix anything.

The build manager was a tyrant, rude and dismissive. The on site trades and site manager were excellent, but let down by the management team and poor processes.

The only reason our home met the 6 star energy rating was because of our pre existing solar and tanks on our shed (not because of anything Allworth provided).

Would never build with them again. Zero accountability. Poor quality. Avoid.

Big red flags when they ban private building inspectors – We dodged a bullet when we decided to cancel our build with Allworth. The biggest warning I will give you is they won't let you have your own private building inspector on site at all - no exceptions. was from their experience that private inspectors delay the builds so they introduced a policy that doesn't allow them.

We had already paid the $5k deposit, but really didn't feel comfortable going with a volume builder with absolutely no transparency, and with a policy that makes me feel like they have something to hide. So we lost the money and went with another builder.

The only positive was the lovely ladies in the Marsden Park and Box Hill offices - they were very friendly to deal with.

less about their customer. Therefore we sadly have have to sell our investment block after two year of paying mortgage. Please stay away from this builder, and if you go with them be aware to sign primary contracts at the beginning before paying a cent (not a tender) as you cant do much if you don't have this document.

beams to rot and have mould on both the beams and sarking. According to them that's part of our property maintenance that we should be looking in the roof and not structural. I have spoken with fair trading who advised that the roof leak is part of the structure. The water has leaked all in my main bedroom. This builder has become the biggest disappointment and I would not recommend them at all. Their comeback to all the problems is out of warranty. Our house was the first one to be built of its design and was a complete rush job as there were 2 houses that Allworth were building one up the road and one in the next street and talking to the owners their builds were done extremely well as their mate works for Allworth

Finally we got what we pay for, house is made once so better stay away from such dodgy builders. If you can trust this is 4.5 years old house.

Will not fix defects and not respond to emails for 4 years – I had a home build. There are multiple major defects including waterproofing being cut out and tiled over. No falls in bathrooms so water sits on the floor. Major brick overhang from slab some areas 40mm. Water pipes being run in the cavities. Repairs estimated $70000 to repair all issues. very premium feel about it. The ladies in the Renwick office were always greeting you with a smile and left no questions unanswered and I had A LOT of questions. The build time was spot on, even with supply issues due to Covid. The site manager Steve was very easy to contact and very informative, he made sure everything ran smoothly. like I am privileged to have had so many things fixed. They shouldn't have broken in the first place. Worse customer service by those in charge (although some of the staff tried very hard). I would never recommend building with Allworth Homes after my experience.

Love our home – If you go to the display homes on days they are not busy and ask nicely the staff will walk through the house of your choice and tell you exactly what is or isn't included in the package you are considering. costs at the end of the build. The only complaints I have is the Omega appliances are appalling, the dishwasher door pitted with rust within 2 weeks even though I only cleaned it with specialty stainless steel cleaners. The maintenance person who works for the appliance provider said it happened because I left food on it which is false. He also spoke inappropriately to me about his sexual relationships making me uncomfortable about complaining when the microwave and developed rust spots a couple of months later. The oven door never closed properly, loosing heat when using it and making it near useless for baking. All worth would not even consider letting me substitute the kitchen appliances when I asked, as I had already heard bad reviews about Omega, no matter how much I was willing to pay. They also will not consider letting you put tiled drain grates in your bathroom and shower floors or install frameless glass in your showers. Despite those few disappointments they are excellent for really with and build quickly. They state in your contact that 3 coats of paint are applied to your walls which is more than likely true but I suspect the contractor may be diluting the paint as it is a little patchy and wipes off so easily with a damp cloth whep cleaning. The sales staff are really lovely and helpful,.

Notworth – So over all we built the house in 2013 and I love the house. Loved the inclusions and being our first build in sydney, price wise it was great, but you know the saying you get what you pay for. through the pantry ceiling (natural gas rises as the plumber explained to us, The heating and expanding wouldve made the hole bigger overtime making the gas leak gradually bigger). the plumber took the gasline out and there was a nail puncture in it. I took allworth to court as they refused to accept responsibility or pay the $2000 costs for the plumber. I was told by Allworth there is no way they put a hole in the high gas pressure lines during the build and that I must have done it while trying to put a calender or something of the sort into my pantry but I had never touched the walls around the gas line. I still believe if I had lite the stove on the day I smelt the gas the house would've exploded Regardless of that issue.... The construction manager was angry at me for not wanting to pay the upgraded concrete costs. They had already laid it without discussing it with us first. Due to this later when I asked to change the carpet in the hallway to tile they refused only because I had previously refused to pay for something I didnt want. They then didnt lay the carpet and didnt give me tiles instead they gave me the carpet rolls I didn't want and charged me the same price as an supply and install (no refund at all) The maintenance guy was good. The gyprocker - some walls were crocked. The concrete garage- they didnt remove the excess concrete to make it flush against the wall. The alfresco fan- couldve taken someones head off. The alfresco roof was not as high as the rest of the house. This was not pointed out to us at any stage and when the fan went in it was very low so we hardly used it. lighting- they gave us the wrong lights. In my media room all the downlights turned on at different times. When we asked Allworth why they said its normal to my husband. I pushed further and had an electrician have a look while they were down for other maintenance and issue happened because they were different downlights in the same room so they had different starting times.

Nothing was too much trouble for him and any minor issues were dealt with very quickly which was impressive. service will attend in one or two weeks when I email them asking for any fix that I absorbed. On the other hand, If I call them, then it was 2 to 3 days of ETA they will attend the issue.

PROS: 1. Compared with my neighbors who built with other builders, AWH was very fast in construction that helps me to move quickly which reduced paying mortgage and rent in parallel by a few months 2. I love the window size, I added one more window in Kitchen and Master bedroom, which helps me lot of natural light and looks spacious 3. They also build the basement in such a way so that I do not need to add a retaining wall as part of my landscape

CONS: 1. Water speed to my pipes is not so good. When I ask the AWH plumbers I got explained pressure in my area is not good; so water speed was reasonably okay

that we fell in love with. The quality of the work has been exceptional the whole way through, everything we picked and changed pre construction was exactly how it ended up in the house. The trades they used did a fantastic job, as well as our site supervisor who was so organised and on the ball and kept up communication even when he had several other homes he was managing. He made it a very enjoyable journey for us. We got our keys in week 17 which still blows our mind. Obviously you’d prefer quality work rather than a quick build but in this case, Allworth nailed both of those things. Highly recommend.

Absolutely Appalling – Whilst we love the layout of our home, from day one we should have known what we were in for: * Sales team omitted fairly important details, such as making us aware that the extended ceiling heights we were paying an extra $5k for didn't include the alfresco area, which would just be the standard 2.4 height (even though the plans indicated that… Read more

* Very very poor communication, with us having to do most of the chasing up of paperwork before the plans were even lodged with council.

* They put in these large over-estimated provisional sums for site expenses and electrical trenching and find excuses for how they managed to use all of the provisional amount.

* Incompetent site supervisor who should have retired years ago. He just plainly didn't care when things were done poorly and never tried to rectify issues throughout the process - would rather leave it all up to the maintenance guy to sort out the defects list at the end. He was never contactable to arrange inspections and only likes to ring customers at 9pm at night.

* We installed a concrete driveway pipe and head walls (building in a rural area), which was not the designated access point to the building site - the block has 100m frontage where trucks can quite easily access it without driving over the pipe. Yet one of Allworth's sub-contractos drove over the headwall, cracking it and requiring us to pay $2,200 to have it repaired before council would issue our final occupation certificate. We escalated the issue with Allworth, but we were told to "prove it was us." Absolutely disgraceful and very unprofessional.

* Our defects list comprised of about 30 things included a dinted window that didn't close properly, faulty kitchen appliances, chipped tiles, leaking shower screens, door hinges missing and doors not latching properly to name a few. Would have been fine if the issues were rectified, but it took Allworth over 6 weeks to even acknowledge the list. When they finally sent someone out to fix things, the maintenance guy looked at the dinted window (for instance) and told me that he couldn't see what the problem was because the window was still functioning. Same with the dinted whirly birds on the roof...they still spin, so what is the problem??

* To top it all off, we are still owed the liquidated damages because our build went about 5 weeks over the contract date. Allworth are ignoring our emails and phone calls, hoping that we just forget about it.

It has most definitely not been a well-managed build and the finished product is not at all satisfactory.

the cost there). At handover there were many issues, some of which I had to organise trades to fix, we had to pay for them even though the contract stated 90 days rectification and still chasing them for payment which they haven't come good for. It was hard to get call backs, the slab was laid really high on the property so had to build retaining walls all around the neighboring perimeter.......... there were just some many let downs that I'd not recommend them to others.

in relaying my requests back to the design team for changes I wanted to make, which minimised the back and forth with plans. Whilst he was very accommodating, I did catch him out telling a few white lies as to what we could and couldn't do in regard to some selections and changes etc, but on the whole, was quite helpful and efficient.

The rest of the pre contract admin and selections were ok and fairly easy to sort out. Just be sure to have a really good idea of what you would like the house to look like as I don't think colour consultation is their strong suit and leave a bit to be desired in that department. Their Tiling contractors are a bit the same, plenty of choices, but not much help in selecting. Kitchen company and electrical contractor they use are VERY expensive when it comes to upgrades, so be sure to have a decent allowance in your contract for variations if you want to have these as part of your contract. You can always remove electrical upgrades and do post handover.

As previous people have mentioned, make sure you have all your ducks in a row re finance etc, as with all builders, they will be quick to throw in price increases should you not adhere to contract dates / conditions etc.

I note one reviewer talking about builders margin @ 20%, this is standard practice and is covered in the HIA contract, so expect that from every volume builder, not just Allworth.

Construction, so far so good, we have our bricks going up at the moment and communication with the SS is quite good. Although you can only call them at particular times as previously mentioned by other reviewers, my SS has had no problem responding to an emailed request for him to give me a call to discuss anything, and I have met him a couple of times on site to discuss the build and any issues that have arisen to date.

Overall, have nothing really to complain about, fairly smooth process and seems to be a fairly well oiled machine so to speak.

Initial deposit was paid last week of July 2017, we are expecting Handover in Mid April 2018 so better than average in regards to the time it takes from start to finish (CDC approval and a 300sqm single story house, contracted build time is 19 weeks).

at Rydalmere head office are rude, unhelpful and dont really listen or care.

Contacting the site supervisor can on be done 3 afternoons a week between 3-5pm

The 20% builders margin they add on any provision you go over or issue (hidden tree stumps) that arises.

So before considering Allworth have everything ready and make sure not away or any reason you could miss a date. Missing a date by a week as we were away cost us $3700.

Where you building has no hidden issues, what ever it costs t fix plus 20% to Allworth for nothing.

Check the provisions they put into the contract. Missed calculated plumbing and once again extra invoice with 20% builders fee.

Love allworth – Building in ulladulla had a 22 week contract and allworth just about to get the keys total build was 13 weeks from the day the ground was cut. The quality is fantastic i built a harmony guest. Had a good supervisor and had a fantastic customer service person donna in head office it helps when they have good staff. The best advice is to not to assume things, ask lot of questions and do the right upgrades. As with any builder things may not be included by default and hence you have to ask and clarify. There display homes are built from basic upgrades and are near to what you get in the end unlike other builders where you have to spend 200k more to get the same as display homes. For example adding an extra full bathroom with Allworth costed me around 6900 while my own set of tradies quoted me 10K. shrinkage cracks on the garage floor and minor movement cracks at cornice junctions.

Two other homes were built by Allworth down the street and they look good also.

We built on a budget. Single story home 'priceleader' series (lumina) for a final build cost of $210k. I spent a long time researching for a good decent home builder, it was down to Cassaview Homes, Eagle Homes or Allworth (the other two came up short in terms of cost vs. quality).

A few items needed rectification after handover and the project manager responsible was quick to fix the small issues. All in all I think these guys are excellent in terms of value for money. I've already recommend them to friends.
