Built with Ausmar in 2023/2024. During the build, we kept receiving untrue updates. As in 'we're doing slab today' and the slab would only be done next week. This kept repeating for no reason, they weren't behind or anything. The house was built with several smaller defects and two major ones. Examples: 100mm duct taped onto unit with 125mm… Read more

outlet, choking the exhaust; missing corners covering cladding; lift of hinges installed upside down; heaps of missing silicone in bathrooms; missing paint; etc. What was the most frustrating was to get them to fix things. It took months and I had to threaten with report to QBCC - then it was done in two days. The major things were however poorly vibrated slab and the slab sticking out (as in the house didn't properly cover the whole slab). We have since sold the house but I recently talked to some people that have a world of trouble currently building with Ausmar (including Ausmar sneakily using cheaper materials) and I thought I should share my experience. Definitely not the transparency and integrity they like to throw around! You're getting cheap builder experience for premium price - not worth it.

villa 141 along with others within this development have been fed so many questionable excuses that AUSMAR’s supervisors and contractors /tradesmen seem to be so accustomed to implementing when quality concerns become an issue. Some excuses for the lack of quality and workmanship being and I quote “We are having trouble finding tradesmen” to which I ask , Are we expected to accept this as an excuse for the poor workmanship being conducted on your companies behalf ? When a site supervisor tells a resident that “the paint on a wall will always look half painted when viewed from side on and not directly viewed from a frontal position” . I viewed this villa along with other buildings and clearly viewed walls wether they be internal or external etc that had a very substandard finish. One resident went on to contract their own painter to come and repaint their residence after settlement . Upper level external Hebel panelled walls on several villas having only one coat of paint on the Hebel cladding due to scaffolding being pulled down/ dismantled to hastily which in turn did not allow the painters time to apply a second coat. The lower level of these walls having two coats to which you can clearly observe the difference in colour depth and finish between upper and lower levels due to the painter running his roller over sections of the upper level while painting the lower level of the walls. Then to which your company supervisor informed me and I once again quote “ the walls are painted with a membrane paint and this finish is to be expected and that the finish is acceptable by our company standards” Floating Vinyl flooring that has been installed with more ups and downs lumps and bumps than a theme park ride . I viewed the installer filling the vee joints in our villa 141 with a filler and then have him state to me that his belt sander had broken and he would sand the joints by hand . I noted this to your site supervisors and much to my dismay the installer went ahead with the installation. When placing a 1200mm spirit level over the finished flooring and over the top of floor joists a rocking motion is clearly visible and induced between the next joist and so on. The vinyl plank flooring has opened up along its length and end joints ( Telegraphing ) due to the inconsistency of sub floor sheeting installation levels. Your supervisors then notified Anderson Noosa the supplier of the vinyl flooring to come and inspect the finished product to which the Anderson’s rep stated “ let’s wait till after summer to see what happens “ After much research and the removal of down lights from lower ceilings within my villa and other villas for inspection of upper level flooring sheets it was clearly observed that the Hardies secura flooring system has been installed incorrectly as per Hardies specification. It clearly states stamped on the flooring sheets itself along with the Hardies specification sheets what side is to be installed up for tiling and or vinyl flooring and sanding the Secura flooring is not recommended. Many of the upper level floors within this development have similar flooring issues. It would appear from this outcome that your tradesmen may have an inability to read English and or your site supervisors capabilities of conducting inspections etc is questionable once again. Upon inspection of the lower level villas it was viewed ,noted and photographed that your company is now installing the Hardies secura flooring system in the correct manner as per Hardies specification. My staircase landing has opened up to which I notified your supervisors and I once again quote “ this is to be expected as timber shrinks and expands “ I let this supervisor carry on not knowing I am a qualified carpenter , joiner & cabinetmaker . My end reply was and I quote “So all the landings , timber kitchen bench tops etc etc I have constructed and installed over the years from my joinery have expanded as well and that my staircase landing issues would have nothing to do with the bucket of water the tiler spilt down the staircase and failed to mop up to which I also have time stamped photographic evidence or the many times I drove past and entered the villa with no authority to do so to close windows above the staircase to prevent rain ingress damage . No doubt you are more than aware of the retaining wall issues of Villa 141 and the lower level retaining walls within this development having water flow out of them in several places due to membrane failure and block fill inconsistency . A band aid fix was installed TWICE on Villa 141 and might I add it is of the poorest excuse I have witnessed for a quality fix. Your company could not even colour the repair to match the existing wall colour . A drainage outlet was then installed to the outside perimeter wall onto public land which in turn should allow for water to drain from the retaining wall. Once again this outlet looks like it’s been installed by a person who couldn’t care less about the finished product . Your company on the 21/4/25 then went on to excavate an existing lower retaining wall within this development due to serious flow through problems involving mud and water and reinstall the membrane along with drainage pipes and aggregate etc to which some residences are still encountering seepage/ running water through their walls “mid building under roofline and to add to this scenario the corner section of the block filled retaining wall is pulling apart. A female resident was then informed by an extremely condescending email written by yourself a “ Company Director “ that the constant stream of water flowing through the walls when raining and flowing onto the lower level walkways etc was to be expected due to rain and the addition of Construction joints / weep holes inserted into the retaining walls to relieve hydrostatic pressure. Upon inspection I could not find any such construction joints /weep holes on any of the Greenwood Village retaining walls . However I did observe an abundance of silicone / silastic had been injected into many places along the length of these walls to stop the seepage of water passing through . Colourbond fencing sheets that looked like they had been dragged down the road prior to erection on villa 141 and the failure to install fence post capping on many of the fences within this development. Locks fitted/ installed incorrectly on the wrong side of access gates,fence panels installed with mixed faces / backs ( there is a colour differences between face and back of panel )installed to viewed face. I have spoken to residents some of which have also approached me within this development who are extremely disgruntled with the lack of quality and expertise your company AUSMAR is exhibiting. As I have stated I have time stamped photos and video of the above issues and many other concerns within this development along with Villa 141’s issues At no point has your company sent a senior company director to inspect any of the above issues . I would appreciate it if an appointment could be arranged to meet and discuss the outcome / resolution of the above issues on site. Thanking you in anticipation , Warren.Baker.

[Name Removed] company director , Attends a meeting onsite on the 2/4/26 to discuss and observe many of the issues pertaining to Villa 141. [Name Removed] insisted the Hardies Secura flooring system has nil problems and stated it has been prepared and installed correctly which in turn totaly contradicts Hardies Secura flooring installation specifications. And yet in total contradiction as to how the upper level villas flooring system has been installed the lower level villas within this development are now having the Hardies secura flooring system sheets installed with the correct side up as per Hardies specification . In a correspondence letter from Hardies they state if the flooring system is installed incorrectly it will allow the floating vinyl floor to instigate telegraphing joints to which many of the floors within this development are exhibiting. I asked [Name Removed] to come and inspect another villa to which he said no . I then went on to show him discoloured dirty grout in the ensuite to which he states and I quote “ due to the grout being wet it will look dirty “ The discoloured dirty grout was noted prior to settlement in April 2025 along with the removal and replacing of ALL aluminium corner extrusions in the bathroom and ensuite due to poor installation and product damage . I also showed him a disgracefully bulged plaster entrance wall . I went on to show him the multi coloured retaining wall which again has no such construction joint / weep holes and asked him why it wasn’t coloured the same as the existing wall which he stated and I quote “ if we did paint it the same colour you would be repainting the wall every year “ once again AUSMAR’s ability to supply a quality product and workmanship is in question. The upper level external Hebel paint finish also reported in 2025 ( inspected by Dulux Technical rep 10/4/26 the technician didn’t bother to measure paint depth with her depth tool as the finish was “ just on visual inspection alone “found to be of a substandard one coat finish to which photographs were taken. Upon closer inspection of existing dwellings built within this development it certainly appears that any wall that can be viewed by prospective purchasers has a two coat finish to the upper levels . “ corner dwellings etc “

In summary , for a company that purportedly prides itself on quality and expertise I would suggest it falls far short in this regard. I would also suggest anybody considering engaging AUSMAR to build them a quality residence to seriously reconsider and look elsewhere after what has been observed on many fronts within the Greenwood Village Forest Glen development. Greenwood Village is an excellent community environment and is being severely let down fundamentally by AUSMAR’s lack or understanding of what quality workmanship looks like and the inability of their site supervisors to recognise & implement this on so many fronts. If further clarification is required I invite anybody to please come and observe / inspect AUSMAR CONSTRUCTIONS idea of quality workmanship at villa 141 along with other residences within Greenwood Village Forest Glen prior to considering engaging AUSMAR for any project.

overall workmanship by their contractors was excellent. Importantly, our Building Supervisor at AUSMAR was also very professional and excellent and he made all the difference getting something resolved when some minor issue occurred. Even after the handover, the same supervisor continued to assist us with small items. -Overall, the home build at AUSMAR was fair value, well designed and constructed well with quality items and finished ahead of the contract deadline. We could see our building supervisor made a difference too !

other people's experience - I know I received a high quality build, done in good time and with no issues. What was critical was the support from my site supervisor Ben. He was professional, reliable, and consistently went above and beyond to ensure everything was completed on time and to the highest standard. All builds have things that don’t go as planned. I had two wardrobes extended. I was happy with the purpose made outside casing and would not have known both had a small fault. Ben showed the fault to me and got the casing remade. He could have said nothing and I would not have known. This is an example of his honesty and how Ausmar operates. They choose quality tradies to do the job. I didn’t trust the build process and building industry starting out, but now I have experience and evidence with Ausmar and can honestly say I trust this builder. I was very fortunate. Originally, I started out with another builder and paid for plans. The conversation around costs was confusing and unnerving. The process and communication was complicated. I left them with a small loss of money and found Ausmar through a broker: Buildi. My best decision was to go with Ausmar because there was never an issue with costs, I was able to change some of the design, communication was excellent and they treated me very well. Ausmar were transparent and honest. Ben worked really hard to get things organised and completed so that I could get in my home earlier than scheduled. I am grateful to Ben and Ausmar for an exceptional home and the honest and high quality approach to construction was priceless. I recommend Ausmar and would definitely build again with them.

finished terrace is beautiful, and we already feel at home.

It is worth noting that the construction process took the full duration outlined in the contract (building time : 1 year). We have only been living in the property for one week and remain within the 12-month warranty period, so we will continue engaging with Ausmar as needed. That said, we expect everything will continue to run smoothly.

Would not recommend – First off, we provided them with the details about a pool on the block that had been collapsed and filled. We had an engineering report and soil testing prior to them doing their own engineering and soil reports. They quoted on a house but not a house on our site. cost extra later down the track and then they charged us an additional admin fee because they hadn’t planned for it as it was deemed a variation and also a builders margin of 1.2% even though we had provided the info up front.

This is our first and last project home build. I think we have been spoiled with good builders in the past which has really led to not being impressed with the standard that Ausmar has been able to provide. Their build supervisor and most trades displayed no respect for the owners, the build or the environment. (The tiler used the recycling bin). It is obvious that they take little pride in their work. Their building practices are not sustainable in an era where sustainability is going to matter more and more.

Excess materials were chucked in the skip despite us telling the build supervisor that we don’t waste anything and asking for excess materials to be left so we could recycle, reuse or repurpose. Instead we had 2 PALLETS OF BRICKS discarded into the skip and consequently have none left for repairs and replacements later. Every other house we have built has bricks still in the yard somewhere for this purpose.

Communication was abysmal. Ausmar is apparently meant to update a spreadsheet online every week so you can see what has been done and what is happening next but they don’t bother doing it (despite the build supervisor saying to my face that he had been doing it).

We had Gold Property Partners involved as well so communication was a nightmare. We had to go through Gold to get any info and it could take them over a week to come back to us. Each blamed the other so not sure who is at fault since both were not very upfront with information. We were not allowed on site and it was very difficult to arrange any site visits. I was so upset with both of them by the end of the build that I paid for my own building inspector to check it over because I just didn’t trust any of them to do the right thing by us.

I would not recommend Ausmar and I don't think Gold Property Partners are using them anymore either.

an appealing façade with attractive homes, friendly staff, a footy legend who is [sort of – kind of] part of their design team, and an all-round can-do attitude with smiles everywhere you look. Hey, it’s just three regular Sunny Coast blokes working hard and doing good for the customer – right?

However, delve deeper into the Ausmar experience and the picture becomes decidedly less rosy. Unfortunately, this was precisely the experience for my wife and I.

Our slide of fortune in dealing with with Ausmar Homes began with a profoundly unprofessional and unforgivable mistake on their part that shattered our dreams of building a new home. What's worse, it wasn't just the error itself, it was the way Ausmar then handled the aftermath. No empathy, no responsibility, no morals, no care.

Read on and see what I mean when I say that our story is like Ausmar accidently tripped and stuck a knife into us and then thought, ‘heck, while we’re here we might as well turn that knife a few times for good measure’.

Following Ausmar's instructions diligently, my wife and I signed our Home Build Contract via Docusign and promptly paid the required deposit at end of Dec 22’. The contract specified a build-start date approximately two months later in early March 23’.

Fast forward approx. 2 months to the very next day after this supposed start date, a call from Ausmar's General Manager, who astonishingly informed me that we hadn't signed the contracts, rendering the contract void. I asserted that we had indeed signed the contract and even paid the deposit, supported by irrefutable evidence. Shockingly, the GM insisted on their position, refusing to acknowledge any wrongdoing on their part. He went onto to claim that the contract, priced according to 2022 rates, was now null and void. We left it to them to propose a new contract with a revised price.

As promised, the GM called me back the next day with a jaw-dropping new price—$48,000 more than the original contract.

Let's recap:

• We signed the contract. • We paid the deposit. • After zero communication, Ausmar failed to commence the build on the contracted start date. • Next day, Ausmar blamed us for not signing the contract. • Ausmar declared the contract void. • Ausmar demanded an additional $48,000 to create a new contract.

Unbelievably, this sparked a protracted exchange with the GM of Ausmar over the following week. Throughout this ordeal, Ausmar refused to admit any fault, offered no apology, and wasted an inordinate amount of time on an "internal investigation."

Another week passed, and, lo and behold, Ausmar miraculously found an error on their end. Did they apologise? No. Did they concede fault generously? No. All we got was a brief statement: "we have established where the error has occurred." Effectively Ausmar expected us to foot the bill, a whopping $48,000, to rectify and make-good their mistake.

And the ‘error’ that caused all of the above? An Ausmar staff member, whose Docusign account our contracts were returned to, had left the company, and no one had bothered to monitor or access this account meaning no one from Ausmar ever received our signed contracts. Compounding this, no one from Ausmar [over a 2 month period] ever thought to contact us and ask why we had not signed, nor did they think it odd that we paid a $22,000.00 deposit with no signed contract anywhere to be seen! A complete and utter failure of process and management followed by an act of unconscionable conduct in expecting us to pay a further $48,000.00 to re-establish our build following their internal error.

Unfortunately, the story doesn't end there. Actually, it’s just beginning. In the process of refunding our deposit ($22,578.65), Ausmar initially proposed deducting a staggering $10,197.00 for "sales commission" from our deposit refund. Yes, you read that correctly. After causing the contract's failure and offering a pitiful solution of a new contract (for a mere $48,000 extra!), Ausmar had the audacity to attempt to charge us for sales commission on a project that hadn't even reached executed contract status, all due to their internal blunder.

To that point – Who in their right mind pays out sales commission to staff before a deal is finalised? Ausmar do. [Must be a great place to work!] And then who, when it was obvious their profit margins had vapourised due to the contract failure, thought it correct procedure to expect us to cover the sales commission they had made the decision to disburse prior to the contract taking effect? Ausmar Homes, that’s who.

Once again, we vehemently refused. Back and forth, black and forth before Ausmar eventually agreed, not before taking a fair swipe at us for ‘thinking the sales staff did not deserved to be paid’.

$22,000.00 deposit now refunded.

Ausmar now held ‘only’ 3 x $1500 deposits we paid during the pre-contract phase. Their own Intention To Build [ITP] document stated that 2 x $1500 deposits were non-refundable and also that ‘we understand that all deposits are non-refundable . We signed this document on 13.04.22. However, there was an initial deposit paid a week earlier on 08.04.22. After all that had transpired in this customer service train-wreck, Ausmar now somehow thought it appropriate to include this initial $1500 deposit in the conditions set in a document we signed 8 days later. Yes, after all the mistakes and appalling customer service handed out to us by Ausmar they now somehow thought it their right to give us a further example of their disgraceful business practices and retrospectively apply a contract condition.

We pushed back, but Ausmar remained steadfast in their refusal to refund effectively inviting us to take it further. So we did.

Frustrated, we turned to the Queensland Department of Fair Trading. While they agreed with us, their authority was limited, and all they could do was "request" that Ausmar refund the $1,500. Predictably, Ausmar refused.

Next we proceeded to QCAT (Queensland Civil and Administrative Tribunal). After several months, a mediation meeting was held, and Ausmar's GM eventually relented, albeit without admitting fault, offering a full refund to put an end to the matter and essentially make us go away because he was ‘over it’.

In an almost comical display Ausmar’s GM found a way to portray the compant as understanding and benevolent throughout this process. If fairy tales were your thing, you’d get the impression that in this whole hot mess, Ausmar were the good guys.

This is a condensed version of our experience. While I haven't named anyone here, if you're interested, you can contact me at avoidausmar@gmail.com, and I'd be happy to provide you with full details, including names and correspondence. I’ll give you on a silver platter a taste of how this company operates when things go wrong. In our case, when things go wrong due to their own internal error.

The treatment my wife and I received from Ausmar Homes was reprehensible, far removed from fairness or decency. The problems we encountered were not of our making; they stemmed from Ausmar's own internal errors and were exacerbated by the mistreatment of us that followed. The conduct of the Ausmar General Manager [and co-owner] was particularly outrageous, marked by arrogance and a complete lack of care. Their relentless attempt to withhold additional funds from us, after causing the situation through their shoddy internal processes, was utterly disgraceful.

In a final observation about Ausmar Homes, I'd like to highlight something that, in my view, speaks volumes about a company and its leadership culture. Over the course of our year-long dealings with Ausmar, we witnessed an astonishingly high rate of staff turnover. While staff turnover can happen in any organisation, what struck us as profoundly unprofessional was the almost complete lack of communication regarding these departures.

Ausmar will most-like reply to this review, below. They may give reason, they may fight back. Most-likely we’ll get the cut’n’paste ‘wish you well’ message. Whatever defence or reasoning they will offer up should however be supported with proof. If they intend to refute anything I have claimed they should support it by publishing correspondence to their favour. I have in my possession every document, every email, every pathetic and immoral demand and reasoning from this company.

of company got involved, and tried to be a standover merchant/bully, he tried to not pay for their mistake, eventually they agreed to pay half, so in total for stuff up of Ausmar I am now $6000 out if pocket. I initially had an awesome site supervisor he was brilliant, but for some reason they swapped him out, and gave me a total clown, extremely inexperienced, never communicated with me, he even hid from me when I went to site, it was a total joke. (I saw him inside house) tossa. They do not book trades properly, they had regular delays of 9 weeks or so with no tradesman onsite, company got too big, too quick, they have totally lost the customer care, and care factor I had with first build. Every delay significantly impacted me financially, and they had no care whatsoever. Totally disgusted in the Director who tried to standover me, thank god I held my own, and rocked up to the head office, he changed his tune in person, quickly went from trying to be tough swearing on phone, to fake nice when he saw me in person, total scumbag, disgusting behavior. In some sort of messed up game, the Director intentionally held up my job, as the other house being built (which they got the extra build to make mine feasible, with sign out front of my place for 6 months) was prioritised over mine. I reported them to QBCC, over the electrical stuff up, was mediated, hence only reason they agreed to pay half, of $12,000 I had to pay other half $6000. Stay away from them, so many more better companies. Admittedly the quality of the build was well done, credit where credit is due......I know people in the building game, being a tradesman myself, and I know Ausmar were building the Halcyon gated community in Nirimba, the customers were so upset, with Ausmar stuff ups, and the delays, they got taken off job, and now Integral homes have taken it over. Stay away at all cost

As first time builders, we felt really reassured with Ausmar. No Question was stupid, and they did all the heavy lifting, and made it a really pleasant experience. Pricing was upfront and transparent, we only ran into one unexpected expense during construction which we would have regardless of who we built with and that was a waterpod, due to the delay in water being connected to the Estate. hours at the display village in aura walking around and trying to decide which builder would be the right fit for us. This is where I found Andrew. My husband was away at the time so Andrew really took the time to show me all different plans and details as my main priority to him was “we wanted a pool” I was kicked back by most builders that day as my land size (313) was too small to have a pool, but Andrew not only made it work he made it easy. Ausmar detail everything for you so there is no hidden costs. You get very open and honest prices right down to every item so you know what you are paying and have no surprises. This was perfect for us as we needed to stay under the $750k for the first home owner grant. Fast forward to now. We have faced delays after delays from AVID. We were due to start building in June 2024, then September 2024, then December 2024, then March 2025 to now June 2025. Avid failed to have DA approval for the land when they sold us the land so we faced the delays until they sorted this out. AUSMAR has been amazing throughout the whole experience. Therese, our liaison officer has been very kind and patient as we wait the almost two years to even begin the build. Unfortunately due to the delays now going over a year, many other buyers in our release group ,who have built with others, have faced increases in the tens of thousands but Ausmar has chosen not to pass these on to their customers. I know we are still yet to begin our build but if the pre-construction quality of customer service we have received is like this than I can only imagine what it will be like during and post construction. We will be telling everyone to build with Ausmar as they are the best builder on the Sunshine Coast.

Although we experienced several delays, we were informed every step of the way. The wait was worth it, as there has been no compromise on the quality of our home. There were some challenges that were resolved well. When there were concerns or issues, we would all meet, where we could be actively involved in the resolution processes. Therefore, there were no surprises.
