Do not engage for a custom home – We didn’t even make it to contract stage. There were so many red flags in my dealings with this company, but we tried to push through as their pricing was quite competitive for a large, luxury acreage home. Issue 1- we sent Bella a custom home design in November and did not hear anything regarding that house. Issue 2- in February, we reached out… Read more

again with a new custom home design and we received the original home design instead? Issue 3- when the new home design came back to us, they cut the ensuite to be a small, budget style ensuite. Upon asking them to draft it the way we drew it, they changed my living area to 1.8m2. Issue 4- We were looking to build an acreage home with an attached granny flat for my aging parents. The director mistakenly got the words ‘dual occupancy’ in her head and tried to stop dealing with us then even though we were not looking to build a dual occupancy house. Issue 5- the certifier said we needed a firewall and when we asked further, referred us to a senior town planner at our local council. After attempting to contact the town planner on multiple occasions unsuccessfully, we called the general town planning queue and were told that council were not the ones to demand a firewall and it would be up to the certifier, and that’s when the certifier changed the message and said it was the building code. Issue 6- after agreeing to needing a firewall due to building code, Bella sent us a new draft of the floor plan that we had drawn to scale to avoid any misinterpretation/poetic licencing. But this did not stop Bella from completely changing areas in the home, making it unsuitable for purpose. Understandably, I was quite angry when we received this floor plan and wrote back with what needed to be changed as per the drawing. This is when we received the reply “we do not need this job at all. What part did you not get when you cannot put a door in the firewall. Do not send any further changes for this job”. We did not want a door in the firewall. We wanted a door to a small hallway that serviced a bathroom against a firewall. When I reiterated this to the Director and said that we will be leaving a review, she accused me of being a keyboard warrior and advised she will forward our response to her solicitor re us leaving a review and signed off her email with an ominous “keep safe.”

Are Bella competitively priced? Seems so. Are the cheap price worth the emotional labour? Not at all.

I have been helping my daughter with building her first home. We have chosen to build with Bella after having a great experience with Cameron, the new home sales consultant. She made it such a fun and easy process and we left feeling super happy with everything. We also spoke with Kim a few times during the drafting stage and she was also great. Not only did they draw up a custom house plan we were able to modify that multiple times before we even put down a deposit. Our experience with Bella and especially Sheridan from their Yarrabilba display to date have been second to none. I also appreciated that they were a family owned business given I hear so many issues with larger companies. I went with a standard floorpan but made significant adjustments to some areas and they were happy to oblige without any issues.

The inclusions within the package I signed up to (Innovative Design Package) were aligned to what I wanted to me build and Bella never tried to upset me on additional inclusions, but were happy to upgrade when I asked. The build process was very smooth (especially considering stories I have heard!) with no major issues at all. They were happy to organise meetings and walk throughs whenever I wanted. I am really happy with the quality of the built and the finishes of my new home.

They were very minor issues along the way but they were all resolved without any impact to me (and actually resolved to the way I wanted things - not just a refund for the impact).

Bella delivered my house ahead of schedule and there were no surprise costs along the way. Overall, I was really happy with Bella and will be recommending them to any friends or family that build in the future.

Being our first every build, we were very nervous about the process but the team at Bella explained everything to us and were always happy to answer our questions at every step of the way. One of the things we loved most was that we didn't feel pressured into anything before signing the contract. We were always given the time and information we needed to make or own decisions.

The build was managed professionally which gave us a great sense of trust in the whole team. The final product was neat, tidy and exactly as we had imagined through the designing phase. Colour and material selections were a daunting thought, however Bella made this easy and actually enjoyable! Every detail was considered and we really feel the quality of the build was second to none. As with any build there are always some issues that unavoidably arise and any time this occurred the site supervisor Jay was able to rectify these whilst putting our minds at ease that it would be handled efficiently.

The final cost came in almost exactly as had been projected and being a young couple this was incredibly important to us.

We wouldn't hesitate in recommending Bella Qld Properties and would definitely build with them again.

Inconsistent Builder – Further to my review, I have since read other people’s reviews and what I notice is that this builder is very inconsistent. I do question one of the reviews that was written by her staff. My current liaison with Bella QLD properties over our broken oven, which has always not worked effectively, shows that their client service has not improved. was so friendly and approachable , that each visit felt like I was catching up with a friend for a cuppa . Her ability to understand and follow through with my needs and enquires were effortless and within quick time frames . She always said she would check into things if she didn’t know so every bit of information I received was accurate . There was never a bad time to contact her , and she always responded and replied with answers quickly . This made things so easy for me to deal with her .

2. My salesperson made the necessary arrangement for a colour consult and we made this work during COVID-19 restrictions . Again the colour consultant was very friendly and made me feel at ease as I arrived . I really enjoyed the time I was there, as the consultant was so very patient and had a lot of knowledge which guided me well throughout that process. Everything was followed up and contracted in great time .

3. After I signed up contracts and we began our journey to obtaining council approval, I changed my mind on a few choices I had made and I requested things to be changed by email with everything sorted quickly for me. The colour consultant was very responsive and friendly making this part of the process easy and seamless. Nothing was too much trouble.

4. The Director of this company is also approachable and happy to answer questions or concerns should this need arise .

5. Overall costs . All I can say is (judging on display homes I have already seen) Bella Homes prices are very competitive for the same brand, quality and finish.

So far I am very impressed with the service from this whole team . And if my experience during and post the build of my home is the same as this , I have no doubt I’ll be receiving an exceptional property at hand over.
