egg ( rough build, Carless build, dirty floors, dirty garage concrete, Faulty Issues, and poor warranty communication ) poor delivery homes and I mean it, Firstly: Insulation was not covered on all the walls behind the Plaster ( I told Ross of the South Morang office ) He promised to add up more insulation before putting the Plasters, THE NEXT DAY I WENT BACK AFTER LUNCH TO LOOK AT THE HOUSE AND WAS ALREADY COVERED BY PLASTER, A plumbing issue is another dodgy Issue (One-time Bathroom was flooded) The second time ( Broken Pipes Under the Ground 1.5 Meter ) I have to pay from my own pocket to Get a Report from the Plumber and to fix it ( Because the house was rented by someone living there without any water and bathroom Facilities) Bentley Homes rejected after 7 days to respond. THERE IS NOTHING CALLED WARRANTY UNDER BENTLEY HOMES EVEN IF YOU SIGN FOR THAT) +With that above builder: You can hear the same Scenario every time you call ; +Maintenance Manager is in a meeting or he is in S.E sites( Morning/Afternoon) or he is driving. +Very Poor Communication to respond to emails or messages/phones I have to hire Privet inspection after every stage,( Inspector found a lot of issues that need to get attention), You Feel like the Builder is using unskilled or people do not have enough experience to do the job My File is currently in process with the legal department to look at, I will never write a such review unless if I did not have a bad experience with that Builder, unfortunately, the House you dream about will never be a dream house ( Writing the above review like that will be under the oath, all bad experience to let others about my bad experiences with these guys)

BENTLEY HOMES – Worst builder. Over 2 years chasing maintenance. 2 shower rebuilds needed, 7 months without being able to use main bathroom. would have to wait in a que because they had few to do. I waited 6 months before I called to see what was happening and the current maintenance manager had no idea about my job. I still have a hole in my roof and mould. We can't use that room either because it's not safe for the kids.

Honestly perfect experience start to finish. Couldn't be happier – The entire process from start to finish was phenomenal. This is our first home and when/if we build again we wouldn't build with anyone but Bentley. went more than above and beyond for us (Celeste in sales at the beginning of our journey. Danielle in colours/showroom. Sarah as our main contact for most of the process. And Ross our site manager). Every email, text and call from us were responded to promptly and we appreciated their efforts so much. Trust me we contacted them a lot and they always put our minds at ease.
Timing: we started looking for land and sorting bank stuff around september. First contacted Bentley around october. Had our site start january and we just got our keys at handover this month (july). I feel like this was super quick given the quality of the build.
Quality: Everything from foundations, to brick work, accessories to appliances were such high quality! We have lived in more than 5 rentals so we knew exactly what to look for in terms of quality, nothing was left unturned when we checked it during handover. The issues we found were so minimal we could've corrected them ourselves but Bentley got it and did it anyway.
All of our costs were completely upfront, I think we ended up paying a couple of hundred more at the end which we were extremely happy with.
Highly highly highly recommend this crew.
We don't know if the photos do it justice but hopefully you can see what we are going on about. No lie every external contractor (even the site inspector) have complimented the build. Only downfall (if it even is one) is it's a smaller building company so whilst this means you get quality, you do need to get in quick to lock down site start dates as they only have so many available per month.

me to Bentley Homes. I believe Sujen Bhaskar knows her. I have visited numerous other top builders and at least 50 or more display homes. What initially prompted me to look at Bentley Homes was their floor plan and the quality of tradesmanship Bentley has. I was impressed with the Rizt 345 however, the price was far over my budget. The lady I mentioned prior was very professional and knowledgeable. When I was expressing what style/design of home I wanted to build, she was able to see my inner thoughts so, and suggested I should check/see Kyalami 370 Mk2 in the Aurora Display village Wollert and, she said that I will fall in love with it as it was really the house I had in mind. Sure, enough I went to see Kyalami 370 the minute I got inside the house just like love at first sight. At that time, my land was not ready, it took two years to have my land titled. During those two years Sujen Bhaskar kept in touched with me through email because the lady went on maternity leave. Sujen and the lady were the ones who won my heart that is why I wanted Bentley to build my dream home. When I was ready to build my dream home, I went to visit Kyalami 370 sever time the reason, my boyfriend suggested to make sure my feeling still the same or If I still in Love with the Kyalami and, I said to my boyfriend my feelings were still the same then, he suggested to look one more house which was Parkhurst 345 just to make sure again if my feelings were still the same. When we arrived there, we met Rob Maxwell he was very professional, knowledgeable, and extremely helpful. I asked Rob if it is possible to build a guest room downstairs'. He answered yes, then, he said there is a house name Magellan 345 just like Parkhurst 345 the only different that has a guest room downstairs instead of living room. (5bedrooms) I requested both Kyalami and Magellan quotes confer and look at every angle. It took me some time to decide I once said to Sujen I was torn between two lovers (Kyalami and Magellan). I guess it comes down to how much my budgets. Magellan is not my first love but my true love! I thank Rob and Sujen for helping me made my final decision to build Magellan. From then on, it has been a quite an easy and streamlined process. From the colours meeting in Bentleys display room with Daniella, an interior designer who helped me a lot, to all the intricacies of the construction and house contract through Kierra Stephens a Customer Service Team Leader now Chloe Waugh. From the bottom of my heart, I would like to thank all the people involved in developing my property for their hard work during COVID 19. Ashley Wellwood construction Supervisor, the Builders, Plumbers, Electricians, Concreters, Tilers, Cabinet, door, and window makers. Bank finally sorted and to site we go, and right in the middle of covid I might add. The build process was fantastic, our site manager Brad regularly updated us on the progress and overall schedule, trades were managed and allowed time to complete quality work, not rushed through and any defects quickly and easily rectified. The quality of the finished product is extremely high, perfect no but above expectations for sure and I would recommend Bentley Homes to anyone with the upmost confidence, and I felt a real difference with Bentley Homes, in my opinion they just get it, they care and treat you like part of the family!

very knowledgeable and provided excellent guidance to help finalise all the colours and fittings for the new home. The CSA Kathleen and Site supervisor Ashley were excellent with regular communications and help resolving any issues promptly throughout the build. Very happy the final product and the house has been finished to a very high standard with only minor paint defects found during final inspection through an independent inspector. As a first new home builder but long time owner of existing homes and hearing some horror stories from others who went through a new home build process, I was pleasantly surprised by the quality of the service offered by bentley homes and the finished product. When I build again in the future, I would definitely be considering Bentley homes first. Thank you Bentley homes team for providing us a fantastic home.

Bentleigh Homes as our builder, Thank you DL. The pre-construction process just like the visit to the display home so far has been fantastic. Chloe at the colour selection was awesome she walked us through everything and gave some great advice on the colour selections, Thank you Chloe. Chrissy has been fantastic with multiple emails being exchanged getting the wheel going she has communicated everything and that is KEY! The boring part (building contract) was explained to us very thoroughly and made it very easy for us to understand what to expect during this stage. So far everything has been really good and I'm sure the rest of our journey will be as good as the first initial process. We definitely recommend Bentleigh Homes to our family and friends. They make false promises just to get your initial deposit – I was going to build my house with Bentley Homes, but as soon as I made the initial deposit they retract on things they have promised at the sales stage. I thought a lot about giving a review or not, because at the end I decided to walk away. There were some red flags since I went for the very first sale consultation. The agent told me about a promo they had for site costs and some upgrades. She said I could choose either free site costs, free upgrade package or the two of them if I paid 10k. I thought it was a great promo. However, when I came back for a second meeting to get a proper quote, the agent changed the conditions of the promo saying that site costs won't be free and it was just a 10K discount. I still thought it was alright as nobody gives you 10K. So, the agent generated the quote and told me she will email me a few days later the estimate for site costs. When I got the site costs estimate, I was shocked because they were too high. I am sure they inflated the site costs to account for the 10k discount. Why I know they inflated the site costs? because I had another two quotes from other builders which were in fact 10K cheaper. The projections regarding materials and labor in the three quotes were similar, but Bentley had a higher price. That was a big red flag and should've walked away right there. However, I liked the floor plan and thought "ok, it is like if there were no discounts". So, I continue the process and before signing anything I asked for all changes I wanted to the plan. They were open and say they were almost like a costume builder, but here is where things started to go wrong. One thing they refuse to do was to build the garage on the boundary, they wanted to leave 200mm or more to avoid some extra paperwork for the permits. The sales agent once told me it was forbidden to build closer than 200mm to the boundary. Once I found out that was not true, she changed her statement to it is not "allowed" by head office. These strategies to stop us from requesting things should've alarmed me, but I was naive enough to not see these red flags. Despite the lies about building on the boundary and the thing with the "promo", I was 90% convinced I wanted to build with them. The only thing that was stopping me from signing with them was the fact that I did not like the available facades (there were only 4 or 5 options). So, I was honest with the sales agent and told her we liked the floor plan but hated the facades. I asked if it was possible to have another facade, she told me she was going to check with head office. Days passed and I didn't make the deposit, so she called me and told me she was going to generate a quote by considering the Designer Range so that I could have any Designer facade. I thought this is great. So, I chose a designer facade, put the deposit down the next morning and I send all my documents. As you may be guessing, the thing about the designer facades was a big fat lie. After two weeks waiting for the agent to finalize the sales documentation, she called me to tell me "Drafting says they cannot do designer facades for you, we are a volume builder and have no capacity to make changes". This was completely opposite to the "story" she tells when they want you to put a deposit. She was always like "we are a volume builder, but we are proud to be the only ones that costume plans as if we were costume builders". Suddenly, they had no capacity for changes. I did not say anything, and I decided to let them use the money in soil tests and arrange appointments. This just showed me they do not care for customers as they told me I was not going to have the first appointment (I do not remember which one was). The reason? they had in their record that I had attend such appointment before. I was like I do not even know this person who says she knows me. The interior designer even sent me an email saying she had met me before and that I could come to the appointment again if I want to. I was like "again?", I've never been to your showroom nor your office. Anyways, I didn't reply as I didn't want to argue and reschedule all appointments. Once I decided to walk away and forget about my deposit, I sent an email to the building administrator they assigned to me and told her I was walking away from Bentley. I asked her if I should inform someone else or do anything else, but she ignored me never replied (what level of costumer service). A week later the sales agent sent me a big sms saying I should not walk away because this and that. I was like, even if I weren't sure about walking away, being ignored by the building administrator was going to make me go away. A few months later, I am happy I walked away. It was for the best that the agent lied about the facade. If it weren't for the lie, I would've built with them. Thanks to the lie I'm giving them 2 starts and not 1 lol.

were a bit taken back at this information. But then we realised they were right. If we didn't have previously experience knowing their knowledge then we may have been scared off by them but we have heard too many horror stories from friends who didn't choose Bentley and they heard the info at a later stage rather than the start in sales. The prices seemed high at the start so we did talk to two other conpa ies, but once we investigates all the inclusions and the upgrades that you get on the floorplan and in the colour show room and also the higher quality materials we didn't look back. Our admin process is still under way but the csa is very informative and like sales upfront and honest which is exactly what we are after. We get regally updates and they are always making sure that the information is correct and accurate so we don't have any issues. We even have the same admin that our friends had last year which is good as we have heard from others that you generally will have multiple admin over the time of building your home as they leave a lot and then cause you to have mistakes and issues and annoyingly have to repeat everything again.
Our construction isn't going to start for a while and I will update this once our land is ready to build on. But after 5 homes being built through our group of people the construction quality is above standard. You can see the difference from your house being built to the other builder near your home. Everything looks tidy and there's more cleaner timer studs and overall the quality is superb.
If you are looking to buomd a quality home they have a starting package for more standard inclusions which are still higher than others which was our frist home and then now also a higher end inclusion range designer. Don't be fooled by others as Bentley homes is the real deal and you won't be disappointed.

it as the reasoning made sense. We didn’t spend too much time with the sales consultant so can’t really provide much feedback on him. They fumbled numerous times here and should have been a sign for us to cancel but we were too eager to build our first home. We regret that decision.
Admin Stage: Our first client relationship coordinator, was absolutely the best and the person we dealt with the most. She kept us updated well and no question was small or silly. We were made to feel she went above and beyond with us. I believe this reflected on her personal work ethics which is rare. Our file was handed over to a replacement CSR. It went downhill from there. It was always a passive aggressive email replies, snarky and felt like we were troubling her.
Based on the only option given to us, we were willing to go ahead with Bentley if we could make some design changes. They agreed to this. When I went for my colour selection, these changes were still not reflected, we understood and agreed to continue as we were told the changes will be made later.
Colour appointment was quick as they didn’t have a huge range of selection and we didn’t want to upgrade much.
Contract was quick. Then during building permit process, we were told of the first issue, due to overlooking at the rear, we had to have our dining sliding door with translucent glazing. Even though we were not happy, we felt we didn’t have a choice. Then came the big and unacceptable issue. We were informed we wouldn’t be able to get the building permit as our setback due to height was not sufficient. How is it as a builder you can miss something like this? It was one after the other. They suggested we go for planning permit, i asked them why guarantee can they give that we’ll get it approved. Obviously with no guarantee and having to wait for another 2 months we did not agree.
We emailed them requesting to cancel the contract as we never agreed or were informed of any need for planning permit, They said they will need to go through all correspondence. Meanwhile we seeked legal advice. While in the midst of this, Bentley came back and offered to do a split level at no extra cost to us. It was with 7 steps. Knowing we have an ageing dog(more like a child), we were beyond upset as we didn’t want her going up and down the steps but it was a battle we were not up for. Fight over this with building board for close to 18 months or just settle.
Imagine after waiting for so long for a home and ending up with a last minute split level that you didn’t want. We have roof tiles to the higher part and colour bond to the lower rear, wasted storage under higher level, .
Construction Phase: we had a good site supervisor.. We got along well. He did his best but they were quite a bit of site issue. Mistake in ceiling cornice, incorrect balustrade/newel post, ducting for rangehood, door finish to entry, soft close runners among others. Their finish isn’t any better those other homes that was completed quicker. Still have incomplete works as per the contrac - Kitchen pantry
Post Construction: We moved in last year April. Out of the 3 month/6 month/12 month defect liability period, they have been to our place once to fix 1 thing. Nothing else is fixed. No response to emails, dead silence. I still cant use all my pantry shelves as support for shelfs were incomplete. They promised to return but did not. Numerous calls and emails when unanswered. We not have structural cracks in 2 locations above windows, front door hardware that has been faulty from the start, incomplete pantry, sub floor vibrations and the list goes on.
For all the talk they did, it was a painful experience for us. We will not recommend them ever. Now we are in the midst of VCAT/DBRV/VBA process against the builder. We have also will need to lodge a separate complaint against the engineer and building surveyor.

Frustrating!! Pending defects – It has been more than 1.5 years since our build was complete and we still have some defects pending to be repaired. Bentley has send multiple maintenance supervisors for inspection with no results. Moreover some of the defects like scratched/ glued windows are not even considered defects . In nutshell a big let down so be careful before choosing Bentley to build your dream home. Show details

is a pleasure to deal with. So far our experience has been great as they conducted all the preliminary checks before agreeing to anything or promising the earth just to make a sale. To be honest..my first call to Bentley homes was just to enquire, but I was lucky enough to speak to Anna on that very first phone call, and she put me so at ease and made me feel so comfortable with what lay ahead, that it really was purely Anna that made my decision that Bentley homes was the right builder for us in building our new home. lockdown so we were unable to visit their display homes but they had fantastic reviews and our amazing home consultant David was so helpful that we felt comfortable to take the leap!
After hearing and reading about horror story builds from others, as first home owners our priority was to find not only a good quality builder but one who can make the entire process as painless as possible.
We were so lucky to have met David Lowe from Bentley. He was honest, transparent and didn't shy away from grounding us when our wants started to stray from practicality and our budget. He is insightful not only about the business but the industry and unlike our other interactions with builders who made it clear they will only entertain our queries if we signed up straight away, David remained patient, and he diligently responded to us as we tossed our options around, whilst keeping our interactions fun and casual with no added pressure to decide immediately (alot of the time it felt like we were catching up with a friend at a pub).
We are still currently in the early stages of our build but first impressions count and they sure made a great one!

Ross, our site manager, has responded to every single one of our queries and questions since getting the keys to our beautiful home. Sarah, our customer service rep, has followed up with us to make sure each has been answered. And as a company, Bentley have provided us with logical explanations for our concerns and brought us along on the journey to understand everything they do.
The quality of the build has been excellent with not even one noteworthy problem.
Definitely cannot wait to build with Bentley again. Again, a massive shout out to everyone from Celeste to Ash, we couldn't be more happier!
