The experience has been stressful and frustrating for our family and we would strongly encourage anyone considering building to ensure they get independent inspections at every stage and keep thorough records of all communication.
Extremely disappointing experience with Carter Grange. They made multiple promises to repair issues after handover, but failed to follow through every time. Despite repeated assurances, no action was taken. The lack of communication and accountability is unacceptable for a builder of this scale. Any minor maintenance issues that have popped-up in the 12 months since handover have been attended to promptly and without question.
Overall, I'm very happy with the quality of the final build and the process and I’d have no hesitation using Carter Grange again in the future.

homes and it was a very transparent, honest and clear communication , all my questions were answered and within 1-2 days anything that required more details were provided. 2) design phase- we had numerous meetings , made changes etc, mixed few different designs etc ...CG team listened and provided advice/recommendations and did their best to put our thoughts on paper and what would suit best based on our location, land size and council regulations. we added more variations and CG team were always open to work with us . 3) during the interior selection- It was clear to us what was standard and what was premium(extra), they helped us to go through and worked with design team also to make sure what we were selecting would suit the layout. 4) commercials - again transparent and no surprises, ( we didnt have to pay anything extra during the build) , 5) pre construction - they handled everything and even coordinated the demolishing of existing house, 6) construction phase - i used to visit the site regularly as i live in Bayside, our PM and Site Supervisor provided regular updates, proactively fixed any issues he seen himself or reported by us...we were consulted at many stages to ensure things are as per what we were expecting/required- one example was installation of cooling system...the site was secured, well maintained...Never heard any complaints from any of the neighbors, throughout the build phase of 12-14 months. they also coordinated with our landscape provider and it was like 2 companys but 1 team..never heard any issues between the 2 or had to get involve to resolve any disputes. 7) handover- was as per what they promised.
I would recommend CG to anyone who is looking to build a quality home but at the same time doesn't want to overpay for items that some builders would charge and not compromise on quality by going to a volume builder. with CG we got the best of all - great quality built, all what we required in our house , delivered as expected/promised and within what our spend limit was. the way through, we have dealt with great people who attended quickly to our needs with patience and good humour. Even when problems popped up (as will always be the case for a complex project of this nature), they were swiftly addressed. The design, planning and building processes are all well structured to make sure you always know exactly what's happening. That’s not to say that there hasn’t been a few hiccups along the way – but you’d have to expect a few as well given the scale and nature of what is being done – it’s the way those hiccups are handled that matter and in our experience they have been dealt with promptly, assuredly and with the aim to please us and meet our needs as the client. Once such example was when we discovered during one of our site visits after framing when the Hebel was being erected, that a window in our study had been positioned incorrectly too high. Once raised as a concern, our site supervisor was quickly onto it. Although what had been constructed on site was as per the plans, what was different was our interpretation of the signed off plans against our requirements during design. We highlighted to them where the miss had occurred and its obscurity and they quickly acknowledged this and then took action to remediate and lower the window without any impact or cost to us.
In terms of build quality, whilst we can’t comment on a finished product just yet, we can give feedback on the frame quality. We’ve engaged an independent building inspector giving stage inspections through our build, which we'd highly recommend for those without detailed knowledge of house building. When the inspection was done for the frame stage, the inspector's comments that came back to us were that our frame was “one of the best he’d seen for some time” and that he struggled to find any real issues with the works. These comments, who came from an inspector who has over 37 years industry experience, reassured us that Carter Grange were doing a quality job and gave us confidence that the end result will be one that we will be supremely pleased with.
We're getting to the pointy end of the process now and our excitement is growing as we can start to see the end result of our initial dreams take shape as we head into the last few months of our new home build.
Sharing Lesson Learned – Unfortunately, we had a very bad experience with Carter Grange, in case, you do decide to build with them, keep our learning handy: I wouldn't put much trust into Sales Consultants as their role is to promise whatever you want and loop you in. is get as much discount / credit you can (we managed to get $20k worth of upgrade credit). Once you sign-up, then bad luck.
Make sure your budget is at-least $150-$200k above their advertised house pricing, the inclusions aren't that great so you might end up spending more on the expensive upgrades & site costs.
Before you go down into details, I would highly recommend to request a color browse appointment first and get a good estimate of your color selections to be included in your estimates before you begin (again get that in writing). They might tell you about the process they follow (which in their own words "not worth the paper it is written on") but you should insist on color selections, that's where you will know how much more you will spend above your standard inclusions and the cost for each upgrade. This would be the best time to walk-away if things are not in your budget.
If you like their standard design, that's great. In case you want custom or a modified design, make sure you are aware of their pricing for custom home, which could be $40-$50k more than their similar sized and specification house. Again get that in writing, if they will apply custom home pricing for your project or standard.
Finally, get a written commitment on the site start date from beginning, they will schedule your appointments at their will and convenience. The process that they have, is just a guide and provides you no legal protection if things doesn't go as planed. If you can commence building within 9 months, it's good otherwise they will blame you for the delay and will charge penalty.
Also, in my opinion you should not vacate / demolish your house unless you sign the HIA contract.
I am not the best person to comment on their build quality or on-site experience, as we didn't end up building with them.

Our site manager Justin is amazing! a pleasure to deal with and his professional knowledge has always put our mind at ease when we have not understood something. (again nothing is too much trouble). changes is easy and not at all problematic. The quality of the build so far seems fantastic and again, minor changes are simple. They are happy to meet on site to discuss the build progress (and any issues/concerns) which I believe is critical - and our supervisor Nick is great. Home builders who do not allow the owners to visit the site during the build are problematic and ultimately you end up with unhappy customers at the end. Chasing up problems after the build is so much more difficult than identifying them as you go and having a sensible conversation about things. Their build prices are excellent value for money - and the high end builders in Bayside are very worried about how much work is going to Carter Grange currently.

June 3rd 2019 Update: Poor Culture in Construction Division
Unfortunately after a good start in pre-construction the Construction department has let down the team. Promised completion dates were not met with the construction taking 13 months and into delay damages which did not cover our costs. Supervision was poor with a poor culture throughout the department. Issues raised were fended off as non issues and when finally recognized, were also fended off as being caused by others. Final acceptance was treated as doing the client a favour to rectify. Faults in the work by subcontractors were not identified and addressed by the supervisor in a satisfactory manner. I would not recommend Carter Grange until they address their poor culture in the Construction Department. We are now in the maintenance phase and hope for better treatment .

We couldn't be happier – We have now lived in our Carter Grange home for 2 months and we couldn’t be happier! Throughout the process including sales, design and the build itself we felt that we were updated and informed on all matters and generally felt as though we were being dealt with transparently and fairly. In our Carter Grange experience there were really only very few issues that arose during the whole process. In hindsight these were pretty minor, and we always felt that we were being listened to and responded to promptly.
99% of the time it was very smooth sailing. The 1% of issues were resolved quickly and easily. That for me, made all the difference. I think you need to be realistic about construction and that not everything will go according to plan. It’s how a company can respond to these items that separates them from the rest.
I can’t fault the workmanship or build quality. In one employee’s (I won’t name them) words “we wouldn’t build a home that we, ourselves, wouldn’t be proud to live in”.
I really feel that Carter Grange did, and continue to do, everything they can to ensure they have happy clients. We felt that Carter Grange dealt with integrity and honesty throughout.
Ultimately, the end result speaks for itself and everyone who has visited the homes has only praise to give.
Buyer beware, terrible building company, $700,000+ for a house that leaks, water leaks still occurri – 4 separate water leaks identified, the first two leaks downstairs it took 3 attempts to rectify over a 3 month period, remaining water leak occurs every time there is heavy rain, has not been resolved, CG cannot be contacted out of hours when you have water damaging the internals of the house that they constructed. woeful, a lit of numerous defects still not rectified 6 months after handover, apart from the leaks, crooked walls, unfinished skirting, poor paintwork, ill fitting doors, and no sign of these issues being resolved.
Design process flawed, multiple iterations and rework of the design, mistakes in contracts, confusion over version control, we should have changed builders at this point, but we hoped once the design process was complete the build would be smooth. Will now be escalating this to external bodies.

Exception was Byron Interiors and the electrical manager they were extremely professionally which is such a shame that the rest of carter grange let them down. Do not believe the person you sign with is with you until the end. We have been hand balled from one person to another. It seems that the service and quality has gone down significantly the more they have grown. If you want a volume builder look elsewhere! We are! I will not be recommending you to others.
Carter Grange has refunded our deposit and we have both moved on.

personnel from CG (incl trades people), we dealt with during the course of the project. At no stage, they lost their cool: whenever we raised issues they attended to all of them with due diligence. Many of the issues when raised were resolved to our satisfaction at the senior level, by the COO (Mike Morganis), Building Manager (David Lielnors) and the Warranty/Maintenance officer (Glen Higgins). We will consider Carter Grange again, if we were to build another home. The only constructive feed back to CG we make, is (a) to improve efficiency of the drafting process, and (b) the quality of the painting material to the walls (it could be better).
Happy so far and hopeful about the build – We are still in the contract phase with CG though have of course been to many of their homes both in progress and complete. Their quality and consistency of finish has been very impressive and they do make some pretty impressive promises but we are finding that the admin process leaves a lot to be desired. Very slow and frustrating drafting phase – First impressions with Carter Grange were good; the quality of CG homes appear to be at a higher standard compared to other volume builders that we considered and the designs impressed, so we decided to proceed with them. process is flawed, very clumsy and riddled with unnecessary delays. Any changes, mistakes or overlooked items take two weeks minimum to be corrected. What compounds the inefficiency of the process is that drafts are not given to you until the meeting for which it is needed, or late the day before at the earliest.
This makes it very difficult to have the time to scrutinise the plans sufficiently in order to pick up mistakes (and there have been many) or overlooked issues. We were promised a February start and have done everything possible to ensure this, but have been told that the start will be delayed because of the generous amount of time that they have given themselves for redrafting. The process is almost deliberately designed to frustrate you so much that you accept substandard plans.
At this stage we are rating based on our experience to date - and we will update you on our progress through the contract and build phase (if we get that far!).

identified with a sticker were still there. The stickers were simply removed. To CG's credit these are being rectified...
Overall the house is fine but..........
The biggest head ache now are the tiles. We upgraded to porcelain tiles from the standard ceramic tiles at a cost of roughly $9000. The entire down stairs is tiled bar 2 rooms.
We chose polished porcelain tiles at a premium cost.
The tiles have what industry calls "optical hazing". This is all new to us. I had no idea what this haze in the actual tile is called so I googled and found it. I contacted our SS and he arranged for some one from National Tiles to come to look at the tiles for himself.
So today a rep came. This defect occurs mainly in Chinese tiles.
National Tiles has wiped their hands clean by telling me that we initialled a piece of paper which states that Optical Hazing may be present in porcelain tiles.
For starters, the National Tiles girl who was present at our selection never mentioned optical hazing because as an engineer I would have questioned this defect and would not have taken a chance and spent $9000 on rubbish tiles.
Secondly we apparently signed a piece of paper stating that this may be present. This was buried in our contract which is usually 100s of pages. This piece of paper was signed at Carter Grange and EN (who was present at sign off) never pointed this out. By the way, our SS didn't even know this defect existed!
We now have these substandard tiles which look hazy and smudgy and I feel I need to explain to all my guests that the tiles aren't dirty, its a terrible and expensive defect.
I just felt that I should warn people that if you are building with CG and choosing tiles from National Tiles (no other choice) then be aware.
I will try to take it further. National Tiles is aware of this defect and instead of rectifying the polishing process they have covered themselves by adding a clause which the National Tiles girl will not tell you about.
CG and National Tiles are both to blame as no one made us aware of this defect. (I don't know if CG is aware of optical hazing or if National Tiles has made them aware of it). They charged us a premium for junk!!! We should have just had the standard ceramic tiles layed, there wouldn't have been any optical hazing and we would not have had to pay extra.
I am extremely disappointed and will definitely let everyone I know who is building to not buy tiles from National Tiles as they are expensive rubbish.

We built with Carter Grange and have been in for 12 months. The built process was relatively smooth except for our tiles.
I think the biggest problem with builders including CG is that they fail to educate the client. We found that out the hard way with our tiles and now I must say the quality of the paint. It is absolutely atrocious. I have never encountered this kind of paint. At colour selection you are introduced to an entire wall of Dulux paint and having to choose just about everything in 3 hrs or so you select a colour and that's it. And this is where I think CG failed us. Never did they tell us that the paint they were using was some ordinary Dulux paint and not 'wash and wear' or something of the like. The tubs of paint left behind say Dulux Professional.
The problem with this paint is that if you make a mark that's it, you are stuck with it until you decide to repaint your entire house with good quality paint. Like it or not, you will eventually, accidentally mark your wall. I have tried to wipe marks only to find that the paint has come away and it is now on the sponge. I have tried using an eraser and that makes it worse. I have painted over marks and now there are patches on my wall. It is truly terrible quality paint.
If CG had told us that you can not wipe away marks on your wall I would have definitely paid $000s more just so I would not stress every time kids visit our house! CG, please educate your clients, we can not possibly think of every question. You are the experts that's why we pay you.
You need to tell your customer that optical hazing in expensive porcelain tiles which you pay for as an up grade is a real problem. Do not hide it in your contracts and have your customer initial the contract and then tell them "well, you initialed it". Tell your client that the paint is of a certain standard and you must live with marks on your wall. Tell them that the lovely looking kitchen tap is not fit for purpose and that you end up getting completely saturated every time you wash the dishes and it will splash all over the floor and your bench top. If you find out that your clients are not happy with something stop offering it and find an alternative that works or make them aware of the limitations with the product you are offering.

The staff from the sales team, administration staff, interior designers to site supervisor and tradies were of the highest professionalism and good natured. Our site supervisor was awsome. Always available to answer questions, make changes and talk us through the build.
Our home was built way ahead of schedule and of a super high quality. It is great to have such a wonderful experience with a builder where nothing was too much trouble and simple changes (like colour of paint) didnt come with a hefty fee like some other builders.
Based on our experience many of our friends have looked into building with Carter Grange. We can not fault them and we are 100% happy with not only the build but the whole process. Great communication, quality build, built ahead of time, hassle free.

coat room that did it for me), however we had other ideas for the first floor. These ideas were not an issue and within a week, Carter Grange re-designed the layout to our liking.
Carter Grange was definitely the look and feel that I wanted which I couldn’t find with any other builder, which wasn’t an upgrade. The modern, minimalistic and architectural appeal was all achievable with their standard inclusions.
Given their prior experience and knowledge of the industry, and their flexible approach we felt confident that they would not only do a good job but look after us as well.
This was definitely the case, the whole process was easy, our indecisiveness on choosing colours and tiles was never an issue, they were completely patient and responsive, and we never felt rushed in any part of the whole process. Our site manager was amazing, completely organised, was always on call and extremely friendly and down to earth.

And we are so pleasure to deal directly with the owner. You can’t ever think about you have the change to sit there and talk and deal with the owner in the big building company.
Also, the price we paid for the custom house, you will never get it in the big builder,
Because they won’t allow you to. We actually draw the floor plan ourself, we sit there with the owner and one of drawing guy, we all work out the floor plan. It is a great experience ever !!!

guys deliver (seemingly) good value.
But.... yes there is one... we had a few issues with their "specifications' document (this specifies the quality of build, tolerances, materials used etc... it is not an inclusions list) as many of the building tolerances were under those specified in the BCA, HIA Tolerances guide etc.. In response we had a meeting with the decision maker who made many promises, and seemed earnest, so we signed up to a PWC and handed over $1000. From that point on it was as if the meeting never happened and so the relationship started to slide.
It is at that point that we started to scrutinise the build quality of the display homes (knowing the tolerances and materials that Carter Grange use) and found plaster cracks, poor plaster finishes around bulk heads, noisy taps, plaster wall sheeting that vibrated when knocked, cupboard doors that didn't open/close properly and lack of maintenance in display homes as things seemed constantly in a state of repair. I know these sound like small things but these could well be warning signs of other, more deeply rooted, issues.
Based on Carter Grange display home quality, lenient tolerances and failure to deliver on promises we walked away from them.

N.B. In the time since we walked away from CG it seems at least one other person has raised concerns about Carter Grange building tolerances/specs. To thier credit it looks like CG recognize that they need to change thier specs. I will be interested to see if they do, it will certainly make CG's offer stronger if they do what they have promised the blogger linked above. the options/upgrades etc and they made me feel so confident in their abilities etc (as I was REALLY scared after reading so many bad things on this forum with the other builder I was going to use)....that I paid the deposit and waved goodbye to the other builder... flexiable n fantastic builder – We came across Carter Grange by chance, however from day one all people we have met have been just fantastic. The director is an absolute pleasure to deal with. He has been very accomadating and helpful. Nothing seems to be too much trouble for these guys , infact they are working within our budget, we couldn't be happier. Overall Carter Grange is a great builder to be dealing with. Our experience has been nothing but positive :-).
