Home was completed as promised in 12 months. The team from start to finish were outstanding. After sales service from Home Assist (Mark) for any issues were simply fixed no questions asked. Very impressed with the build so far, very clean, never any rubbish left on site. The workmanship is second to none. You only have to look at other builds on the same road to understand. I am sharing this review to highlight the deeply disappointing experience I have had throughout my building journey with Dale Alcock Homes. What was expected to be a professional, high‑quality and transparent process has instead been marked by ongoing issues, poor communication, and several workmanship concerns that should never have passed… Read more
quality control. Lack of Communication and Follow‑Through Despite repeated assurances from the company since December 2025, many of the issues I raised remain unresolved. For weeks I was told that the relevant site supervisor would contact me, yet no communication was ever received. Excuses such as “in meetings” persisted while no actual progress occurred. This has resulted in prolonged delays and unnecessary frustration. Systemic Problems in Build Management My experience was affected by multiple organisational problems, including:
Repeated misquotations prior to construction An inadequate Pre‑Start process that failed to provide essential guidance Being passed between numerous customer service representatives No continuity in site supervision, and no opportunity to meet the original site supervisor A new supervisor later advising they could not address issues that occurred before they commenced
These issues point to deeper problems with internal communication, oversight and accountability.
Major Ventilation Failure in a Child's Bedroom One of the most concerning issues has been the complete lack of airflow and ventilation in my child’s bedroom for more than six weeks after handover. A trade contractor openly expressed uncertainty about how to rectify the problem due to structural obstructions. This is not a minor defect, it is a fundamental failure in construction and quality assurance, raising serious concerns about compliance and safety.
Additional Defects Left Unaddressed Numerous outstanding defects remain unresolved, including: Scratch to the bathtub Scratch front entry door glass Staining and poorly finished brickwork Damaged bricks in the garage Noticeably uneven brick alignment Missing door bumpers throughout the home Dented and scratched window frames Unfinished patching and painting Misaligned upper‑floor panels Not advised on plumbing as I wanted bidets installed. This caused additional plumbing works on my own with amounted to $5000.
These are basic items that should have been identified and corrected long before handover. Concerns First Raised in Mid‑2025 Still Unresolved Back in July 2025, I raised significant concerns about build delays, declining confidence, and a lack of alignment between updates and on‑site progress. Those issues remain relevant today, and the continued pattern of poor communication has only reinforced them. Overall Experience The entire process from construction through to post‑handover defect management has severely damaged my trust in Dale Alcock Homes as a premium builder. I have paid premium prices with the expectation of premium workmanship, but instead received below‑standard finishes, incomplete work, and persistent communication failures. I have formally requested a detailed action plan, binding timeframes, senior‑level oversight, and proper communication moving forward. I sincerely hope the company treats these matters seriously. My hope in sharing this review is to encourage meaningful improvement in the customer experience and quality assurance processes at Dale Alcock Homes.
Just been hit with a high electricity bill due to no solar rebate. I am extremely disappointed with the service I have received from Stinson Air as part of my build with Dale Alcock. Since the handover of my property on 18 December, my solar inverter system has still not been properly installed, and I continue to experience unresolved air conditioning issues that have yet to be rectified.
Despite multiple communications, these problems remain outstanding several months later. The ongoing delays have caused significant inconvenience to my household, as well as additional financial costs. Because the solar system has not been operational, I have missed out on potential solar rebates and savings and have had to pay higher electricity bills than expected.
It is very frustrating that the contracted work has not been completed within a reasonable timeframe. Due to this delay, I believe I should also be compensated for the electricity costs incurred as a result of the solar system not being operational since handover.
While I understand that unforeseen circumstances can occur, the situation has now gone on for far too long. I would appreciate a clear and confirmed timeline for when the inverter installation and air conditioning issues will finally be completed.
My mistake was to decide to build with the Dale Alcock Group. Won't make that mistake again for my future build.

through to the next stage. He helped us to make changes to our house plan to suit our family and got new drawings back to us quickly. If there were delays with drawing updates he communicated this with us too. Once we signed our contract and we moved on from Dean the wait times and communication unfortunately dropped off. We waited months for a selections booking and more weeks for variations contracts to be returned for us to sign off. (This excludes Electrical, we booked in fast, Peran was great and had contracts back to us very quickly). This is our second build with Dale Alcock and we are disappointed with the vast differences in admin processes and documentation turn around times now that Dale Alcock is bundled with all ABN building companies. We wonder/ hope our investment into choosing Dale Alock is worth it when we are competing with clients from all ABN builders. The lack of available appointments and slow document return times are really letting the process down. It's important to note that the people we have worked with have been incredibly helpful and friendly. Our selections meeting at the Home Collective was great with Aseel. We thought the inclusions for Dale Alock builds were good. Now that we have finally moved into the construction phase communication has picked back up and we are seeing things happen when on time which we hope will continue through the build.

A Pre‑Start Ode to Adam Reid
Before the build begins, before the concrete’s even poured, We’ve met a man named Adam Reid, and honestly — we feel we’ve scored. A Dale Alcock consultant with patience carved from stone, Who’s handled every change we’ve made (including the ones we should’ve known).
He’s calm, he’s steady, he’s helpful, he’s wise, He doesn’t flinch when we say, “Actually… can we revise?” He’s worked through our changes — big ones, small ones, and the “oops, one more please” kind, And still greets us with a smile, not “I’m losing my mind.”
He’s gone the extra mile — literally — delivering documents to our door, Probably wondering what new surprises we’ve prepared once more. He chats about anything, from life to footy to the weather, And somehow makes the whole chaotic process feel lighter altogether.
At times he’s put his own family’s plans aside for ours — Which makes him either a saint… or someone who really deserves superpowers. We’re only at the pre‑start line, the warm‑up lap, the teaser trailer, But so far he’s been a champion — not a single sign of failure.
So for this stage of the project, up to now, we can give a five star. The ball is now in his court to keep all five stars intact — no pressure, superstar.

At no point did we feel rushed; the full six months of planning felt collaborative and stress-free, which is exactly what we wanted when designing our home.
What really sets Adam apart is that even after signing the contract, his support hasn’t stopped. A lot of the time, once the paperwork is done, the new homes consultant disappears, but Adam has made it clear he wants to stay involved throughout the entire build. He’s been very open and reassuring, letting us know that if we need anything along the way, he’ll always do what he can to help.

The quality of the workmanship appears solid, and we're excited about the finished product. These positives make the following concerns all the more frustrating, as they're entirely avoidable issues that will require immediate rectification after handover. Gap Between Company Values and Delivered Experience Dale Alcock Homes prominently markets itself with commitments including:
"Making building your new home a truly enjoyable experience" "We put you first, every time" Dale Alcock's personal guarantee: "My name is on the door and the buck stops with me" Multiple awards for "Best Customer Service" and "Professional Major Builder"
Whilst we're somewhat happy with the build quality, the customer service experience has not reflected these values. Instead, the process has been frustratingly inflexible and purely transactional, with flexibility appearing to be strictly one-way. Specific Issues
Electrical Socket During First Fix
Issue: One room was missing a required socket Request: Install additional socket whilst first fix work was underway Response: Request refused, despite minimal impact to schedule or cost Alternative Request: Install conduit in wall to enable future installation with no impact to plastering Response: Also refused Impact: We will need to chase out walls on day one of ownership to install the socket
Wardrobe Installation Sequence
Issue: Internal wardrobe components installed before carpet laying Impact: Carpet will be cut around wardrobe internals, creating permanent holes if wardrobes are ever updated or replaced, necessitating complete recarpeting immediately after handover Request: Remove internal wardrobe components now to allow proper carpet installation Response: Refused Impact: We will need to recarpet on day one of ownership
Kitchen Tiles Out of Stock - One-Way Flexibility
Issue: Tiles we selected for the kitchen were out of stock Dale Alcock's Position: We had to accept a variation Our Experience: Very upsetting, as we found it extremely hard to find a replacement tile and now don't have the look we wanted The Contrast: When Dale Alcock needed flexibility from us, we had no choice but to accept it. When we requested reasonable flexibility from them (socket, conduit, wardrobes), every request was refused This perfectly illustrates the one-way nature of the relationship

These aren't requests for upgrades or extras - they're practical solutions to problems that could have been easily addressed during construction with minimal impact. The pattern reveals a fundamental problem: flexibility only flows one direction. When Dale Alcock needs variations accommodated (tiles out of stock), customers must accept them - no matter how difficult or upsetting. When customers request reasonable variations with minimal build impact, they're refused outright. This reveals:
Rigidity over reasonableness when it comes to customer requests Focus on rushing to payment milestones rather than delivering optimal outcomes Lack of consideration for the long-term practicality of the home No interest in reasonable variations that would improve the final product at minimal cost A "rules for thee, but not for me" approach to flexibility
The experience feels transactional rather than collaborative. There appears to be a rush to reach payment stages without genuine interest in ensuring the customer receives "the home of their dreams" - another promise prominently featured in your marketing. Comparison with Other Builders Friends who have built with other companies report significantly greater flexibility for reasonable requests during construction. The contrast is stark and suggests this inflexibility may be a Dale Alcock-specific approach rather than an industry standard. Advice to Prospective Customers Based on my experience, I would advise anyone considering Dale Alcock Homes to:
Ensure your plans are absolutely perfect before signing - expect zero flexibility afterwards Understand that if Dale Alcock's selections become unavailable, you will need to accommodate variations regardless of impact on your vision Be prepared that this flexibility only flows one way - from you to them, never the reverse Thoroughly research builder flexibility and compare with competitors Speak with friends and colleagues about their building experiences Accept that the house quality may be good, but the customer service experience may not match the marketing promises
Recommendation Dale Alcock Homes builds good houses - ours is testament to that. However, the company needs to reassess whether its operational approach aligns with its stated customer service values. The gap between promised customer experience and delivered service undermines the brand's reputation and Dale Alcock's personal guarantee. The one-way flexibility is particularly problematic. Expecting customers to accommodate variations when your selections are unavailable, whilst simultaneously refusing all reasonable customer requests, demonstrates a fundamental imbalance in the relationship. This isn't putting customers first - it's putting them last. Greater reciprocal flexibility - particularly for requests with minimal build impact that prevent day-one renovations - would significantly improve the building experience and help the company deliver on its stated commitments. When customers are excited about their new home but frustrated they need to immediately commence rectification works and don't have the finishes they carefully selected, something is fundamentally wrong with the process. We look forward to moving into our new home, but it's disappointing that our first task will be fixing issues that should never have existed, in a house that doesn't quite have the look we wanted.
