Pre Construction process, started well, but got more stressful with a serious lack of trust. Colour selections was an exciting time. The showroom and portal to go through what's available, what the indicative prices are for each upgrade, was really helpful. Tender presentation was okay, but had multiple errors, needing a lot of back and forth that went beyond the initial meeting. If you're building on the boundary, Henley will need the neighbours fence removed, but they won't tell you, when, how much fence, and for how long, but expect you to manage it with your neighbour, with no information. We gave up and moved off the boundary, because Henley were not helpful. After signing Tender, multiple variations came through from Henley, bench heights were wrong, taps were wrong etc Keep an eye on these, pushback where Henley should of reasonably known, before you signed the Tender. Contract signing in person was good, as it helped go through the entire contract document for signing. Post contract signing, variations came through again, Henley needed to increase the price of an item. Be careful of these, don't just blindly accept them as the contract price is set except for allowances.
Construction process, started poorly but got better. Site supervisor changed between site fence/intro phone call and site cut, which was weird. Builder knew we had private inspections booked for 5 stages, but the slab was poured before we were notified or inspection took place.. the transfer of construction team was the main excuse given. Frame inspection was fine. Pre plaster inspection was weird, multiple insulation issues raised, but plaster was installed 1 day later, meaning plaster needed to be removed to rectify issues or responses were basically just becoming a trust exercise. Things were pretty smooth from then on, few general trade mistakes that were identified and repaired with no fuss. SS was always willing to accommodate a walkthrough with us.
Handover Multiple defects still, mostly cosmetic and have to be rectified within 30 days. Overall presentation of completed home was satisfactory enough to accept the keys, but the cleaning of the home was really poor. Wet areas are disgusting, dirty grout, silicone/grout everywhere it shouldn't be. PDR toilet used by trades was not clean, seriously, basic stuff.
Overall, I think the biggest issue was poor communication, slow responses or just no responses.
Could be better, could definitely have been worse. It honestly depends on which construction team you get assigned to.

The team in the studio (particularly Nazy) were fantastic during our colours, cabinets, and electrical selection appointments. We had a very good idea of the style we wanted, but their experience and advice helped bring together the look we were after.
Once our construction started, both our supervisor and coordinator were frequently communicating with us, keeping us updated and addressing any queries we had during the build.
We also engaged an independent building inspector at various stages of construction. Only minimal and minor issues were identified. Generally our inspector was also very impressed with both the quality of the workmanship and the way the site was being managed. That gave us a lot of additional confidence throughout the process.
We are very happy with our decision to build with Henley Homes.

comparing to being surcharged for each single component of the home to be able to make it All Electric with other builders. Henley's quick response to package 7-star energy and compliance also helped significantly to make it great value building with them, comparing to the marketing strategy of offering 6-Star energy rating + variation of each single component by other builders at that time. Their Online Build Portal is also a great idea to help go through selections in addition to the Color Selection Showroom at their main office and a number of Display Homes. It's extremely important to ensure customers know what their selections are so to be comfortable with their selections when moving in, and a transparent bill of the package rather than leaving the door open to additional costs during construction. I think Henley has done well.
During Construction: Grateful to have a great Site Supervisor that was able to manage the construction smoothly. Didn't get billed for doggy variations which I was worried about at the beginning as there were mixed noise in the industry about how customers felt about the delivery of their home build since pandemic. The build progress moved pretty quick before fit-off stage. Henley team is also open to discuss and address for anything not perfect. No major defects identified by independent inspector throughout the construction.
Post Construction: Not at the stage to comment post-construction, but I heard positive feedback that Henley would check-in after 6 / 12 months moving-in. It was difficult to identify all issues during quick handover inspection, but the team appeared to be accountable if issues identified after moving-in.
Overall, Henley has been a great partner to sketch up my home and bring it to real life. I had my concerns before the journey, but I now feel Henley is trustworthy for my next build.

Delay in Handover and Incomplete Work: The handover was delayed, and even after six months, promised minor rectifications (like sending a painter and plumber) have not been completed.
Cooktop Delay: You were handed over the house without a functional cooktop, which took a month to be installed.

Follow-up · Followup answers: Temporary cooktop was not provided. I had to buy a portable cooktop from Bunnings and adjust for 3 weeks. However, what I made sure was I get the upgraded model at no extra cost after 3 weeks of suffering. In terms of quality to my surprise this house came with very basic quality material, just enough to fulfill requirements. I was expecting better from Hanley. Door handles, hinges, single glaze windows with thin aluminum on edges (blinds are unable to cover edges), wash basins, tiny toilets seats, kitchen, front land scaping etc everything is not good quality.
Cost of the property doesn't justify the inclusions. Now when I have to add inclusions like cooling, dishwasher, blinds, rear landscaping with concreting which is costing around additional $30,000-$40,000. My budget is upside down. With this cost added in initial buying I could have secured a property with a lot more inclusions than the mentioned above.
Follow-up · - Next time I will definately go with a primier build option with better quality tapware, doors, door knobs, appliances included, must have heating and cooling, complete landscaping. - Sales person was very good, he influence a lot on my decision. - I like master bedroom and kitchen power sockets, they are well placed and have USB b & C charging points in them.

the mortar used was incorrect and I wish when it was picked up by the supervisor he had questioned and checked to confirm before it was too late to correct. When I noticed it and it was deemed to be incorrect, I certainly appreciated Henley's no hesitation offer of a refund not only for the upgrade for the off-white mortar but also for the upgraded brick. I still wish it had been the right color as the whole house's aspect has changed as a result which by the way I still don't like but will look to have the bricks repointed at some point in the future. Secondly, I chose white window frames but deliberately choose a different color for the stacker door to the alfresco area as white gets so dirty so quickly. However, my choice was not delivered and the door is white. I was asked if I wanted it changed but that would have meant ripping out the white door and delaying the overall process, so I'll live with the white door and hope I don't regret it! I would suggest that your supervisor again should have picked that up and questioned why the door was the wrong color. Attention to detail is important as it can change the overall look and feel of a home.
Having said that the quality of the workmanship is excellent and the house is beautiful. I've thoroughly enjoyed the entire process and have no hesitation in recommending Henley to everyone as the experience and quality of the home is impressive.

Extremely disappointing product quality and after-build service. I am extremely disappointed with the quality of products supplied and the level of after-build service. Around 40% of the LED oyster lights installed in my home have become faulty within just three years. Several lights have had the same issue and required replacement. In some… Read more
cases, I had to pay out of my own pocket to get the faulty lights fixed/replaced, despite the fact that this appears to be a recurring issue with the lights installed during construction.
The fire alarms have also been poor quality, with them going off unexpectedly in the middle of the night, causing significant inconvenience and concern.
What has been even more frustrating is the after-build service. Despite providing the complete email history, including photos and evidence of the repeated light failures, the builder would not acknowledge that approximately 40% of the oyster lights had become faulty. Instead of taking responsibility and addressing what appears to be a recurring product-quality issue, I have had to repeatedly follow up and deal with different parties.
When building a new home, you expect reasonable product quality and, importantly, reliable after-build support for peace of mind. Unfortunately, my experience has been the opposite.
New home builders, beware: carefully consider the quality of the products being installed and the level of after-build service you can expect once you have received the keys. Based on my experience, both the product quality and after-build service have been very poor.
I would not recommend this builder based on my experience.

utilised better (didnt find this level of flexibility with other builders). The overall process was quite seamless and were quite surprised how quickly the double storey build took. We did have a couple of break in's prior to handover which was quite frustrating but Henley fixed the issues up quickly and we were able to move in. However there were soo many cosmetic defects that required fixing so ensure that you go through everything with a fine tooth comb to ensure everything gets touched up & rectified. Henley were so accommodating getting all the defects fixed even though it did take a while. I have no doubt that if I do decide to build again, I will be going with Henley!

let them know at every appointment so they can explain certain things. For example, my windows don't slide open, they're awning windows which I didn't want. It wasn't mentioned until I physically went in to see the build. Their response to that was that it's too late, I should have asked before. Another example would be where I specifically asked for an electrical point for a heater light and asked if I needed a a seperate point, they just added 2 electrical points. When I spoke to an electrician, I was told one point was enough so naturally I asked for the second point to be removed. The management team told me I could do it but I'd need to pay a $350 revision fee. On top of that they kept messing up a post variation changes even after we kept reminding them to change it.
All in all I'd say they're not first home owner friendly. If you don't know exactly what you're doing and get it right on the tender, you'll get mucked around a lot.
