My overall experience with Henley was amazing. From the initial consult through to settlement day. I haven’t had any headaches/issues during the build as everything was handled well by my site supervisor and everything was rectified as needed. I also did not have many delays. For example my tiles weren’t cut well so there were a lot of rough edges, it was difficult to rectify without causing more damage to the walls and removing other tiles which would have been a bigger job. Caulking were also not the best work with some areas looking uneven and door handles weren’t straight (but apparently that is just how they are). Shower screens also uneven (there was not much the shower screen company could do to rectify this)- mainly bathroom works weren’t the best, everything else however was great.

Currently having some areas awaiting to be rectified as I had just received settlement recently so we will see how good the timing is

With cost, was quite happy with how much everything came to be, the selections of upgrades were quite broad with decent pricing.

comparing to being surcharged for each single component of the home to be able to make it All Electric with other builders. Henley's quick response to package 7-star energy and compliance also helped significantly to make it great value building with them, comparing to the marketing strategy of offering 6-Star energy rating + variation of each single component by other builders at that time. Their Online Build Portal is also a great idea to help go through selections in addition to the Color Selection Showroom at their main office and a number of Display Homes. It's extremely important to ensure customers know what their selections are so to be comfortable with their selections when moving in, and a transparent bill of the package rather than leaving the door open to additional costs during construction. I think Henley has done well.

During Construction: Grateful to have a great Site Supervisor that was able to manage the construction smoothly. Didn't get billed for doggy variations which I was worried about at the beginning as there were mixed noise in the industry about how customers felt about the delivery of their home build since pandemic. The build progress moved pretty quick before fit-off stage. Henley team is also open to discuss and address for anything not perfect. No major defects identified by independent inspector throughout the construction.

Post Construction: Not at the stage to comment post-construction, but I heard positive feedback that Henley would check-in after 6 / 12 months moving-in. It was difficult to identify all issues during quick handover inspection, but the team appeared to be accountable if issues identified after moving-in.

Overall, Henley has been a great partner to sketch up my home and bring it to real life. I had my concerns before the journey, but I now feel Henley is trustworthy for my next build.

As we moved into pre-site and construction, our planners and consultants were always responsive and supportive, making what can be a stressful process feel smooth and manageable.

A special mention to our site supervisor, Blair, who was exceptional throughout the construction phase. His communication, attention to detail, and willingness to address our questions and concerns gave us a lot of confidence. Watching our home come to life week by week was such an exciting experience, and we always felt like we were in good hands.

The build progressed steadily, and while there were minor defects (as expected in any build), they were identified during PCI and addressed promptly by the team. We appreciated the transparency and effort put into rectifications before handover.We’re especially happy with the final outcome and finishes — our vision truly came to life, and the quality reflects the care taken throughout the process.

We've also had great customer service from the administrative/ head office team, with good communication throughout (far more than what we had when we previously built). A few glitches here and there but these have been minor. Some improvements could be made in regard to perhaps providing more insight on what each stage of the build involves, but above all, we've felt like things have progressed at pace and done well. We've just had handover and felt our supervisor was proactive and reasonable with any issues requiring rectification.

In terms of quality to my surprise this house came with very basic quality material, just enough to fulfill requirements. I was expecting better from Hanley. Door handles, hinges, single glaze windows with thin aluminum on edges (blinds are unable to cover edges), wash basins, tiny toilets seats, kitchen, front land scaping etc everything is not good quality.

Cost of the property doesn't justify the inclusions. Now when I have to add inclusions like cooling, dishwasher, blinds, rear landscaping with concreting which is costing around additional $30,000-$40,000. My budget is upside down. With this cost added in initial buying I could have secured a property with a lot more inclusions than the mentioned above.

Overall, my experience with Henley was positive, particularly in terms of communication and project management. The build process was well managed, and communication throughout was clear and consistent. Most aspects of the construction were handled professionally, and the end result is a home we are happy with. That said, there were a few areas where the experience could have been improved. The electrical and colour selection appointments felt quite limited, with minimal guidance or proactive suggestions. As a first-time builder, I relied heavily on the advice provided and assumed recommendations would be made where improvements or better options were available. In hindsight, some areas—particularly kitchen storage—could have been planned better. At the time, I didn’t have enough knowledge to question or explore alternatives, and more guidance would have been very helpful. Any issues that arose during the process were handled reasonably well, though clearer advice upfront may have helped prevent some of them. The final cost was in line with the estimated cost, with no unexpected surprises, which was reassuring. Overall, Henley delivered a home within the expected timeframe with good communication throughout. For first home buyers especially, I would recommend doing independent research and being very prepared going into appointments to ensure the final outcome fully meets your needs.

were added delays due to thefts that happened during the Build but that's something which the Builder has no control over and have to be accepted as is.

One area where we feel there is room for improvement is during the colour selection stage. As customers, we rely heavily on the expertise of the colour consultant to guide us through important design decisions. During our appointment, the recommendations and guidance provided were quite limited, and we felt there could have been more proactive suggestions or design input to help us make more confident choices.

Providing more detailed advice, design ideas, or examples during this stage would greatly help customers who may not have strong design experience and are depending on professional guidance.

Overall appreciate the effort from the Henley team, and we hope this feedback helps enhance the colour selection appointments.
