problem, unlike a builder we had used previously who charged us for every design change at variance to their own in-house plans. We’re building design amateurs, though, and they were so helpful in pointing out potential design issues and providing solutions that suited our budget and in keeping with the result that we wanted. Hotondo Blue Mountains Production Estimator was extremely helpful in this regard. In fact, everyone was so upbeat and easy to deal with. We were warned by Hotondo about potential delays due to supply chain issues, however, material supply delays were virtually non-existent. We were also warned of potential rising material costs, however, from the “rough” quote in April to the tender price in June and then the fixed contract price in October there was no change whatsoever to the base price. Hotondo Blue Mountains Council Administrator invested in making sure that our Development Application was well-presented for submission to the Local Council right down to giving us suggestions for the landscape plan. The result of her efforts was that the time frame from DA lodgement to DA approval was only 2 months inclusive of three public holidays over the Christmas/New Year period and Council had no issues or questions. The Site Supervisor was outstanding and delivered a high level of care and attention to the project. He understood the various trades thoroughly and was quick to identify and remedy any issues (which were infrequent and minor). The Accounts & Admin person was a delight to deal with which even made the experience of making progress payments a pleasant one. Throughout the project everyone communicated consistently, and the build was completed well within the contract time frame despite the pandemic and adverse economic conditions. The Hotondo Blue Mountains business owner took the time to visit us on the day we moved into our new home which topped off the whole experience.

of that. Our block is quite steep and Hotondo had a good understanding of how to utilise this land to its potential and have a lot of experience with split level homes. We were given an estimated base price at the start but were realistically warned of the added costs due to our bushfire rating and slope constraints up front, so there were no surprises in the final cost. We built during a period of lockdowns and material shortages but this was well managed by Hotondo during our build. Our materials were ordered promptly and were delivered when we expected them. We are extremely happy with the quality of the finishes in our house. Hotondo used innovative ideas to hide cabling for our TV mounted above our fireplace to ensure a good aesthetic finish. We strongly recommend Hotondo Homes Blue Mountains and would use them if we build again.

Companies "easy to deal with" approach from our very first contact and, this Company culture continued all through the design stage and on to, and through, the construction period till handover. We cannot speak highly enough about the CS Duncan Staff, all of whom, at some point had input into our new home. They were always professional, knowledgeable, considerate, courteous and honest and most importantly, from our view, knew their jobs making our experience most enjoyable. How wrong were our friends on this occasion. Since we had built before, many years before, we knew fairly well what we wanted but the detail was where the CS Duncan Staff excelled, taking responsibility for preliminary and final design drawings, council approval, survey requirements and all that mundane paperwork which is absolutely necessary to arrive at the building commencement day. Immediately the construction started it became evident that the CS Duncan Supervisor had no intention of taking any short cuts, rather it was obvious the Company culture of excellence existed, not only with the Staff, but even permeated through all the trades on site, what a relief. Through the build we were delighted to see the efforts made by the Supervisor and Trades to achieve the best quality home, even better than we initially expected. It was as though CS Duncan had instilled in all how to build "old style" that is, quality first and a product which would last a long, long time. We had regular site meetings to which we commend the Supervisor on always being on time and accurate with his building information and scheduling. He gave us a handover date well in advance allowing us to plan our movements and, as we had now come to expect, achieved that date exactly. With respect the Builders costing, we had done some serious budgeting from the beginning, and adjusted our budget as we requested alterations and or additions but at no time did CS Duncan slip in any surprises, which one hears many builders can do, resulting in the final cost being what we expected and were happy with. CS Duncan's Fixed Price Contract is exactly that. We are so happy with our new home and, delighted to say, so are our good friends. They are all taking turns to stop with us, up here, in the blue Mountains.

presented with a quality home that is not only simply awesome to look at but also great to live in. The workmanship is flawless. The house was built bang on time (we got the keys a day before the date on the contract!). They did have a few issues with staff leaving mid-construction but those were dealt with professional precision and didn't affect the build-process at all. The staff were great to deal with (they know what they are talking about apart from knowing the area really well - rare in this industry). We tried a few builders before coming in to these guys and they were ALL big disappointments. Mostly, it was just clueless sales people who we had to deal with, which was quite frustrating. Here, we met with Cullen on day one - that was a bit of a revelation! These guys are proper builders, not some sales guys trying to sell. The whole team is awesome - every department is taken care of.

Having said all of the above, we did stay out of the way through out the build process, only visiting when invited. We gave them space and hardly ever bothered them while they were building our house. Can't say for sure, but that might have helped in getting it ready in time.

If anyone is planning to build up here in the Blue Mountains, going elsewhere would be a downright mistake. As for us, we'll go back to C S Duncan Hotondo Homes for our next project. Easy decision!

it is without compromise and he offered loads of support and even came out and advised us on the pros and cons, building issues and expected costs of several parcels of land we were considering, this was before we had made the final decision to use Hotondo for the job.

Based on his advice we decided on a small acreage in Hazelbrook that he said the home we wanted would set nicely on so we purchased the land and spent quite some time working with Colin and his helpful team on getting our new house designed.

Apart from the personal choice elements they handled almost everything for us, drafting the house, prepping and liaising with council, fire Bal rating considerations and solving all the niggling issues that seem to be part of building a new home.

Regular consultations with the site manager as well as Colins watchful eye over the build ensured a reasonably smooth project without too many issues, the main problem encountered was a water table issue due to our land being on the edge of a hanging swamp was quickly and cost efficiently taken care of, in fact I was surprised and impressed at how willing the Hotondo Team was to work with us to solve any issue that occurred.

After hearing heaps of horror stories about what can happen with some builders and having a few friends that have been bitten we were most happy with all aspects of our project especially the fact that the whole job came in reasonably close to what they originally quoted, that's right NO nasty unexpected extra costs other than the water table issue which they fixed much cheaper that I expected.

Our new house is now our new home, finished in 10 months from start of planning to handover, actually 2 weeks earlier than promised as we needed to move quickly due to the settlement dates of our old home.

The workmanship, quality and attention to detail is excellent and so far the after sales service on a couple of minor issues has been great.

So without writing a ballad of their greatness or awarding medals of honour for outstanding service I will conclude my review with a hearty thank you to Colin and his entire team both in the office and on the building site, you have helped make our "Dream Home" a reality and I highly recommend that if you are considering building a new home at least give Hotondo Blue Mountains a call, I am sure you won't be disappointed

prompt and knowledgeable and were able to give us a definitive price with no surprises. Other builders took months, Hotondo took a few weeks. We even used a competitors design with a few mods, no dramas for C&S. They helped with the mods and drawings. The build came in ahead of time and on budget, again, no surprises. Even when the bank stuffed up our progress payments, this was not an issue, they totally understood and worked with us.

There was very rarely a day when something was not happening on the building site. I have seen other builders not touch a site for up to a month or even longer. Not C&S. These guys got stuck in and finished the job a month (4 weeks) early. Our contract was for a 196 sqm home to be built in 26 weeks. I cannot praise this company and their team enough. Great finish, no surprises, on budget and ahead of time. This was a first time build for my wife and I. My wife loves her new home and you cannot wipe the smile off her face. Take note fellas, happy wife happy life. If I was to build another home, Hotondo would be the first company I would call. Thanks again [names removed]. We love our new home.

to find a design that fitted our block. The designs that Hotondo first gave us did not really fit what we wanted. When we went into their office the next time to discuss square metre pricing the first thing the sales rep did was state he didn’t think the designs previously given were what we wanted and he had 5 more different designs for us to look at! This really made us take notice of the company as they were picking up on our feelings and listening to what we were saying. Out of these designs we created our dream home. The architect drawings they offer to create our own home was just fantastic as we could personalise to our taste.

We began creating our dream home and put this into action. Hotondo were fabulous at explaining how the process works so we could get our finances organised whilst still proceeding with the build process. Without them being so flexible and showing us how we could juggle things we would not have been build the home when we did.

The most fun part of the paper work side was the choosing of the colours and interiors. Hotondo offered a one on one session with an interior designer. This is a great asset. Whilst we had already chosen most of the big decisions ourselves the interior designer’s knowledge on paint colours and what matches flooring was invaluable. We were very impressed as other companies let you fend for yourselves in this area. All of their inclusions are very reasonable and high quality. We choose a few add on's which were also fair in price. The fact that Hotondo use a local tiler and supplier is a big plus as well. The tile company also has a hug range to choose from.

Our DA sailed through council. Hotondo managed to get a slab down on our block just before Christmas. As soon as end of January 2013 came around they were back on site. Within a month we had a frame, roof and windows. There were a few hiccups with building. There was a problem with the bricks we choose. Hotondo were onto this straight away. They offered us to choose a new brick not from within their range as they needed to continue ASAP. We found this extremely fair and professional and we are very happy with our new brick. The site manager is fantastic. We had a few walk throughs with him and anything that needing adjusting was no drama to him what so ever. Nothing was ever too hard for him to look at and consider. We did not do any changes to the plan but did ask for a few extra power points at last minute – which was no drama.

Whilst the building was going on so was payments. The girls in the office were fantastic at dealing with the payment side. They were very understanding when the banks took a long time to send the payment though. The communication was great, I was always informed on what and when things were happening.

After a happy year of dealing within Hotondo hand over occurred. This was right on time just as they said a year before. The house is everything we dreamed of. The build quality is fantastic and many of our builder friend’s agree. From day one Hotondo has met every one of our needs for the build. They have listened to what we want, put it into action with their timeframes and ours in mind and kept us informed. We were not aware of all details like when trades would be at our house (we didn’t want to know- we are paying them to manage the build) but they kept us up to date on the big things like when my kitchen was going in.

Nothing was ever too much for them and we are happy they are building such a great reputation within our community. As said previously the build did have its problems but they were always addressed and never went unheard. Reliable service, fair prices and promt build time

house design that would suit the block and the budget. We were happy with some of the standard designs available at the time but our builder offered other options that made the house suit the block perfectly, it maximised the potential of the block and made our commitment to the contract easy. No other builder at the time gave this level of service and dedication to what was to us the biggest investment of our lives. His experience and advice was second to none.

The brick we chose was at first rejected by local council based on the brochures. After discussions with our builder he suggested and arranged for a small "sample wall" to be constructed on site and on inspection the council then agreed to our choice.

Hotondo showed real commitment to our home and our wishes. Everything was explained in detail and up front, the budget was met and we couldn’t be happier with the result.

There were a few small problems during construction as would be expected but all were identified by our builder and overcome in a professional and efficient manner. At each stage of construction before progress payments were made we would be "walked through" everything that has been done, issues that were overcome and what to expect over the next stage of construction.

The owner of Hotondo Blue Mountains showed a personal level of service to the construction and was always available to answer any questions or give advice even after construction was completed.

After we moved in we had an issue with a leaky shower and Hotondo had people on the job straight away. It was no easy fix - They removed tiles, re wet-sealed the floor and rebuilt half the bathroom all in a speedy and professional manner with a smile and a handshake at the end.

People often say once they build that they would never do it again but we certainly would and we know who to use.

our own home and took the rough drawings to them, they helped right from the drawing up of council / builders plans, through council submissions and documentation which turned out to be a nightmare for both them and us. It is a large home on a site which required a lot of work and even with all that in mind they completed the project to an excellent standard in a month less than quoted. Every question has been answered and every issue raised dealt with by a very helpful team. We were able to choose the finishes, determined what to include or exclude and personalised it fully to meet our requirements. Nothing was too hard. Nothing really to add here.
