another provider. However, a chance visit to a display home near Maitland set us on a different path. We then visited the Hunter Homes display homes at Lochinvar and were immediately impressed by the quality, design, and workmanship on display.
After comparing a number of builders, we found that the Branxton 297 was the perfect fit for our needs and Hunter homes accommodated changes easily . As empty nesters approaching retirement, we wanted a home that would suit our lifestyle while also accommodating elderly parents, visiting siblings, and our six children and their families when we come together.
Everyone we met at the Lochinvar display homes was welcoming, knowledgeable, and extremely helpful. The outstanding service provided by Sidney and Kerri gave us the confidence to place our trust in Hunter Homes and ultimately made the decision an easy one. Their professionalism, responsiveness, and support throughout the process have been exceptional.
We are excited to be beginning this journey and look forward to building a home of excellence with Hunter Homes.

Building a home is always a bit of a journey and you never quite know what challenges might come up along the way. The Hunter Homes team were professional, helpful, and responsive throughout the process, with clear systems in place. There were occasional miscommunications or small things missed, but these were generally rectified quickly. The start of our build moved very quickly, while the final stages were slower due to trade availability. Our site liaison Amanda Busch was always helpful, and our site supervisor Tim Kiem did a great job keeping everything on track.
We were lucky to only have a few minor issues during our build, such as adjusting the fridge space and shortening some laundry cupboards once the frames were up. Hunter Homes were happy to fix these at no extra cost, which we really appreciated.
We would definitely recommend checking everything carefully during walkthroughs, as small things can be missed, but the team are always willing to fix any issues.
Overall, Hunter Homes were more affordable and efficient than many competitors, with great inclusions. We’re very happy with our home and feel we wouldn’t have achieved the same result for the price with another builder.

friends who have built with other builders that don’t have anywhere near the range or number of premium inclusions that Hunter Homes have available, or have had to drive 2 hours for their selections appointment, so we really valued how easy, local and customisable the whole selections experience has been. Our cost has been transparent the whole way through, we have been able to keep track of the cost and have had no unexpected instances of costing changes. Our estimate was actually higher than our preliminary tender and this allowed us to choose some upgrades we would not have considered otherwise. All our upgrade costs have been reasonable and we have kept most of the base builder range finishes.

Overall we can't fault the build quality of our home, there were no unknown extra build costs associated with the build & everything from queries to costings were handled very professionally by all the Hunter Homes team. which we appreciated. Her estimates of what things would cost were impressively close to how much they landed at our tender appointment, upon signing contracts. This is our first time building a new home, and the process was a tad confusing for us at times. Being presented with drafted plans the same day you're supposed to sign contracts and lock in the floorplan (the tender appointment) was pretty stressful.
We would've loved to have been sent or presented our floorplans in advance of our tender appointment, so that we could sit with the plans for at least a week, and then request any structural changes before the tender meeting for signing. We were aware that we didn't have to sign on the day. Still, I need to note that we had to travel from Tamworth to Port Macquarie for a day trip to attend our tender appointment. If we had said 'no' to signing on the day to sit with the plans, we would've had to have waited another month (approx) to be scheduled in for another meeting (which would've pushed everything else back) and would have had to make arrangements to travel the 7 hours again. We were so thankful that Kerri made a couple of structural changes for us on the day of tender, which we were told is not the normal process. Once we signed off on the tender and paid our second payment of $6,000 that day, we waited about a week and a half to be booked in for colours, which would be a month away (from the tender apt date).
Maddie in colours at the Heatherbrae location was an absolute DREAM. So kind and knowledgeable and made this process the best part of our experience so far. We can't thank her enough. We ran out of time on our colour apt day, as we forwent many standard inclusions for custom/upgrades (thanks for your patience, Maddie!) We drove home and, for the next few weeks, emailed Maddie back and forth to select everything we didn't cover in person. There were a few items that needed the estimating/drafting team to confirm pricing, etc, like our laundry and kitchen cabinetry, custom rangehood, etc. Maddie was super busy with colour selection clients most days, so we appreciated it when she could get back to us. A real treasure!!
Now we are awaiting our updated construction plans and CDC approvals to come back, and Laura, our Client Liaison, has been helpful in next steps, etc. We know the HH team is all very busy, so we understand there can be some delay in getting back to us here and there. We can't wait to start the next stage!! Hopefully it's all smooth sailing once approvals are here... :) We are very happy so far with our choice to go with Hunter Homes!

Pre-construction stage review:
GOOD: • Sales: Range of plans, upfront price, sales rep was great and answered our many questions. • Colours: colours appointment was good, nice selection of options and the consultant was very helpful. • In person communication: in person everyone is very nice and helpful, unfortunately a lot of things spoken about don't get followed through with.
BAD: • Communication: delayed email responses, don't pick up calls, no follow through when things need fixing. • Plans: weren't complete or correct prior to our tender appointment. We did change the facade which is the only thing that should have been pending at this appointment. It's taken over 3 months to get correct plans. • Variations and additional costs: variations (with substantial costs) with little to no explanation given. • BASIX/thermal assessment: incorrectly completed several times resulting in huge variations and when questioned they are suddenly not needed or greatly reduced. • Pricing mistakes: overcharging for several items and refusing to budge on pricing of some items even once we provide evidence they are incorrect. • Transparency: no transparency even when you ask for further information about your own build. • Timeline: apparently the build is very quick, the admin side is not. Noting we have questioned many things which has inevitably pushed out the timeline, but this would not be necessary if things were correctly done by HH first.
HOW CAN HUNTER HOMES BE BETTER?: • Feasibility scan: have a quick check over plans when an estimate is signed and flag anything that's not doable BEFORE the client waits months for a tender. • Double checking: too many things slip through, add some checks internally before you send to the client. • BASIX: this could have a review of its own. Have a meeting with the client, get all the information you need to run this properly (including external house colours). Would save a lot of time and frustration for all parties. • Transparency: pricing breakdown for all products, if someone is paying for something they deserve to know what the cost is. I understand they have their margin and that's fine, but gatekeeping pricing for someone's own build is a huge red flag. • Communication: consider assigning a central person with someone for their whole building journey, being shifted from person to person as per 'process' leads to things getting lost. Okay to have specialists, but someone needs to take accountability for a project. • Communication (again): keep clients updated, especially if there's a challenging query you need to follow up with other teams on - let the client know that's what's happening in the background and the expected timeframe. Would save a lot of frustrated calls and emails.
Overall we had high hopes, right now we're feeling frustrated and tired with the whole process. We've become pushy clients which we never wanted to be, but if you don't follow up things never get done which is really disappointing and has made this whole journey sour.
We've heard it's better once the build actually starts - here's hoping!

Horror Homes – I held off submitting this review until after our maintenance inspection as I wanted to give them the benefit of the doubt. – professional, knowledgeable, approachable, and incredibly helpful. We were comforted by her conduct, and we hoped that the remainder of the build was equally as smooth. We built the Kenneth 276 exactly as displayed at Huntlee (with some very minor cosmetic changes). Our expectations were very high given how brilliant [Name Removed] had been to deal with.
Although the build started relatively smoothly, as we progressed, we became increasingly concerned about the manner in which HH conducted themselves. Despite flagging numerous issues in the early stages of the build, our concerns fell on deaf ears. Whilst I acknowledge every business is about making money, it appeared the only concern of HH was getting our $$$. Odd practices such as invoicing our colour selections before even breaking ground (red flag) were just one of our concerns – shared by our lender.
In our kitchen/ensuite/bathroom, we selected the Calcutta profile (vertical lines) for our cabinetry. During our plan review in the early stages, I identified that the cabinetry in bathroom and ensuite was incorrect (running horizontally). We were advised ‘oh no, don’t worry it’ll be vertical. It’s the software we use that can’t make them vertical on the plans’. Based on this, we signed off on the plans. Fast forward several months, to our surprise, the cabinetry was delivered and was horizontal. I flagged this immediately with HH who advised they’d rectify it. Several months went by and the vanities remained on site and then one day received an email saying ‘We've installed them anyway, you signed the plans so if you want them changed then you can pay us to do it'. With some exhaustive back-and-forth emailing (me providing written evidence of the planning stage issue), HH eventually accepted the fact that they stuffed up and rectified it, but it added a significant amount of time to the already drawn-out process. From our perspective, this was a blatant attempt to bully us into accepting their mistake instead of them taking ownership of their error.
There appeared to be very little quality control happening on site with numerous windows being incorrect in shape which we identified and had to raise prior to their installation. Furthermore, we repeatedly raised throughout the build about errors being made in our façade, where our site supervisor took it upon himself to stray from the plans and do things in a way that, I suspect, made it easier for him. We paid for the large, upgraded posts on both our porch and alfresco as we had intended to tile them at a later date. Instead of following the plans (and the display) our SS decided to just have someone hack them up and then screw some wood around the bottom. When we raised this at PCI, he said, “Oh well, that’s just how I do them” and brushed us off. When we wouldn’t accept that, he said, “Well maintenance can fix it”. We’ve been in the house for 6 months now and those pieces of wood are swollen, falling apart and are an absolute eyesore.
At our 2nd last inspection, we noticed that the windows seats in the living room (as per the display and what we had paid a significant amount of money for) had not been installed, nor had there been any framing put in for them. Instead of contacting us in the preceding months to discuss, our SS wasn’t aware of how they were to be done. I referenced the display home, and he was then on the right page. But this delay meant even more time waiting when this could have been addressed way earlier. As the weeks went by, we would receive word that “they’ll be in next week” …, “they’ll be installed any day now” …, “expected installation is tomorrow” …. Eventually, after approximately 8 weeks of the same, I started to be concerned. Once I made some pointed enquires, it turned out that the cabinetry for the seats hadn’t even been ordered yet and all those emails were false/misleading. Also worth mentioning, they were damaged on installation and this was once again flagged at PCI - nothing was done about them. Given they were never considered in the early stages, once they were in and the fit was dreadful, someone has just packed approx. 1 inch of silicone around the border. "Try your best and silicone the rest" as they say... It is now peeling away and flaking all over the floor.
At our PCI inspection, we identified numerous issues and applied the tape with our building inspector as instructed by our SS. Dreadful workmanship by trades was mostly excused by the SS as ‘fit for purpose’. From roofing with offcuts of metal glued down to hide errors, to bowed walls, and damaged floors – the standard that HH is willing to accept from their trades it obviously very low.
Throughout the build we received weekly update emails, many of which were about 4 weeks behind the actual progress (as we would visit regularly, as we lived very close by). By no means do we harbour any resentment towards [Name Removed], as we believe she was merely the conduit passing on information provided to her by others. But it highlights just how poorly this company communicates with customers, as we were unable to engage with our SS directly.
When we eventually had our handover (after what I think was close to 15-16 months), it took place at their office, which I always found odd. It wasn’t until we went and let ourselves in after getting the keys that a majority of the issues identified at PCI that were marked for rectification, were still there and the tape had simply been removed. Based on our experience, I can only surmise this is why handover takes place at their office and not onsite.
Based on our experience, I would not recommend Hunter Homes to anyone.
We have recently had our maintenance inspection which appears to have been one of the few positive interactions we’ve had with HH.
Not a positive customer experience – I am somewhat surprised at the percentage of glowing reports for HH on this site. Sales were not honoured by the office. From there, we had a litany of less than positive events and experiences. We eventually ended up taking HH to Dept of Fair Trading and NCAT and they settled out of Court (but did not accept liability).
Whilst we are happy with the build and the Site Supervisor, the effort to get to it was unduly high and cost us a lot of time and energy. Being experienced in building, we can compare HH's performance against other builders. Suffice to say, we would not build with HH again.

As has been our experience so far with all the Hunter Homes teams we have worked with, patience, professionalism, care and guidance has been paramount and we love that as we progress each team informs us of who we’re handed onto and that team phones and introduces themselves to us. transparent and honest which we loved. Jess our contract administrator was also fantastic, she was so helpful and patient with us during the tender appointment. There was no big hidden costs that came out or any other surprises and the communication from both sales and administration has been top notch. out meet my every expectation! The quality of the build is exceptional and absolutley nothing is a problem to them. Hunter Homes do not allow imperfections in their craftsmanship and usually spot things not quite right before you can even point them out. If it is not 100% perfect, they fix it immediatley. Every single staff member of the whole Hunter Homes team have been amazing and helped me create my forever home with a passion and dedication that made my whole experience fantastic. Construction has just begun. My first time building with a large volume builder. Prior ive used small builders. So comparing the two, I've found HH to be professional, have great resources, offices, selections, help. communications not passed on, things missed, but in saying that, once I've brought things to their attention they have rectified them.
One misshap I was not happy about was being told my stuff has been sent to council for approval, only to find out near 2 months later that it still hadn't been sent. And what made it worse was the person I was in talks with, who told me it was original being sent off, done nothing but avoid that topic when I addressed it. But moving on, im happy with them overall. See how the rest of the build goes.
