upgrades so the toilets are nice, benches are lovely, carpet is lush. But the actual house and cheap fittings are so wildly disappointing. I've had the plumbers out 3 separate times to fix all 3 toilets on 3 separate occasions in the first few weeks, the ensuite window has a breeze coming through ( see attached video), the shared exhaust vent for the kitchen and downstairs bathroom pushes the food smells back into the bathroom (and two vents on the outside per the plans, only one vent is there, see attached photo), the laminate flooring is literal plastic that has a cracking sound when you walk on it, the fly screen is coarse and small insects fly in if you have the windows open when it's dark and worst of all, the floor upstairs has zero insulation - it is so loud, if you walk normal it bangs and sounds like you're jumping up and down aggressively and you can hear people speaking in the room beneath. And don't get me started on the European windows - though they look grand, they hardly open and let air flow in and if you do want to utilise the function of opening them like a door, then you can't have any furniture around the walls. The house is not energy efficient.
I am so unhappy with this house and JG Geelong have been wildly unreceptive. I do not recommend the Lambert or JG Geelong.

Disrespectful and Disgraceful – It has been 14 years since handover, and we still live in a home plagued by defects. Unfinished render work, leaking ceiling, water damaged architraves, skirts and walls, unpainted patchwork where holes were cut in the ceiling and walls on several occasions. decaying and left untreated and unpainted, and bent guttering with brackets rendered over after patch work attempts. After water poured in through a ceiling (video attached) we had to sadly rip up a much loved $20,000 floor, due to warping and the increasing smell of mold. All they offered us were dehumidifiers that ran for weeks at our expense. By the time the dehumidifiers arrived, it was too late. the floor could not be saved. They refused to replace the floor as well. Externally, our rear façade is an absolute mess due to numerous quick fix attempts. We have not had a single year in this house without defects causing us emotional and financial hardship. Now JG King have decided that because the time frame has been too long, they will no longer be addressing any of the defects any further. Too long...hello! The defects date back to handover and have never been resolved. I really didn't want to go down the path of legal or media action, but I believe that I now have no further choice, they have wiped their hands of us. I urge anyone building a new home, make sure you are completely happy before handover, do not take their word "we'll fix it" these words mean nothing if not in a contract. All the broken promises they have made are incredible. Their attempted rectification work over the years has been careless and destructive and could easily lend itself to a current affair style program. They have defaced our property and left the damage for us to now pay to have fixed. It has left us out of pocket and emotionally drained.

Dishonest! - We found a big crack in brick from the roof to the ground outside of the house on Jan 2022, the private inspector told us that has been repaired, but JG King never told us about this issue.
No communication & Terrible customer experience! - After sending an inspection report to Bendigo JG King, then they told me the construction manager was on annual leave and will come back next week, but it has been a month already, I am still waiting for their response, even though the construction manager's house just in a couple of blocks away from my house. What a great after-sale service.

The build process from start to finish were amazing. All paper works were easy to follow. The construction was finished even before the due date which has impressed us a lot. I would not recommend JG King based on my experience with the defects and rectification process. My house was completed in December 2024, submitting defects with the home during the 3 month period before February 2025. The render on the front of my newly built home cracked during the 3-month defects period, so I reported it within the required… Read more
timeframe. Despite this, it took months for someone to attend and attempt to fix it.
It took someone up until August 2025 for someone to come and repair the render for me. The repair was poorly done, and in the process render was left splattered across my yard, driveway and front entrance. Unfortunately, rather than taking responsibility for the mess and poor workmanship, I was left chasing the issue.
It then took copious emails from that date up until May 2026 before someone returned to attempt another repair. Sadly, the second repair was also poorly done. To this day, the render has still not been painted or properly finished, and my emails asking for the matter to be resolved have essentially been ignored.
For a new home, I don’t think it’s unreasonable to expect defects reported within the defects period to be properly rectified, and to expect the builder to take responsibility when the attempted repairs are inadequate.
The most disappointing part has been the lack of accountability, communication and follow-through. I have been patient and have given JG King multiple opportunities to resolve this, but after years of waiting, I am still left with an unfinished and poorly repaired facade.
Building a new home is a huge investment, and unfortunately this experience has left me very disappointed with JG King’s after-sales service and defect management.

As this was a display home, I expected a much higher standard of construction and durability. Instead, I am now facing the cost and inconvenience of investigating the source of the leak and repairing the damage.
This has been a very disappointing experience. I hope JG King Homes will investigate the cause and stand behind the quality of their work.

would not recommend anybody build with JG King. I have not had a good experience. Lack of communication takes forever to get a reply. I thought spending the extra money with Jg King I would get a nice house but the experience has not been good for me so was she just anyone that wants to build with this company? Read the reviews first? And the tiling in my bathroom not happy the tiles were actually cut crooked to fit in the gap. Let’s see if I can get some answers now.

Our experience with JG King was extremely disappointing from the very beginning. We paid a $2,000 deposit to commence the pre-contract process with the expectation that the required investigations, including soil testing, surveying and accurate costing, would be carried out promptly and professionally. months of delays, there was little transparency about what was actually happening with our file. We repeatedly had to chase for updates, and we still did not have completed soil reports, survey information or a clear explanation of how the pricing had been calculated. Despite this, we were presented with a significantly increased build price that was around $70,000 higher than the original discussions, with no detailed breakdown that adequately explained the increase.
The lack of communication and progress meant we lost valuable time. Eventually we had no confidence that our project was moving forward and made the difficult decision to walk away and engage another builder. As a result, our home build has been delayed by several months, forcing us to continue renting and incur additional costs that could have been avoided.
When we requested our deposit to be refunded, despite the receipt stating it was refundable, this became another stressful process. We ultimately had to escalate the matter through Consumer Affairs Victoria and the Building and Plumbing Commission before it was resolved.
To be fair, the original sales consultant was professional and pleasant to deal with. Unfortunately, the experience after that point did not meet our expectations.
Based on our personal experience, I cannot recommend JG King. Purchasing a home should be an exciting experience, but for us it became unnecessarily stressful due to delays, poor communication, a lack of transparency and the need to escalate matters to recover our deposit. I hope the company improves its pre-contract processes so future customers do not experience the same issues.
I wish I could give them a 0 stars but 1 is all I can do. Haven’t even finished our build and there has been problems after problems. Our original site supervisor, is impossible to get ahold of and nobody seems to know how to reply to an email. but no proof has ever been shown. Our slab is crumbling due to the concreters pouring the slab while it was raining and now our slab will need to be sealed. Our house has now been handed over to a second site supervisor who cannot answer our questions because “he wasn’t in charge of the build before so it’s not his problem to solve”. Nobody is answering our calls, emails and it seems nobody has a clue what’s going on with our build. I’ve had better service at McDonalds.

concerns were not being listened to, communication was limited, and there was little transparency about what was happening with our file. There were also several errors that we had to identify and follow up on ourselves.
Throughout the process, we raised concerns about the length of time things were taking, but there seemed to be little effort to expedite matters or proactively keep us informed. After more than 24 weeks, we have finally been transferred to the Construction Administration stage and provided with the name of our Site Supervisor. We have been advised that we will hear from them next week and hopefully receive more information about when construction will actually commence.
As our block was already titled, we did not expect the delays often associated with untitled land. As a result, we are very disappointed with how this stage of the process has been handled and are feeling quite anxious about what to expect as we move into the construction phase.
We sincerely hope communication, transparency, and responsiveness improve from this point forward.
