Enter Brad, who somehow managed to guide us through the entire journey without us once questioning his career choices.
We weren’t indecisive — we knew exactly what we wanted. We just needed someone patient enough to help us get there without setting off our trauma response. Brad navigated our intensity with olympic‑level calm, explained every step like a seasoned therapist, and reassured us through each stage so we didn’t spiral into “not again” territory.
Brad took our very specific vision, our very specific standards, and our very specific “absolutely not doing THAT again” energy, and turned it into a design that feels intentional, and completely us. He never made us feel dramatic (even when we were), never dismissed our concerns, and somehow made the whole process feel safe, fun, and even healing.
The end result? A home that looks like it was created by confident adults with taste — not two people still twitching from their last build.

who is the supervisor, has continued to listen and help us whenever we had questions or possible concerns. There may be certain considerations to think about as it may affect your budget later as it did us. There could be extra costs involved such as the water tank was not being big enough to costs of electricity upgrades. I'm sure there may be other costs involved, depending on what was in your contract and later you wish to add certain features. We also engaged with a private inspector just to ensure that everything complied with standards. There were some minor issues (as one would expect) that were resolved by Aaron as soon as he was informed. Hopefully, the post construction will be completed in the next few months. I will endeavour to post another review after the completion.

King Homes knew my roof was a disaster. They’ve known since their roofer came out to inspect the work and found it full of defects. King Homes has decided to ignore my repeated requests to see what their roofer said was the problem and to fix the problems because it would require them to rip up my roof and start again, basically, such is the disaster they've left us with. All while pretending they had no idea what the correct course of action would have been. I have asked repeatedly and been ignored repeatedly for King Homes to fix the issues, but all they've done is send out two non-roofers who whack on some silicon, leave, and then tell me they can’t see any problems.
5 LEAKS IN 18 MONTHS.
I will have my independent report soon. I will be sharing it directly with the building commission, and I hope that no other family suffers the way they have made my family suffer.
No one deserves this hell.
How they can sleep at night is beyond me. If I had caused an ounce of the suffering they've caused my family, I would not be able to live with myself.
Repeatedly, I have hoped that, given how badly my build went, they'd not let this go this far again. But apparently, the only way King Homes will do anything right is when I threaten its revenue. And so, here it is: consider this me making sure King Homes potential new customers are aware of exactly how they treat clients like me.

We were very happy with our choice and dealing with Nadia was very personable and also very flexible when discussing initial designs.
The Design Consultant was brilliant when it came to the internals, externals etc. Once again, we leant on her opinions and could not be happier with the guidance she provided to make our house a home.
Joanne was incredibly patient, being the first time we have embarked on building a house – we were very meticulous with the contract and costings – Joanne was always so readily available to assist.
Aaron as the supervisor was so incredibly thorough – when we had site inspections, he would often comment that he was not happy with something and would get the contractors back to fix it. Some of the fittings we had in the house were troublesome to install, however Aaron’s pride in his work and skills as a builder was able to resolve any of these installations. Aaron provided his input and guidance on a few things which just added to the finishing touches. Aaron was always so patience with us; and like all the staff - both very personable and patience.
Jenna at post-handover has been wonderful. As with all new homes, there were a number of relatively minor defects. A number of times when we had identified a defect, I could hear Jenna typing away already sending an email to the respective sub-contractor. Jenna’s friendly mannerism at all times is an absolute pleasure to deal with.
Lastly, Danny from Maintenance also went above and beyond, not just there to fix some of the defects, but also provide advice for future maintenance.
Overall, our experience with King Homes was a fantastic one. If we were to build again, without question we would use King Homes again given their transparency, accurate costings (the build remains impressively within the initial contracted amount – especially given the industry wide increase of material and labour costs at the time – built just after Covid) and the team’s overall customer focus.
It has been an absolute pleasure from our side dealing with the staff at King Homes - we are so grateful that we commissioned King Homes to build our dream and our forever home. Thank you King Homes and thank you Mark for providing a team of such professional and passionate individuals.

builders were offering. Every display home we went to and sales consultant we spoke with, we just felt like a number in the que. But when we went to King homes it really felt like a custom experience was rolled out. They promptly answered all of our concerns, were really flexible with making adjustments to floor plans and seemed to really understand what makes a great house and great modern styling. We ended up making a custom build with a lot of upgrades and some standard inclusions, but because the standard inclusions were so good the price difference between the upgrades and standard inclusions were surprising small. Any variations we had during the process (whether it was for Council additional requirements or changes we requested) were always priced appropriately and the overall cost of the build remained within our planned budget (we were never hit with senseless variations which I was wary of looking at the reviews from other builders). The consultations for our selections went great and the people were so knowledgeable and helpful (shout out to our selections consultant Verity who was truely incredible!) Unfortunately for our building supervisor Dave, I am an Engineer by trade and was all over the site progress and quality- but I have to say the quality was honestly amazing. Any issues observed were promptly corrected and the communication and regular site visits he facilitated really made us feel like we were part of the build. We were so lucky to have him, and even over a year after the build still see him around and have a chat. Our build progress was held up slightly with the Covid impact to the whole industry, but it was obvious when we were comparing to concurrent builds in our new estate that King constantly kept trades and work going which is a massive prop to their project management and trades. Finally a massive mention goes to the Director himself. We were so surprised to have a communication channel with him directly and for all the things he helped us out with. We are truely grateful for the home King Homes built for us and regularly joke with my wife what our house would have been like if we didn’t make that trip to the King display because it would never have been this good! They are good! – All the way honest; Nothing was hidden; Reasonably very good price; Courteous and friendly staffs; Cooperative; Listens properly and flexible in customising; good to go for a dream house. like most builders the Final contract price from Mojo was more expensive without much upgrades and their customer service was not that great I visited King Homes for a consultation; Mark suggested building custom design which would suit our needs. King homes offered a preliminary tender with land survey cost of $770 and custom double storey and offered us the tender, I was surprised to see how less king homes charges for site cost compared with the tender I received from other well-known builders. The cost of the house with good inclusions including Floor to ceiling tiles for 3 bathrooms with showers, 40 down lights in ground floor, Timber look alike porcelain tiles, drive way, 6 MT x 4 MT alfresco, Cabinets in laundry, pantry cupboards was $30k cheaper than other building contracts, Most of the upgrades which king homes offer is far out of reach for most of the customers with other builders. not sure whether to build or buy an existing house. However, after speaking with Graham, we felt confident that we could trust the process.
Next up, paperwork! We met Brad at this point and explained that we were really short on time to finalise the contract, as we had to present both the land and building contract to the bank. Brad didn’t take a second to take that on board. Without any hesitation, he agreed to accelerate the process and helped us finalise everything in less than a week of time.
We felt so relieved because we hadn’t been able to get a clear answer to this from anywhere else we visited. Even when the bank required some amendments (as we were applying for the first home buyer grant), Brad immediately worked on it and sent the updated documents within hours. We truly can’t thank him enough for that!
So far, our experience and communication with the sales team and Studio King managers have been very positive and we are glad! We are now looking forward to the exciting times ahead and building our very first home with King Homes!

Our first home – Update (23 Nov 2019): We've been living in the house for about 6 months now since it was handed over to us last week of May. Aftercare support is good and can't fault [name removed] responsiveness and willingness to answer queries, however we feel that some parts of the house's build quality and workmanship is poor. the house exterior, mortar is shallow, has voids and inconsistent in various locations - the brickwork looks so bad that it feels like an apprentice did the job! We can't help but be disappointed every time we see it and compare with the neighbours' next to us.
This brickwork issue was raised to the site supervisor from the very early stages and has been mentioned in 2 of our inspection reports including the completion stage. However, nothing has been done to rectify the issue. There are a couple of other issues like cracks started showing between the wall and skirting board in the staircase, toilet locks stopped working, flooring scotia missing, excess floor squeaks in the first floor. Issues that we would not expect to have within the first 6 months living in a brand new house worth more than $300k in building cost.
Update (20 May 2019): We are at the final stages and now looking forward to handover. Important dates & timeline: * 8 Oct 2018 - CDC approval * 23 Apr 2019 - 1st PCI * 15 May 2019 - 2nd PCI (form signed) * ??? - Handover

Initial review (Aug 2018): We are so glad to learn about King Homes! After a year of visiting different display homes and talking to several other builders, they all started to have looked the same and there was not a single builder that satisfied all our requirements. We then stumbled upon King Homes and after speaking with [name removed], we thought that we have found the right builder that ticks all the boxes - our desired house design/plan, fits the budget eg. driveway included and things that usually come as optional upgrade from other builders are standard inclusions with King Homes, no issues with accommodating customisations such as having timber floors throughout, and so on..
We also really like the fact that we were discussing things directly with [name removed], the director, instead of the usual sales staff which makes the process much easier as he can tell upfront what can be done and what not, and at what cost. [name removed] has made it a truly delightful experience for us so far!
We just found ourselves needing to follow up about updates at times and it seems to have been slightly slow at this stage - perhaps because we are at a very early stage still! We hope that things can get going much better as we progress through the stages of the build. We have just signed the contract 2 weeks ago and currently awaiting schedule for our internal colour selection and building permit approval.
Can't comment on the workmanship and build quality yet but will keep this review updated together with our build timeline.

a salesman like any other. After spending almost 300k with him, i wish he could have atleast been honest with us.
But because we were having a second child and we were in a rush to move in we had to accept and forego some of the defects that were there.
On contract we were to have 12 mm laminate floor but instead we had 8mm installed and no one bothered to inform us of this untill i found out after i saw what was in the bin and left over laminates handed upon handover.
He compensated us with just a 500$ chq which i had to because we were in a rush to move in.
Also plumbing was very poor. Sewer line got blocked in just couple of weeks and shower drains make a lot of noise when shower is on which is very unusual.
Occupation certificate shows that pier, commencement, and framework had minor issues which shows lack of workmanship by trades.
Our facade was discussed to be how display home facade is but he gave us a facade which is not as shown on display and footing is visible between driveway and facade which they wont rectify.

Any questions or concerns we raised were addressed promptly, and issues that naturallyly arise during a build were handled professionally rather than being brushed aside. We appreciated that there was a solutions-focused attitude rather than a defensive one.
One thing we particularly appreciated was how quickly King Homes acted on changes we requested along the way. Whether it was minor design tweaks or practical adjustments during construction, they were proactive, efficient, and clear about implications before proceeding. Changes were implemented without unnecessary delays, which made the process feel flexible rather than rigid — something that’s not always easy to find with builders.
The build quality itself is very good. The finish across both dwellings is consistent, and the workmanship meets (and in some areas exceeds) what we expected for this type of project. The duplex was handed over in a condition we were genuinely happy with, which says a lot given how detail-oriented we are.
Timelines were largely on track, particularly considering current market conditions, supply constraints, and weather impacts. Where there were delays, communication was clear and realistic rather than overly optimistic.
What stood out most was that King Homes clearly understands duplex and multi-dwelling builds — this isn’t something they’re “figuring out as they go.” That experience shows in the layout, coordination, and overall flow of the project.
Overall, we’d confidently recommend King Homes to anyone considering a duplex or similar residential build. The process was far less stressful than expected, and we’re proud of the end result.

Verity and the team guided us through the process and helped us choose materials and to put together a comprehensive colour scheme for our home.
Jenna from the admin team was excellent throughout the process of coordinating various aspects of pre-construction and managing our file with the CDC. Jenna has always been responsive to our never ending questions and concerns, and we are very happy to have been given approvals in time to start the construction. look further elswhere. This guys are very flexible to cater the design as clients need and they are very honest with the Pricing for any extra upgrade though their standard inclusion covers a lot. After our land got settled there was a bit of long delay on actual Constriction plan drawing. Apart from that after Christmas and New year break they have moved my file super fast. Harry would take time to ensure the fixing/repair job looks good (in detail) and is done properly (even if he has to make time to come back again). They never go with a quick cheap fix, which my wife and I really appreciate it. Mike was always quick to attend site to ensure issues were attended to promptly. Last but not least, Mark himself would touch base to ensure all things are going well and would also help in anyway he could.
I believe you pay for what you get but King Homes goes above and beyond our expectations. Hence if you want to build a house without hassle, I would highly recommend King Homes!

many other builders, I was allowed to view the selections centre before tendering and was introduced to the owner; Mark King. He attended all the meetings and was involved in our build process which was a really nice touch. Once the tender process had been finalised and we moved onto selections, I was given further support that was extremely assuring and professional. Whilst there were some delays initially, overall the process was smooth and the team is excellent - especially Jess and Monika who are absolutely fantastic. I could not fault them.
Whilst we are a few weeks from starting our build, I've been really impressed with their service so far and hope that the journey continues in a positive way from here on.

I can’t relate when others mention how stressful it is to build a new home. They catered our designs to suit our needs and wants, they were constantly updating us throughout the building process and during handover, some minor defects were found and they were all fixed within a week of being pointed out.
Dealing with the people at King Homes, I could feel that they genuinely cared about us and our new home. Nothing was a problem, and anything was possible. They returned all phone calls and answered any and all questions I had. I would not change a single thing in my experience with King Homes and I now pass on Marks number to any person who is thinking of building.
If you want to build your dream home with a builder who is honest, reliable, invested and affordable, do not go past King Homes.

There were few issues that I found during handover and during the 90 day period, And all of them were addressed. Glad I could meet Harry, such a nice and friendly guy. He helped us with few of the paint touch ups as well, even though they were not defects found during handover or within 90 days.
I had issues with my flooring as well, which after few email exchanges Mark and Mike visited house and checked the issue by themself and got the flooring guys to come and fix the issue. And Mike stayed back to make sure everything was fixed. Overall I am really impressed with the quality of house the produced in such a small period of time. I would highly recommend them.

Today 3rd of June 2020 we received a call from Monika advising that we are officially in construction. Again during the preconstruction stage the team at king homes nsw have been very helpful and assisted with all our questions in every step of the way.

24th of March 2021We have now completed our construction. David our building supervisor has been absolutely amazing. From start to end he has looked after us and went above and beyond our expectations.
Our whole experience with King homes has been absolutely fantastic. The home that we have received has not only met but exceeded our expectation.

me on to King Homes so I thought I’d check it out. At the time their office was above commercial space in Ingleburn and to be honest, at first glance I thought it was a bit dodgy. Met Mark and had a chat, told me they were in the process of moving to a new premises/ showroom (which was done prior to our build finishing and is rather classy).
Instantly liked the bloke - he was selling a product obviously but I’d sat down with over a dozen builders by this stage and the usual nonsense just didn’t seem to be there. Explained the block, showed him some photos, told him what I was after and what my budget was. This is the interesting part of that first experience - they had no designs that appealed to me but he said “I think I know what you’re after - let us knock something up for you and tell us what you think”. I was intrigued.
What he came back with was, in design terms, far beyond anything else I had viewed elsewhere. It’s what I had assumed would be easy to find but just wasn’t an option with other builders. So far so good. Spoke about budget again, he was adamant it could be done. He told us where we could see recent King builds locally so spent a day driving around and I was really impressed with what I saw, and they were all turn-key properties.
Went back and spoke about facades (wanted cladding which isn’t really their thing but was told no problem) Check.
At the time, their inclusions package was insanely good - Ariston appliances, driveway, turf, ducted air, tap ware, blinds, floor coverings, fly screens etc. How much? It was all included in the agreed price.
By this time, I though there must be a catch. The process of dealing with other “big name” builders and the experiences of friends and family had left me highly cynical and extremely cautious. I knew that something would eventually put a dampener on it all and that feeling never left me, it’s just the way I am. I needn’t have worried.
Paid the deposit for the plans and off we went. Bit of a blur until site prep from then on to be honest, things happened quickly. The plans we received and subsequent alterations (there were many because I’m picky) were all spot on. Fair bit of fall laterally on the block that had actually scared some builders off but Mark and his team took it in their stride, incorporating a step into the slab to minimise drop edge and gave me specific retaining instructions to ensure we maximised usable yard space. No dramas at all so far. Communication with all involved was frequent and easy. I like that, I hate waiting for people to get back to me when they’re taking my coin.
Build time. Met the build supervisor, Jack. Absolute legend of a bloke who is sadly no longer with the company I believe? He was my go-to from then on but could always call Mark at any time (try dealing with the owner of other building mobs - they probably live on a yacht in the Caribbean). Cut the block, poured the slab, external drainage, happy days.
Sounds too good to be true right? This is where things changed a bit. Over the next 19 weeks (Christmas included so spot on build time) many things went wrong, and as I have learnt and been told by everyone else who has built, they are bound to. Won’t go into everything but I’ll give you some examples. Power and sewerage were not fully accounted for, contract had been signed. Niches were out, kitchen cabinetry wasn’t what I had expected (90% perfect, just one issue that unfortunately couldn’t be resolved), last minute retaining needed to accomodate the neighbouring build, lots of things.
Mark and I butted heads, a lot. He’s a passionate man and I’m stubborn. He knows what he’s doing but I knew what I wanted. If I wasn’t happy I told him. If he needed to tell me I was wrong, he did. I was wrong a lot lol. Poor Jack was the middle man. But you know what, in hindsight that’s why I ended up with such a great product, Mark probably hated my guts by the end of the build but he never shirked his word or promises, not once. I value honesty and integrity and that’s what I got. I learnt a lot and plenty of the issues arose from my naivety as a first home builder.
Practical completion, then got the keys. Everything that I thought was not right had been remedied to perfection. Mark and Jack were meticulous and proud of their workmanship and if any of they trades stuffed up ( happened frequently) they wouldn’t cop it and had it redone, multiple times if necessary, to meet their high standard. At hand over, Mark, Jack and I think Mike (build manager) came out and we went through everything together. Had a house, mad feeling hey.
Since then many things have occurred where I’ve had to go back to King. There’s the usual 90 day period for alterations but here is the massive difference and I believe the biggest selling point for this company, they have, and are still, coming out to touch things up or fix issues at their expense. 18 months later. Big shout out here to Leanne (accounts manager I believe) Every single time I’ve rang, she’s sorted it out. Most places would take your money then tell you good luck and I assumed King would do the same - it’s their right to a certain extent - but they have chosen to back their product and do everything to keep their customer happy.
I love my house. It came in on budget, they nailed the style, the build quality is excellent and as mentioned, their after-build service is beyond equal, I can’t say that enough. When I get that dream parcel of land I WILL go back and give them first crack at building me a McMansion (c’mon Lotto!). I think they even do pools as a part of their builds now too (I really want a pool hey). If you’re jaded with the process of building after speaking to others, at the very least, give King Homes a chance. Mark won’t pee in your pocket but he won’t promise things that he can’t deliver either, and for the money, they deliver an awful lot.
I’m writing this laying on the lounge in the theatre room they built to my specs, laughing about heaps of it and cringing at other parts. But you should see my joint. Good luck internet people, building is stressful but can be so very rewarding when done right.

appears to hard for them. The colour selection studio at King Homes is awesome with endless choices that most other builders would charge an arm and a leg for. The team were also really flexible with us and giving us heaps of time to decide on the colours that we were happy with. The build itself was completed so quickly and we given regular updates by our site supervisor David. David was approachable and was always there to answer those dumb, first time builder questions. The quality of the home that King Homes NSW built for us cannot be faulted. Everything that the team promised they delivered. Whilst there were a few minor defects here and there, but they were all fixed during the warranty period without any dramas whatsoever.
