Throughout the build, the construction team and supervisors were approachable and responsive. Any questions or concerns we raised were addressed promptly, and issues that naturallyly arise during a build were handled professionally rather than being brushed aside. We appreciated that there was a solutions-focused attitude rather than a defensive one.

One thing we particularly appreciated was how quickly King Homes acted on changes we requested along the way. Whether it was minor design tweaks or practical adjustments during construction, they were proactive, efficient, and clear about implications before proceeding. Changes were implemented without unnecessary delays, which made the process feel flexible rather than rigid — something that’s not always easy to find with builders.

The build quality itself is very good. The finish across both dwellings is consistent, and the workmanship meets (and in some areas exceeds) what we expected for this type of project. The duplex was handed over in a condition we were genuinely happy with, which says a lot given how detail-oriented we are.

Timelines were largely on track, particularly considering current market conditions, supply constraints, and weather impacts. Where there were delays, communication was clear and realistic rather than overly optimistic.

What stood out most was that King Homes clearly understands duplex and multi-dwelling builds — this isn’t something they’re “figuring out as they go.” That experience shows in the layout, coordination, and overall flow of the project.

Overall, we’d confidently recommend King Homes to anyone considering a duplex or similar residential build. The process was far less stressful than expected, and we’re proud of the end result.

particularly impressive—it only took 8 weeks, which is faster than expected. We're now at the slab stage, and the site supervisor, George, has been doing a fantastic job. His attention to detail and dedication to keeping things on track has really helped us feel confident about the progress.

The Colour Studio was another highlight for us. The selection of both standard and upgrade options was extensive, making it easy to find finishes that match our style. Verity was really helpful, providing guidance to make sure we were making choices that aligned with both our vision and budget.

Jenna from the admin team was excellent throughout the process of coordinating various aspects of pre-construction and managing our file with the CDC. Jenna has always been responsive to our never ending questions and concerns, and we are very happy to have been given approvals in time to start the construction. who is the supervisor, has continued to listen and help us whenever we had questions or possible concerns. There may be certain considerations to think about as it may affect your budget later as it did us. There could be extra costs involved such as the water tank was not being big enough to costs of electricity upgrades. I'm sure there may be other costs involved, depending on what was in your contract and later you wish to add certain features. We also engaged with a private inspector just to ensure that everything complied with standards. There were some minor issues (as one would expect) that were resolved by Aaron as soon as he was informed. Hopefully, the post construction will be completed in the next few months. not sure whether to build or buy an existing house. However, after speaking with Graham, we felt confident that we could trust the process.

Next up, paperwork! We met Brad at this point and explained that we were really short on time to finalise the contract, as we had to present both the land and building contract to the bank. Brad didn’t take a second to take that on board. Without any hesitation, he agreed to accelerate the process and helped us finalise everything in less than a week of time.

We felt so relieved because we hadn’t been able to get a clear answer to this from anywhere else we visited. Even when the bank required some amendments (as we were applying for the first home buyer grant), Brad immediately worked on it and sent the updated documents within hours. We truly can’t thank him enough for that!

So far, our experience and communication with the sales team and Studio King managers have been very positive and we are glad! We are now looking forward to the exciting times ahead and building our very first home with King Homes!

Monika was incredibly helpful during pre construction. Verity's eye for detail during colour selection made the process simple. We hardly needed to upgrade anything as King's incusions are fantastic. Harry would take time to ensure the fixing/repair job looks good (in detail) and is done properly (even if he has to make time to come back again). They never go with a quick cheap fix, which my wife and I really appreciate it. Mike was always quick to attend site to ensure issues were attended to promptly. Last but not least, Mark himself would touch base to ensure all things are going well and would also help in anyway he could.

many other builders, I was allowed to view the selections centre before tendering and was introduced to the owner; Mark King. He attended all the meetings and was involved in our build process which was a really nice touch. Once the tender process had been finalised and we moved onto selections, I was given further support that was extremely assuring and professional. I can’t relate when others mention how stressful it is to build a new home. They catered our designs to suit our needs and wants, they were constantly updating us throughout the building process and during handover, some minor defects were found and they were all fixed within a week of being pointed out.

Dealing with the people at King Homes, I could feel that they genuinely cared about us and our new home. Nothing was a problem, and anything was possible. They returned all phone calls and answered any and all questions I had. I would not change a single thing in my experience with King Homes and I now pass on Marks number to any person who is thinking of building.

If you want to build your dream home with a builder who is honest, reliable, invested and affordable, do not go past King Homes.

There were few issues that I found during handover and during the 90 day period, And all of them were addressed. Glad I could meet Harry, such a nice and friendly guy. He helped us with few of the paint touch ups as well, even though they were not defects found during handover or within 90 days.

I had issues with my flooring as well, which after few email exchanges Mark and Mike visited house and checked the issue by themself and got the flooring guys to come and fix the issue. An honest review - Post Construction – Built with King and moved in June 2018. me on to King Homes so I thought I’d check it out. At the time their office was above commercial space in Ingleburn and to be honest, at first glance I thought it was a bit dodgy. Met Mark and had a chat, told me they were in the process of moving to a new premises/ showroom (which was done prior to our build finishing and is rather classy).

Instantly liked the bloke - he was selling a product obviously but I’d sat down with over a dozen builders by this stage and the usual nonsense just didn’t seem to be there. Explained the block, showed him some photos, told him what I was after and what my budget was. This is the interesting part of that first experience - they had no designs that appealed to me but he said “I think I know what you’re after - let us knock something up for you and tell us what you think”. I was intrigued.

What he came back with was, in design terms, far beyond anything else I had viewed elsewhere. It’s what I had assumed would be easy to find but just wasn’t an option with other builders. So far so good. Spoke about budget again, he was adamant it could be done. He told us where we could see recent King builds locally so spent a day driving around and I was really impressed with what I saw, and they were all turn-key properties.

Went back and spoke about facades (wanted cladding which isn’t really their thing but was told no problem) Check.

At the time, their inclusions package was insanely good - Ariston appliances, driveway, turf, ducted air, tap ware, blinds, floor coverings, fly screens etc. How much? It was all included in the agreed price.

By this time, I though there must be a catch. The process of dealing with other “big name” builders and the experiences of friends and family had left me highly cynical and extremely cautious. I knew that something would eventually put a dampener on it all and that feeling never left me, it’s just the way I am. I needn’t have worried.

Paid the deposit for the plans and off we went. Bit of a blur until site prep from then on to be honest, things happened quickly. The plans we received and subsequent alterations (there were many because I’m picky) were all spot on. Fair bit of fall laterally on the block that had actually scared some builders off but Mark and his team took it in their stride, incorporating a step into the slab to minimise drop edge and gave me specific retaining instructions to ensure we maximised usable yard space. No dramas at all so far. Communication with all involved was frequent and easy. I like that, I hate waiting for people to get back to me when they’re taking my coin.

Build time. Met the build supervisor, Jack. Absolute legend of a bloke who is sadly no longer with the company I believe? He was my go-to from then on but could always call Mark at any time (try dealing with the owner of other building mobs - they probably live on a yacht in the Caribbean). Cut the block, poured the slab, external drainage, happy days.

Sounds too good to be true right? This is where things changed a bit. Over the next 19 weeks (Christmas included so spot on build time) many things went wrong, and as I have learnt and been told by everyone else who has built, they are bound to. Won’t go into everything but I’ll give you some examples. Power and sewerage were not fully accounted for, contract had been signed. Niches were out, kitchen cabinetry wasn’t what I had expected (90% perfect, just one issue that unfortunately couldn’t be resolved), last minute retaining needed to accomodate the neighbouring build, lots of things.

Mark and I butted heads, a lot. He’s a passionate man and I’m stubborn. He knows what he’s doing but I knew what I wanted. If I wasn’t happy I told him. If he needed to tell me I was wrong, he did. I was wrong a lot lol. Poor Jack was the middle man. But you know what, in hindsight that’s why I ended up with such a great product, Mark probably hated my guts by the end of the build but he never shirked his word or promises, not once. I value honesty and integrity and that’s what I got. I learnt a lot and plenty of the issues arose from my naivety as a first home builder.

Practical completion, then got the keys. Everything that I thought was not right had been remedied to perfection. Mark and Jack were meticulous and proud of their workmanship and if any of they trades stuffed up ( happened frequently) they wouldn’t cop it and had it redone, multiple times if necessary, to meet their high standard. At hand over, Mark, Jack and I think Mike (build manager) came out and we went through everything together. Had a house, mad feeling hey.

Since then many things have occurred where I’ve had to go back to King. There’s the usual 90 day period for alterations but here is the massive difference and I believe the biggest selling point for this company, they have, and are still, coming out to touch things up or fix issues at their expense. 18 months later. Big shout out here to Leanne (accounts manager I believe) Every single time I’ve rang, she’s sorted it out. Most places would take your money then tell you good luck and I assumed King would do the same - it’s their right to a certain extent - but they have chosen to back their product and do everything to keep their customer happy.

I love my house. It came in on budget, they nailed the style, the build quality is excellent and as mentioned, their after-build service is beyond equal, I can’t say that enough. When I get that dream parcel of land I WILL go back and give them first crack at building me a McMansion (c’mon Lotto!). I think they even do pools as a part of their builds now too (I really want a pool hey). If you’re jaded with the process of building after speaking to others, at the very least, give King Homes a chance. Mark won’t pee in your pocket but he won’t promise things that he can’t deliver either, and for the money, they deliver an awful lot.

I’m writing this laying on the lounge in the theatre room they built to my specs, laughing about heaps of it and cringing at other parts. But you should see my joint. Good luck internet people, building is stressful but can be so very rewarding when done right.

The team were also really flexible with us and giving us heaps of time to decide on the colours that we were happy with. The build itself was completed so quickly and we given regular updates by our site supervisor David. David was approachable and was always there to answer those dumb, first time builder questions. The quality of the home that King Homes NSW built for us cannot be faulted. Everything that the team promised they delivered. Whilst there were a few minor defects here and there, but they were all fixed during the warranty period without any dramas whatsoever.

After going through the plans with my wife, making modifications to make the home our own and signing of the contracts (which King Homes made a breeze of a process), the build started.

Throughout the whole building process, we were constantly updated with photos, progress emails and phone calls. Our Project Manager/Site Manager we had on this project really made us feel as if we were the only house being built by King Homes. The experience we had was very personal and we always felt important and included throughout the whole building process.

After completing our single story, 4 bedroom house in just 18 weeks, we were able to get the keys and move in. King Homes was very organised when it came to the walk through/defect stage. They always had a list with photos which we would tick off as we went along to make sure all of the outstanding items were rectified as soon as possible.

As a builder, I know that there will always be defects and items which will need to be rectified as it's all part of the process. What separates the GREAT builders from the ordinary builders is how promptly the builder will respond/rectify any issues which I must admit, King Homes was VERY good at and did extremely well.

To conclude, I would like anyone reading this review to feel certain that if you choose to build with King Homes, you should expect to be getting the keys to your new home built with quality, at an affordable price and with a great team to deliver the job.

next to nothing and went back to King homes about 3 months later. The team were very patient with us coming back to them and we got our design underway. It took about 4-5 goes at reviewing the design back and forth because we wanted to change a few things on their standard home design and also our block has a slope towards the back. This isn't our first home so we know exactly what we want so probably why we took longer getting the design right. This was the hardest part of the process. Once we got that figured out, the team have been great in looking after us. We are cautious because of previous experiences with other home builders but we have felt very comfortable so far. We have built a home before about 10 years ago so we know what to expect and how things happen. The team have been good in organising our colours and getting us underway. We appreciate the updates from the office of how we are going and we feel the entire team is working in getting our home built. Our home is at lock-up stage and it did go up very quickly in comparison to the rest of our street which we are grateful for. Building a home isn't easy for anyone but we are glad we made the choice to build with King Homes. It was the most value for money in the end and we are happy with the level of inclusions and how much we spent for our upgrades. We can't fault the process this far and I have to say the hardest most stressful part for me was the beginning sorting out the design, contracts, finance etc but that's all done now.
