approach played a significant role in our decision to build with Kingsbridge Homes.

Throughout the build, the challenges we experienced were minimal. However, the process was made a little more difficult due to a high staff turnover, as we had three different site supervisors during construction. There were also some delays that appeared to stem from management decisions rather than the on-site construction team.

That said, our final supervisor, Paul, was approachable, responsive, and always willing to listen to our concerns and requests, which made the final stage of the build much smoother. We would also like to acknowledge Tim the painter, who did a fantastic job and was great to work with.

Overall, our experience building with Kingsbridge Homes has been a positive one, and we are very grateful for the finished product.

One small piece of feedback relates to handover day. As a family, we were incredibly excited, even having fun guessing the colour of the bow on the front door! When we arrived and there was no bow, it felt a little anticlimactic. The housewarming gift was also somewhat underwhelming. While these details don’t impact the quality of the home, it’s often the small touches that make such a significant milestone feel even more special.

Despite this, we are truly thankful for our beautiful new home and appreciate the effort that went into bringing it to life.

sold us the dream and even to this day we can visit him in the display home and he is still as warm and welcoming as day one.

As the process progressed, we encountered several challenges, especially during the estimation phase. Pricing often seemed inconsistent and lacked transparency. There were frequent delays in receiving upgrade costings, sometimes taking weeks, which caused unnecessary frustration. This area would benefit from more streamlined communication and clearer pricing structures.

Once construction commenced, we worked with two different site supervisors. Our second site supervisor was outstanding. His communication was prompt and transparent, and he consistently went above and beyond to keep us informed throughout the build. He took the time to meet us on site, walk us through the house, and review our independent inspection reports with us.

Unfortunately, the quality of workmanship did not meet our expectations. Many of the tradespeople appeared to lack the necessary skills and attention to detail, resulting in numerous defects, some of which remain unresolved eight months after handover. Defects included issues with plastering and paint finishes, gas plumbing, fireplace problems, scratched glass doors/windows, popping/squeaky floors, electrical plan errors, non-compliant tiling in wet areas, cabinetry defects, incorrect oven ventilation, and defective exterior cladding, mouldings, paintwork, balcony balustrade and rendering (to name a few).

I took six months of leave from work to accommodate post handover rectification appointments with over 50 different tradespeople attending my house over this time, only to find that many issues persisted, or new ones emerged. We are still working with the warranty team to resolve outstanding matters.

Communication with the contract administration team was also difficult. Phone calls were rarely answered, and voicemails left with reception often went unreturned. Email was the primary form of communication, but responses were frequently delayed. In many cases, a brief phone call would have been more efficient and far less frustrating. Additionally, there were contractual oversights where items were either missed or installed incorrectly.

On a positive note, we are extremely pleased with the final design of our home and the upgrades we selected. The overall aesthetic is beautiful and aligns well with our vision.

In summary, while there were some highlights, especially during the initial sales process and in our dealings with our site supervisor, there are several operational areas that require improvement. Employing more skilled tradespeople to avoid cutting costs, improving communication channels, and providing greater pricing transparency would have significantly improved our experience.

electrical appointment. With our home being on the larger side, we felt that squeezing everything into one day was a bit rushed. It might have been more beneficial to split it into separate appointments to give us more time to make decisions. That aside, we were really impressed by how quickly our home was built. We signed our HIA contract in early September, and just nine months later, our 40-square home was completed which was very impressive.

We had great communication from Lisa in the admin team, who did an excellent job of keeping us updated and organized throughout the process. Our site supervisor, Bob, was fantastic. He was extremely knowledgeable, attentive, and always available to address any concerns we had. Even though there were a few minor discrepancies during the build, they were resolved quickly and professionally. It was clear that Bob and his trades took pride in their work, which isn’t always the case with some other builders.

If we had one area to critique, it would be that we could have used a bit more communication during the build phase, but this didn’t detract from our overall satisfaction. We’re beyond happy with the end result and our new home is everything we hoped for and more. A big thank you to everyone at Kingsbridge Homes for their hard work and dedication!

After a disastrous pre contract experience we were hopeful that things would improve when handed to construction. How wrong could we be? So far they have performed three pieces of work - site cut, retaining walls and slab - all had issues. notified the builder of both of these as they were not supervising and did not notify us. Overall there is a complete lack of supervision of their trades. This has led to the biggest issue to date. They decided to pour the slab on a day when it was 39.8 degrees without notifying us. It was a Saturday, so the site supervisor was not there as he does not work on weekends. The day after the pour a bobcat was on the slab backfilling dirt around the edges of the slab. The slab has significant issues such as bowing, waves, curling and honeycombing, as well as some exposed reinforcement ties. Kingsbridge avoided communication for several days afterwards until the site supervisor admitted there were some issues. They started trying to rectify the issues despite us asking them to get engineering to inspect the slab first. They ignored our request and went ahead with grinding the slab. This was done with no dust suppression and concrete dust was billowing over the neighbours fence causing them to complain. The attitude of Kingsbridge was that it was in the open air and there is nothing they can do. We had already complained to them several times about dust from the site. They also did not think that ‘full engineering’ was required to check the slab and only required for a couple of very obvious issues. Needless to say we did not accept this and have now notified the building surveyor and the engineer. During all of this we escalated to Kingsbridge management who are not responding and ignoring emails. The site supervisor and his manager say they only have to talk to us once a week for an update. They also said they only need to be onsite supervising ‘a couple of times a week’ but in our experience it has been more like once a week if that. Workmanship is appalling, but the attitude and lack of care and customer service is even worse. Avoid at all costs and wish us luck.

During the building permit application stage, I would like to thank Abbi and Jessie for their reassurance and regular updates. They were always friendly and responded to emails in a timely manner, which made the process much smoother.

During the build, we were fortunate to have Emily as our Site Supervisor. She was hardworking, professional, and addressed all our concerns regarding the private inspection reports. She provided regular updates and clearly explained the upcoming stages. Her excellent organisational skills certainly contributed to the smooth and efficient progress of the build.

We have previously completed another project with a different builder, and unfortunately, their aftercare was disappointing. They failed to follow up after defect submissions. With Kingsbridge homes, Emily followed up on defects both in person and via email after the handover. We were very pleased with the level of care and professionalism. The only thing they can improve to this is that they could have more defects fixed during between PCI and Handover. I then don't need to follow up so much after moving in and rush to complete all defects within 3 months.

I even reached out to Kingsbridge for my next investment project. Although they couldn’t assist due to budget constraints, I would still strongly recommend Kingsbridge Homes to anyone looking for a builder. They genuinely care about their clients and take pride in their work.

can be done more cost-effectively after handover. This level of honesty and value-focused advice is not something we typically expect from sales professionals, and it left a very strong impression on us.

That said, we do have reservations regarding Kingsbridge’s requirement for a $5,000 deposit prior to an HIA contract being signed. From a contractual perspective, this is not strictly necessary and places commitment on the buyer without the same level of contractual protection in return. While we understand this policy is intended to protect the time invested by sales consultants, estimators, and the wider team, it was concerning for us, particularly as first home buyers, especially when our solicitor flagged that this practice should not be occurring. This aspect of the process may feel unsettling for buyers who are new to building and navigating contracts for the first time.

Overall, for the pre-construction phase, we enjoyed our experience so far!
