my budget. So I signed and gave a deposit of $2000 and $1500 for custom plans. I still don't know how building companies can get away with saying one thing, and taking someone's deposit and coming back 11 weeks later and the price jumping from $494,000 to $645,000. How the price could jump 151,000 in 11 weeks. I just think that its wrong that building companies can con people like this. I still feel deflated about wasting my time and money on Kurmond Homes, but I give [Name Removed] credit as he is a very good sales man telling you what you want to hear so you sign but each time we spoke about other options the price was always a lot higher on paper than what Scott said to me. I still havent got my deposit back as [Name Removed] did not respond to my message. Be Warned KURMOND is good at putting up the price and excluding things out of the plans like retaining walls. which would have been another $50,000 on top of the building costs. So make sure you really look at the plans. I had to put pre construction as it doesnt have a tab that says, Didnt make it past the 3rd or 4th Tender

had lots of questions but the people in the office were very helpful and answered any questions we had promptly. Morgan, Kelly and Tannii were great. Our SS, Steve, was great. He always returned any calls and answered all my questions with respect and kindness. We built the Aria 38 with some small modifications. It took approximately 12 months from knockdown to receiving our keys. We only had a few negatives, one being the paint work. It wasn’t great and there are flecks of paint on our floors. There were a couple of other finishes that weren’t up to scratch, like the damage to the bottom of the sliding doors and door knobs keep dropping and the locks keep failing. Another was when Kurmond and Thynk terminated their contract and we had to re-pick our floors. In saying that, that it went quite smoothly. Overall we had quite a positive experience with our very first build.

experiencing a few delays and iterations during the drafting of the plan, we are in general pleased to report that our personal experience with Kurmond Homes has been devoid of such issues thus far. With optimism, we anticipate smooth proceedings moving forward.

Throughout the color selection phase, Kurmond Homes' consultants, Morgan and Claudia demonstrated unwavering passion and proactivity in addressing our inquiries, consistently furnishing us with optimal recommendations. It is worth noting that, akin to other builders, certain upgrades were deemed overpriced, while others were perceived as reasonable priced.

As we transition into the construction stage, we remain eager to observe the continuation of this positive trajectory. Now a bit worry about DA's progress, as it appears to be advancing at a slower pace than anticipated. Additionally, we would keep sharing our genuine experiences to aid others who may be considering building with Kurmond Homes when we move to the next stage.

different to the normal house, in say so 7 months is very good ( taking into account the 1 month off over christamas), and the standard has exceed our expectations. The whole experience has had its ups and downs , we intally started in july 2023 , we did have problems with Council approvals (7 month) and 2 christmas so from start to finish was very good timing, and the fact that they used local people to do the work in the house

Our site supervisor, Bryan has been outstanding and the build will be finished early due to his skill and ability in organising trades almost back to back. He is in constant communication with us on the progress and addresses any queries we have very quickly. We have built with numerous other project builders and this is our third time with Kurmond as we found them to be much better than the other 2 project builders we have used previously.

BE WARE of unexpected large price increases – This is the second time we have built with Kurmond. Lots has improved, but one shock from this build is the sheer uncertainty of the pricing. We got a $27k price increase the week before Xmas (in a cost of living crisis), with no warning out of the blue, and then another $57k price rise. BEWARE everyone. build is NOT a fixed price. What's outrageous is the lack of advance warning, and significance of the price increases. If we knew this would be the case, frankly we would have chosen another builder - we have friends building at the same time for the same period and they haven't had a single increase in the same period. We have been left with a very bad taste in our mouth and ground hasn't even been broken yet.

showing our colour inspiration to Amanda, she was very helpful in guiding us to making our colour selections. Our property had certain regulations due to the zoning but with great communication & Kurmonds knowledge we were able to get our Council approvals quickly and seamlessly. We are now currently in Construction and have had great communication with our Site Supervisor. In the Pre construction phase the Kurmond team provided us with excellent knowledge and great inputs in order to narrow down our choices in what features we wanted. In the construction phase our site supervisor Dhaval Patel did a tremendous job on keeping us in the loop, helped us with other aspects of the build of what had to be done and explain things for us to better understand. Our site supervisor Steve is helpful and professional. He explained everything very well and answer all our questions on timely manner though we had site supervisor changed during the construction phase but it didn't affect our communication with Kurmond Homes. From beginning to current stage my experience with them is positive. They completed each construction stages super-fast.

We've really appreciated her assistance and guidance through this initial phase of the process.
