We are so happy with our new home!
Our home builder, Latitude 37 did a fantastic job of making our dream come true. They were attentive to our needs, preferences and budget, and they always kept us in the loop throughout the process. They delivered a design we love, to the agreed timeframe and to a high-quality finish.

Undertaking a new build in uncertain times should have been daunting. We were lucky to have Latitude 37 to work through the process with us.
From the first point of contact to the commencement of the build, we have been guided by a highly competent and professional team who went out of their way to create our dream house. Paul’s design exceeded our expectations; Teagan and the interior design team delivered a stunning concept and the project manager has kept us updated with every aspect from the costings to town planning. We decided to build our dream home after unsuccessfully searching the property market for a new home. A Beautiful Home... Wrapped With Love & Perfection !
We braved all the horror stories of building for the first time and approached Latitude 37.
We met Mary at their Belmore display home, and she was amazing person to deal with. She had a lot of knowledge and gave us realistic budgets for our requirements for us to consider and showed us other projects under construction that met our scope for us to have a good understanding of their finishes and budgets, this was the perfect start for us.

Our brief was to create individual spaces that would suit our busy lifestyle but embrace relaxation that would look beautiful and also be very functional. Chris was amazing to deal with during the design phase as he understood our needs and objectives and presented us with a design that we instantly fell in love with. He also guided us through the design phase to help minimize the costs where it was not adding value and vice versa. Latitude 37 offered us a draft design along with indicative cost of the build for just a $1000 commitment from our end, which shows the confidence they have in their work, and it was money well spent for us. Once we agreed to proceed with L37 for our build, we were handed over to a Project Manager Steph. She was just an outstanding addition to our journey. She made sure everything was looked into with minute detail and turned things around very quickly and gave us a lot of confidence all along the way and addressed each and every concern of ours. We had our moments with each other when the costs kept creeping up, but she kept her cool throughout the process and gave us alternatives to consider at all times. Great experience building with L37
We started our build early 2021 and despite the covid lockdown L37 managed to finish and handover the home right before xmas 2021.
The team are professional and the entire building process was pretty smooth. We had a few minor variations during the build and were not charged admin fee for those which is good. A big shoutout to our site manager who kept us updated during the build by giving us weekly phone calls and sending photos, he also made some suggestions that improves the look and feel of the house.

Latitude 37 met and exceeded all of our expectations delivering an amazing home.
We moved into our architecturally designed custom built home in late November.
Our home was finished on time (overcoming a 2 month delay during Covid) and on budget with minimal defects.
Starting with our design brief it was always going to be a challenging design and build. Our block fell 3 metres from back to front and 1 metre across. Over 3 years with L37, 3 weeks before handover - we've had a ball!
We’ve been with Latitude 37 for over 3 years - from our Architect Brief discussion, through our custom home design, planning permit and construction. Right now, we are about 3 weeks from handover.
It’s been a long hard journey and we are still talking and on friendly terms. Let me tell you what they had to deal with:
- Small triangular block of 350sqm, neighbouring with crown land. Nothing “standard” would work.
- Two huge gum trees we had to protect in the front. They needed 11m radius protection. They took almost half of our small block out

Worst builder and bad after build customer service
Our balcony starts to leak into our living room due poor waterproofing. When we contacted L37, staff called me a goose and accuses me causing the defect. L37 also send us a bill of $955.00 for inspecting the leak. L37 refuse to fix the living room ceiling damage caused by the inspection staff member. I will be thinking twice before using this builder☹️☹️

As the owner we had nothing to do with the putting a screw through the waterproofing membrane, it's your contractor who did this. Sad to see another builder trying to escape their warranty by blaming it on the owner. L37 also use standard and tolerance to escape from poor workmanship!☹️☹️Amazing experience. Would not build with anyone else!

Our building supervisor Lorne was extremely accommodating, highly approachable and always a phone call away to offer advice, answer all our questions and explain all stages of the building process. His attention to detail is exceptional and we honestly could not fault his professionalism and extensive knowledge. Our 90 day inspection is due in a month and there are only a handful of small, non significant touch ups that need to be fixed. And a couple of little hiccups we encountered soon after moving in were met with prompt action and fixed without any hesitations at all, showing us yet again how much Latitude 37 Homes value their ability to provide quality product and services. A true 5 star builder
Our home was built by Latitude 37 almost 5 years ago. Our front facade tiles started showing problems 10 months ago and we informed them about the problem and were referred to 48 degrees - the maintenance support team. After having proven that the root cause of the problem was caused by the builder, they agreed to rectify the problem . The rectification was carried out efficiently and smoothly. Big thanks to Sarah Haldane of 48 degrees who was always so friendly and efficient and arranged everything.
This is a builder who stands by their brand. well done La 37! I would definitely recommend them as a builder.

Hi- we built a home using latitude 37. Handover was 12 SEP 2017. What structural warranties (including plumbing warranty) does Latitude 37 offer?
I cant find any of these details it in our contractual documents.

Latitude 37 - by law - provides the Statutory Warranty of 10 years from the date of Practical Completion on any items deemed to be Structural. Non Structural items are governed by the VBA Guide to Standards and Tolerances and could be up to 2 years (depending upon what the item is). Has Latitude 37 got an answer for me. How could this happened. First day moving into my new house after the landscape was done I checked the water tank. I have seen dirty water in the toilet before. I found the leaves trap on top of the water tank broken at the rim and the mesh badly damaged, obviously done quite a long time ago. The plumber checked and there was no pump in the tank. The water pipe going into the tank was folded onto itself and taped together in quite a professional way. Obviously removed by a plumber needing a ladder to get up there to remove the pump.
Two days later on a hot 40 degrees day the new evap cooler failed to work.
The next day one of the new toilets blocked. Lat 37 blamed me for using too much toilet papers and blame the landscaper for putting dirt into the pipes!!
The week after, hoping to find something positive about my build I found the ceiling over the alfresco starting to sag and crack. I am trying hard to find something, anything built by latitude 37 that is done right first go.
Definitely not the gutters. Not the down pipes. Not the walls. Not the windows. Not the flyscreens. Not the doors. Not the slab.
Not the plaster ceiling. Not the floorboards. Not the sliding screens. Not the kitchen tap. Not the kitchen exhaust. Not the basin taps. Not the oven. Not the light switches. Not the evap cooling. Not the hot water system. Not the water tank.
Arrrh.....the carpets. They were put in fine. But only found out later that the carpet company refused to use the underlay that lat 37 charged me a lot to upgrade. Why. The quality of this expensive upgraded underlay was still too poor for the company to deal with.
Is this what Latitude meant by great homes happy clients.
It was my last site manager who ignited this whole mess by refusing to build a retaining wall that Latitude 37 had already taken money for. The same person buried my front porch under concrete. The same person covered my featured laminated timber beam with concrete on his own initiative. The same person who begged me to back signed stage inspections yet refused me entry into my own home. The same person repeatedly reported to his senior that the house was completed when it was not. The same person who offered to do private discounted work on my house but please keep this quiet he said. He offered to tile my shower with mosaic tiles from his home for a reduced cost. He offered to paved my alfresco for a reduced cost yet Lat37 refused to do the same because their previous work in this area failed badly. The same person who put on my site buildings materials that were not to be used on my project.
Yes. This same incompetent, untrustworthy site manager was now assigned to look after the maintenance services of my house. Is this for real?
It this how Lat 37 gets back at clients who complain about their bad builds?
Sorry to hear that. Which means how important a good site manager is! I was so lucky I had him for my last site manager. Even just had for 2 month. He just bright my life. We still keep in touch at the moment. Even now, every time I send him a photo with faulty. He just call his trades come and fix straight away. Very reliable person.

... Read more leaked because you decided to install a TV Antenna Cable across your deck and secured it by hammering nails right though the waterproofing membrane. Water leaked through those puncture points and caused the plaster damage. Your repeated attempts to hold us to ransom to fix this issue were unjustified as they were directly caused by your actions a long time after we had handed the home over to you. Latitude 37 finds it extremely distasteful that you have decided to use Social Media to try and get your way whilst not acknowledging the facts. Very disappointing. For anyone reading this post, I urge you to be mindful that there are people out there who think that it is OK to use Social Media platforms like this to get what they want when they don't like the facts.
