Yes, there are always going to be mishaps when building, but when you look back on it now, we are happy for the experience, and know only to well, that nothing is ever going to run exactly how you want it to. We encountered a couple of slight problems before the build, but L37 always had an alternative to the issue, and we couldn’t be happier with the outcome.

Even to this day, if we have an issue, and they are only minor ones, a simple call to our Site Manager, Adrian, and everything is sorted straight away. We can’t thank Adrian enough, for his expertise during the build, and for his “If this way my house, this is what I’d do” attitude, as this is what we asked of him from the day we met him.

To all the staff, Adam, Kaeli-May, Ashlee, Mick, Craig and Adrian, we can not thank you enough for building such a beautiful family home the way we asked. We could have decided on a lot of volume builders, but to pay the extra money and have a custom builder like L37 on board, was the best decision we ever made.

Worst builder and bad after build customer service – Our balcony starts to leak into our living room due poor waterproofing. When we contacted L37, staff called me a goose and accuses me causing the defect. L37 also send us a bill of $955.00 for inspecting the leak. the communication. One hiccup is that we did town planning ourselves and were complete in less than 6 months which we heard was unusual to be this fast and Latitude were not ready to commence once receiving the approval. However, within 2-3 months they commenced in Oct/Nov '23 and we moved in Oct '24 so less than 12 months if you consider Christmas. Similarly, throughout the build process, the quality, communication and the speed of the build was excellent. Overall, we had reservations like most first time customers going on the journey of building their forever home but from the outset they were very clear and regular in their weekly communication. One negative is the turnover of site managers which we had five different site managers - however have come to understand this is the nature of the industry, and let's be honest most industries struggle with turnover. Nevertheless, Latitude never missed a beat, consistently meeting all their milestones without any delays. Once moving in, there were only a handful of defects, which they attended to very quickly and reiterating the overall quality of the build has been very high quality and could not fault much at all. although there is still much to be done and actions to complete, as a family we are already loving the home. The layout is highly functional, the house (although smaller than the volume build internal living we had planned in the first place) feels spacious particularly with the high ceilings and thoughtful, customised design, and the interior selections have many touches that give the house a wow factor. There were frustrations and difficult times, as is expected during a project of such complexity, with many contributors and variables outside people's control. Mistakes will happen. We would have liked the house to finish even faster, although it was complete ahead of the contract period and 13 months after construction commenced. The L37 team that we worked with along the way largely showed patience, attention to detail and strong communication in working through all the elements of the project from the design and documentation phase, choosing interiors, contract signing, variations and the many stages of the build itself.

A special call out to: • Chris in sales design who gave us confidence to take the leap, signed us up and worked on our initial design and kept it all within budget • Paul who put it all to paper, taking on board our feedback, keeping within budget, and putting his talent to work in the various design elements • Teagan and Paulo who worked on the interior design, colours, textures, and told us when things would and wouldn’t work • The many people behind the scenes who were doing QC checks and countless other pieces invisible to us • Laura our superstar construction support manager who has so much detailed knowledge and an excellent memory, and Chris our always calm and cheerful site manager. Both Laura and Chris took countless phone calls and showed incredible grace, professionalism and forbearance when challenges came up. Coordinating a build and the surprises that come with it is not for the faint hearted and Laura and Chris stayed calm, kind and communicative through it all.

An organisation runs well because of good systems and good people, and by and large, L37 has both.

A good builder, some advice for those on the way – We’ve been with Latitude 37 for over 3 years - from our Architect discussion with Chris, through our custom home design, and construction and post handover. Right now, we are 12 months after moving in. It’s been a long journey, through covid lockdowns, and on reflection I'm quite satisfied with result because in the end it is a group of people… Read more ·  1

trying to do their jobs. Some were fantastic at their jobs and the end result wasn't what I expected but it is still a very decent product.

During the design phase, L37 changed our project manager 3 times. This manager is crucial as mistakes in this part will be felt later down the track. The first two they both simply rushed the process, especially the cabinetry and electricals to get contract sign-off. In the end, I think the interior designer and cabinet makers missed details that I simply did not have knowledge to provide (e.g. who would know laminate products do not have ABS edges for substrates beyond 40mm thickness) and we missed out on small but crucial detailing that ended up costing thousands to change or not be changeable at all. L37 most likely gotten better designers/cabinet makers since but I would recommend asking for shop drawings if you have appetite to care and check the details. It is a similar story about the electrical design, modern homes have way more complexity in the media/internet/audio setup and the designers this was outsourced to simply were not able to deal with the attention to detail required and shunting design review over and over again through the PMs that just want to move you to sign is not great. Happliy I believe L37 has since moved on from L***.

On contract signing, it's worth having a conversation with Doug, he's aggressive but competent so go prepared. Construction started in Feb 2022 with a 15 month completion, we completed slightly over time. Again this was coming out of covid so it was to be expected.

Site managers are absolutely crucial to the quality of the end result, otherwise as the buyer, you're working overtime to fill the gap. We had 4 site managers. Some were good, one was a real let down. We had Michael+George to start with slab + framing. Michael was great guy easy to work on things, a few small mistakes but easy to resolve. Recommend getting camera recordings off the plumbers as any concrete in pipes are hard to fix later. Frames can get mouldy if left in rain, again not the end of world, but have a peak at the site will tell you where the site managers have left things sit. For cladding, roofing: L***e - was complete underwhelm - installed hvac unit in wrong area for example, made changes to hvac without contract sign off etc, good thing this person left as the mistakes were annoying to resolve later on and led to compromises. Again L37 were good to come to the table and issue by and large rectified.

Joe finished off the build, he's an absolute gun and a very experienced site manager. Whilst at the time he seemed to be quite busy with concurrent other builds, he did his best to attend the details and got around to fixing a lot of the issues. Custom builds are pretty complex things and I learnt that a lot of small mistakes can cascade but as long as it's caught and discussed in time it's usually simple to fix. When it came to handover Joe kept his word but he will also stick to the word (of the contract!) so be sure to check everything is in order or is going to be on the Post Handover Undertaking.

Georgia was the construct PM and really great, she was a bit in the background at the start from my perspective; she then started to get a lot more prominent as the contract changes start to flow during the build. Detailings changes to cabinetry and organising pricing - very good communicator. Towards the end and past the handover she assisted us in getting a great outcome with issues with ovens. The sort of 3 way contract bt E&S/installer/L37 and you can imagine things getting pretty messy - she was able to seek a fair outcome for her customers and really deserves a shoutout for going the extra mile but also steadfast attention to detail over the term of the project.

Post handover experience has also been really great and I did not feel like just being left high and dry (mostly). Whilst I highly recommend paying very close attention to the PSU though as it is another (minor) but important contract. The maintenance crew 48degrees & Sarah have really decent trades and did some fantastic work - my balustrade issues were very complex to fix made even harder with furniture and kids to protect. As part of the package I think future buyers should enquire about the after handover service as, if it is retained, then just adds to the whole package.

It takes at least 3 calls and numerous emails to get any response. You then endure sub standard fixes until after months of negotiation it is fixed. The mental and emotional energy needed to deal with this company is exhausting. You almost want to give up. Perhaps that is their aim. It took over 2 years to get one issue resolved. I can't comment on what Latitude 37 was like to deal with in the build phase, but the after care is appalling.

====Strengths==== * Genuine custom builder - mostly able to choose anything during the design process (subject to Australian building standards)

* If you get the right L37 staff, they are very very knowledgeable and good and great to deal with

* Some of subcontractors are very good - carpenter, painter, floorboards, plasterer

* Some of the L37 staff are very good - concept designer, stage 1 site supervisor

====Challenges==== * Staff turned over lots, and they don't tell you when someone leaves, so every now and then, I ended up emailing the old person for a couple weeks after.

* No handover of data when staff turnover. Basically have to re-explain everything. The new staff didn't have access to the old person's emails.

* Some of the subcontractors not as strong as others - cabinet maker, carpet, electricals, aircon/heating, post hand over maintenance, plumbing.

* Some L37 staff aren't as strong as others - stage 2 site supervisor, project managers

====My learnings for others looking to work with L37==== * They will not allow your own trades on site pre handover. I wanted a better electrical data and sound contractor who does work for other builders, because the L37 contractor couldn't lay some of the data / sound cabling that I wanted. And even though my contractor was happy to do the safety inductions etc required, ultimately L37 still wouldn't allow it. This is understandable so isn't a criticism of them, just something to be aware of, because the L37 sales person said it was possible early on.

* DOCUMENT all verbal discussions and email it through as proof of discussions afterwards. Especially pre contract signing. Help with managing knowledge gaps when their staff turns over too.

* CHECK COSTINGS whenever the scope is changed. A few times, the costings were not correctly updated when the scope changed (since it's all manually done by hand by L37). eg for me the costings didn't initially get reduced correctly when the central heating was removed.

* CHECK DESIGNS and all that prior to contract signing. All measurements, every page, all little pieces of text in the margins of the design. If something isn't written then it will not be done even if it was verbally discussed. Sounds obvious, but although they are a custom builder and their marketing makes it sound like everything is flexible, this is only for the design phase. As they subcontract everything out, once you sign the contract with them, they are more like a volume builder and will hold you to the exact letter of the contract. Even moving a power point is not possible without a formal variation. This isn't a criticism of them, it's more that because engineering, interior design etc is all subcontracted out, it is very easy to overlook some things. And don't feel bad to keep iterating versions of the design if there are mistakes or issues with it - sometimes I felt bad because the design/engineering is subcontracted out and the fixes get dragging out the process.

* USE an inspector. The inspector found a lot of stuff. Mostly very minor but did find a few that I was glad was found.

* CHECK and PUSH them very hard to fix their a mistake in the build. EVEN bring a tape measure to the in person site inspections. I regret not pushing harder to fix mistakes that we found they made - eg type of drainage in the shower, a microwave space that cannot fit a microwave, a table benchtop that was visibly sagging.

* DON'T just auto accept variations. Just like they don't accept any variations unless you pay extra, you shouldn't auto accept variations either. They tried to put a variation for costs for extra electrical work due to the laws changing that they didn't price into the contract. But I researched and found out that the law changed before I signed the contract, so it was L37's fault that they didn't cost it in.

* Get the basic landscaping done with L37 (anything that impacts the ground). I tried to save a few dollars but in hindsight that was a mistake because of some issues: 1. the outside ends up pocketed with lots of rubble/concrete. 2) They lay the external pipework based on the non landscaped ground levels. Because I had a sloping block, this meant that the high pressure gas pipe is actually now exposed at ground level post landscaping for the driveway slope 3) There was major outdoor drainage issues from a retaining wall that they put in, that cost me $10k to resolve because they said that drainage wasn't their responsibility and it was hard to fix after the fact.

Make sure you check if they are actually installing the same thing as in the contract – Been living in the house for more than 8 months already, I think it is fair to give my review now. I have to say that Latitude 37 does provide good services, but unfortunately, they also do team up with extremely terrible contractors. It is a good house if compare with volume builders like Metricon, but we didn't pay the same price as those… Read more

volume builders, we paid so much extra that actually over 20K per square, so we are expecting something better. But instead we get:

Water leaking problem with toilet, ceiling, etc, and it took them quite a few visits over the past 6 months to fix all of them. Took them 3 months to fix my front door that leaks oil every time we open it. Took them quite a few visits to fix my sliding door that don’t slide all the way back. We have to chase them to get them fix all the heavily creaked architrave and Skirting. And the funniest one is that they put one power socket behind the drawer of walk in rob.

But the worst one is that recently we found they put low end access points for both downstairs and upstairs instead of the high end one that’s in our contract. This kind of cheating is what really triggered me to leave a bad feedback. As an IT professional myself, I never saw any IT company dare to do this kind of things. This is a new low, and makes me not trusting them anymore. I know it might be again their contractors fault, but I am really sick of them team up with those horrible contractors, it feels like they just don’t care and hope their customer never find out.

presented with a design that needed very little alteration. There were a couple of bumps along the way, which given the complex nature of what we were doing, understandable. Chris Van Suylen was our Project manager, who was excellent to work with, he communicated constantly with us, was very easy and understanding when the there were Building Variations, either on our side or theirs that needed to be discussed and agreed upon. Prior to this we had a great experience with the design team who were able to interpret our brief and design a beautiful home that met our expectations. Noting, the allowances in the initial quote weren't generally enough, even though we were strict with choices and finishes. Two flaws in the process. 1. L37 didn't check the neighbours window and marked it as "not sited" which caused problems and required amendments to be made to the plans when the neighbours would not provide consent to the proposed design. This caused avoidable delays and additional costs for retaining walls, as the house needed to be repositioned on the block. 2. L37 struggled to get their heads around energy efficiency measures (we've lived in too many drafty/too cold/ too hot houses). We had commissioned a review and report on the proposed design by an independent expert that included air-tight measures and a different approach to ceiling insulation (most of which are very common overseas) but L37 were generally unreceptive to our requests. We did finally get thermally broken windows but the processed demonstrated that (outside of meeting the current star rating requirements) innovation in energy efficiency was not L37's wheelhouse or interest. I did have one unpleasant conversation with L37's owner about one issue during the build process, who, from my experience, doesn't appear to be skilled in dealing with customers in a courteous or considered manner. Overall the we are happy with the choice to build with L37. The team were overall very good, particularly with our site supervisor, project manager and interior designer.

And the team of interior designers made that part of the process so straightforward, coming up with a beautifully cohesive interior design style for our home. They managed all of this extremely well despite the challenge of project designing through COVID. At all stages Chris and the design teams listened to what we wanted, and always made it better! Our design and project managers Stacey and Georgia were fantastic communicators, always responding quickly to any queries we had.

Our build, as with all custom builds, had aspects that presented challenges through the process but Rick, our incredible site manager through the latter part of the build, always had a perfect solution. A special shout out to Rick who was an unwaveringly positive person to work with, and his dedication to building excellence has absolutely taken our home to the next level! Rick and the Latitude 37 team work with an excellent group of trades - everyone who worked on the build were lovely to deal with.

All of the people we have had at the house since we moved in have all commented on how well it fits in with the neighbourhood and how beautiful the design of the home is - from the majestically high ceilings to the spacious kitchen, the living areas, the light, and the feel. Even people passing by in the street have often stopped to comment on how lovely our home is.

He always worked in our best interest, overseeing that work was carried out to a high standard, transparent with issues and fantastic at problem solving and always called it as it was.

The planning, design and building processes are all well structured with clear communication to make sure you always know what stage you are at (special call out to Maily who always dealt with our thousand questions instantly!).

Right from the get-go we found L37 to be a true custom builder as they nailed our brief by turning it into a design with no flaws in it. Our brief was to create individual spaces that would suit our busy lifestyle but embrace relaxation that would look beautiful and also be very functional.

Chris was amazing to deal with during the design phase as he understood our needs and objectives and presented us with a design that we instantly fell in love with. He also guided us through the design phase to help minimize the costs where it was not adding value and vice versa. Latitude 37 offered us a draft design along with indicative cost of the build for just a $1000 commitment from our end, which shows the confidence they have in their work, and it was money well spent for us.

Once we agreed to proceed with L37 for our build, we were handed over to a Project Manager Steph. She was just an outstanding addition to our journey. She made sure everything was looked into with minute detail and turned things around very quickly and gave us a lot of confidence all along the way and addressed each and every concern of ours. We had our moments with each other when the costs kept creeping up, but she kept her cool throughout the process and gave us alternatives to consider at all times. The documentation was thorough and had every detail specified regarding the build to ensure we get the expected product in the end.

Latitude 37 also offers an interior designer to assist with all the interiors of the house. We had Janine assist us with all the detailing and I must tell you the way Janine presented the detail to L37 and the way it was executed was next to none. I cannot thank Janine enough for showcasing her amazing skillset on our home.

Now comes the fun part when the build starts, I was very nervous to meet our building supervisor, as a good supervisor can make miracles happen on the ground and a bad one can ruin it all. George was the man responsible to convert our dreams into a reality. He had only been with L37 for a month, and this was one of his initial projects with them which definitely made me uneasy. In the very first meeting he made us feel very comfortable and explained his entire process and gave us a roadmap on the journey. George would by default call every Friday afternoon to advise on the things that were completed this week and the plan for next week throughout the building process. This call was so informative that we knew exactly what was happening with our project. He showed us through the house at every important phase of the project as was always open to feedback. Every time I asked him about the handover date, I still remember his quote "I am not here to build the quickest home, I am here to build the most beautiful home for you" and yes, he did. I can't thank God enough to have sent George our way to help us make our dream come true. Even now post construction he is doing everything possible to help us with little things to ensure we are completely satisfied.

Latitude 37 started our project in July 2021 and handed it to us in Aug 2022 and continued to build all throughout the peak of Covid and delivered an amazing, quality product to us 2 months before their deadline and I don't think we can ask for anything more than this. The home feels like a resort and we have been enjoying every bit of it thoroughly.

We sincerely thank the entire team at Latitude 37 for the wonderful workmanship, commitment and dedication they have showcased in helping us build the house of our dreams for our family of four.

This was addressed and managed smoothly from the start. We made a few changes to the original design- some increased the cost slightly, some reduced the cost slightly. So overall, the cost of the build was almost exactly what had been quoted. We can not think of a single thing that could be improved, as we were provided with a beautiful, modern, incredibly functional, high end home, as was promised. 350sqm, neighbouring with crown land. Nothing “standard” would work. - Two huge gum trees we had to protect in the front. They needed 11m radius protection. They took almost half of our small block out of the possibility to build on. - Due to the block under 500sqm we had to go through the planning permit process with Boroondara council. If you’ve ever been through one of those, you understand the pain we were embarking on. - And the last, but not least, we lodged the planning application in February 2020 – just before Covid hit.

During the design phase, L37 changed our project manager 3 times. Every time a new person introduced themselves as a new PM, we shivered – but to our surprise and amazement, they kept going as if nothing changed. Communication, professionalism and genuine interest in delivering what we really wanted never wavered.

Going through a planning permit is painful enough but doing it when a worldwide pandemic struck, that takes some guts! Not only L37 guided us through the whole process, but they also even negotiated an arrangement with the council to speed things up.

Construction started in April 2021 with an end date of the middle of June 2022. Our site manager Joe has been managing the construction since day one. When we first met, he insisted that if we are not sure about something, anything, or if we want to ask or discuss anything, just talk to him. It’s been 13 months into the construction, and he’s been true to his word. It’s been a pleasure to work with him. He's always been there for us to guide us through the construction with minimum stress. Again, construction continued through Covid and lockdowns, shortages of supplies and who knows what. They even had to close the construction for a couple of weeks – just to turn up again afterwards and continuing.

Did anything go wrong? Sure! Somehow, the frame for the roof in the front was built completely wrong. As Joe put it – “in my 30 years in the building industry, I never built a house with so many corners!” Our house is on a small triangular block of land and only one room in the house is a rectangle. Every other space and room is all shapes and sizes, including a curved wall. Not trivial.

From our end, we missed a few things. We thought we are getting one thing but got something a bit different. Things get lost in translation between initial conversations and final plans and contract. I went through the final plans maybe 10 times before I was satisfied that all the details are correct. It’s an exhausting journey – but absolutely necessary. I still missed a few things. Fortunately, nothing major.

The finish date of the construction got postponed partly due to the changes we requested and partly because of the turmoil with material shortages in 2021, to the end of August 2022. Our handover date is currently scheduled for 30 May 2022 – so ahead of the original plan, and 3 months ahead of the adjusted plan.

We are a few weeks away from moving into our new home. It’s been an exhausting adventure! We are very happy that we chose Latitude 37! Thanks to Latitude 37 and all the people we dealt with since the beginning more than 3 years ago we got here! We are very happy with the result. Joe made friends with many of our future neighbours walking past admiring our new home.

Thank you L37 and everyone who worked on getting us here. We had a blast! We could hardly give you a more difficult task and the way you handled it deserves a standing ovation. Thank you.

The challenges brought on by the constant lockdowns did not affect their professional approach in ensuring our requests to make slight changes during the build (and there were many as I kept changing my mind) were always met to the best of their abilities. Our building supervisor Lorne was extremely accommodating, highly approachable and always a phone call away to offer advice, answer all our questions and explain all stages of the building process. His attention to detail is exceptional and we honestly could not fault his professionalism and extensive knowledge.

Our 90 day inspection is due in a month and there are only a handful of small, non significant touch ups that need to be fixed. And a couple of little hiccups we encountered soon after moving in were met with prompt action and fixed without any hesitations at all, showing us yet again how much Latitude 37 Homes value their ability to provide quality product and services.

We could not be happier with our new home, and would like to take this opportunity to thank everyone at Latitude 37 Homes who was involved in giving us a beautifully designed and built home that we absolutely love. up to date with progress on site. As with all builds there were some challenges along the way, but solutions were found and implemented. Latitude 37 also found opportunities to optimise the design and add new features which enhanced the build.

Our site manager was fantastic. In the brief windows of lockdown reprieve, he facilitated site visits and spent considerable time reviewing construction. In the post-handover period, we have also met some of the tradespeople who worked on our home. They have also commented on how good it was to work with the site manager. (In contrast to other builders where the site manager approach resulted in lesser quality results). In a home walkthrough the attention to detail from the site manager was incredible. Items not up to Latitude 37 standards were identified for rectification. In most cases, we had not noticed the defect.

Yes, there were some minor supply issues on internal fittings. However, it was evident that Latitude 37 have great planning and relationships with suppliers which minimised impact.

The only issue that presented a challenge was NBN. The pre-existing home had been demolished. During this process it appears the NBN modem had not been returned to the company. The return of the modem starts the process within NBN that signifies missing equipment from the location and the site is not NBN ready. So, at handover our telecommunications retailer and NBN believed the site was fully NBN ready. It took a month before the issue was rectified and NBN infrastructure and equipment was installed.

We wholeheartedly recommend Latitude 37. They are a quality and client focussed company. Everyone we met from the company embraced this value.
