the early stages of choosing and planning our home and made the beginning of what can be an overwhelming process feel much easier.

I would also like to thank Shayle Martin, our initial Construction Coordinator, for her assistance and communication as we moved from the planning stage into construction.

The initial phase of construction was unfortunately impacted by significant rain and weather conditions, which naturally caused some delays. During the middle stages, there were also some construction errors and challenges that slowed the progress of our home.

This is where I especially want to recognise our Site Supervisor, Jon Vilo.

Jon stepped in, picked up the issues and took responsibility for getting things back on track. What impressed me most was the way he treated our home as though he was building his own. He didn’t simply try to get the job finished — he genuinely cared about getting things done properly.

Whenever something wasn’t right, Jon worked to find a solution and have it corrected. His attention to detail, communication, professionalism and personal commitment gave us confidence during what could otherwise have been a very stressful stage of the build.

There were challenges throughout the journey, but Jon’s effort during the later stages completely changed our experience. Watching him take ownership of the home and push everything towards completion made us appreciate how important a great Site Supervisor really is.

A house can be built from plans, bricks and timber, but the quality of the journey depends heavily on the people behind it.

If I ever build another house, I would want Jon Vilo as my Site Supervisor again without hesitation. In fact, every house I build in the future, I would want Jon looking after it. That is probably the highest recommendation I can give.

A massive thank you to Jon Vilo, Shayle Martin and Anne Magge for being part of our first-home journey and helping turn what started as plans on paper into a place we can finally call home.

As a warning to prospective clients, you will likely struggle to reach anyone in the pre-construction team. The lack of communication and accountability raises serious questions about how this part of the business is being managed.

Many people choose Masterton believing they have found the right builder to bring their dream home to life. However, after personally enduring more than 18 months in the pre-construction phase, I can confidently say that this has not been my experience.

My overall experience with Masterton can only be described as unsatisfactory due to ongoing concerns regarding communication, customer service, and warranty rectification. Requests for information and updates frequently went unanswered or were not addressed within a reasonable timeframe, resulting in unnecessary delays and frustration. Several items included within the building contract were never completed, and a number of warranty defects reported following handover remain unresolved more than 18 months after being raised. While written assurances have been provided on multiple occasions that these matters would be addressed, the required rectification works have not been completed. In my view, Masterton has fallen well short of meeting its obligations in relation to customer service, defect management, and the timely resolution of outstanding warranty matters. Prospective clients should carefully consider these issues when making their building decision. Based on my experience, I would not recommed!

dealing with Masterton. Building with them was the most stressful, expensive, and traumatic experience of our lives. We had carefully saved enough money to cover eight months of rent while building so we wouldn’t be paying rent and a mortgage at the same time. Those savings were completely wiped out while we were trapped in pre construction delays and disputes. The stress during this phase was so severe that I ended up hospitalised. If you are considering building with Masterton, go in with extreme caution. Despite having agreements in writing, Masterton repeatedly refused to honour them. We received variations that were either unnecessary, incorrect, or contradicted what we had already agreed to. We were told our site contained rock and were pressured into adding a provisional allowance for rock removal. Our developer’s site classification report showed otherwise. When we personally attended the Warwick Farm office and showed both reports to the manager, he confirmed our developer’s report was correct. Shortly after, we were told Masterton would not warrant our slab unless my husband cut the block to a different level than the agreed level—something we already had approval for in writing prior to contract signing. We were then forced to sign a $5,000 variation for spoil removal, or our build would not progress. At that point, our savings were already gone, so we had no choice. At the end of the build, we were hit with an additional $3,500 spoil removal charge, again contradicting our written agreement. Masterton refused to hand over the keys until we paid. They were fully aware we had already given notice on our rental and had no alternative accommodation. We later submitted a formal complaint to their legal department. As expected, responses took weeks, required multiple follow ups, and ultimately ended with them refusing a refund—despite acknowledging the written agreement. Errors and unauthorised changes were a constant issue. After a minor plan change, Masterton’s draftsperson altered our alfresco doors without permission, changing two large four panel doors to smaller three panel doors that opened incorrectly. We only caught this because we requested a window quote while questioning BASIX costs. This occurred despite us requesting written confirmation that no other plan changes had been made. Communication was appalling. When emails and calls were ignored, we were forced to repeatedly attend the Warwick Farm office in person just to get answers. My husband and I each lost over a week’s wages taking time off work to chase issues that should never have existed. Immediately after signing the contract, we received a $7,000 post contract variation for extra slab plumbing—for a slab type that wasn’t even in our plans. Questioning this saved us $7,000. BASIX and NatHERS were another nightmare. Before signing, we were told BASIX would cost around $5,000. Our first variation came back at $28,000. After demanding copies of the reports, we identified multiple errors that saved us nearly $9,000, including missing our 10.3kW solar system, incorrect flooring, and an unnecessary $3,800 hot water system upgrade. We later discovered Masterton uses Fry’s Energywise for BASIX and NatHERS reports. Over seven separate NatHERS reports, it became clear that expensive materials were repeatedly specified instead of using the software properly to achieve compliance at lower cost. Given Masterton’s margin on 7 star materials, there was no incentive to minimise costs for the client. Final advice: Question every single variation charge no matter how small. Request copies of you Basix and Nather’s reports and check they have used all the correct materials and request the window and door glass quotes to ensure you’re getting what you’re paying for. Request the site classification reports and check every plan revision line by line and never assume written agreements will be honoured. Building with Masterton cost us financially, emotionally, and physically. We would never choose them again. Everything outlined above relates solely to the pre construction period. I may wait another six months before writing a review of the build process itself. We are still waiting for our 90 day maintenance defects to be rectified, so the outcome remains to be seen.

However, once construction commenced, our experience changed completely.

From the moment John Coorey took over as our Construction Supervisor, the level of communication and professionalism was exceptional. John provided regular updates by both phone and email, so I always knew exactly where the build was up to without having to chase anyone for information. The communication was proactive, consistent, and gave us real peace of mind throughout the construction process.

The quality of the build has been excellent, and John has been fantastic to deal with. His commitment to customer service didn't stop once we received the keys, he has continued to be responsive, helpful, and willing to assist with any questions we have had. Janie has also been wonderful to work with and has always been approachable and supportive.

While I believe there is significant room for improvement in the pre-construction administration process, particularly around communication and managing cost variations, the construction phase more than restored our confidence. The professionalism, transparency, and customer care demonstrated by John and Janie made a real difference and turned what had been a frustrating start into a very positive overall building experience.

Mary Ferreira from Masterton Homes provided outstanding warranty service and was a pleasure to deal with. we hoped due to staffing issues resulting from the effects of Covid. However we ended up with an excellent design. The cost, even when considering its custom design, extra engineering considerations and the position in a marine environment was reasonable. There was a small price increase after going out of contract but overall we were happy with the cost, especially as it was at time when materials were increasing in cost due to shortages and supply issues. Over the course of the build we had 4 different supervisors on the job which cased some delays and one supervisor, no longer working for Masterton, was extremely slow and caused some serious issues with the build. Subsequent supervisors were excellent, namely Rick and Matt who pushed the job along and fixed all issues that had been caused by the previous supervisor. Adam was also on hand, in his no nonsense manner, to supervise all aspects of the build process. The build took longer than expected but the result was a well build, solid home we are extremely happy with. Throughout the job Mitchell was always on hand and quick to respond to any concerns or questions we had. He went out of his way to sort out any issues and was always easy to deal with. He helped us to get the build result we wanted and we enjoyed our interactions with him. He never let us down when it came to the process of getting the Occupation Certificate after handover. He worked tirelessly when the Council made several mistakes which delayed the process, but he and the team at Masterton had our backs and finally we were issued the OC a year after handover. A special mention goes to Brooke in the office who was patient, efficient and very pleasant to deal with throughout our Masterton experience. She was always quick to respond and we had full confidence in her to deal with every aspect of the admin and compliance of the build. The post construction team were also excellent ,namely Cheryl who dealt quickly with all post handover issues. Would we build with Masterton again? Yes we would and although early on we may not have given that answer, we were extremely impressed with that way that Masterton stuck with us, fixed all issues, and pushed to get the OC long after the build was finished. Masterton are a quality project home builder we would trust again with our next build.
