came to design and materials. They were also very transparent on pricing considering they build custom homes and there were no nasty surprises during the build. Whatever little extra cost we incurred were all logical . We wanted to give a special shout out to our site Supervisor Ethan. Ethan has been a joy to work with. He is passionate about his job and he knows what he is doing. You can tell he cares for his role and the company. Not once in the entire 10-11 month building journey have I had any issues with Ethan or Meridian homes. I remember telling Ethan early on that , “Mate I will trust you to do your job as I am not a builder and not nit pick on things. As long as you deliver properly what’s in the contract and keep me updated, I will be happy”. And boy did he deliver. Answered or responded to every message and call. We did detailed walk throughs after every stage of the build and in between. He has addressed every single issue I brought up with him , even when at times I may have forgotten about a little issue. Even after handover where most builders would just refer you to the after care team, He personally made sure the big ticket items were rectified even without me having to raise a case with the office. Ethan is extremely good at what he does and he is trustworthy which is the one quality that is most important IMO when building a house with some one. home building owner like me to understand the building process, things need to be checked/prepared prior to demolition as well as provided great advices on the building design, layout and options to suit my land. He is very patient to provide cost options to meet my requirements and budget and provided the updated sale proposal, updated drawing in a prompt manner.

2) Meridian Homes offers wide range of home designs and layout for us to choose from. They are also more flexible to adjust the layout to suit the land and customer needs rather than fixed designs like some of their competitors, who don’t allow any structure changes.

3) Meridian Homes pricing structure is transparent, and, in most cases, you can a la carte specific items as long as there are no implications to CDC approval. I was given the option to use my own supplier for the landscape and driveway. I was also given the green light to supply and install Rangehood of my own choice rather than picking from their supplier range.

4) The design team is pleasant to deal with. Despite lots of changes and variation to the standard inclusions, Meridian design team guided me in every step of the design process from colour selection to joinery, tiles, Kitchen, Bathroom upgrades and electric plan etc.

Overall, it is a very pleasant to deal with Meridian Homes so far. Will report back again once the construction completed. Stay tuned!

As a first-time home builder, I had numerous questions and concerns, and Fabian addressed each one with detailed explanations and a friendly demeanor. His ability to communicate complex information in an understandable way was particularly impressive.

One of the standout aspects of Fabian’s service was his thoroughness in explaining the process of obtaining the occupancy certificate. He provided detailed information about the necessary steps and shared the contact details of the relevant OC agency, ensuring that I was well-prepared and informed. This level of support was invaluable and greatly eased any anxieties I had about the post-build process.

Fabian’s dedication to his role was evident in the way he handled every aspect of the project. He was proactive in identifying potential issues and addressing them before they could become problems. Review of Meridian Homes - Administration , Sales and Home Design Operations Team – Our experience with Meridian Homes, particularly with their Accounts and Home Design teams, was unfortunately far from satisfactory. From the outset, we encountered significant challenges that marred our double-story home-building journey in Sydney, NSW. Sales Team Experience: Our initial interactions with the Sales Team were disappointing. We… Read more

dealt with three different members over time, and none of them provided the guidance or support we expected as first-time home builders. Their primary focus seemed to be on getting HIA documents signed rather than offering valuable input or discussing important details. This lack of customer care and professional rudeness was quite disheartening.

Internal Operations and Delays: Post the HIA Build contract signing (Land settle : Nov 2022, HIA Jan 2023), the internal contracts and Administration Coordinators team was a major source of frustration. There were considerable delays in scheduling appointments for crucial selections such as tiles and color schemes. The options available for many selections were limited and did not meet expectations. The entire process from February 2023 to June 2023 was plagued with unnecessary delays and poor planning, wasting nearly 4~5 months. A better project plan from the start could have helped.

Timeline and Costs: 18+ months . Our journey spanned from November 2022 to June 2024. Despite settling the land in November 2022 (after a 12-month delay from the landowners, which was not Meridian Homes’ fault) and signing the HIA contract in January 2023, construction only began in July 2023 and completed in July 2024. Generally, the standard timeline from land settlement to final handover is around 8~9 months in NSW. However, our handover was delayed by 7 to 8 months, and the HIA Build contract did not include standard delay fees against the builders, which added to our dissatisfaction. The major delays occurred between January 2023 and June 2023 (approximately 5 months), primarily due to the Administration and Operations team’s poor planning and scheduling for internal and external color selections (tiles, colors, bricks, door styles, bathroom, kitchen inclusions, cabinets, etc.). Note: All rainy days, Christmas holidays, and New Year’s are factored into this timeline.

Quality of Construction: The quality of construction and finishing is GOOD, but the overall cost was significantly higher due to these operational delays by the Admin Office. Given the price we paid, it seems other builders offer better inclusions and value for money, with well-managed timelines and project plans.

Overall Management: The senior management at Meridian Homes was between OKAY and GOOD. They did not significantly alleviate the issues we faced initially with the Sales and Operations teams. The lack of proactive customer care and the overall experience left much to be desired. It seems they have a lot of customers to manage, which might be why not all customers receive adequate attention. However, we are thankful that they finally completed the construction.

The post-handover team was AWESOME.

In conclusion, while the final product was satisfactory in terms of construction quality, the journey to get there was fraught with challenges and disappointments. We hope Meridian Homes takes this feedback seriously and works towards improving their internal team processes, project planning, customer service, and overall internal operations.

poor communication – Throughout the process there has been poor communication. The sales rep for our home and land package repeatedly assured us that we'd be in the house by Christmas 2021. We still haven't gotten to handover. The sales rep stated that we could pull out of the contract if our circumstances changed. That was also false. We were continuously told… Read more

different expected dates of completion. So we were excited to receive the final invoice at the beginning of December with an email saying that handover is expected to happen 1 week after the payment was received. Once the payment had been receipted I immediately texted the site supervisor to organise handover. After nearly a week of no reply and me asking again, he told that they were unable to get trades in to complete the final details because they finished for the year "last week". Today we received an 'extension of time' claim because of Christmas shut down period lasting 3 weeks (which doesn't make sense to me, it happens every year and should be factored into the contracted time allowance). Now we have to pay the full mortgage and rent despite the house not being in handover condition since Meridian decided to invoice the final payment without the ability to complete the house for many weeks. I've since contacted the site supervisor twice with clarifying questions regarding time frame, to which he has not replied. I cannot comment on the quality of the house however, based on my experiences to this point, I would strongly advise against using Meridian Homes.

First month was slow, Angelin is responsive, kept us updated and pulled some strings to make sure contour survey/soil test could be done as soon as we started questioning the 0 progress.
