selections appointments were done. We were impressed by the inclusions available; we chose the Diamond package. Montgomery provided information for the knockdown process and site prep and once that was done, and building commenced, our site supervisor, Aiden, provided weekly updates with photos. He was also invaluable with minor issues arising throughout the build. We were impressed how quickly these were rectified and at no unnecessary cost to us; our final and estimated costs were negligible. We are thrilled with the quality and layout of our new home. It’s everything we had hoped for; a beautiful and functional space. We highly recommend Montgomery Homes, and would choose them again.

to finish, the process was smooth, transparent, organised and very much aligned with the expectations and agreements established from the beginning.

One of the biggest positives for us was that the initial budget was maintained throughout the build, with no unexpected fees or surprise costs added later. That gave us enormous peace of mind and confidence throughout the journey.

Every appointment and interaction with the Montgomery team was professional, informative and well organised. We were also impressed by the wide variety of internal fixtures and finishes available, which allowed us to truly personalise our home.

Despite building a project home, Montgomery gave us the flexibility to customise so many areas. With their guidance and helpful design suggestions, we were able to create a home that feels uniquely ours — including a full butler’s kitchen, two powder rooms, an IT room, multiple recreation spaces and additional storage areas. Their willingness to accommodate our ideas exceeded our expectations.

Another thing that truly stood out was the incredible value Montgomery delivered. From our bank financier to various tradies visiting the site for external works, everyone was amazed that a home of this quality and finish was achieved within the budget we paid. This was largely thanks to Montgomery’s Diamond and other package inclusions, which offered exceptional value without compromising on aesthetics or workmanship. The overall finish of the home is tasteful, clean and beautifully executed.

We were also extremely impressed with the quality of workmanship throughout the build. The site was consistently kept clean and organised, and communication was excellent every step of the way. Even during unavoidable weather-related delays, the team kept us informed and updated, which we really appreciated.

A very special shout out goes to Tahlia Bruce from Montgomery for her exceptional cooperation, kindness and thoughtfulness throughout our journey. One gesture that meant a great deal to us was her support in helping arrange access for a small prayer event in our newly built home on a specific date before the final handover. It was deeply important to us, and her understanding and willingness to help made it possible. Towards the end of the build, I felt so comfortable working with her that it became easier to simply pick up the phone and call her instead of sending emails. That level of trust and comfort says a lot about her professionalism and genuine care.

We would also like to acknowledge the excellent work of Jim Kean, who was our Project Manager for almost a year. His professionalism, organisation and support throughout the majority of the build were greatly appreciated. Following Jim, Scott was equally helpful, approachable and friendly, making the transition seamless for us.

A big thank you as well to Colin Laughton, Area Manager, for being so understanding and accommodating of our requests throughout the process. There are so many others too — including Sharon McLaren and several team members who supported us at different stages of the build. Every interaction reflected a team that is thoughtful, caring and genuinely committed to delivering a positive experience.

Finally, we especially want to acknowledge the effort involved in building on our challenging downward-sloping block. Montgomery’s experience and professionalism made what could have been a difficult process feel seamless.

If we ever build again in the future, we would absolutely choose Montgomery Builders again without hesitation.

homes was one of the only major builder willing to work with our site which had a 2m fall from front to back. It also had a neighbouring bus stop. The other builders did not want to go through a longer pre-construction phase. On assessment by the Montgomery homes team, they felt the site was flat enough for a regular flat site home design. Our first consultation involved the selection of colours, materials and fittings. Rebecca, the designer at Montgomery Homes, combined her expertise in design and construction to help us choose the colour palette for our home. At our first appointment, her advice was essential in making the house pop and feel homely and appealing. Towards the end, we were not 100% sure about the colours, but once the build was complete, everything came together and met our requirements. At the Montgomery Homes Sydney office, there was a display area of all the fixtures for the home. It was great to see and touch the materials that could be used, which made the selection a bit easier. It was still overwhelming, as there were a lot of options. Again, the designer helped us create a contemporary look for our home.

The company uses Kitchen Culture, Thynk, and Your Home Consulting for the kitchen design and selection, floor selection, and electrical planning, respectively. Simone from Kitchen Culture was very knowledgeable and helped us optimise our kitchen layout. They handled the changeover from engineered stone to a silica-free equivalent effortlessly, even while there was so much uncertainty in the market. We managed to achieve the same look with a safer product, with no real cost difference. Elizabeth was our electrical consultant and was by far the funniest expert we dealt with. She made the boring job of power point and light-point placements somewhat fun. Our Thynk consultant was by far the worst salesperson we had to deal with. She appeared bored during the consultation and had to be pushed to find a product that balanced cost with durability.

Other aspects of pre-construction planning require some improvement. We found that the Montgomery Homes planning team did not push our council for approval in a timely matter, and the whole process was frustrating. Yes, in part our council was to blame for the delays, but they should have been more active in chasing the council for the feedback to advance the development approval. To obtain progress, we had to intervene to push it along. Once we received council feedback on the proposal, their subcontractor took six weeks to revise our stormwater plan, which delayed final approval. That said, the company took responsibility for some of the delays and did not charge us the tender finalisation delay penalty fee for this period.

MID-CONSTRUCTION - Our construction started slow due to the company doing due diligence because during excavation they hit rock. It delayed earthworks by 6 weeks. We had limited dealings with our site supervisor at this time. Once this hurdle was overcome, the construction progress nicely. Jim was our site supervisor who kept the tradesman to task. The pacing was steady and the work was of good quality. Jim kept the site tidy, and our neighbourhood remarked how our site was more organised and caused less disruption to the community than another build on our street. The radio was on, but not intrusively on. There was swearing but not excessive swearing.

During this time, we nervously watched the TikTok inspector and saw all the examples of the bad construction practices that was happening in the industry. We built at the height of the building industry bankruptcy crisis. It was a nervous time, but Jim constantly showed us progress on our home. It was reassuring that the trades were constantly on site and work.

The experience of our site supervisor showed in the quality of the build. He was an ex building inspector and worked for many builders. During the early stages we hired an independent inspector to check out the work. Only 7 defects were noted across all the build stages, which was promptly fixed by Montogomery homes. The build team does take pride in their work. Jim proactively commissioned a custom flashing to be installed on roof as he noted that our area can be very windy.

Towards the end of the build, Jim pulled the head of Thynk to the site. Showed him the poor tiling work and forced the company to fix it. During the painting stage, he would mark up the smallest workmanship issue. Often times, we don’t even notice the issue ourselves.

Its these small details that matter.

We kept open communication with Jim, and he was great to deal with. All up it took 13 months to complete the build.

POST-CONSTRUCTION - Our neighbours often remark on our home and how it contributes to the streetscape. The finishes are of excellent quality. Over the first 3 months we experienced some minor settling cracks which was fixed by the builder and haven’t returned. In the end, the home was finished to a very high standard. The photos will speak for themselves, but we are delighted with the results. Two annoying faults were caused by the electricians, namely (1) Forgetting to do an Antenna run to the hub (2) Ethernet cable was faulty and not to full speed. Issue 1 was fixed but we had to have an external conduit running to the hub. They tried to hide it behind the downpipe, but it wasn’t ideal. The Ethernet cable was not fixable without tearing parts of the wall out. We chose to not have this fixed, but there should be provisions at build to allow an ethernet cable swap as you cannot test the cables at rough in stages.

The star of our experience by far has been the Warranty lead Elizabeth and handyman Craig, and the certification team headed up by Alison. The warranty team are an absolute delight to deal with. They promptly fixed all outstanding issues and kept us well informed on the repair schedule. While Alison promptly gave us all the needed certificates for OC. We finally did it and will never do this again. The regulations made building unbearable, the builder made it happen. Overall, we are happy with our experience with Montgomery Homes.

sub contractor as inclusions however this turned out not to be the case which is fine. The issue was the increased cost was simply passed onto us to sign off on when what should have happened is an email or call to say that there was a discrepancy and how would you like to proceed. Options would have been either pay for the additional tiles or go with the cheaper finish. That way we could have decided one way or the other instead, the decision was just made for us as we were simply obliged to pay. Previous construction supervisor damaged our driveway, said nothing about it until we discovered it and no apologies or attempt to tidy the damage let alone repair it. Overall house looks very good and very good finishes. Clean up after construction was very thorough.

 Follow-up  · The new supervisor that we had was thankfully what we needed. He has a lot of experience to draw on and has our interests at heart. could be longer) for the building to be completed as per contract- the Contract states that from beginning of build it will take 54 weeks. It doesn't however say their company and insufficient processes, poor customer service, inability to communicate, lack of client respect, constantly changing their minds costing us money with ZERO recourse or financial compensation to the homeowner, will take however long they want, it never said in there we are going to string this out. They took 15 months just to get us to a signed contract. When initially we were told by their sales staff J*** and some bird L***- out at Vineyard, the complete process from first tender to end of build will take 12-15 months. And every time A*** (the new client liaison manager) came and apologised for their incompetencies or change of minds or delays we were told not long now- and then without warning they hand it over to the build team who said- 'yeh, it's a shame you had such a bad time with pre-construction but that's not our problem' NOT YOUR PROBLEM!!!!!!!!! it's not our problem you are costing us but at least now we hold the strings- no money for no job!. Crap company Crap attitude Crap everything. Even their suppliers said this was standard of them... wish we knew this before we signed.

Maybe look around before you sign! – Many reviews as our build has not progressed … we signed our initial tender (we told them our budget) back in November 2023- February 2025 and we are still waiting for our final tender!!! We signed back then unknowingly being tricked into a false price (as the sales people who no longer work there as they have been let go as i'm pretty sure this… Read more

is illegal, not that anything was ever said to us) were leaving massive spend off the tender so the price looked great- for us it was Storm Water provisions and other big ticket items, but found out after cooling off when they sent us a revised tender for 'a lot' more, and then when we needed an explanation...ZERO contact with anyone for 3 months. We were then handed to their Newcastle office for our client liason officer.. NEWCASTLE!!! 2.5 hours away from us?!? Whose great idea was that? Again- Zero communication. Then the next 6 months was constant chasing and emails and asking for explanations as to why it was taking so long and same 'oh sorry we forgot' 'sorry I missed that' 'won't be long now' we were initially told this would be a 9-12 month COMPLETE process to end of build. Council took 5 months- but then their acoustics report man, recommended to us, can up with a $140,000 quote for commercial grade 10.38mm thick windows. and to find out another month later 'he made a mistake and nothing extra is needed' was a complete joke. So we are 15 months along- paying rent as we sold our place back in November 2023 and we are only more in debt then we started off. And have zero to show for it. So I would say just be very careful who you sign with as I 100% regret ever signing with Montgomery Homes. And this may be just a one-off bad experience but for an $800,000.00 price tag ($200,000 over the budget we quoted)... it's disgusting. And now we have just found our gas outlet on the rear verandah disappeared from the last and final plans …. I emailed the consultant and the entire team of pre-construction at MH and after 5 days NOTHING!!!! The consultant emailed that she tried to contact MH but no response ….. and here we are again!!!!!!! Nothing from A### their fantastic customer consultant

a bit rushed. I would suggest going in having done your homework on what you want. Some of the Montgomery selections/admin team work part time which caused response times to take a bit longer.

Once construction started things moved quicker. Building Supervisor Chris was personable and easy to get in touch with. He got back to us quickly when we had any questions. Overall workmanship and quality of the build was good.

After handover we had custom wardrobes installed & through this realised that quite a few internal walls are out of square. Lot's of cracks starting to appear in gyprocking post construction, too.

Overall Montgomery were good to deal with and we would build with them again.
