into council another 10 weeks.it was approved then the assessment team had questions about the drive way so it went back into council for you guessed it for another 10 weeks so we had a practical start date for September 2021 with a practical competition date for June 2022 now they didn’t start forming the slab until 2 weeks before Xmas then we slab was poured in January frame and roof went on in February then the house sat there untouched till July they blamed the weather but to find out they didn’t have or couldn’t get bricks for our house which turned up in mid June we tried many times ring email message oracle over these 4 months with no reply the bricks finally went on at the start of July with the tiling done days later we had a meeting with oracle on the 16/7/2022 they said completion would 18/8/2022 but since this meeting the house again hasn’t been touched for over 6 weeks again ring message Emil with no avail it is now the 22/8/2022 with no sign of completion and in the hands of department of fair trade we have mentioned this to Oracle as well but they still would not return any messages this has been heartbreaking to say the least with mortgage rates going up and rent also going up they are pushing us to the point of bankruptcy and they don’t care in the slightest so take my warning build with anyone else just not with these guys

Don't do it!!! – This company is terrible at communicating there is always an excuse. We raised issues with our driveway when it was poured in November 2020, we are now in Aug 2022 and we are still arguing with them over it. They finally agreed to partially refund us in Jun 2022 for the dodgie work (done by friends of the staff) which I have followed up weekly… Read more

but no one can give a response on the refund. And let me not even go into the turn over of staff, both admin and site supervisors. A nightmare

Everything was going smoothly until the 21st January when I had a site meeting and noticed they hadn't read my construction plans and didn't tile my master bedroom (I made this change well before the contract stage). I brought this to their attention and they said they will fix it. I had another site meeting on the 7th March and they did tile my master bedroom. But the tiles going from the master bedroom to the ensuite didn't line up. I'll attach a photo of the tiles for reference. I told them it's hideous and I won't accept it like that. They told me they would fix it. From this day, I stopped receiving contact from Oracle. I was patient, far to patient and it wasn't until June that I started putting my foot down. The tiles to re do the ensuite didn't turn up until July. 4 months to receive tiles the supplier had in stock (I contacted the supplier and I have evidence of this). Those tiles for over 2 weeks and counting have been sitting out the front of my house without a security fence for anyone to just take.

Since the first of week of June, I have been asking what needs to be completed in my house to reach practical completion and I still can't get an answer. I can't get an answer as to why my tiles are sitting out the front of my house. I can't get an answer as to when they will be installed.

I sent a complaint letter at the middle of June which I have not had a response to.

I have been requesting a site meeting for the last 2 months and Oracle are refusing to allow me to go and see the house I am paying for.

My build is at 10.5 months. 10.5 months of paying a construction loan, bills, rent where I currently reside and bills for there also.

Oracle never take my calls when they realise who I am. My CSO is always busy, I leave a message and don't receive anything back.

All I want is information and communication.

My biggest regret is getting Oracle to build my house. I feel like I am never going to get the keys.

I don't want to hear about delays and costs, communication costs nothing more than the wage my CSO is already getting paid.

we were with quality tradespeople. Everyone was on top of their game. When we got a chance to walk through the place looked immaculate. Oracle was great at getting a huge list of variations included within the build, which made things so much easier for us. Everybody got a little antsy with so many rain delays but as soon as the weather cleared up they were back and best of all, not trying to rush their work. So the quality stayed top-class. We're so very happy to have gone with Oracle!

our house. We have had bricks sitting there for over 5 months and the plaster got wet over Christmas (which they didn’t even care about). Nearly 18 months of pain with this company and complete incompetence and within their construction team… there are “covid delays” but then there is complete incompetence and this company has both. Don’t sign a contract with them. They will not honour any of it!

Time to go to court – Well…after going through fair trading to try and have my issues rectified . It seems oracle (PLATINUM) homes solution to their dodgy brickwork is to cover it up with render, paint or quad. Which would completely change the facade of the house, and not rectify the BRICKWORK. acceptable . We will be going to court to get what we paid for. The only exception now is all my correspondence with oracle will be shared with my solicitor… including the emails where they DELIBERATELY avoided going back through council for a major change to the facade, claiming stage payments when not completed, a multitude of administrative issues, internal emails accidentally sent to me by their Senior Leadership Team needless to say I have a lot of information and PROOF that oracle have been negligent throughout our business relationship.

I have a building report on the entire house being completed. What could of been a relatively easy fix will now cost u dearly.

Poor Admin, Worse Management – The site mangers and tradies are all good, however they are hamstrung by the worst back end and management team. had 4 identical kids rooms, one is now smaller and does not have built in desks etc as requested. * Nothing the drafting team added was centered. We have cut outs, windows and even raised sealing sections that are not evenly spaced. * We built a house with granny flat. Oracle were "unaware" of the need for fireproof walls, so this was not allowed for and was an extra. Considering they have display homes with granny flats would have assume knew regulations. Also I needed to call council to get documentation to confirm could have granny flat for Oracle as there certifiers were "unsure". * Each step (sales, design, colour selection, office manager etc) said our questions/changes would be rectified by the next step and not a problem. Became a problem with the standard responce "If its not noted in the contract". Email communication was only thing that saved us, however main issue with a large media room cut out could not be rectified as frames are prefabed. * Drafting had our storm water incorrectly going to street (we are below street level) so changed osite to go to rear of property. This resulted in incorrect falls and flooding of our property. * No bedding material was used around pipes, despite being rock site. So ALL underground pipes punctured, deformed from day moved in. * Septic tank installed below ground height, causing system to flood when rains and to constantly blow fuses and pumps. * Screen doors not cut to correct size so would not close from handover.

All these problems were raised at finalinspection/within days of handover (2/2020) and the site manager was going to get resolved however needs admin approval for rectification work over $500 however this was never received.

Site manager left and issue was moved to [Name Removed] who was the post sales manager. Finally came out March 2021 (1 year later) and advised that: 1. We needed to rectify any issues as subsequent damage was not the responsibility or Oracle. 2. We needed a report from private plumbers we had gotten out to confirm damage to underground pipes before they would send anyone out.

We did everything asked and no response from Oracle for 3 months until declined liability for everything stating damage was from pool builders, retaining walls and 1001 other excuses which were all invalid as issues were raised PRIOR to that work being undertaken.

We undertook $2500 having an additional riser installed on septic with their supplier (Taylex) and $14,000 cutting up driveways, replacing pipes and rectifying plumbing issues to stop water ingress above weep holes, to only find out this voided our QBCC case.

Anyone considering building with Oracle I would be aware of the following: 1. Join the Facebook Group Building With Oracle (Unofficial) to see what is REALLY happening. 2. Read Oracles FB profile and the whole thing is about how you cant say anything bad. 3.Note that to provide a review here you NEED to provide paperwork to prove you are a real customer. You will see all the negative reviews are from people building and all the positive reviews are from QUOTE ONLY, which is easier for their marketing team to get in order to generate positive reviews. 4. You will see on the unofficial site the cash incentives people are offered for positive reviews.

Please save yourself – CHECK OUT the Facebook group "Building with Oracle UNOFFICIAL" We signed our contract in November 2020 and Oracle still couldn't provide us with a house by August 2022 - almost 2 years! We have had 8+ site supervisors, at least 3 construction managers and conducted thousands of calls, texts and emails to Oracle trying to get our house built. … Read more

After a lot of patience, we only had carpet, driveway, site clean left when Oracle tried to illegally charge us $42,000 extra on top of our fixed price contract. When asked for a breakdown of costs, it took them over a week and another follow up for Oracle to respond to us. In their breakdown they included items such as stone bench tops (we have laminate in our home) and frames (these were already installed over a year ago). Oracle have since been on A Current Affair about these illegal charges to clients as well as extorting their customers by not handing over completed homes until the customers pay thousands extra.

We were notified in July that their trades weren't being paid and the remainder of the trades forbour house have cancelled our job and Oracle could not provide us with a new date for works to proceed.

We engaged a lawyer to try and get works going again where a notice of breach of contract was issued. Again, Oracle failed to respond to this. A termination was then handed into their head office in which the owner of Oracle told us that he would not allow us to terminate our contract and refused to hand us keys or any documents relating to our property. He also gaslighted us and tried to claim that it was our fault why our house isn't built... He then refused to speak to us about our termination and said that his lawyers (who we still haven't heard from) will contact our lawyer to discuss our termination.

After paying to re-key our whole home and lodging a QBCC claim for works not completed, we have found numerous dodgy work in our house which includes NO INSULATION which we have paid extra for.

Please, please, please save yourself the heartache and choose literally any other building company.

20 month nightmare – Don't be stupid like we were. The lies started with the salesman, 6 month build ? not going to happen, this company is run on a skeleton staff who spend their days putting out fires, avoiding phone calls, emails, the site supervisors come and go in rapid succession. power points, lights - the usual expected building problems but oracle took months to fix any issue. We thought we had been fortunate that the build was more or less done , practical completion 19/4/22 - but the bathroom cabinet was damaged by faulty plumbing during the build and was still not replaced - promises to fix urgently, as well as NO OCCUPANCY CERTIFICATE - legally supposed to be given at handover, so NO ONE CAN OCCUPY THE HOUSE until it was received. Oracle said they were not responsible, their certifier said oracle's fault for not supplying engineering paperwork re slab and piers under same. Had to get Fair trading involved and finally got the certificate from oracle "8" weeks later. We have been through 20 months of absolute hell and we are lucky compared to some. The "above and beyond" and "building excellence" are dreams of this company and not reality. Save your sanity and go elsewhere.

contact, sending invoices they aren't entitled to under the contract. Honestly, they are a bunch of crooks.

They also don't send valid variations for time- they put the amount of 'days' then add on a few months to the date or they just send you a vague email. Who knows when the approx PCI will be or when we 'might' be in our house because they don't update you at all- this was 6 months over the contracted date.

Now we are being told they don't pay invoices so trades won't work for them or be rebooked in because they don't want to work for a shonky build company. I can see from responses from Oracle below that the delay is due to 'unprecedented demand' it isn't- trades don't want to be associated with a company that treats them as poorly as this company does.

We have also had to fight to get defective work fixed- treated like we were unreasonable when our house was water damaged and full of mould. IT SHOULD NOT BE THIS HARD TO GET A HOUSE BUILT TO THE STANDARD IT SHOULD BE IF YOU JUST DID IT RIGHT IN THE FIRST PLACE!

Let's talk about their communication. CSO's are pitiful- absolutely rude and you get treated if you are a complete inconvenience (if they take your call otherwise they just hang up on you). I don't even get a return in correspondence anymore and the only time I hear anything is when they send an invoice- which they usually aren't entitled to.

Oracle keeps saying to the people that post 1 star reviews that "the industry is experiencing is unprecedented and we don’t believe anyone was prepared for the increases in demand and costs we are experiencing" but this is absolutely no excuse with the way they are treating people. Good communication and transparency costs nothing. It's supposed to get better when you get to site but it hasn't. This whole process has been an absolute nightmare and I wish i had never heard of Oracle.

I wouldn't wish this experience on my worst enemy. A company like this should not be operating. The way they have handled by build has been cruel and appalling.

CONSUMER BEWARE! STAY AWAY.

Oracle. Don't bother with your generic reply. Start treating your customers with respect and courtesy and focus on actually building their houses. Maybe also have some common decency and think about how our actions are affecting people and starting caring about your customers.

Communication has been non existent.

First spoke to Shannon in the Springfield office 17th Feb 2021 and she was absolutely amazing, answered every silly question I had, got us exactly what we wanted etc. And then it goes downhill from there. Dot pointed for easy reading..... - 25th Feb 2021 - Deposit paid to Oracle so we could meet the deadline for home builder grant - 7th Mar 2021 - Soil test completed - 29th Mar 2021 - Fixed price contract signed - 8th April 2021 - Received email from CSO regarding energy efficient 6 star not met, variation received and negotiated by Shannon. Signed what we thought was fair. - 6th May 2021 - Tile selection done and settlement for land - 9th June 2021 - Colour selection done - 17th August 2021 - File released to construction team - 13th Sept 2021 - Site cut and commencement letter received with PCI date of 29th March 2022 - 27th Sept 2021 - Slab poured

Now here comes the delays - Frame delivery booked for: - 1st Dec 2021 - Delayed (advised 30 Nov 2021 - only time i was advised before the day) - 10th Jan 2022 - Delayed (no communication, I emailed them, received a response 20th Jan with no date) - Received "tentative date" of 18th Feb 2022) - 18th Feb 2022 - Delayed (no communication, I messaged and emailed them 2/3 times with no response) - Received new email (not in response to my email) advising "Our supplier has given us a new date for delivery on 28/3/22"

As above - Our PCI date is suppose to be 29th March 2022 - we don't even have a frame on our block.

This companies communication is horrible. They say "tentative" to cover their butt. They are already costing us $11-$12k because we won't be in by July 2022.

I pushed for an approx PCI date and they sent us a letter saying if no further delays it would be September 2022.

They better not send us any variations because we won't be accepting them.

I seriously can't understand how it takes 7 months to get a frame to site. I don't even think they ordered our frame as so many other Oracle customers have received their frame before us while their slab was poured after us. Most stressful time of our lives and we aren't even close to the end!

Oh and I also received my first "update" on Friday 18th March 2022 from SS - I told him dates that were booked for frame to be stood up and roof on. He had no damn idea!!!!

Well I gave them a chance of mediation and they advised the area manager will be in contact and of course NO CONTACT!!!! But our frame finally arrived on 28th of March. We have had our frame finally stood up and gutters/fascia done and now waiting on roof.

But, of course we get a phone call saying request for $50k variation will be coming. NO WAY!!! We chose to build so we can receive the grants, not pay them to the builder instead! Most stressful time of our lives! Totally regret building now and definitely regret choosing Oracle.

house and land contracts in early 2021 has actually recently passed and to show for it we have:

1 land contract increase and 2 building contract increases, all to the tune of $100k 0 house and land progress (does land title 11 months after signing count?)

We have had to engage a solicitor moving forward after receipt of the second contract variation, so needless to say the details of how we were subjected to the increases are lengthy and also sensitive at this time. We can however affirm the experiences of others around the prevailing themes of how this company goes about their business (at least in the pre construction/negotiation phase). Oracle operates unilaterally and at their convenience only, once you put pen to paper - customers shift from people to simply numbers on the profit and loss statement. When they are responsible for delays you will find a complete absence of transparency, accountability and communication for months. Yet when they have any opportunity to attribute such fault to yourself, within days you will find yourself looking at an invoice with more than a few 0s. What is always overlooked in the correspondence you finally receive from them, is that these "opportunities" have arisen only as a result of decisions that the company have had complete control over during the entire process. Reading their claims and trying to reconcile them to reality is a comical exercise. No one is disputing that the building industry is under significant pressure industry wide at the moment, the difference with Oracle is that when times are tough they seem to think - what actions can we take to make them tougher?

Of course by Oracle it would be remiss not to specify that I mean management/corporate, who pull all the strings without thought of consequence. Typically direct contact from the director would indicate a personal level of investment in the client, upon taking the call my fiancé and I were instead amazed to find just the opposite, utter disrespect and unprofessionalism without limits. We want to note that our experience with the sales team during the design process was mostly fantastic, certainly compared to the hell we have been put through since and we can only imagine that it’s been a similar hell for the sales/office staff in their attempts to put out the many fires that they have and continue to be thrown into.

Even if it was financially feasible for us to proceed with building with Oracle, we have to ask ourselves - after all this, who in good conscience would?

Aside from gargantuan price increases after signing FIXED price contracts, this builder also has the rudest, most uncaring, unprofessional staff members I have ever had the displeasure of dealing with. STAY AWAY!!!! – We signed a fixed price contract for $381k in March 2021. In September we received a $36k price increase for materials and labour increases. Fixed price contract not so much. increase for $76k referencing no clause in the contract for the increase. So the build has gone from 381k to 503k. Stay away from this builder they are untrustworthy and have held our life savings for ransom. I write this to warn others as I’m not the only one receiving these unwarranted increases. Find the building with oracle (unofficial) Facebook group as there are hundreds of people in the same situation as us if not worse.

be completed after 14mnths and are struggling to get any information in regards to when our build will be completed, keeping in mind that Oracle aren't doing our floors, blinds, driveways, fencing and landscaping, as I have chosen to do this myself as the type of floors we wanted they could not do. So overall my build process has been anything but professional and would advise anyone who is thinking of building with them to keep looking unless you are prepared for alot of excuses and delays as to why your house can not be built within there contracts.

easy fix… don’t expect them to pay you damages either when they are five months over contract and u only have one 28 day extension… they want u to also bring them clients so u recommend people at the start as they are good with smoke and mirrors, they offer u an Incentive of $500 but actually don’t pay up and say they don’t have e a record of it, even though two different people sign up… I was not a lucky person to receive a coles gift card for my review:)

director abused my partner over the phone with regards to the issue, a hold was put on our build until the issue was rectified. The supervisor at the time being our 2nd supervisor told us that he was not allowed to progress with our build which lasted for about 2 months of no movement in our house build. Pci was due 9th December 2021. Pci ended up being 23rd December 2021 we had our own private inspector who listed 60 defects! We declined to proceed with handover. Oracle then started Christmas holidays from 23rd December 2021 until 17th January 2022. During this process we are now onto our 6th supervisor, 63 days since our original contracted pci date and still don’t have a move in date. Nothing in the contract that states how long for defects to be fixed yet they have been back for 24 days and still have defects that need to be rectified. Oracle staff do not return phone calls or emails. Make sure you have everything in writing, email is best because then you have a record.

Our house is destroyed and we no longer want to move into it. Something that’s meant to be exciting as first home owners and building oracle have made it a nightmare and we resent the house. Cornices are cracked in almost every room, tiles need replacing, builder has a long list of defects, no silicon around mirrors, the painter has patches everywhere that he hasn’t completed his works, we are meant to have finished concrete in the porch and Alfresco and there is jack hammer marks and patches of concrete that cannot be fixed.

The quality of build is not worth the money! I would choose another builder pay the little bit extra and be in sooner with a better quality home.

The company lacks communication as a whole coming from the top down, staff will email you at 4:55pm so you aren’t able to call or respond to the email.

We have put more time and effort into this build then oracle have. They simply do not care they only want your money!!!

NEVER AGAIN WILL I BUILD WITH THEM! They are nothing but smoke and mirrors, supervisors were happy to talk yesterday when we mentioned we would pay them the final invoice but no movement on their end.

in the office and they know nothing and have to chase the SS anyway. It seems that they do not give any care to the client, dont strive to make your experience a happy one and add more stress then if you were to manage the build yourself. They do not give any updates, you have to chase then EVERY week. And when they finally do they are either wrong or they are just plain lies to get you off of their back. An example of this was being told that our vanities were arriving on site when only a slab and frame were up. And numerous occasions were told what would be happening, we would go out to site and nothing was done. Then we would have to chase up again. And they dont do any follow up at all - until you chase them. We had our PCI in Dec 2021, the house is complete with minor defects and nothing is being done. We have also been waititng for our Occupancy Certificate since PCI, the bank is waitting for it for final payment. Its almost as if they are delaying the OC on purpose so we can't get handover. Besides paying full rent and 95% of our morgage, the other issue we have is that I have repeatedly sent emails to tell them that our lease runs out on 21 Jan 22 and cant be extended. I have demanded to speak to senior management on numberous occasions, however the request is ignored and they show no urgency to get us into our home. We are actually going to be homeless and our house is just sitting there complete with minor defects and no OC. Just waiting and they are doing nothing but spining LIES. How can they treat people like this? It is absolutley discusting. I am at a loss as to what to do next. If management even read these reveiws please help!

solicitor who refused the increase, but offered to negotiate, negotiation came through from Oracle to take out, all carpets, main floor tiles, air conditioning, drive way, fly screens, yes fly screens!! garden bed, turf, letterbox, clothes line, barrier screens, fencing. They’ve offered me to cancel my contract but would lose my 5% deposit.

And as an update: Oracle sent me an email to terminate my contract but I would need to sign the pre-filled “QBCC refund form” when I opened the attachment, it was actually “Cancellation of QBCC Insurance” dodgy as hell. Needless to say I didn’t sign it. Do not sign up with this company, honestly.

leak specialist to check for damages with a thermo imagery detector. Nothing was done for quite a while as water leaks need to be investigated within 48 hrs. After explaining that something should have been done earlier to make sure the house was not damaged, they finally used a moisture meter and readings were pretty high and had no clue if walls and ceiling was ok. They will collect samples using intrusive methods. The site supervisor managed to cover all the gaps to avoid further leakage. Hoping now to have this house waterproofed. Feeling that my site supervisor is doing his best but has no support from his hierarchy. Also trying to talk to the construction manager and he blocked me off. So rude and unprofessional. After more than one year on repeatedly trying to talk to the director I finally got his details. I talked to him once 2 weeks ago and on the day he assured me he will call me back the following day as he was unaware of my issues/situation. It has been 2 weeks now and still has not come back to me. I sent emails and asked his receptionist to leave messages but still nothing!! No reply at all!!! So unprofessional, unreliable and a disgrace to this industry. Please think twice if you want to built, they don't have the resources, terrible customer service and their expertise is dreadful!!! It looks like this company is going down!!!

time was 12-14 weeks which was similar build time to the other builds in our estate but after signing the contract we found out that the average build time was 16-20 weeks (our house was only 230sqm) we also started the admin side of the build June/July 2020 the response to this was ‘not to worry about other builds and to focus on ours because you will have an amazing house at the end’ which was not very accurate. The painter did a horrible job he’s got paint on window frames paint on the stone bench tops horrible job painting the door frames, terrible coverage of all the walls (we paid for the quartz edition which came with extra paint layers) and quite a bit more wrong with the paint. Also other little bits and pieces that just aren’t finished correctly. When the issue happened with build time I spoke to the manager about it and she was aweful and very rude with no sort of resolution and basically said to me that I miss heard the sales rep. I know what I heard. I asked to speak to the boss and he didn’t reply to my calls or email and passed me back to her, which is wrong because she was so rude and we needed a resolution but apparently to him once your contracts locked in he couldn’t care he’s already made his money. I personally feel that the sale staff are a little incompetent when it comes to first home buyers. there are so many details of our house that aren’t finished properly that we didn’t know we should do for eg we were never offered to have the alfresco turned into the pebbly rock concrete and same with the little section at the front door ( it looks off having plain concrete next to the pebbly driveway) we would’ve paid for that. We also asked what colour the bricks would be around the side of the house as the front is rendered and she responded the bricks are covered , later on we found out it was bagged not rendered there is a huge visual difference. The option to have rendered would have been great... I seriously recommend first home buyers to go elsewhere. The paperwork side of things took forever it took roughly 3 months to get slab down once we were approved for finance. We didn’t include landscaping through oracle but the site was left disgusting we have chunks and chunks of concrete some up to 30kgs in weight left on the block, parts of the frame tossed through the dirt and the site was left very very unlevel. I feel even tho we didn’t include landscaping they should at least clean the block properly and do a thorough job. I also believe they should at least level the block out after they have finished as the site gets messed up from the build (other builders in our estate do it free of charge because they realise they do make a mess in building the house). Also the concrete on our house is gross pieces falling off the sides and all the builders plastic just made it look feral.

I’ve given them 2 stars for the 2 people that were great during the process

Months on I’ve let this review sit for a while the maintence man came out and took over 200 photos and got the ball rolling however he left. We’ve had the painting done and nothing else The cladding has damage, render chunks missing, curved driveway disgusting what this builder can do. These guys are bad builder beware the advertise an amazing house however are far from it

process: I started the official building process around March/April 2020, signed my tender August 2020. All went very smoothly, [Name Removed] and [Name Removed] at New Beith were great nothing was too difficult and they were always incredibly friendly and accommodating. We sat down multiple times to review plans, facades and the small intricacies of what the facade would look like and the theme I was going for and add in the things I wanted for my turnkey package. I was told that I could supply my own appliances if I chose as it's 'My house and they are my decisions' this would be put through at my colour consultation and a contract variation would be raised. At the time of colours I would have the ability to pick and chose and if ever there was something that I didn't like within the range offered I could supply my own and again a contract variation would be raised. These things would have to be done after handover as Oracle wouldn't take responsibility for things, they didn't supply (reasonable and very aware of this) Signed off on the final contract 20/12/2020 happy that I had covered most things. Now done with the sales process, my job is now passed onto the admin team where I would be assigned a CSO for the duration of the build.

Pre construction Admin and my assigned CSO: Given contract was signed just before xmas I wasn't expecting to hear from anyone until the 2nd week of January 2020. I didn't know who my CSO was I didn't know what would happen next, did I need to call and book in colours, tiles and electrical appointments? When would someone contact me. I was contacted by the colours team and my appointments were booked.

15/1/21 first email received from CSO. Email trail shows that my file was sent from one CSO to another without any contact from the first, then when I get an email from my now CSO she mentions she has taken over from another CSO (so this is now my 3rd CSO?). The email contains who she is and from my now she will be looking after my file and any questions I have should be directed to her. So I fire off my questions. No response. I make a few phone calls for her to call me back and I never receive a returned phone call. 25/1/21- 10 days later still no response to my email and no return phone calls. I send off another email asking 'Just wondering if I can get a response at all? Can someone let me know if my plans have been submitted to council or just where my build sits in the process?' finally a response. I'm advised that 'she has lodged for building approval with the certifier. This will take few + weeks. I will advise as soon as I have received building approval'. I ask for proof of dates for my own records, because at this point I'm losing faith fast as my emails are going unanswered and phone calls not returned.

29/1/21- Another email exchange, I'm asking for a frequently asked questions or facts sheet that can be provided so I have any idea as to what I can expect during the building process as thus far there is no transparency and I don't know what to expect. Surely this exists right? Wrong, there is no such document. I fire off a couple more questions and sign off this could all be solved with a 10min chat. Still no phone call, so I try again, this time we actually speak. I'm met with a 'Yeah well we're busy'! lovely response from someone who is meant to be my CUSTOMER SERVICE OFFICER. I even asked if she had a personal issue with me as she is clearly ignoring my requests and asked if my file could kindly be passed onto another CSO. This was declined.

Colour Selections:

27/2/21 Beaumont Tile selection- selections completed

2/3/21 Definitive Electric consult- completed and actually starting to feel excited again.

2/3/21 Colour Selection- Present to reception and advise that I'm there for my colour selection. I tell the receptionist that I want to speak to management re the lack of communication and returned phone calls and the breakdown in relationship that is already evident between myself and my CSO. I go through for my colours with my sister as my support. First thing I am selecting are bricks, one brick for whole house and 1 brick for the feature wall (signed off at contract stage with facade elevations) now I'm told that no this isn't the case and that I can only pick 1 brick. I disagree, because I know what I have signed off on and me not backing down, management approve the bricks. Continuing on with the colours, I'm now told I can't supply anything myself and all the appliances I have purchased aren't allowed (they have recently had site theft happening so they have changed there policy (I have no issue with a company changing their policy, except if an agreement has been met before said change the agreement is to be honoured) Once again a disagreement is had, the sales guys are called and confirmed that yes that is in fact the agreement and Management again approve this. At every turn I feel as if I'm been told no and have to fight for the things that have simply been agreed upon. Colours are finally completed after tears and stress. Now I meet with the QLD GM to offer feedback about the process or lack there of. I explain that I'm a first time builder and that I'm doing it alone so I'm looking to Oracle for guidance around the process. She says well what it sounds like is that you had a nice warm hug during the sales process and then the warmth has gone. Ahh no what has happened is I had a 'Nice warm hug" as you put it and then now a slap in the face. I even went as far to ask for a new CSO, one that would respond to my correspondence which was again denied.

The relationship never improved with my CSO and it also appears that the very first email that a client usually receives was never sent to me. There is basic information about the build. I guess this was missed due to the amount of times my file was passed around before settling on my last CSOs desk. I was only ever treated as an inconvenience and a burden.

Current construction 13/7/21- finally released to site with a PCI date set for 22/3/22 and a SS assigned. No contact from SS so emailed only to be told that I have a new SS and they will be in contact in coming days. (remembering contract states constructions must commence on or before 12/3/21)

10/8/21- slab poured - prelim dates for frames 1st week of October - roof 2nd week of October - windows and doors 2nd week of November PCI date of March 2022 already advised unlikely that this will be met.

15/10/21- Frames delivered (not yet installed and no booking of install confirmed)

To be continued throughout the long drawn out build process....

Oracle still “overlooked” the fact the driveway would cross an open drain and would need a pipe installed. Long story short it was 12 months from the initial deposit being paid and the plans had just been submitted to council and we were asked for an additional $25,000 + for our driveway which they also wanted to construct from bitumen.

Throughout the process the staff are extremely rude and unprofessional and ignore calls and emails.

It was at the 12 month period we decided to change builders, we figured we would lose some money however we had lost all confidence in ever getting a house built. Obviously the refund process was also a complete nightmare and we ended up losing around $5000.

I would urge anyone to reconsider choosing this company to build their home.

Disappointing experience. Unprofessional Management who refused to contact me or pay my Late Completion Payments – OVERALL: Oracle Sales team was great but unfortunately once the construction had started, communication on progress updates were little to none without me contacting them to check in. was taking so long. My final Site Supervisor was very helpful and went out of his way to get my build completed despite the disorganized mess he had been handed. It was amazing how quickly everything came together once someone competent was in charge. My construction commenced on 27th NOV 2020 and Prac Completion on 27th SEP 2021 (Incl a 74 Day extension variation due to Roof supply shortages which I agreed and signed).

LATE COMPLETION CHARGES DISPUTE: Towards the end of my build, I was assured I would be compensated with Late Completion Payments as compensation for the long build time ($50 per day). Unfortunately once payment was due to start (AUG 21) I was told management had changed their mind wanted to consider my "Date of commencement" to have unofficially started 3 months later than stated on the contract, due to a "gesture of goodwill" in starting work on my site early for me in NOV 2020 to make FHBG grant eligibility. This meant they considered my PC date to now be OCT 21 instead of AUG 21. This variation was never written or agreed on in the contract. I'm sure if the shoe was on the other foot, I would not be able to get out of paying them so easily. I suspect Oracle took on too many customers in 2020 only to be overwhelmed with work in 2021, unable to meet timeframes. After multiple requests to speak with management to discuss my issues with this, I was told by their office I would be contacted soon by Management and that they were aware of my concern. All I wanted was a Contract reference stating where I was wrong, which the Customer service office could not seem to provide. It is now 29 OCT 21, my handover was completed on 06 OCT 21 and I'm still yet to hear from management. I recently contacted the office to ask if they were still contacting me and was sent a contract reference to say "I have spoken with management and as per Clause 22.7 in your contract, once the final PC payment is made this is conclusive evidence of the builders discharge of your build". A nice way to say, too bad you've signed for the house now, not our problem! My biggest disappointed was their unprofessionalism in pulling the wool over my eyes and refusing to contact me, knowing I was desperate to move in and would eventually sign for the Handover relieving them of any responsibility to discuss my Late Completion Payments. Had they contacted me to have a proper discussion I would probably not be left so disappointed with them. I would not build with or recommend Oracle Platinum Homes again.

required and updates were short. 3. Pre-handover inspection. This was when we saw a door between what should be two seperate rentable properties. Site supervisor said “its ok, we have tge fire rating inside the wall ready to pull through once the new planning rules come in we will get it approved as dual key”. This was the first we were made aware that the company had made a decision and plan without informing us. 4. Final stage payment. 12 months of us paying the mortgage, and tge property still not the turnkey dual key property we signed for, we paid the final payment. This burdan cost us $30,000 mortgage plus legal fees with no improved result than if we had of paid 12 months sooner and no avenues, mental health or funds to continue fighting. The standard contract delay payments terms were insufficient to recompense these costs, actually i think tokenistic is an appropriate term and i wpuld highly remmend any people considering any builds revise this figure or not sign. 5. Post construction. We lost a further $18,000 income over 2 years as we could not rent out two seperate properties. Further work was required at our cost to finally achieve the dual key property including: second electrical meter- this was a disaster in itself. Once rented as dual key, it is now on track and no furtger issues have come up but i would never trust.

received updates. in a nutshell: was told by sales person in September 2020, I would easily be moved in by May 2021 - building hadn't even started by then. The portal for me to log in to for updates wasn't created until 7 months after signing the contracts, even then I had to ask for this to be done, then again, I had to ask for it to be updated as it hadn't been touched for 7 weeks - that was the last update, still no updates from 10th August. I was given the site supervisor mobile, besides numerous contact attempts no reply from him either. I can't comment on the quality of build as yet because i still haven't moved in 12 months since signing the building contracts. Covid only really effected the construction industry for two weeks so that doesn't excuse this timeframe. there are plenty of great home builders out there, my advice would be to go with a company that actually cares about the client - especially as this is the biggest financial outlay most of us make.

Communication is non-existent with this company, we have been given no updates unless we have chased them ourselves and even then it takes forever and aren’t accurate. Not once have we been informed about site supervisor changes, we find out after weeks of radio silence when we enquire.

We have been understanding and patient but this is ridiculous! Extremely unhappy!
