expected a thorough inspection. The report stated that the taps and showers “operated normally when tested”, yet this was not the case when we moved in. On 9 December, just one month after settlement, we discovered severe drainage issues. This was the weekend we moved in due to working internationally. Our time‑stamped photos show that after running the tap at 9:35am and leaving it for five minutes, we informed them that the water remains in the sink and showers and that it's not draining.
When we contacted the inspector, he claimed he had run the taps and showers for five minutes during the inspection. This did not align with the evidence we provided. A licensed plumber attended on 17 December and confirmed that the waste pipes are old galvanised pipes that have corroded internally — a long‑term issue that develops over years, not weeks (see https://amarcoplumbing.com/how-long-for-galvanized-pipe-rust/). The professional plumber found a blockage and a leak caused by corrosion, and provided videos, invoices and a quote for the required repairs.
These were significant defects that should have been identified in a pre‑purchase inspection and the blocked drains identified (had they have truthfully ran the taps for 5 minutes) would have instigated a further investigation from us, especially given the property’s long vacancy. We supplied Resicert with a full timeline, photos, videos, plumber’s invoices, and the plumber’s report. Despite this, Resicert refused to cover the cost of unblocking the drains or the necessary pipe diversion. They offered only a refund of the inspection fee, which does not come close to the cost of rectifying a defect their report failed to identify.
We escalated the matter to Consumer Protection WA. Resicert has not responded to Consumer Protection’s request to contact us and resolve the matter in February 2026.
Based on our experience — inaccurate reporting, failure to identify a major long‑term plumbing defect, refusal to take responsibility, and lack of engagement even when Consumer Protection became involved — we cannot recommend Resicert. Their “100% money‑back guarantee” does not cover the real‑world consequences of missed defects, and we would strongly advise buyers to consider alternative inspection companies.

on its thoroughness. The report was the antithesis of this expectation. While the report was lengthy in its presentation, seeming to consider areas, upon close scrutiny, the language minimised the focus on significant costly damage. This only became evident when we moved in and acknowledged the significance of the negligence. While we could deal with the report's failure to include several defects from failing switches , lifting garage flooring , rusted under sink pipes, we could not accept the devastating significance of the leaking and complete rusting of parts of the guttering of the 2 storey home . The report failed in its photos and omitted the holes in the guttering. The report also omitted reference to a lengthy, falling boundary fence that was not attached in parts to its support beams. It is structurally unsound. Any complaints we found could only be referred to Resicert in Perth, despite Resicert claiming to have " a %100 guarantee". Uncertain what this means. Resicert's response was that they viewed the report and all was satisfacory.."nothing to see here", despite our photos and videos to the contrary. It is March 2026, we are still seeking investigations and financial compensation.

bathroom into the ceiling below, caused by failed waterproofing and mold buildup under the bathroom floor. This was not a new issue — it clearly pre-existed and worsened with use.
Despite this being a textbook latent defect (which their report claims to help flag), Resicert is now hiding behind fine print. Their response claims they “couldn’t see it,” and that it’s not their responsibility, even though their inspector:
Flagged “possible damage” but did not elevate the issue with urgency,
Failed to recommend further invasive testing or highlight the bathroom as high risk,
Didn’t pick up any red flags that a qualified tradesperson immediately identified as major.
I hired Resicert because of their promise of thoroughness — especially in the “Structural Plus” tier, which includes plumbing, moisture risk, and internal damage assessments. But this was a surface-level inspection in disguise. Their suggestion that I should have personally sealed tile grout after the inspection is laughable — I had not even moved in!
This has now cost me thousands in repairs, stress, and major inconvenience — all from an issue that their inspector either missed or downplayed.
I would not recommend Resicert to anyone looking for a truly protective or accountable building inspection.

discrepancies noted in the shower wall and tiled floor surfaces. • As a preventative measure, we recommend sealing tile grout and joints to prevent water infiltration into walls.
A photograph of a shower base, conveniently covered by the vendor with a shower mat, was included
After taking possession of the house, and removing the mat, I discovered a significant crack in the base near the drain, which leaks. The removal of the base requires the removal of wall tiles. This job is going to be an expensive exercise, probably in the order of $10,000?
The report also contained photograph of external roller shutters, and the comment:
Manually operated window shutters were noted.
Of the 13 roller shutters on the exterior of the house, only two are functional. The other 11 are sclerotic, leaving me no option but to repair or remove them. The removal would include reinstating brickwork. Because several are locked in a down position, action has to be taken, and I have sought quotations for both options.
No mention was made in the report that the toilet in the main bathroom was leaking profusely, or that the gas ducted heating unit in the roof cavity, supposedly servicing the upstairs bedrooms and bathrooms, does not respond to any command on the key pad, necessitating further expenditure.
Had I been aware of these additional issues, particularly the state of the roller shutters, and the leaking shower base, I would have asked my Buyer’s Advocate to negotiate harder on my behalf.
Having re-read the many disclaimers in your report, I have not found any that preclude reporting fully on the above defects.
I gave the building inspector and Resicert the opportunity to correct any misapprehension I may have, before posting this review on productreview.com.au, but after four days, I have received no response from either party.
Prospective buyers should consider carefully whether Resicert will provide them with the information they need to be fully informed. I would never use their services again.

Professional service – Ron Hart was thorough, professional and timely. I had cancelled an initial inspection and the payment was refunded almost immediately. However, there was no recommendation to investigate further, nor any warning that the ceiling might be structurally unsound or poorly installed.
Just over a year later, in May 2025, the entire alfresco ceiling collapsed. My insurer declined the claim after identifying the cause as non-compliant construction and poor fixings — a clear defect that likely existed well before my purchase. When I contacted Prince Kanda and team from Resicert, they declined all responsibility, citing the 60-day liability window and stating that “compliance with building standards is not part of the inspection.”
This is incredibly disappointing. As a buyer, I relied on this inspection to identify visible and material risks — not to just list cosmetic observations. The issue here wasn’t buried inside a wall — it was on the ceiling, visible, and ultimately dangerous.
Prince Kanda Resicert may follow the legal fine print, but if you’re paying for peace of mind or want an inspector who will flag potential structural hazards — I strongly recommend looking elsewhere.

consulted two separate professionals from a reputable fencing company, both of whom confirmed that the fence is made of Hardiflex, not asbestos.
This inaccurate assessment had a direct and detrimental impact on the sale of my property. Furthermore, the report appeared to focus disproportionately on minor cosmetic issues, such as paint and rusted screws,. No structural issues were found, yet the report left the buyer with a skewed and overly negative impression of the property.
In my opinion, the lack of accuracy and professionalism in this inspection was unacceptable. I would not recommend this company to anyone.

AVOID - Try to avoid responsibility for their inspectors – Be very careful with this firm. After one of their building inspectors came out and conducted an inspection that was defective, they claim they are not responsible and that the inspector was acting in their personal capacity despite having a Res-cert email address, being listed on their site and turning up in a Resicert branded truck and clothing.
Rip Off and harassing – DONT GO THERE - Quoted $500 charged $600 for ONE room inspection on what the "inspector" himself said was a 10 minute job. the emails and SMS'S FROM THE MOMENT I CONTACTED THEM BORDERS ON HARASSMENT sent "overdue" payment demands from the minute the inspector stepped out the door.
big discrepancies between the inspection report and reality – There was a big discrepancies between the inspection report i got from Resicert and the real status of the property that i discovered when i moved. Resicert discrepancies cost me a huge amount of money to fix all the damages that they confirmed they are not there in their report. I do not recommend using Resicert at all.

Do not waste your money and time - use a licensed builder with a trade! – These people are not licensed builders. They have done a minor course which "licenses" them to conduct these inspections. beds, blocked stormwater system, damaged gutters, incorrect labeling of a sump pit, wood rot causing structural damage in multiple locations. This will cost me to the tune of $30-$40k in the first few months after settlement.
An absolute disgrace.
Not worth the paper it was printed on – Purchased a property subject to a satisfactory building + pest report. 2 years later and we have spent >$20,000 and had major pre-existing leaks, non-compliance and other headaches which the inspector had photographed and labelled “no issues” I emailed them about their “money back guarantee” and received no response. I could not recommend them at all, as they cannot give peace of mind with a copy-paste report which ignores any actual issues.
Easy to Deal With – Professional. Friendly. Thorough. Highlighted a few important things that we needed to be aware of that helped us to renegotiate sale price. Promptly sent a copy of our report two years later when we couldn't download/locate our copy.
