Duncan from Cairns was available within days his report was thorough and he explained everything in plain English so we could easily understand him. Definitely recommend, fantastic service!
We were recommended this firm and the report we received missed several areas that were apparent at settlement. •A twisted/sagging beam in the kitchen •A huge rat infestation in the loft visible with nests and droppings at the loft entrance and throughout the loft insulation with rat runs created. No side note on the report added as a professional… Read more
opinion and observation. No thought of what would be helpful to the buyer that has paid $1300 for the report. •A leaking and decayed diverter valve externally showed signs of leakage for several years damaging concrete with green mould and an active leak missed off the report
Overall a very poor report missing crucial items yet reporting on other items not as relevant Lack of attention to detail No recourse or acknowledgment from the company after raising formal concerns Total ignorance by the company regarding follow up

DO NOT USE RESICERT! Useless, incompetent, impossible to contact with compIaints, ignorance. I wouldn’t even recommend Resicert to my worst enemy!! **photos attached to this review** [Name Removed] of Resicert Perth conducted a pre-purchase building inspection on my property and failed to pickup or report on several serious structural and… Read more
foundation defects, some of which were that bad you could notice before you even walked through the front door (not him but).
Massive gaps between the eaves/soffit and top of the brickwork in numerous locations, door and window frames protruding above the top of brick walls, gaps under window frames outside, several wall cracks in the master bedroom, sticky doors the list goes on! All of which are telltales of a sinking foundation.
He only reported the smallest of the 5 eave gaps and stated we could “fill it with mortar”, any normal competent inspector would take a step back and think ok there is somthing serious going on here and what has actually caused this gap? Not just advise a bandaid fix like he did.
Upon moving in and noticing several issues each day as well as a bad crack in the slab and spider cracks in the master slab after I removed flooring. I engaged a structural engineer to take a look and they were dumbfounded at the defects [Name Removed] had missed, they advised that the foundation was sinking excessively at the front of the house and completed a soil compaction test that failed.
I reached out to [Name Removed] and he then came out to my property to view the defects he missed. He blatantly denied all of them saying that eave gaps are “normal” and just did want a bar of what I was telling him or showing. 1 week later he emailed me telling me to forward my complaint onto the Resicert complaints department which I did in great detail with a heap of photographic evidence to go with it. After numerous phone calls to Resicert which is a 1800 number and you have to talk to an Ai Bot not even a real person that is also pathetic of Resicert, no managers contact numbers available anywhere! It took them over 2 weeks to come back to me with a response of that they are not liable for anything and that it was a ‘non-invasive’ inspection so these items can’t be picked up (all of the defects ARE non invasive that were missed) the response was also clearly Ai generated to.
After numerous emails back and forth they have still stood there ground and completely ignored all my photo proof and written evidence- completely wasted my time.
I have recently engaged with Lawyers to resolve the issue with them as the repair bill to raise the slab and foundation along with other defects will likely be upwards of 30k. I would NOT have gone through with the purchase of this property had Resicert and [Name Removed] have picked up the serious issues and alerted me in the pre-purchase Inspection.
Absolute failure of something that is so important to a homebuyer!

Paid for the most thorough inspection — missed major water damage, no accountability. I paid over $600 for Resicert’s “Structural Plus” inspection — their most detailed and penetrating service — expecting peace of mind for one of life’s biggest investments. Instead, just 4 days after moving in, I discovered water damage leaking through the… Read more
bathroom into the ceiling below, caused by failed waterproofing and mold buildup under the bathroom floor. This was not a new issue — it clearly pre-existed and worsened with use.
Despite this being a textbook latent defect (which their report claims to help flag), Resicert is now hiding behind fine print. Their response claims they “couldn’t see it,” and that it’s not their responsibility, even though their inspector:
Flagged “possible damage” but did not elevate the issue with urgency,
Failed to recommend further invasive testing or highlight the bathroom as high risk,
Didn’t pick up any red flags that a qualified tradesperson immediately identified as major.
I hired Resicert because of their promise of thoroughness — especially in the “Structural Plus” tier, which includes plumbing, moisture risk, and internal damage assessments. But this was a surface-level inspection in disguise. Their suggestion that I should have personally sealed tile grout after the inspection is laughable — I had not even moved in!
This has now cost me thousands in repairs, stress, and major inconvenience — all from an issue that their inspector either missed or downplayed.
I would not recommend Resicert to anyone looking for a truly protective or accountable building inspection.
In September 2025 , Resicert was recommended to by the real estate agent on the SunShine Coast who was selling the property in which we were interested . We were from interstate at the time and wished to engage, expert independent advice as time was limited. We engaged what we thought would be a top level level report at cost, as we were relying… Read more
on its thoroughness. The report was the antithesis of this expectation. While the report was lengthy in its presentation, seeming to consider areas, upon close scrutiny, the language minimised the focus on significant costly damage. This only became evident when we moved in and acknowledged the significance of the negligence. While we could deal with the report's failure to include several defects from failing switches , lifting garage flooring , rusted under sink pipes, we could not accept the devastating significance of the leaking and complete rusting of parts of the guttering of the 2 storey home . The report failed in its photos and omitted the holes in the guttering. The report also omitted reference to a lengthy, falling boundary fence that was not attached in parts to its support beams. It is structurally unsound. Any complaints we found could only be referred to Resicert in Perth, despite Resicert claiming to have " a %100 guarantee". Uncertain what this means. Resicert's response was that they viewed the report and all was satisfacory.."nothing to see here", despite our photos and videos to the contrary. It is March 2026, we are still seeking investigations and financial compensation.

Professional service every time from Resicert – We recommend Resicert to our buyers as they give an unbiased home inspection and do it in a timely manner. We have never had a compliant from our sellers when the inspections are carried out.
5-5 Brilliant Tell All! – Peter thoroughly inspected my property and communicated in a very professional and honest manner. Peter explained in detail everything about both pest and building inspection. He answered all of my questions in a very courteous, professional manner. I’m very happy with the services I offered by Reticert and thoroughly recommend them.

Peter Bailey did a building inspection for me. Peter was extremely thorough and explanatory. When I received his extensive report, he answered all my questions and was very reassuring. Thank you Peter.
With my service - Fast, kind, professional, good people skill, detailed, within timeline.
Fantastic and thorough service. Don’t let the negative reviews tarnish the individual franchisee. Bad apples are in any business. Look for reviews of your local franchisees, ours was absolutely amazing. Very detailed and accurate. Would recommend Resicert to anyone. Their booking system was so easy and extremely fast turn around which was… Read more
important to us as we forgot to book our inspection for our purchase and nearly missed our deadline!!!! Lots of photos provided and our vendors even confirmed that our inspector was at the property for hours!! Thorough thorough thorough.
Negative reviews
We were recommended Resicert by our property agent when buying our property in November 2025, and unfortunately our experience has been extremely poor from inspection through to complaint handling. [Name Removed] came to inspect the property in late October 2025. We advised Resicert upfront that the property had been vacant for 13 years, and… Read more
expected a thorough inspection. The report stated that the taps and showers “operated normally when tested”, yet this was not the case when we moved in. On 9 December, just one month after settlement, we discovered severe drainage issues. This was the weekend we moved in due to working internationally. Our time‑stamped photos show that after running the tap at 9:35am and leaving it for five minutes, we informed them that the water remains in the sink and showers and that it's not draining.
When we contacted the inspector, he claimed he had run the taps and showers for five minutes during the inspection. This did not align with the evidence we provided. A licensed plumber attended on 17 December and confirmed that the waste pipes are old galvanised pipes that have corroded internally — a long‑term issue that develops over years, not weeks (see https://amarcoplumbing.com/how-long-for-galvanized-pipe-rust/). The professional plumber found a blockage and a leak caused by corrosion, and provided videos, invoices and a quote for the required repairs.
These were significant defects that should have been identified in a pre‑purchase inspection and the blocked drains identified (had they have truthfully ran the taps for 5 minutes) would have instigated a further investigation from us, especially given the property’s long vacancy. We supplied Resicert with a full timeline, photos, videos, plumber’s invoices, and the plumber’s report. Despite this, Resicert refused to cover the cost of unblocking the drains or the necessary pipe diversion. They offered only a refund of the inspection fee, which does not come close to the cost of rectifying a defect their report failed to identify.
We escalated the matter to Consumer Protection WA. Resicert has not responded to Consumer Protection’s request to contact us and resolve the matter in February 2026.
Based on our experience — inaccurate reporting, failure to identify a major long‑term plumbing defect, refusal to take responsibility, and lack of engagement even when Consumer Protection became involved — we cannot recommend Resicert. Their “100% money‑back guarantee” does not cover the real‑world consequences of missed defects, and we would strongly advise buyers to consider alternative inspection companies.
The inspection report wasn't bad but when I called inspector for some clarification he was like, read from report or check the link. Well, when I am calling you is because as an expert I am trying to understand better by directly talking, if I knew better I would have inspected myself. I understand all these companies try to play safe in case they… Read more
have missed something and avoid liability and hence the reason for call that at least tell me verbally. This is where the company lacked and after paying $800 I think I deserve better service. I am better off selecting another B&P provider next time.

Very disappointed – Inspection missed serious ceiling defect that later collapsed I engaged Prince Kanda from Resicert in March 2024 for a pre-purchase building inspection of my investment property in Baldivis. The inspector noted minor stains on the alfresco ceiling and flagged that it was gyprock (which is already a red flag for external use).… Read more
However, there was no recommendation to investigate further, nor any warning that the ceiling might be structurally unsound or poorly installed.
Just over a year later, in May 2025, the entire alfresco ceiling collapsed. My insurer declined the claim after identifying the cause as non-compliant construction and poor fixings — a clear defect that likely existed well before my purchase. When I contacted Prince Kanda and team from Resicert, they declined all responsibility, citing the 60-day liability window and stating that “compliance with building standards is not part of the inspection.”
This is incredibly disappointing. As a buyer, I relied on this inspection to identify visible and material risks — not to just list cosmetic observations. The issue here wasn’t buried inside a wall — it was on the ceiling, visible, and ultimately dangerous.
Prince Kanda Resicert may follow the legal fine print, but if you’re paying for peace of mind or want an inspector who will flag potential structural hazards — I strongly recommend looking elsewhere.

I am extremely disappointed with the building inspection conducted on my property. The inspector claimed that our fence contained asbestos and this was part of the opening property comment on the report, which caused significant concern for the prospective buyer and ultimately in my opinion led to the sale falling through. To verify this claim, I… Read more
consulted two separate professionals from a reputable fencing company, both of whom confirmed that the fence is made of Hardiflex, not asbestos.
This inaccurate assessment had a direct and detrimental impact on the sale of my property. Furthermore, the report appeared to focus disproportionately on minor cosmetic issues, such as paint and rusted screws,. No structural issues were found, yet the report left the buyer with a skewed and overly negative impression of the property.
In my opinion, the lack of accuracy and professionalism in this inspection was unacceptable. I would not recommend this company to anyone.
Professional service – Ron Hart was thorough, professional and timely. I had cancelled an initial inspection and the payment was refunded almost immediately. When I finally found a property I liked he responded promptly and did the inspection although it was a week before Christmas. Ron even called to give me a verbal preliminary report. I highly recommend Resicert Property Inspections.
AVOID - Try to avoid responsibility for their inspectors – Be very careful with this firm. After one of their building inspectors came out and conducted an inspection that was defective, they claim they are not responsible and that the inspector was acting in their personal capacity despite having a Res-cert email address, being listed on their site and turning up in a Resicert branded truck and clothing.
Rip Off and harassing – DONT GO THERE - Quoted $500 charged $600 for ONE room inspection on what the "inspector" himself said was a 10 minute job. the emails and SMS'S FROM THE MOMENT I CONTACTED THEM BORDERS ON HARASSMENT sent "overdue" payment demands from the minute the inspector stepped out the door.
Home Handover Inspection – Allan Jones was punctual & provided an excellent report detailing items to be fixed before handover. I would not hesitate recommending or engaging Allan for any future projects.
big discrepancies between the inspection report and reality – There was a big discrepancies between the inspection report i got from Resicert and the real status of the property that i discovered when i moved. Resicert discrepancies cost me a huge amount of money to fix all the damages that they confirmed they are not there in their report. I do not recommend using Resicert at all.
Great service – Very thorough inspection, did the inspection in a very timely manner. Let us know how to fix any problems that were found and best actions to move forward
Do not waste your money and time - use a licensed builder with a trade! – These people are not licensed builders. They have done a minor course which "licenses" them to conduct these inspections. Use a licensed builder - not this franchise! I had a pest and building inspection completed and multiple defects were missed that I noticed within the first few days after settlement. Eaves sagging, high termite prone planter… Read more
beds, blocked stormwater system, damaged gutters, incorrect labeling of a sump pit, wood rot causing structural damage in multiple locations. This will cost me to the tune of $30-$40k in the first few months after settlement.
An absolute disgrace.

Not worth the paper it was printed on – Purchased a property subject to a satisfactory building + pest report. 2 years later and we have spent >$20,000 and had major pre-existing leaks, non-compliance and other headaches which the inspector had photographed and labelled “no issues” I emailed them about their “money back guarantee” and received no response. I could not recommend them at all, as they cannot give peace of mind with a copy-paste report which ignores any actual issues.
Easy to Deal With – Professional. Friendly. Thorough. Highlighted a few important things that we needed to be aware of that helped us to renegotiate sale price. Promptly sent a copy of our report two years later when we couldn't download/locate our copy.
Twice as Good – I recently purchased a house and used Resicert as my Pest & Building certifier. I was very happy with their work, and wouldn’t hesitate to use them again.
Excellent Service - Couldn't be happier – Extremely professional, knowledgable and thorough. Have full confidence in the report to move forward with the purchase.
Professional Property Inspectors – The Inspector carried out the property building and Pest inspections to two of my properties and the reports were easy to follow and very professional. Will recommend their services to anyone, many thanks Resicert property Inspector.
Brilliant – Absolute gentleman in his approach to what he has to do. At no time is anything threatening to either buyer or seller and issues are addressed with a logical approach.
Great professional service! – Shayne was very informative, up-front, helpful & professional. We feel that he is very trustworthy and can ask him for any help. Very happy with the service, thanks Shayne.
Incredibly thorough! – Allan was incredibly thorough in his inspection and even told us about squeaky cupboard doors!! Would definitely recommend using these guys for any inspections you want done in the future!!
