helpful, they supported my choices and gave me the guidance I needed to get the most beautiful result for my home, whilst staying within budget. The workmanship and build quality met and sometimes exceeded our expectations. Several trades really stood out, especially the tiling and plastering teams—their work is genuinely impressive, with a level of precision and finish that gives the home a polished, high‑quality feel. Our Housing administrator was approachable and always prompt in response to any concerns raised. We have built a home before, but we are not construction experts, so the recruitment of a building inspector was a very wise investment. We encountered a few minor issues during and after construction, which once identified by our building inspector were rectified without question. I’m sure this is normal for a project of this size, but having a document that records any deficiency or concern did prove to be invaluable. Each time, the company handled things professionally and ensured everything was resolved to a standard we were happy with. Their willingness to follow through made the process less stressful. The final cost aligned closely with the original estimate, and any variations were clearly communicated and easy to understand. That transparency made budgeting straightforward, with no nasty financials surprises at the end of our build. Overall, we’re extremely pleased with the outcome. The house was completed 15 months after slab down and I acknowledge we would have wanted it to be quicker, but the home we now have confirms that good things are worth waiting for. Our home is beautifully built, thoughtfully designed, and a perfect fit for our needs. We absolutely love it!

perfect condition and I didn't have to request any intervention at all. PCI had some little things here and there, but RN fixed everything promptly. I couldn't be happier for the entire experience. We only had a little hiccup about tiling, but RN fixed it providing tiled skirting. Remember, mistake can happen and it's impossible to have full control over tradies. Bad tradies exists or simply they might have had a bad day, what matters is how the problem gets fixed. Patrick has been amazing during the sales, he probably did something like 50 different design for me, then Linda, Valere, Mark the supervisor. There is really nothing that can be improved on the house. Well, actually, if anything a regret of not having a second ensuite, but that's not RN fault. Everyone was very patient with me, taking the time to reply to all my enquires (and being an extremely anxious/worry personality I had a lot, trust me) If I build another house it will definitively be with RN.

We are now 12 months from hand over and have had no issue to speak of apart from a shower head that burst that was replaced promptly. People who visit our home are amazed by the quality and the design which makes us proud to have picked a builder such as Ross North, with the many years of experience and it shows in the quality houses that are produced by his team of hard working professionals.

been disappointed with their after-sales service. On two separate occasions, I reached out to their repair department for assistance, but their response was inadequate. The first issue was with nails popping out from the ceiling, and the repair department immediately attributed it to someone walking on the ceiling. However, this did not satisfy me as the nails were not sinking but popping out. The second issue was with water noise whenever a water outlet was used. I contacted RossNorth to inquire if the issue was still under warranty, but the same person from the repair department asked if anything had been altered in the house recently. When I replied that nothing had changed, she insisted that something must have changed and did not offer any further assistance or advice. I felt left alone and that RossNorth did not care about resolving the issues I was experiencing. I expected them to refer me to someone who could fix the problem, even if it was outside of their warranty, but they were not interested in finding out what was wrong. This kind of after-sales service has made me hesitant to use RossNorth for my next home, and I am now considering other builders. While I do not claim to be faultless in these situations, I believe that RossNorth did not make an effort to understand the problems I was experiencing and offer solutions. It is like buying a new car - no matter how good the product is, if the after-sales service is poor and the company does not listen to its clients or offer advice, it is not worth it.
What customer service? – I am currently building my home with Ross North, and 100% regret going with them. They say they pride themselves on customer service, and sadly this was why we ended up going with them. But it's quite frankly a joke. They are meant to be the experts, and I'm paying them good money to hold my hand through the process, so that nothing is missed. But from my experience, it's hard to call them experts. Have to terminate the contract due to unreasonable variation cost – We signed Preparation of Plans Agreement with Ross North Homes in March 2019 and paid 5000 deposit. We decided to end the contract in October, almost halfway through at pre-start stage and lost our 5000 deposit. There are a couple issues we had: 1. low specs provided We learned at pre-start stage that our specification is called"complete home"… Read more
specification , which includes most basic inclusions. There are other standard specifications i.e "Ross North home" specification. We were not told there are different standard package at signing of the agreement. If we knew, we would definitely not signing. Part of our fault as well, we should also read all the specifications carefully before we sign. For example, we were quite surprised to found out later our laundry has only a stainless steel sink with trough and cabinet.
2. variation price are high - be Cautious what you signing at the beginning! this issue relates to the first issue where lowest specs were provided to us, therefore lots of things needs to be upgraded.
3. felt like has been fooled We were told that window size change changed with no extra charge. we have asked to have the fixed window in the kitchen same hight (9c) as the one in their showroom. They firstly come back with a 7c window. We then request again that we want 9c. We were told by sales person Bradley that it will cost 270 something due to a support they need to put in the wall. We accepted it. Later on, we want the hot water unit to be move to a location that can't be seen from our 9c window. We were told by the pre-start team that we need to install 2 hot water units if we move the location to make sure sufficient hot water for the house, which would cost another 2000+. Our house is around 145sqm 3x2. We consulted professional hot water system company, they laughed at that... We then try to communicated with the pre-start team, their response is they can proceed with 1 hot water unit, however, they will put a disclaimer not the contract that they won't guarantee fluent hot water supply for the house.
4. communication problem Communication was fantastic at beginning. ok after signing the PPA. But wait until there are issues or arguments. For our case, we've been told by sales person: feel free to find other builders and provide quotes. Therefore, we did. We felt so happy with our builder now. Cancelling the contract with Ross North is the best decision we made.

Gee, where to start? To be honest, things were going reasonably well from a great salesman, an ok prestart, an our initial customer service people were good. year build for a 2 story home ended up being in line with most builders I tihnk, even if it did drag on at the end as more profitable houses jumped to the front of the queue (good business for RN, not good for us). At least it got to move in ready eventually. The downside has been trying to get the house finished to a level expected from a mid-premium builder. Sure, blame it on the "poor quality tradesman" you inherited as the supervisor, but you're responsible for making sure its at an acceptable quality. Otherwise we would have saved some money and gone with a different builder. The finishing quality on the house is terrible, and RN don't seem to care. Maybe they hope we'll give up following up on items that need fixing/redoing/finishing? I don't know, I'll probably have died of old age by the time they finish actioning items. I'm already dreading how long the maintenance fix period is going to take (and boy the list is long). We received our keys in September 2024. It's now May 2025 and we're still waiting on 50% of the pre handover items to be fixed. Interior painting is still not touched up (9 months!!!). Stairwell has a worse finish than my efforts at building kit models as an 8 year old. Driveway was built with a bend in it that wasn't on any plan (and has still not been rectified, i still dont understand why other than the concrete apron was poured in the wrong spot). If it's RN fault it's "not their fault". But anything ambiguous for wording in the contract, they won't budge off their line of interpretation even if it's for a product line/colour that doesn't exist. It's all just so irritating. No, I won't ever be building with Ross North again, nor recommending them. And it's all due to the lack of care, responsibility or accountability with the post handover works. And I'm sorry to the 3 useful people we've actually dealt with at Ross North for that. Save yourself the time effort money and annoyance and use a builder who delivers what they promise, not Ross North. That's some of our experience anyway.

emergency, accessing the bathroom through a 620mm door would be a significant struggle. All other builders provide a standard 720mm door in their basic plans, but Ross North does not.
During the pre-start meeting, I raised concerns about the elevations and other issues because the house plans did not align with the quote and the promises made by the salesperson, [Name Removed]. It seems he failed to communicate all necessary information effectively, which has added to my frustration.
Additionally, the quality of the roof wood is subpar. The photos show wood with knot holes, knots, wane, and splits. When I inquired about this, I was told that the photos depicted normal knots typical of pine. However, this does not reflect good quality wood in my opinion.
Overall, I am quite disappointed with the situation and would caution others, especially first-time home builders, to consider their options carefully.

A Disappointing Building Journey with Ross North Homes – Our experience with Ross North Homes has been extremely disappointing and frustrating. Throughout the building process, we faced numerous challenges that left us feeling deeply disheartened. The lack of quality, poor communication, and inadequate supervision made the process far more stressful than it needed to be. Substandard finishes and poor… Read more
workmanship were among the many issues we encountered, compromising the build’s integrity and resulting in significant delays and unexpected costs.
Although we collected our keys four months ago, several issues remain unresolved. One of the most pressing concerns is the main door, which we have repeatedly brought to the attention of both the supervisor and the General Manager. Unfortunately, as of today, no satisfactory action has been taken to address the following problems:
1. The door is warped, misaligned, and bowed.
2. The door handles are misaligned.
3. Two screws on the handles are missing.
4. The lock is defective, causing the key to get stuck and making it impossible to remove.
5. Two screws were glued instead of proper secured. 6. The carpenter also failed to install the quad or silk trim around the door.
Understand that the supplier of the door is Corinthian doors.
In addition, the wind mould bridging the gap between the ceiling and wall in the porch and alfresco areas is showing signs of widening and cracking. We have requested to replace the wind mould with cornice or thicker wind mould before, however, the request has been ignored.
There is also a serious issue with the installation of all internal door handles. The carpenter did not follow the correct installation procedure, resulting improperly fixed handles across the house. As this issue stems from poor workmanship. Therefore, we request that all the internal doors and handles to be replaced.
Less than 6 months of completion, we have further discovered the following defects:
(1) Cracking lines appearing on the walls in the living and room areas
(2) Misaligned brickwork at the entrance to the toilet area.
(3) Misaligned kitchen cabinet.
(4) Cracking in the cornie in some areas.
(5) Cornie not aligned in the living area.
Besides all the issues we have highlighted before, another significant issue was the installation of power point in two toilets specifically intended for an electric bidet toilet seat. Despite making our intentions clear, the builder failed to advise us that the toilet pipe design would prevent the bidet from being installed. This oversight rendered the two power point installed useless, resulting in unnecessary costs and inconvenience. when I raised this issue, the builder dismissed our concerns and claims stating that there was no provision for a bidet in the plan. Completely ignoring the fact that their role is to provide professional guidance and identify potential design conflicts before construction.

In conclusion, our experience with Ross North Homes has been far from satisfactory. Despite paying a premium price with the expectation of a high- quality home, the ongoing quality issues and poor management throughout the build have left us feeling frustrated and disheartened.
We would caution anyone considering building with them to be prepared for a challenging and frustrating journey.

One of the most frustrating aspects of my experience was the constant turnover of building supervisors. I had the misfortune of dealing with four different supervisors, this has contributed to the quality and communication issues.
Furthermore, the minimal communication from Ross North Homes only exacerbated the issues. There were countless instances where I had to chase them for updates and information, leaving me feeling neglected and disregarded. It seemed as though my concerns were not taken seriously, and my voice was not heard.
Quality issues also plagued the build, adding further disappointment to the mix. Subpar finishes, and shoddy workmanship were just a few of the problems I encountered. These issues not only compromised the integrity of the build but also created additional delays and expenses.
I must add we are still waiting for our build to be completed nearly 22 months on…. So far not so go.
In conclusion, my experience with Ross North Homes was far from satisfactory. The constant changing of building supervisors, minimal communication, and quality issues throughout the build left me feeling disillusioned and disheartened. I would caution anyone considering building with them to be prepared for a challenging and frustrating journey.

well looked after from start to finish. The build quality and workmanship are of high standard, and we are very pleased with the final result.
There was no price increase and no surprises. All final costing including the provisional amount was very close to the estimate and anything over-provisioned was credited back to us.
Dealing with Ross North was also very easy. They are easy to reach and proactive in communication. There was never any need to chase or follow things up. [Name Removed] our client liaison provided regular updates, even sometimes with just a simple quick email to advise where things were at.
[Name Removed], our sales consultant was indeed our first contact with Ross North. A genuine guy, honest and upfront. Being our first time building, it was overwhelming but [Name Removed] gave us peace of mind and confidence in building our first home. [Name Removed] has good attention to details and gave thoughtful inputs and ideas during the design process. Very generous with his time and checked on us regularly throughout the journey until the end.
[Name Removed] our pre-start and color consultant helped and accommodated patiently to our million requests. [Name Removed], our supervisor is very kind, prompt, organized. Despite the current challenges in building industry, he got things moving for us and has gone above and beyond to ensure we got the keys before Christmas. He kept us updated and organized regular site meetings at every stage of the construction to make sure that we are happy and that any concerns could be addressed at the time rather than waiting till the end.
Issues raised pre, during and post construction were handled professionally and promptly without any fuss. Ross North focus on solving the problem rather than going around arguing whose fault it was. This no-blame approach creates a great trust where I feel the Ross North team is working together to achieve the best outcome for their customers.
All of them were exceptional throughout. We appreciate the hard work and dedication that the whole team provided, truly demonstrates a company that values high standard of customer service, with integrity and honesty. They are transparent and takes ownership and pride in their work.
In the era where people have little trust in the builders and the building industry, Ross North has proven otherwise. From the start before we signed, Ross North assured us of the process, and everything was exactly how they said it would be, and it was. If we are going to build again, we will only consider Ross North.

builder's handling of all of the issues we raised and I would particularly like to commend Lisa who has been our contact person. Building is stressful and the current climate makes things even more difficult for both the builders and purchasers. However, Ross North has been nothing but professional and responsive throughout. They've been around for over 40 years and I expect that their attention to detail, and concern for their customers goes a long way in accounting for their success in a challenging industry. We have met many of the tradespeople and they have all been great--taking pride in their work and doing a very professional job. Our supervisor was "top notch" and kept us informed throughout. There were holdups of course, as was inevitable given the shortage of tradespeople and products, but all considered I don't think we could have had a better outcome. Living in the homes has cemented my appreciation for the Ross North product. The houses are built to a high standard and have been finished properly. needed fixing and reviewing, as we were doing things a little differently and trying to build a more sustainable and fully accessible house with a loft, and this seemed a bit new and not what people were used to dealing with. The cost didn't increase even though the time frame did (a lot!), so that was a real bonus. We are still waiting for a final few things to get sorted, but we are really enjoying the house.

We then approached Ross North and had a look at their designs and got some estimates. To our surprise, they are not this pricey builder that we had always thought of (we just guessed because we went to their display home and were impressed with the quality and thought this is going to cost a lot – But this is not the case!!). They work within your budget and Peter Grickage, our consultant was able to make some changes on their design to fit our narrow lot literally on the same day. Carissa Rautenbach (Peter’s PA) has been very helpful since the beginning. She answers promptly to every single queries you have and kept us updated. She carefully explained what the building stages are and this was really helpful for first-timers like us.
Moving to colour selections stage, Sacha Quick helped us throughout the process. She truly lives up to her name, very quick indeed. All selections were typed and returned back to us in just couple of hours after the meeting. She was very patient in assisting us who have very little idea of combining colours. She made this process a stress free one.
And onto Prestart stage, Simone Stewart provided such excellent assistances. I’m very particular with our selections but she helps to accommodate them all. During the meeting she went through each item one by one, not forget to mention that she provided a lot of detailed advices that you won’t find anywhere but through the experienced one. We ended up with many of her suggestions. We made a few changes after the meeting but she would action it straight away and she’s always keeping us in the loop.
We understand that it is a challenging time to build in this climate but being updated with even the smallest progress is such a precious thing for us, it makes us feel we are one step closer and we’re very appreciative for the transparency.
Not only one staff excels in what they do but literally everyone in the team. Giving them 100 for communication, promptness & customer service.

Our Custom Built Home – The Ross North team have been helpful from prestart to post implementation. This was the fourth time we built and the first time we built with Ross North. Our house was custom built according to our plan. The quality and construction was great. All issues from designing, prestart through post implementation were promptly resolved to our satisfaction. The house is of great quality with minimal issues. I normally judge companies not only on how the experience during sales and goods transition is but more importantly on the after care services. So far, any minor issues I've had experienced were dealt with in a timely manner with no questions asked.
It's been a year since I've been in the house and we continue to receive compliments on the quality of our build.
Overall, we are so pleased with our home and would recommend Ross North to any new build.
