falls under BGC. MASSIVE RED FLAG! Do your research before considering this company. I began my process in 2020 and I am still left with an unfinished home, no estimated handover date and the progress of each stage has been extremely slow or extended out. I have had multiple different site supervisors come and go none of which get very much done before moving on somewhere else, I have had multiple admin consultants who are not transparent, very rude and dismissive, even the GM moved on. This amount of movement in a company is also a huge red flag. Terrace homes should be extremely ashamed of what they are doing to new home buyers. I have no more excitement to be handed the keys to my home whenever that day may arise. My home is a 2 by 2, tiny little townhouse and since I started this process I have had multiple friends build much larger homes and have lived in them for over a year.

My BIGGEST regret in life was building with Terrace Homes / BGC – My experience with Terrace Homes and their parent company BGC Housing Group has been a complete disaster. Throughout the entire process I have felt decieved, misled, cheated and betrayed. years after I signed the contract. It’s embarrassing to tell people that my house isn’t built as expected; I feel cheated and lied to. The lack of care is shocking, because all the delays are said to be ‘supply and staffing issues’, but in my development area and surrounds people are moving into homes within 6-9 months of being built - meanwhile we were waiting over 5 months just to get scaffolding delivered on site - absolutely apalling and utterly horrendous.

Terrace Homes and BGC Housing Group do not provide clear timelines, constantly extending deadlines (3x extensions of time so far, totalling over 365 WORKING days or 1.5 years) and restricting site access to new materials. We are tortured when questioned about their infidelity and the blame always on the industry and contractors and not their own business or organisation. It’s frustrating that their employees don’t see this injustice.

What could have been a wonderful time is turned into a nightmare for many, all for their benefit. Avoid them if BGC Housing Group returns to the market. Trust the warnings and look for alternatives; Terrace Homes and BGC are NOT worth the risk.

Signing off - a frustrated person still waiting for their dream house - 3.5 years after they started. Maybe we'll finish our roof this year - no one knows!

Extremely Disappointed – Building a house should be a pleasant and exciting experience – Not the case when building with Terrace (BGC). The two story house took roughly 13 months to complete, from the laying of the slab to practical completion. The design was drafted up, approved and signed off, only to discover during pre-start that they had flipped the layout 180… Read more

degrees without our consent. After a few setbacks, the slab was laid and the first level was completed and work commenced on the second level. During the brick laying process, a boundary wall has collapsed and fallen onto the adjacent property, causing extensive damage to Ben Tragers show home. At this stage we appointed a building inspector, only to discover that that large holes were cut into the structural beams, the roof wasn’t correctly tied down and the mortar joins were not within the required tolerances – A majority of these issues were never rectified. Terrace refused to provide a copy of the engineering drawings. We had 3 different building supervisors and 4 client liaison ladies during the building process. Terrace constantly made changes to the design, without any consultation – Aluminium sliding doors were replaced with traditional timber doors, exhaust vents were moved or added, air conditioning outdoor unit relocated without consultation.. The list goes on! We submitted our maintenance list a few months ago and the rectification works are still ongoing – Bathroom ceilings patched up, waiting for painting, doors out of alignment, door locks don’t function correctly, etc. I wouldn’t recommend building with Terrace.

got lucky and got a decent one. WRONG - this one also has no empathy or understanding for what an awful experience it is to be waiting on your home for 4 years, to have minimal progress updates during that time, and to be responded to continuously with generic, copy-and-paste responses that clearly show your concerns have been completely disregarded. I might as well raise my concerns or ask questions to a brick wall. Any person still working for BGC Housing Group has, in my opinion, absolutely no self-worth and/or a severe lack of morals. Its a reflection on their character - why work for, let alone defend, a greedy corporation that has caused so much financial and emotional stress to 1000's of families?

Do not build with BGC or TERRACE Homes. They signed up up 1,000 homes in July 2020 alone (during the height of the COVID-19 pandemic) which was more than ANY builder in Australia but then they continue to (as at Sept 2024 when I received my most recent 'Extension of Time' for 234 working days) blame COVID-19 for their inability to complete houses in under 4 years. They are absolute crooks - they are not afraid to use blackmail and intimidation to try and silence their customers and stop them pursuing legal action, even after all the financial and emotional stress they have inflicted.

whatever increases they can throw at you.

I understand the pain in the industry right now, but communication should be all the more important; this is a significant amount of money your customer is forking out and it is the minimum you can do.

Now i can only wait for this build to finish, almost confidently saying the time stated in the contract and expecting problems with the finished product and having further nightmares getting it fixed.

This is almost the expectation from BGC and Terrace homes.

Thanks to the experience, I can safely say i will never ever want to build again.

If this is what you are after, please sign with BGC; i know i would rather pay more to get established.

properly. I had a roof leak about a month after I moved in and that was repaired pretty quick and hasn’t been an issue since. I’ve experienced some plumbing issues that seem to be okay for now. The build came within budget.

The house we chose was based off a display home which I can appreciate will have upgrades. Our house, to some extent, did not look like the display home. The whole front face was different, the bathroom had been flipped, what was a whole glass wall in the laundry was actually not glass on the plans, plus many more things. I understand the plans we signed were correct but being first time builders we were naive and from my understanding, display homes don't usually look substantially different from the real deal.

Our house was built the year covid hit so we moved in 10 months after the slab was laid which now would be an amazing time frame. However, from the time we signed the land contract to the slab being laid, it had been 9 months which is ridiculous when the titles were already available.

The front screen door had been put on the wrong way which allowed us about a 60cm gap to get out the door. The aircon remotes had been lost and we had to wait weeks for new ones, the garage was leaking, rendering falling off, aircon leaking, poor workmanship with indoor rendering and the worst paint job I had ever seen. I asked how I was suppose to clean marks off the walls when the paint comes off and I was told to 'dab' clean the calls. How do you dab clean stairwell walls that are metres high?

Not only was the workmanship less than acceptable, the support we received from BGC was horrendous. Our 6 month 'repair wish list' blew out to nearly 2 years. Not convenient but understandable with the current climate. I am an understanding person (I work for the dept of health so I get the challenges people are facing) but when I had heard nothing for a few months regarding the last few repairs, I decided to call BGC. Yep, our latest liaison officer had quit and our house had not been reallocated so nothing was happening.

Apart from [Name Removed] at BGC, I have not one positive thing to say. The only time I have ever received an apology was when our works were not reallocated. I did not receive an apology for our house leaking or for missing items. When we received a refund for the front door being incorrect, the item description simply stated 'owner change of mind.' Realistically, that just shows the extent to which the company will not accept any responsibility or liability for the houses they are building. Building a house with Terrace ruined my experience and I never want to build again.

they could under the Commonwealth and State grants – even though I paid my deposit before they were announced). Prior to signing the contract, I had land title, council approval and finance all in-place and therefore have not been responsible for causing any delays at any point. Upon receiving emails about build delays following contract signing, I queried these with my Terrace sales person who told me that my build would not be subject to such delays. Since then, Terrace have completed less than 6 weeks of work on-site. Terrace refused to commence construction until I issued them a contract breach notice for failing to commence within 45 days. I have never seen a build schedule for my house – most likely because they haven’t bothered to develop one. They tell you that your build will progress faster if you find the trades people yourself but no tradies want to work for Terrace (BGC) and in fact, many are now actively boycotting them. But if you think all this is bad, the way they treat you is even worse. Whilst being forced to experience a frustratingly slow and disjointed build process akin to watching paint drying in slow motion at the south pole, in addition they suck out whatever joy is left by repeatedly making false claims, issuing invalid extensions of time to further elongate the build timeframe, producing poor quality work with defects, being dishonest and lying about the state of the build and bullying you to do or accept things that benefit their contractual/commercial position. Terrible company, horrible life-destroying experience. If Terrace (BGC’s) mission statement was consistent with how they actually treat their paying-customers and sub-contractors, it would read: “Ruining people’s lives and crushing their dreams”.

process has been one of the most miserable experiences. From the moment I signed the first legally binding document it all went downhill. It took a year to sort the paperwork out and get a start on the build. There were constantly errors in paperwork and drawings resulting in unnecessary back and fourth.

Even once the plans were finalised, they were rejected as Terrace did not meet developer requirements.

I don't know why I bothered going to the BGC show room for pre start as multiple items I'd chosen have now been discontinued and are no longer supplied.

When the slab finally went down I was issued a price increase despite meeting all requirements on my end of the deal and being encouraged to sign when I did so that my price would be firm.

When you express your concerns and warn future clients about their business on a social platform (e.g. Facebook) Terrace will block you. Not a good look at all…

Please save yourself the hassle and choose another builder (non BGC).

This is not an industry wide issue like they state. I have had multiple friends and family sign, build and move in through other builders in the time it has taken terrace to lay a slab and complete the first floor brickwork.

like ProductReview). The reviews for preconstruction stage may have its own merit, but the actual building stage may be a disaster like mine, where you'll suffer like me and many other TERRACE clients that I know.

TERRACE is currently very slow in building my house and other houses in my area. Even their single storey builds have slow progress (2+yrs for single storey so perhaps double that duration for two storey sites). Our contract end date should be this month but they are very far from finished.

They have poor and vague communications. The new consultant assigned to me is either very late in responding or does not respond at all even though some of my communications are fortnightly. Responses are not detailed and some questions are not answered at all.

In terms of the quality of their work, so far I caught plenty of errors in different stages of the build (e.g. brickwork at incorrect height, wrong room size, incorrect door direction, water leaks/water ingress, etc). A few more errors were picked up by my private inspector. Some of these are yet to be fixed by the builder at this stage. They also made design errors at the start that impacted the build during construction!

Compared to other builders in WA who are also facing the same shortages and covid impacts, TERRACE and BGC are definitely one of the slowest ones. They're a bit disorganised, and may have management issues that compounds the problem. I'm definitely not recommending them to anyone, especially to first time builders and newcomers to WA. Avoid, avoid, avoid.

In summary: Builder is pure marketing with terrible building speed, average to less than average quality, and very poor construction management. Only the preconstruction stage was pleasant.

Disappointed – At this stage, quite disappointing. Air conditioning was a pro sum, however, the builder has now come back with 20% increased on top of the pro sum, which is way overpriced than the market. Also, builder doesn't agree to do the ducting in the slab if we are going to source our own installer, leaving us no option! Apparently, the air-conditioning is part of their big income. I have been informed of a price increase which I negotiated with management and agreed to pay a smaller amount to which I received a variation of a different price altogether. 350 days. Oh by the way bgc contracts are in working days not week days so that's nearly 2 years to start with about a 6-7 month extension.

My experience has been that they apply commercial techniques to retail house buyers. We have no idea when they will fix the bad work already done or when they actually plan to finish this build. All I ever get is constant "market updates" that seem to be more like propaganda in my opinion. I trusted the large brand and feel done in.

This contract is now causing financial harm and is affecting my health. Worst experience in my life.

saying they're charging me a SECOND PRICE INCREASE to my build which had already started. I was rushed to sign up by the sales rep since he stated I should sign up now so I would avoid a price increase so I did. This was last year when I signed my contracts. These people are lying scammers. How this is even allowed in this country is beyond me.

I will however admit that the 2 people actually building my house seem to be doing a flawless job. The people from Terrace sitting on their as*s on their phones all day should take note of what good service is.

Putting my trust in Terrace to build my first home was a massive mistake. The amount of lies you are told just to sign up is disgusting.

Instead of taking the time to make sure I was getting a house I wanted and was happy with. I instead was rushed and told to sign up and sign the base house plans to "get into the system" since the building costs were going to go up.

I asked about when I could do modifications to the house plans and was told I needed to pay a deposit and sign for all that to start.

I did and later found out I wasn’t allowed to change the house plans.

Because of this, I am now building a house I am not content with and Terrace couldn't care less about correcting these issues that I’ve been trying to fix since the beginning. I even sent an email to Terrace at one point and never heard back.

The only other phone call I received was from someone at Terrace telling me I now have to pay more money because the building costs have gone up....

I was also told the house plans had 31c ceiling heights when I signed. They didn't and I had to pay more. I asked if the sitework price would change and was told it wouldn't. Guess what, that price increased too.

Learn from my mistakes and stay away from this dodgy company. They’re clearly more interested in getting as many signatures as possible instead of the product they should be selling. Your dream home.

other builders have already moved in a month ago. What a terrible experience so far and not sure how long to go? Would not recommend this to anyone. Please don't listen to sells representative person, it's all lies. I had to hold this review for mediation process with Terrace but that wasn't helpful at all. Do not build with any BGC builder.

So far so good...but slow – We have just completed Pre-Construction with Katrina, & while there were some frustrating delays (due to the current climate) this was in no way a reflection on Katrina’s work ability. She was very meticulous throughout & a pleasure to deal with which was greatly appreciated! of the working drawings ourselves but still, there were heaps of surprises, misinformation, and confusion along the way. The worst part was that the Sales Consultant insinuated that the delay was caused from our end and persuaded us to sign off the paperwork which we were not in agreeance with or miss out on the Government stimulus due to timeframes! Thankfully, it got more manageable when the job was forwarded to the Contracts team. Having said that, we are hoping that the Construction stage will be a much better experience.

Update: a representative from the Operations team has since reached out and advised us that they will start looking at ways to expedite our job into construction. Fingers crossed it happens sooner rather than later.
