They just assumed you knew the whole process and what every form was that they asked for. The broker was pulling out her hair trying to deal with them. They kept calling her to do stuff that was their job. We finally made it to settlement on the initial date but it was such a stressful time and we certainly weren’t sure it would go smoothly given all the interactions. Misrepresents – Our initial dealings were with a representative in Australia however after completing the 'Let's get started' form we found ourselves receiving calls from someone in the Philipines. original representative to clarify we were advised "Our model is an Australian Lawyer that manages our paralegals in the Philippines who support our client throughout the journey, we have been operating this way for over 5 years. If you do not believe this model is for you, it may be best to choose another conveyancer." We chose to go elsewhere but in the meantime Certificate searches had been done and we received an Invoice for double the amount originally estimated. This is when our decision to not go with this business was proven to be correct as firstly we were told the Invoice would be cancelled, then another representative advised we would have to pay (keeping in mind the cost was double what was quoted originally). Yes we appreciate an 'estimate' is just that but you don't expect the actual cost to be double the amount. We ended up paying the Invoice and were fortunate enough that the conveyancer we chose to go with accepted the Certificates. We feel this business misrepresents itself when you believe you are dealing with people in Australia for the process. The less than favourable reviews for this business reflect what can happen when you deal with someone from overseas in particular poor communication skills. There also appears to be a failing with communication between staff in the Philipines and Australia. Keep in mind good reviews are not always genuine - better off reading the poor ones if you're trying to make an informed decision to engage this business.

for questions that could be termed as 'advise' (eg. Questions related to how a strata title works, is a title insurance worth in context of the property that I am purchasing?, etc) 2. Lack of effort when negotiating terms or getting details about terms that were discussed verbally with the seller (eg. the seller had verbally agreed for an earlier settlement date but later their solicitor disagreed to prepone. I believe my conveyancer could at the very least call the other party and ask them to provide the reason for change but it seemed like all conversations were happening over email and there was no push from my conveyancer's end.

This is my first time purchasing a property so I could be wrong in terms of my expectations from a conveyancer but comparing my experience with that of a other folks I know, who have recently purchased a property, overall it was an average experience.

I am sure they are fine at what that do, but ask up front about ALL fees, including any that might be external to their firm. Otherwise you will be caught out
