proactive, and kept things moving along without us having to chase anything up. HE would actually chase us up if we had things to complete on our end (such as our retaining wall) so his trades weren't interrupted.

We had very few issues during our build and on the odd occasion something did come up, it was handled quickly and without any fuss.

The build quality has been excellent. The finishes are really well done and you can tell there’s good attention to detail. It definitely feels like a step above the industry standard. Given all the horror stories around construction, we feel pretty lucky to have ended up with such a solid outcome.

Cost-wise, there were no real surprises, and we were able to make some variations to the build contract at fair prices.

Overall, we’re very happy with how it all turned out and would very much recommend them.

From our initial visit to their display home right through to the final completed work, nothing was too difficult for the Tullipan team. We chose one of their beautiful designs that fitted our block perfectly, and they were more than accommodating when it came to modifying the layout to suit our needs.

The design and approval process was handled really well — Council approved our build very quickly, and within weeks we had the final contracts sorted and the build underway. Tullipan were open and genuinely helpful with our selections and variations along the way, and nothing was ever a trouble when we had questions or wanted to make adjustments.

The tendering and costing process was completely transparent. Tullipan were helpful in providing pricing for our variations and patient as we worked through adjustments to fit our needs and budget.

The build quality is excellent, and throughout the entire process we could see that the Tullipan team were making sure all work was completed to a high standard. The build was even finished earlier than we expected — and with no compromise on quality.

We are now living in our new forever home, and we can't thank Tullipan enough for bringing our dream into reality.

everything running smoothly, kept us up to date with regular updates, called us if he saw a problem or had a question for us well in advance. There is nothing like showing up to see the progress of your house and seeing tradesman there working and that was the case throughout the build process. Commencing in April, handover December, just over 8 months was a real credit to our supervisor. Like other reviewers attention to detail was very good and you could see the genuine desire to ensure the build was finished like it was his own. We have built before and supervisors this good are very rare. Now that we have moved in and I watch the house opposite us from another major home builder, the progress is ridiculously slow, their supervisor is never there and is generally rude and unpleasant when he is. Im so glad ours was the complete opposite.

The quality of finish is very good and the minor issues encountered for maintenance since we have moved in generally have been addressed in a reasonable timeframe and most importantly fixed first time.

We had very few variations on our build, most of them were minor changes we wanted during the process, and certainly nothing that was hidden or forgotten by Tullipan.

I'd highly recommend using Tullipan Homes, their desire to build quality homes is apparent in everything they do.

running. Everyone we dealt with, from the backoffice through to the multiple members of the Tullipan family, were really helpful and showed great pride in their work. There will always be issues during a build, but Tullipan were proactive in notifying us and working through solutions. Overall it was a very smooth & enjoyable process.

As this was our first build we were heavily reliant on Tullipan and their suppliers for their expertise. Because of that there are a couple of areas for improvement/awareness for future first timers:

- Once you have made your final selections/design make sure you have Tullipan confirm that the design still works as intended. For example, we wanted to install a gas fireplace in the future so the electrician put the electrical connection on the correct wall, but the gas outlet was connected to the incorrect wall. Similarly, we have a random stormwater pit in the front yard that is set at a level that will never capture water and sits "proud" in the garden. A QA review of the complete plans may have picked up these issues. It would be great if Tullipan could "sanity check" the design once the selections were made, or even better if there could be 3D renders of each room in the same way as the kitchen design.

- Don't rush the finish/handover. Our handover was right before Christmas, but it would have been better if it was delayed into January to allow Tullipan a couple of weeks to make sure everything was perfect. The final painting & cleaning of the house was obviously rushed and we now have a long list of paint touch ups and minor issues that need rectification. I am confident that Tullipan will address all the items, but given how smooth the build went it wasn't a great way to finish.

- Start the Occupancy Certificate well in advance of handover. There is a long list of items you (and Tullipan) will need to check off before you get your Interim Occupancy Certificate. Ask for the list in advance as most of our side could have been done well before handover, rather than delay the move.

None of the above issues are show stoppers, just opportunities, and I am confident Tullipan will close out all items. We are so happy we built with Tullipan and would do so again in the future.

home, who showed us several of their existing designs and how they could be easily customised to fit our block. We quickly set up a design meeting with Mark Tullipan and knew straight after that meeting that we’d finally found the right builder. Mark listened to us and didn’t waste any time in drawing up a design that included everything we wanted, made the best use of the shape of our land and most importantly was achievable within our budget. We signed a tender shortly after that first meeting in March 2022, submitted plans to council in July 2022, and received council approval and our building contract in September 2022. By the time we demolished the existing house and handed the site over to Tullipan it was just before Christmas 2022 and they managed to squeeze the site cut in before closing for the holidays. We met our first site supervisor in January who got the ball rolling but unfortunately left Tullipan not long after. Around this time was when Jordan Tullipan stepped in and we were reassured we were in good hands. Our slab went down late January 2023 and shortly after that a new site supervisor came onboard. He also didn’t last long but it was never really a problem as Jordan was all over every aspect of our build. We had a few issues during framing that were resolved, and after a minor delay with our bricks delivery which Tullipan couldn’t control, the build progressed fairly smoothly. Malcolm came in as our site supervisor toward the latter part of the build and his experience and attention to detail was most welcome. We just wish he came in sooner. We received our keys mid February 2024 and have been enjoying our new home since. There have been a few issues such as a slightly different staircase design being installed (now rectified), scratches on windows, creaky floor upstairs, but these are all issues with the various trades brought in and not a reflection on Tullipan as a whole. After hearing other people’s building journeys we have been very lucky. Would we build with Tullipan again? With Jordan and Malcolm in control, absolutely. They have been honest, transparent and accessible at all stages, and always forthcoming with information and communication. Attention to detail was high and they seemed genuinely invested in delivering a quality product. If demolition and landscaping were not outside of Tullipan’s scope, our whole build would have been seamless from start to finish.

to come into a project like building a new home with an open mind and understand there will be challenges along the way, for us we had to deal with Covid shutdowns and one in 100-year floods, however with each obstacle and issue we experienced the team at Tullipan jumped onto the task straight away.

I can honestly say that the after sales service is where the true value lies with building with Tullipan. They truly care about the finished product and ensure that when things pop up, they are there to help rectify it or they are there to facilitate the solution with their contractors or with their suppliers.

Special Mention to Tahlia who manages the Maintenace work with the business and has an extremely proactive attitude and is extremely professional, well beyond her years of experience and also Daniel who handles the construction side of things he is a wealth of knowledge. The team at Tullipan were great to work with, happily incorporated our desired changes to their designs and were clear on the cost implications of these changes. There were some tough times during the build, largely due to labour shortages associated with brick layers but Tullipan kept us informed of what was happening and what they were doing to alleviate these challenges.

I’d absolutely recommend Tullipan especially if you are building on a sloping site - the quality of the build has been excellent and any minor issues discovered since moving in have been dealt with very quickly and efficiently.

Jamie came back with suitable house design recommendations and draft site layout the same day after I spoke to him and explained my requirements. Jamie patiently accommodated several suggestions I asked to incorporate to the house layout, room sizes, wardrobe locations, window sizes & type, etc. I progressed to the next stage and paid deposit for Tullipan to apply for a DA (Development Application) with the Hornsby council. Jason sent me the architectural drawings and he accommodated further changes I suggested to layout. Once house plans were finalised, he organised all other required documents and submitted the DA. Jason kept me updated throughout the DA process, responded promptly to the Council’s request for additional information and addressed all concerns raised by the Council demonstrating solid knowledge of the Development Control Plan and rules. The Council approved the DA within expected timeframe with minimal changes to the architectural plans and it was a good outcome. Overall I’m very happy with the professionalism and promptness of all Tullipan staff that I interacted with and the streamlined build process the builder has.

the team was always very easy whenever we had a question or whenever they needed to let us know of any issues they encountered during the build. Jacob (and later Nathan) our site supervisors always made themselves available when we needed them and whenever we requested an inspection of the site (which we did frequently). Tullipan were quick to act whenever we noticed any problems that we thought needed to be rectified. They were happy to accommodate a third-party private building inspection that we organised ourselves. The inspector found only minor problems and in fact commented on the apparent high quality of the build itself. I doubt that this would always been the case if we had contracted our build with one of the larger building companies. Since moving in, some minor defects such as small leaks and plastering defects have been dealt with by Tullipan in a polite and timely manner without any disputation on their behalf. We have been in our house for nine months now and are pretty happy with the quality of the build. We were not restricted in our selections for our new build and although we were given a comprehensive list of suppliers that Tullipan worked with, at no time did we feel pressured to not venture outside that list if we wanted anything that needed to be sourced elsewhere. Of course, it was more economical for us in some instances to install some add-ons after handover, but mostly, the system worked well. Tullipan’s design service also suited us as Mark and Shona were happy to work with our ideas and needs to plan a custom home for our narrow block. Overall, we are very happy with how it all turned out and no doubt their design was ultimately much cheaper than if we had used an architect instead from the outset. From the onset, working with Jamie to who was tireless in helping us design our custom Sedona, to the professional, friendly and helpful administrative staff, such as Jess, Lily, and Mel, it was fabulous experience. Mark , Adam and Jordan Tullipan were all professional, upfront, responsive and honest is there interactions with us. They worked with us and were really flexible in helping us achieve the home design and finishes were were looking for. Adam particularly was a great communicator and we appreciated his commitment in assisting us through the process, and his friendly, positive attitude every time we spoke. One of the benefits of using Tullipan we appreciated was the choice of using a range of suppliers for flooring, kitchens and appliances for our selections. through a friend who knew a happy client of Tullipan homes. We read about Tullipan homes on web and then we went to see a display home in central coast. We were very impressed with the quality of the work we have seen on the display home built on a sloping land. We then visited the office in Central Coast with our plans to get a feel for the estimates. This is when we saw the real value of Tullipan Homes (experience, practical knowledge, value for money). Mark Tullipan, was very straight forward and explained to us how and where we can cut cost by doing simple and practical changes to our plans. After spending few hours with Mark we knew we could achieve our goals with the budget we had. During the contract signing stage, we saw extremely high customer service aspect of Tullipan Homes. They go above and beyond. On the day we got late due to some issues at work and we got there by 5pm and we ended up working through the contract till 8:30pm. Did not complain, did not postpone the appointment. Thank you Adam Tullipan!

Construction started as planned, had a very experienced supervisor. Tullipan Homes was very practical about everything they did and was very flexible too. Though both our land and house design was not easy, house was completed on time, on budget with high quality. It has been more than 1.5years since we moved in to our new home and we enjoy the built quality of the house.

This is our 3rd house we built but was the first with Tullipan Homes and the whole construction journey was a very pleasant experience. If I build again I would definitely build with Tullipan Homes. I would recommend Tullipan Homes to anyone.
