council. The council was unpredictable and taking too long to process. It was very painful to wait for a long time and to pay for the price increase due to the delay. Honestly, there was time I nearly give up. However, I met “Maddison Gordon” who is a client liasion manager at the beginning of 2023 and my project finally started to move. She becomes my light in a dark tunnel which I don’t know where I am going to. She guided me in a right direction and advocated on a behalf of me to the council and negotiated with the council for my best interests. She is actually my hero and my family’s too. She is a manager but she cares about all the details. She is such an excellent communicator which is extremely important when building a house. Because the process could go for a long time with the council, thus the communication is paramount. She always explains about the situation very well and updated me promptly. I received countless help from her. I greatly appreciate to have met her. I also appreciate to Peter who is the CEO. He gave me a reasonable option when I got rejected for the DA application from the council. I was very disappointed at that time. Now thinking back, he was nice enough to suggest other good alternate option. My house finally commenced to build from this February and it is really smooth so far. I am so lucky to have met lovely people to work with, not only just a ‘builder’. Overall, I am very happy with the process. I highly recommend Zachomes to people who want to build their dream house!

For us trust and care is huge and the other builder was all promise and sales but there were a few disappointing instances where we felt like we were just a number to that builder. Then we met Michael and we feel like ZAC will do our dream home justice with the singular care it deserves and it will not be just another build to make some money. We loved ZACs California 32 design and worked with Michael to make it our own and he really gave our project the care we wanted someone to give it. While time will tell if our view is true and the end product lives up to the great start, right now we are thrilled that we found Michael D and ZAC Homes and we are excited to go on this journey with them.

Zero stars – This is the worst experience EVER. Their sales tactics are pushy "there's someone else who has signed, do you want it or not?" 10% deposit for land and 15k deposit for home without a cooling off period sends shivers down my spine. the realtor they partnered with didn't know the answers to all questions regarding the property in question. in the negotiations, with so much resistance, decided to take a MASSIVE risk and exchange contracts (with their pushy techniques of course price change over night blah blah) When it came to signing, was quoted for a higher price and given another persons contract for the same lot.

More dishonesty, imagine this person had already signed a contract (& paid deposit) but this builder and their realtor was willing to give it to another. If you're paying $20k more (accidentally discovered this through their mistake and the other persons contract they sent me) they will jump through hoops for you including revoking another persons contract and deposit. To go into detail, was given an inflated price in the beginning, then later found in their contract they increased the land price then was sent a quote for $20k lower price and said that was a mistake again. A double mistake rings alarm bells!

Contracts don't lie! Instead of apologising or fixing the mess their realtor asked for the buyer to deal direct with the builder when the realtor is supposed to be dealing on your behalf. Another lovely surprise was their contract which included a 3% price increase in their clause, so much for "fixed price".

Be very wary of signing with this builder, read the contracts VERY clearly and by fine tooth comb by your solicitor. I cannot emphasise enough to make sure you triple check any hidden costs or price changes (& future price changes yes there are clauses) and whether you're paying the inflated price.

Research the builder you will be building with and materials they will be using in comparison to others. because if you're paying "cheaper" the workmanship will also be cheap! Even lower end than standard finishings in all honesty - you get what you pay for, or in this case you DONT get what you're paying for. For the price they charge for house only (land not included) $300K+ the inclusions are of lowest standard compared to other reputable builders - you are getting taken advantage of. Would NEVER EVER build with these disgusting unprofessionals who take advantage of people. Always have a cooling off period in any contract dealing with large amounts of money and you shouldn't pay more than 5% deposit for over $200k jobs. Be warned!

Nothing Positive About Zac Homes – These guys come to fix issues but when they leave those issues are still there. Their construction is cheap and done with shortcuts. they supposedly came and fixed it, in December 2012 during heavy storms our roof leaked in various places, I let Zac Homes know in Jan 2013 and it is now 29/04/2013 and we are still waiting for them to come and repair it. We have down lights that don't sit in their hole, they fall.

We can see where plaster has been joined and not sanded down enough and been painted over, our paint comes of our bagged walls on the outside of our home as it wasn't sealed before it got bagged. Our stairs sound like they are 120 years old. The door handles loosen up every week so I have to go around and tighten them.

Out landscaping was done on clay, they didn't bother to remove some of the clay and place some soil over it, they planted everything and laid the grass over clay. I would highly recommend to go to another builder as there are many out there that would do a great job these guys are just in to sell rubbish homes and make lots of profit.

Pre Construction – We have just started our building journey with ZAC homes. We have chosen to build with ZAC homes as they have allowed flexibility with the design, resulting in a better usage of the living and bedroom spaces. Very pleased with the planning consultation – We were looking for a builder to construct a duplex we visited the Box Hill exhibition centre and after visiting several exhibition homes we were about to leave and as we drove past Zac Homes we said one last look here. Even though we are only in the Pre-con phase, with this particular build this is the most challenging and Zac Homes have handled it well. I highly recommend Zac Homes, particularly Michael Dwyer especially if you are looking at doing custom home that is different to the norm.
