endless stream of trades, call-outs, and “repairs” that rarely fix anything properly. She has spent countless hours documenting leaks, chasing people for updates, and trying to get someone — anyone — to take genuine pride in their work. Yes, 101 Residential responds to issues, but the quality of their so-called “solutions” is appalling. The same problems keep reappearing, and each time we’re told it’s been “resolved,” only for it to fail again. The workmanship lacks consistency, attention to detail, and long-term care. It’s clear that once they’ve been paid, the customer’s stress becomes their afterthought. As a homeowner, it’s beyond frustrating to watch such a lack of accountability and quality control. This is not what anyone signs up for when they build a new home. I wouldn’t recommend 101 Residential to anyone — not based on what we’ve been through. If you do choose to build with them, make sure you document absolutely everything, because chances are, you’ll need that later

There was no pushing around and trying to pressure us into buying something we won't need. With his help we were able to design a house which suits our needs and we are very happy with. It was a very interesting and enjoyable process.

Right now the building is in the construction stage and so far everything goes as promised in case of time and money.

We still keep contact with Andre which is quite nice and helpful at times, as often sales people disappear without a trace as soon as a contract gets signed.

Do not build with this company - no ownership of their poor workmanship – This building company will not take any responsibility for their poor workmanship. Our house was built by them in 2012. Last year we have noticed the texture coating of the render on the pod had come off the external walls at several window ledge. We took photos of this and reached out to 101 for help. The feedback from them was that our house was… Read more

past the 6 year warranty and no action was required by builder, instead it was recommended that our texture requires painting with a product called AcraShield (a waterproof membrane).

When the first bout of wet weather hit in late May this year, we had leaks coming through our kitchen ceilings and also the floors to 2 bedrooms upstairs. Our insurance company sent a forensics roof consultant to conduct a thorough investigation and he found that the leaks were possibly caused by a faulty downpipe where the bottom of the downpipe was touching the spreader. From his investigation, we were also informed that there were several defects on the external walls caused by poor workmanship, namely crack in the render on some parts of the external walls and defective installation of the wall cladding system, where the defect is hidden behind a downpipe and has bubbled up.

Like others here, we were not aware that there were cracks in the render until we experienced significant water damage to our home and seek the service of several roof plumbers to investigate possible water entry points. This has resulted in months of investigation & repair works which is still ongoing. We have also brought this to the attention of 101 Residential and in response we have been told that “cleaning your walls & windows to keep them free of dirt so the product lasts longer is not a maintenance item per say but just general common sense that cleaning is a part of everyday life” - we do not know of anyone who cleans the external walls of their second storey as a routine maintenance.

If there are any other homeowners of 101 Residential builds who have faced the same issues please reach out and share your experience. We would like to know how you have gone about rectifying the problems.

Do not build with this company – Please beware of this building company. From the start of my build to now, I have not had a good experience with anyone from their organisation. I did not know that there was a crack in the render until the water damage became apparent, which means it had been there for quite some time, causing internal damage all through the walls without me knowing it was happening.

When I reached out for help, I was told the house was no longer under warranty by one week. This was clearly an issue that occurred within the warranty period, but as I was very bluntly told, it was my problem now, not theirs.

Please do not build with this company. They are really rude, really unhelpful, and clearly don't care about ensuring the sustainability of their workmanship.

very flexible suiting your availablity as she spends most of her days with clients getting to know them and their expectations. She gave us her availablity the very next day and she spent hours listening to what we want in the house. Within couple of days she brought a stunning design with head Turner frontage. The deisgn she brought had skillion roofing and everything we wanted in the house. No wonder why so many take the time to write about her. Since then she spent a lot of time for us trying her best to bring costs down by making amendments to suit our budget. We signed up in our third meeting with her as she is highly knowledgable and din't take longer to finalise the plan. I don't think anyone would have brought us such a head turner deisgn to suit our block with wide frontage. She is not only good at designing she is really great in suggesting options to it suits how much you wanted to spend. We never thought our building journey will be so peaceful until we met her. She is such a hard worker spends most of her time in bring clients dream to reality. She is not like other builders or brokers who would get you to sign up for a basic house and later add more costs to all your upgrades. She is someone who gives you the best at the beginning so you don't have to do many upgrades at later stages. We do have a toddler we have to take him along during our meetings, she is so good at engaging with children. I have noticed other sales reps showing faces or frustration When children interrupt Carolina would never do that, she is very understandable and kind. She is well known for her hardwork, dedication and kindness. When we visited their suppliers like Trevor's carpet and Glass Co everyone knows her by name. She is so famous in the building industry. She is a life saver for us after having terrible experience with few other builders who would force us to compromise on things and looks of the house. Carolina exceeded our expectations by bringing a stunning deisgn and it is going to be a forever home. We went to meet her after reading 100's of reviews about her and that was the best decision we have made. I will continue writing about her at each stages of our build. I wish I could give her a 10 star rating for her attention to detail and being so responsive. A message for her " Carolina Serat Moora, you are such a Asset to the company and also to anyone who choose you to deisgn their houses" as you offer a great value for money.

Other people who have posted reviews here signed in May 2022 and received their home in April 2024. My next-door neighbour, who built a similar home, got their keys already, even though their slab was poured months after ours.

What a dishonest company that prioritizes new clients instead of finishing existing contracts. 101 Residential doesn't care about our property. Lockup was completed in December 2023, and we have been paying almost a full mortgage payment since then. They just don't care at all. 8 months now after lock up and we still don't know a completion date, which is both unacceptable and irresponsible. We've been stuck paying a mortgage for three years plus rent, and they still don't care.

wasn't pushy while selling and spent a lot of time with me. He understood that I am spending a large amount of money on my build and it needed to be 100% before I agree to build. The building process itself was above my expectation, I knew there would be delays as the building industry was facing shortages. However every time there was a delay during any of the stages, it was well communicated. Jay my supervisor was awesome, he pushed for the house to be done as fast as possible and went out of his way to explain any questions I had but also set realistic timeframes. I really appreciated his efforts into getting my house done just in time for be to move as I sold my old house. PCI inspection went well and I could tell Jay cared about making sure the house was at the highest standard as possible before handover. Like every building company you will face one or two issues as the builds go on, but in my house 101 handled it well and offered solutions that I was pleased with. The quality was great, I paid for PCI inspector and there wasn't many issues at all. I had NO price rises from the start of my build to the end. Which was extremely surprising since I know they have had multiple price rises since I signed on but kept their promise and didn't hand me one price rise.
