Really happy that we chose Henley for our first house by taking the ready built model.
As a first home buyer, we start to be clueless at the very beginning, but with a lot of help from all related parties including Henley, it went through smoothly.
Fittings were high quality, ambience were really good.
Nonetheless, the overall process is really handy - all straightforward from front to end.
Great location offered at a reasonable price - no hassle at all!

Admin process was a bit slow and wish we could of started the build earlier. However construction supervisor was amazing always kept me updated and was always happy to communicate thoroughly throughout the build if i ever had any queries. We had a bad painter who set us back a couple of weeks but ss got a new one in and it was all fixed up Happy with the end result. Some things could be fixed to a better standard.

I must say after having forgo our deposit with Porter Davies and choosing Henley Homes was a good decision. Right from the sales experience with [Name Removed] (Rockbank) to the administration staff at the head office [Names Removed] to build of the home and our site supervisor [Name Removed] was excellent friendly , efficient and accessible at all times. The quality of our NOVA 19 was very good without any major issues. The finishing was great. Thank you Henley it was a very pleasant experience.

Beautiful house!

The house is great, the build quality of the house is average the wall paintings when it gets dirty and try to clean it with a cloth the paint just comes off, there are some stuff that it is needed to be fix and it takes time from Henley to fix those things. Needed to call customer service most of the time for an update.
Apart from that we are happy with the house.

The quality of the house was very good and I have experienced great customer service,I have no issues with them during the construction process, minor issues were resolved very professionally.our construction manager helped us a lot during the construction process.The construction process was very well managed. Great Experience for our first home

We had a wonderful experience building our first home through Henley. Having a construction background in our family certainly helped understand where the process was at. Having said that, the construction team were very helpful in explaining every single process along the way either through our administrator on the portal or our amazing site supervisor. I highly recommend Henley for anyone out there looking to build, there options at a base rate are great. Most of our house was built with the base options, opting to upgrade only things like extra paint and carpet underlay. The workmanship and quality of the build was excellent, we had an independent inspector who couldn't fault our slab/frame work/brickwork and plaster. Our house shot up so quickly (single story) but we didn't miss on quality workmanship.

We were incredibly lucky to have two great site supervisors who pushed the job through and a great administrator for any other questions or queries.

Only advice - like anything - keep on top of where you are at with the admin side (pre construction) always ask for updates on the portal and through your supervisor. If in doubt Henley were always happy to help with anything. The construction portion was much more of a breeze for us. We rate 4 stars as nothing is ever perfect, but our build and overall experience came pretty close.

Build quality is good with minor corrections which they attend to. They are approachable and you get a prompt response. There were minor defects which they are attending to currently with no questions asked. Have adhered to requests and assisted when and where required. The customer service adviser and the site supervisor was a pleasure to work with and the Handover superviser explained it well during handover.

Quality Build

We had a very positive and stress free experience building our dream home with Henley. We really appreciate their workmanship and customer care. Our site supervisor was very good and his attention to detail was evident in the finishing of our home. Like any other builders we had issues throughout like wrong window, paint finish, shower area, damaged cabinets, blocked drains etc. But everything was addressed promptly. Building started in October 2017 and we moved in June 2018. Henley locked our house price for 12 months period which saved us a huge amount and many of the quality standard inclusions that Henley provide were upgrades with others. Only change we wish is a different Sales Consultant. Our SC was trying to finish her job soon and advised us all the building plan changes could be made during colour selection. But when we went there without the proper plan it was hard to decide on the colours and area without knowing whether it is feasible or not. And it also took a good amount of time that could have been spent on selection. She was taking weeks to respond to our emails and also misleaded us with the front door size. She said that with the high pivot door we can go only upto 1020 wide infact we should have gone for 1200x2340 for the same price. But the process after that was smooth and we would highly recommend Henley to our friends.

Our first home has just been completed with Henley. We built the house with Henley after recommendation from a friend and are happy with the results. Henley Team has provided excellent service in all stages of build. Henley Build quality is good, and customer service is amazing. Construction supervisor is a well knowledgeable and hands on experience person. He used to contact us every stage during the construction to give us a feedback. Overall we are happy with the house and thanks to Henley team for all the support to build our dream home. We are planing to build more and more homes with Henley.

we started the journey with Henley in 2016 after going through a builder selection process. What made us select Henley was their designs. Sales consultant was very helpful, then our admin and other consultants during color, tender and contract were amazingly helpful and knowledgable. Overall the admin process was awesome.
We started our build in April 2018 and our SS is superb and keep us updated with things going on. Yes there were some questions raised but seems to be they are sorting out.
My experience so far has been good. However, if anything positive or negative happens until the handover will be posting it here.

Quality Henley Home!

We have been really impressed with our first build with Henley. From the beginning in admin right through to construction and handover everything ran very smoothly and of a high quality. We chose to build with Henley as the floor plan really suited our block size and needs. One of my friends is a colour consultant as well as an acquaintance worked in admin there. This definitely helped us make our decision. We have been extremely happy with how everything has been handled from beginning to end. Justin our Admin from the beginning was absolutely outstanding and answered all questions in depth. Choosing the colours seems like a big day but the team know exactly what they are doing and help you when you are overwhelmed. We have been so happy with all of our colour choices. Passed over to construction we had another good admin Lisa and our Site Supervisor Dave T has been absolutely amazing. The build went very smoothly and we were updated at each step of the way and if anything had popped up we were notified. Henley were proactive to get things fixed and sorted out. Nothing was an issue for our SS who would happily meet us when we wanted and answer any questions via email/phone. We have now settled our home and the communication is still strong with our SS and fixing up issues. Our private inspector was highly impressed with the workmanship of the house and our SS didn't let our private inspector affect anything. If we found anything that wasn't quite right, our SS was onto it ASAP to sort it out. The support has been fantastic (head office & construction) and not once did we feel let down, disappointed or out of the loop. We would definitely recommend Henley to anyone wanting to build a beautiful home!

Very Bad Customer Experience and poor workmen ship

We have recently built a Emperor belle home with Henley.
Construction commenced in mid October 2017 and the construction went really fast till January 2018, in between 2 site managers have changed and in January a third site manager was assigned.All along we were told that the house would complete construction in mid April.After few delays were site manager said the house will settled on 15th May and the day when we went to collect the keys, the floor boards were spoiled in the dinning area and henley said the house cannot be settled till that is fixed and then what we realised and got to know from henley team that the Henleys Internal QA is not performed at all and they took 28 days to finish the final QA. After all this struggle we got our house settled on 14th June 2018 we shifted to new house on 16th June. It rained heavily on that night and to our surprise found the dinning area was full of water on 17th June morning along with water dripping from curtains.
When we walked around the house what we found an unsealed gap between the top of the timber window frame and brick work. After notifying this to site manager, he got it fixed a day later. I still wonder how this was not picked in QA.
And on 13th July 2018(less than month from when the house got settled), we went to work around 9AM and when were back by 7PM, the water was flowing out of my drive way, when we opened the garage the garage was full of water and we entered the house the water was flooding on all the floors, the water was leaking from the ceilings on both the floors and all water was running along and inside the walls thus damaging them, curtains were drenched on water, all the floor boards and the entire ceiling was wet, all this caused the power to trip the mains. Then we turned off the water mains and called the site manager, the.site manager got the plumber and plumber found solar hot water pipe broken in the ceilings and the water has gone to all the Internal walls, the site manager did not feel the responsibility to get the cleaner to remove the water from house and we along with our cousin's removed water from the entire house till 2AM in the morning. When we called henley warranties next morning they sent maintenance person to recheck the ceiling, walls, flooring and they also sent a flood recovery person to remove the dampness.Now our case is with henley home assurance team waiting to hear back from them.
Overall the henley site managers doesn't know the Internal process and very very bad experience with henley so far.

I would have given negative rating if there was an option.

As a carpenter of 10 years i did my own house frame which was of high quality and workmanship.
As soon as i left the job site the poor trades rolled in.
Problem after problem. Poor bricklayers. Inconsistent work all around. Site manager doesn't answer his phone. And everytime i call head office my consultant has "stepped out".
Would not recommend to anyone to build through Henley.

We had a smooth process with Henley from start to finish. Our and was already titled so they started work as soon as contract and bank approval was done. We are in good terms with our SS, always keen to help us out. We had external inspectors and our SS made sure that all the issues were taken care. We even did finance with them and i loved Kevin, he and Nat were always on top of emails and giving us reassurance when needed.

This is the second time building with Henley, the customer service and support provided at admin and construction stage were beyond exceptional. Our house was build with care and we absolutely love it. There were several options provided during our selection and upgrades were reasonably priced compared to other builders. Our Henly Dream House

We were thrilled to have Henley build a home for us for a second time. We chose to build with Henley again because the floorplan was just what we needed, and we were able to modify to suit our family's needs. The build experience was seamless- the staff and tradies have been fantastic! Site manager was very prompt and courteous with returning our endless calls and answering our queries and concerns. We were kept up to date and informed with the build at each stage. There was no problems with visiting the site, and the site manager would happily meet and greet with us at any time when it suited us. The team at Cosham interiors were amazing and very helpful when it came to choosing décor colours and finishes for our lovely home- that in itself seemed a daunting task, but they definitely know their business, as we are very pleased with the outcome!!

The sales team was brilliant. I referred 6 of my friends to the team. After that horrible experience started. The drawings were checked many times and faults were rectified each time. Cosham was done twice as the 1st cosham girl was arrogant and rude. Then construction started. As i had provided all the documents in advance there was a delay. The supervisor was assigned. Never answered the calls and bluntly said that dont call me in business hours i can only message you. Slab was laid in first week of October 2017 and house is still not ready yet. The tiles i selected for bathroom 2 meantime discontinued. The management was adamant to select only the discontinued floor tiles irrespective they dont match the lay out. I compromised on that. The supervisor was sacked meantime for reasons we dont know. The condition of house was in limbo. Lots of private inspections were done but the reply i got from there supervisor was not professional without any photos. The management put all the faults on there sacked supervisor. One question supervisor was hired by them and why his actions were not monitored by them. Why the customer should suffer. The bathrooms built are substandard. The tiling done in there is substantially substandard. Bathrooms are not built according to the drawings. Moreover there hired professional once fixed laundry door upside down which can be seen by anyone. The flooring has been done 3 months in advance and tradies are doing there work on the floor. Floor has been damaged and scratched. No answers to questions and emails. Management put onus on supervisors and supervisors says there hands are tied. The faults are so much which i cannot write here. I am putting my grievance here so that they can hear me.
Businesses are built on trust and commitment. Which you people don't have. Your site Manager gave me a final date of handover then i gave notice to my real estate but now the way things are moving i think i will be on road soon.

First of all, never expect that you gonna get same quality or finishing as of Henley display home even if you pay the price..
I was recommended from one of the friend how build house with Henley. When i first met Henley Sale consultant i did mentioned about my friend refer me to Henley so he can get $500 as a part of referral bonus but they just ignored that time... when asked during the process of signing contract they said he should have emailed us before( why didn`t they told us before), we can`t do anything now which was not fair for my friend.
Sale consultant was great... helped us to modify plan as per our requirement.
My Customer Service Administrator got changed twice and they never receive calls... always goes on Voicemail and no call back.
Since,construction started 3 times my site supervisor were changed....!!! Luckily my last site supervisor was very helpful.
House looks okay but finishing of house was not good at all ...looks like they use apprentice. Not worth the price you pay.
Overall my experience with Henley was Okay.

What do you do if the brick work is very very unsatisfactory and settlement is Monday 16th July, keep in mind this was brought to there attention that brick work was not to stranded at ground level, but still continued and we were completely ignored. We have had independent inspector look at it and have told them that it’s so bad that it needs to be pulled down and redone, this report was sent to Henley and site supervisor and they have completely ignored the issue. So we told the site supervisor and they have complety ignored our requests and have just done patch up work which even looks worse. What can we do?

Hi Susan, thanks for asking about my idea in regards of ur problem! Firstly how desperate u want ur house to be settled?? If u r not in hurry then don’t settle the house. Secondly you should have stopped them before going to next stage and don’t pay the fixing stage unless and until they fixed the problem. Inspire of engaging your own supervisor and submitted the problem to henley, they didn’t fix the problem and it’s not ur fault, so u can argue with them that u don’t want the house to settle unless until the problem is fixed. Hope this will give u a good idea.. good luck and all the best!!
