big part of that comes down to our site supervisor, Chris. He was great to deal with throughout the build. His attention to detail was obvious, and he handled this build as his own.
The facade was probably the most complex part of our build, and we were quite particular about how it looked. Chris did not push back, even when we wanted things adjusted again to get it right — including the third time. That really stood out and gave us confidence that the finish quality wouldn't be compromised.
Any defects we raised along the way were fixed without any pushback, which made the whole process feel a lot smoother.
Communication was also solid. It actually got better towards the end, with more regular updates, which helped a lot leading into handover. It is usually a good experience if all comms are handled by a single contact including appliances install and post handover warranty support.
After handover, we had a couple of small issues with appliances and some plumbing — nothing unexpected for a new build. What mattered was that they were handled quickly and without any drama by the site supervisor.
The only part that could be improved was the pre-construction stage. Colours selection and some of the paperwork felt a bit stressful and not as clear as it could have been. It didn’t ruin the experience, but it stood out compared to how well the build itself was managed.
Overall, really happy with how the build turned out. If the pre-construction side was a bit smoother, this would easily be a 5-star experience.
I have a Nostra Homes townhouse in Berwick (Vic) where the garage sits separately at the rear of the property and adjoins neighboring garages via a common plaster lined stud wall. complained. As per Nostra's advice, the garage itself is deemed a non-habitable "class a" structure and under clause "H2F2 Weatherproofing and dampness" of the NCC , is compliant and not a building defect. I do feel this is an irresponsible and poor response from Nostra Homes management who are refusing to attend or rectify this matter. Any customer/potential customer purchasing a similar townhouse should be able to hose down their own garage floor without having to worry about potentially causing any water/other damage to a neighbor's property. Nostra Homes should step up and correct/address this fundamental issue for all existing townhouses and new builds. The other extreme scenario to consider is what would happen if there is an accidental liquid leak relating to a hazardous material (ie. petrol,etc) into an adjoining garage ? - would Nostra Homes still quote and hide under the umbrella of the NCC code ? Nostra Homes and the representatives providing such responses and decisions should all be ashamed......particularly when thousands of similar high density structures are being built across this country to meet the current housing crisis. I have reached out to Nostra Homes on a number of occasions to resolve this issue, however, the response has always been a negligent with a "we don't care/you deal with it/not our problem" attitude. Our garage needed cleaning out again recently, and as a preliminary measure needed to tape down the skirting boards to prevent water seepage into the neigboring garages (please refer to the attached photos). No customer spending hundreds of thousands of dollars to purchase a new townhouse/home, should not have to do this. Again, shame on you Nostra Homes.

David promised us that he was going to build a beautiful home for our family and he did without any doubts. He was excellent and his knowledge and experience is incomparable, built our family home as his own. All the issues were attended to and resolved amicably.

construction process started the Customer Care Manager's detailed explanations and Site Supervisor's weekly updates kept us informed of the progress. After the handover any issue brought to Site Supervisor's notice were quickly handled. We are very satisfied with Nostra's build quality and would sure recommend them to others.

I had a very negative experience with NOSTRA Homes. The quality of the shower is extremely poor. I raised a concern about the grouting in the shower due to its substandard workmanship. Nearly all of the grout inside the shower has come loose, allowing water to seep into the walls and pool on the floor. Although the house is still under warranty,… Read more
the supervisor refused to address the issue, claiming it was a maintenance problem. I disagreed with this assessment. I assumed that the waterproofing would prevent water from seeping behind the walls, but it didn’t. As a result, water has leaked onto the floor and even down to the ceiling of the second floor. The poor workmanship is evident, yet NOSTRA refuses to take responsibility.
The law states that:
The Law in Victoria states that: Under the Domestic Building Contracts Act 1995 (VIC) and Australian Consumer Law (ACL):
Major defects (anything that affects structural integrity or makes the home uninhabitable) are covered for 6 years from completion — regardless of whether it’s “grout” or something else.
Builders cannot avoid liability if the water ingress is due to poor workmanship or design.
If the waterproofing system behind the tiles has failed (not just surface grout), this would be a major defect and the builder would still be liable within 6 years.
Key Issue – Grout vs. Waterproofing Grout is not waterproof — it's job is cosmetic and to keep tiles in place.
In a properly built shower, waterproofing membrane behind the tiles should prevent leaks even if grout cracks. If water is leaking into walls simply because grout is cracked, that suggests:
The waterproofing was not properly installed, or There’s a design or workmanship issue.
If that’s the case, it’s a builder defect — and it falls under the 6-year major defect warranty.

we have not had issues regarding communications with each of their people who was involved with us. If I may mention some names (I am sure some more in the background who helped etc.) David our site manager nothing was difficult for him he responded to all queries, concerns and is very technically proficient if I may add after the time dealing with him it is as if dealing with a mate, big thanks. Aberdeen who was with us from the start until handing over to David, again no issues always responded in time again a big thank you. Geena who took over from Aberdeen, always responded promptly and also Simi in accounts who was always reassuring and again responded promptly and efficiently. Our major take from this project has been the professionalism and excellent communications from the team, we learnt a lot in the process for example when I first called Nostra switch board the person who answered the call explained the significance of the plot numbers in Victoria. I am sure even after the handover if we ask questions etc. we will get the same professional treatment. What impressed us most was their commitment to timelines and their willingness to listen to our ideas while also offering practical solutions. Any questions we had were always answered quickly and clearly, which gave us a lot of confidence throughout the process. We are absolutely thrilled with our new home and would not hesitate to recommend Nostra Homes to anyone looking to build.

We were losing hope but thankfully, Nostra stepped in and picked up our contract exactly as it was. The whole process from sales to pre-construction to construction was smooth. Aberdeen looked after the pre-construction side, helping to push things through quickly and always staying on top of the details. She was super responsive to any questions we had.
During the build, David, our Site Manager, managed everything end-to-end, including all the trades. I really appreciated his proactive fortnightly updates, letting us know what had been completed and what was coming up next. He was incredibly accommodating and quick to respond, not just to me but especially to my dad, whether it was a call, text or running into him on site in between the stages. Even post-handover, David helped organise appliance installation and took care of a few remaining requests, where he could have easily handed them off to someone else.
If I could give the Nostra team 10 stars, I would. Huge thanks to David, Aberdeen, Geena and everyone involved for making what could have been a stressful experience so easy. I’m looking forward to the same level of care in the maintenance phase. Overall, it was a very positive experience with only a few minor hiccups along the way. I would happily recommend Nostra.

quality and workmanship. Any questions I had were quickly answered and there was a couple of very minor things that needed to be repaired, for which Michael organised immediately. We received fortnightly communication with both progress update emails and at the completion of each stage, progress photos of the works that had been completed on their client portal. We were always kept up to date with the build progress. I’ve been in my new home for a couple of months now, and I think the quality and workmanship in my home is excellent. I would definitely build with Nostra again and a big thanks to Kathryn and Michael.

They were open to changes from their base style, which stood out for us amongst the other builders we looked at and it was worth it at every stage - so happy with the design and even happier now that it is built. During the build our site supervisor was fantastic. Excellent communication, responsive to our enquiries, picked up on irregularities with the plans that we had missed - just brilliant. Now that we are in the house, overall we are really happy with the build quality and workmanship - there are a couple of small issues but we expected there to be some and so far the company has been excellent in handling them and we expect that to continue. Importantly, cost estimation was excellent, we actually got some money back when some changes worked out cheaper. I can't stress enough how much we would recommend Nostra. They were recommended to us by a friend and we are so glad.
