Both the administration team and the building team kept us well informed every step of the way, which made what could have been a stressful process feel organised and manageable. The workmanship is exceptional, and the attention to detail really shows in the finished product. We are absolutely thrilled with the result and so happy to now be living in our dream home. Adenbrook Northern Rivers and Tweed did not deliver what was promised. They were nice as pie before I signed, then subsequently difficult to deal with. moved in. This included a crazed hand basin, the floor waste in the laundry being at the highest point (hence no way for the water to drain), and both run marks and missed bits in the internal painting. And more ... Then about 5 1/2 years later, the kitchen cupboards had all dropped, only to discover that only 2 screws were used in each runner. When I asked them to provide additional screws to rectify the problem, I just received a rude email saying the house was out of warranty and I didn't report it when I inspected the house. I do not belive it reasonable to expect the customer to check the number of screws used in cabinety. I would not recommend them to anyone.

had my 2 storey house built by this company and handed over in May 2020, putting most of my money into it. In that time I have had nothing but heart ache, trauma and stress from the problems encountered in my house, and the consistent uncooperative attitude of the builder towards fixing many problems.

During construction the builder heatedly refused to let me bring a building inspector on to site for planned inspections prior to my making payment.

Over the years there have been numerous uncomfortable heated discussions on repairs, hundreds of emails, numerous inspections by the builder and many repairs done, some satisfactory, some not. Recently the builder advised me that, after I have waited over 4 years, they are not going to do the repairs they promised to do 4 or so years ago. So, I guess that shows the true character of the company.

Adenbrook Homes promote themselves as a Family company who have the interest of their customers at heart. Unfortunately, I have found this to be less than true in my case.

Whilst the parent company in Queensland may be a family company, they are not a national wholly owned entity. They are a national franchise company who sign agreements with builders in various areas. I believe the parent company mainly provide the marketing and sales support to these franchise builders. But unfortunately, the job and build you get is only as good as the builder you are dealing with in your particular area. So you need to look at the review star rating for the franchisee, builder, in the area you are building and not the national overall star rating. How much control the head office have over their builder franchisees is debatable, as they rely on the franchise income from these builders.

Allowing for my experience with this company over the past 4.5 years, I cannot recommend them to anyone to have their house built.

This is a list of things that I believe are still problems in my house. Many of these, date back to over 4 years ago when first reported to the builder. ---------------------- No water proofing on slab side. Not fixed. Only a partial attempt to repair. Builder refused to do whole slab side.

Trowel screed finish on driveway visibly started washing away after about 6 months. The top finish has all washed away now. To date ignored by builder.

Plumbing banging when hot water turned off. Promised repair 4 years ago. Not fixed.

Paint finish in downstairs bedrooms is rough, not sanded, in areas and not to standard. Reported around 4 years ago. Not fixed. To date only a partial unsatisfactory repair done

Repeated cracking in ceiling area at the bottom of the stairs. Patched up numerous times. There is insufficient support to upstairs floor in that area due to a mistake made on the plan by builder. No practical solution to rectify this provided on this to date by builder.

Hallway front and side walls visibly shake when front door in closed with just light to moderate force, in turn shaking and moving cavity sliding door to garage. So far ignored by builder. Cracking in hallway ceiling joint on garage wall side has occured a number of times.

Balconies are not 1.8 mtrs wide as per signed house plan and are only just over 1.6 mtrs wide. Advised in writing to builder but ignored. This brings to question the expertise of the frame and floor truss supplier used in my house as well as the competency of the builder.

Excessive upstairs floor vibration in Kitchen area, shakes items in fridge, dishwasher, breakfast bar and dishes in sink. Ignored by builder.

Excessive upstairs floor vibration in Master bedroom shakes window area and shakes Ensuite wall, subsequently rattling and moving cavity sliding door. Ignored by builder.

Excessive upstairs floor vibration in Ensuite, rattles toilet. Ignored by builder. Excessive upstairs floor vibration over hallway area. Ignored by builder.

All cavity sliding doors have excessive lateral sideways movement at top. Attempted repair done by builder by installing new rollers but still not fixed.

Rear concrete patio tiles are drummy. Promised repair over 4 years ago. Originally 9 out of about 25 plus edge tiles were drummy. Attempted infusion of adhesive under tiles done 2 or 3 times, but still not fixed.

There is not broom cupboard in the laundry. I was advised in writing there would be a broom cupboard installed in the Laundry, as it did not appear on my plan. Not fixed and ignored by builder. --------------------------

Be sure to have some spare cash tucked away due to delays – Complete lack of communication from the pre contract stage, which continued all throughout the build. After a promising start from Sarah and Dee at Emerald Hills, the first we heard of any progress was when we received the invoice for the slab being put down and then again for the frame being put up! unexpected costs to us, which we are still incurring, we are still living on a construction site! Despite the multiple delays Adenbrook offered up, when we had a mix up with our bank, Adenbrook were very quick to threaten to charge interest and halt construction despite us receiving no compensation for their continued delays? There seems to be no accountability from management with very questionable excuses offered up in not being able to deliver the project on time or at least being able to reply to multiple requests on a definitive handover date in order for us to be able to manage affairs on our end? The post handover finishes are atrocious, the most notable being a gas leak in the kitchen which luckily ended well for the family. On the Friday afternoon that we rang, we were initially told that it was not urgent and to ring back on Monday!! Also, cracks have started to show on our outdoor tiles which I only expect to get worse with time, however given it was missed at handover I don’t expect it to be part of R&M now and our problem to solve. Final straw for us was questioning why we didn’t get seals on our garage doors to keep vermin out, response was that we don’t live in a bushfire zone so not entitled despite both our neighbours homes next door, which were also built by Adenbrook, having the seals installed! Congrats DG, savings straight to the GM line there. Could write a whole other post on the stuff up the outdoor tiles cost us after the incorrect tiles were initially installed highlighting the incompetence of the project management team. What seemed like a fair fix, we purchased the excess tiles remaining on site through Adenbrook to ensure continuity for our landscaping after being advised that it would be enough, or close to enough to finish the rest of our yard similar to the display home. However, they were nowhere near enough and we were only to then find out the tiles were since discontinued and therefore we were unable to finish the rest of our alfresco area in the same style and pattern as the display home which could have been avoided albeit for the constant delays! Thanks again DG!. The end product is far from what was promised at the sale stage. Don’t ever expect to be treated more than a job number by this company despite the constant platitudes as they have all the answers…right or wrong. I highly recommend getting in an independent inspector as they will not gloss over any defects as we did while Adenbrook offer up a useless cutlery set as a distraction and the obviously scripted 20 paint touch ups for free to get the ball rolling. We’ve chosen to not bother with the post handover R&M list and fix the remaining defects ourselves to ensure they get done correctly and in a timely manner. Not only would I not recommend to build with Adenbrook, but the whole process has sworn us off ever building a new home ever again! However, if you do choose Adenbrook, be sure to document your journey on social media as it seems to be the only way to get any sense of urgency out of them!

The colour appointment prices were incredibly reasonable and the team actively listened to my needs and were even happy to suggest on things to not upsell on rather than trying to upsell everything.

Upon starting construction the communication continued to be of a high quality and the Site Supervisor was available at any time for questions or making himself available for walk throughs. What also really impressed me was each time I visited the site there seemed to be something that had happened and it didn't sit around with no updates.

From start on site the total build took 26 weeks and the quality of finishes were of a high standard. Even at the final inspection, my site supervisor was critical of the work done even more so than me!

If you are looking for a builder that takes care in the work they do and puts your needs first, I highly suggest you look into Adenbrook Homes.

A very bad experience with this builder resulting in a financial loss of over $30k – In my 40 years in building have not seen attitude like this. Was chasing them for one and a half years. Hardly got any replies. For two houses did not have plans ready for council DA. Gave up. Lost two deposits or over 30k. I received the keys to my house in March and I am still in awe. The finishes are impeccable, the house was delivered to schedule, the cost remained within budget and most importantly I absolutely love it.

Our site supervisor was amazing, friendly and helpful and so were the office girls. The home turned out just as we expected and there were very few after handover things to be fixed, which were fixed very promptly. Overall positive experience and would highly reccomend them as a builder. We would build with them again.
