light‑coloured splashback during our colour appointment. The final installation appeared greenish, which was noticeably different from the colour we had chosen. When we raised this at handover stage, we were told that because we had selected clear glass, light colours can appear greenish. This important information was never communicated to us during the selection process. We even offered to pay 50% of the cost to change the splashback, but Burbank declined.
Gas Connection Fee: Our house package included gas connection, yet we were still asked to pay the gas connection fees. This was disappointing, as it contradicted what was outlined in our inclusions.
This has been one of the most frustrating customer experiences I have ever had. I signed my building contract in 11 March, 4 months later my project is still in the pre-construction stage with no meaningful progress. Throughout the process, I have had to repeatedly chase updates instead of being kept informed. The ongoing delays have held up my construction finance, cost me additional money, and caused significant stress. Even after copying senior management into my emails, I saw no meaningful improvement in communication or the handling of my concerns.
Building a home should be an exciting experience, but Burbank has turned it into a stressful and disappointing one. Choosing Burbank is a decision I genuinely regret. Based on my experience, I would never build with Burbank again and would strongly encourage anyone considering them to carefully think about whether this is the experience they want.

During the pre-construction stage, Frenil Gandhi (Customer Care Coordinator) and Daniella Chretien (Colour Consultant) supported us through the contract and colour selection process. Frenil was very prompt with paperwork and helped clarify the contract terms and conditions. Daniella provided great guidance with our electrical selections and colour choices. The only area we felt could be improved was the Edge Studio experience, which could be more organised and family-friendly.
Our Site Supervisor, Thomas Hajko, was outstanding throughout the construction phase. He kept us updated at every stage of the build, and we never had to chase him for progress updates. Tom was approachable, responsive, and always willing to answer questions and address concerns.
Overall, we were very happy with Burbank as a builder. The quality of the build was good, there were no unexpected surprises or cost variations during the process, and the construction was completed ahead of the original timeframe. Our slab was poured at the end of January, and we received the keys in the last week of June for the double story house.

He was incredibly efficient, proactive, and ensured the build was completed ahead of schedule. Even when minor issues arose, his communication and follow-up were top-tier. Areas for Improvement: Admin & Gallery Unfortunately, the middle of the process was frustrating. The Admin phase lacked proactive communication; we felt we had to push constantly for updates. We actually know people who chose other builders specifically because of delays in Burbank’s admin department. The Gallery/Design appointment was also a disappointment. We received very little creative input, and several promised items were missed in the final documents, which became impossible to change once construction began. Additionally, the selection felt dated; we actually saw more variety when we built our first home six years ago. Summary We are very grateful for the professionalism and effort shown by Akshay and Tom. Site supervisor: Ilche Tarashovski, Who maintained excellent communication throughout the build and was always available to answer any questions. The build time was impressively fast – our home (43sqa) was completed in under eight months His expertise and guidance made the process incredibly smooth and stress-free for us. Ilche, was always proactive with regular updates, responsive to our queries, and very flexible whenever we wanted to visit the site to see the progress. Even the few minor requests we had were addressed promptly and without any issues. The outcome is amazing,
Customer Coordinator: Simon Vuu is always helpful accepted changes we were looking for and keeps me updated for everything i needs to be.
Areas to Improve: Admin work was really slow. Whenever there is change request, admin takes very long to update the designs or to sign the documents. Even for a small change. We had a situation one of our selected tiles were discontinued and we were forced to choose alternate tiles (Outcome was really satisfactory) with the help of Ilche and Simon re-selected and installed. But, admin team contacted me to choose the alternate option after couple of weeks of installation :) I hope Burbank will definitely improve to speed the admin work.
Over all we feel very confident building with Burbank and appreciate their commitment to excellence. Highly recommended!
If I could give Burbank zero stars, or even negative stars, I would. Building with them has been a traumatic experience that has caused nothing but "nightmares and heart attacks." The only "bright spot" was the salesperson, [Name Removed], who was helpful during the initial sale. But do not be fooled, this is where the professionalism ends. Once they have your money, the service collapses into total chaos.
The Pre-Slab Disaster: The negligence began early. My assigned contact [Name Removed] (Supervisor) didn't even bother to meet or greet me. He provided the wrong date for the critical pre-slab inspection. I paid for an independent inspector and took time off work to be at the site, only to find the slab had already been poured. Money and a crucial inspection opportunity went straight down the drain due to their sheer incompetence.
[Name Removed] (Supervisor): A Pathological Liar: In my opinion, he is a pathological liar and an extremely careless professional. It felt like his only goal was to rush shoddy work through so he could collect his cut from the company.
The Broken Promises: He promised a chemical wash to remove leftover cement from the walls. Five months later, the mess is still there.
The Handover Scam: He promised to return the day after handover to clean. He never showed up.
Solar Failure: He failed to demonstrate how the hot water electric solar panel works. Five months post-handover, it remains non-operational. I am being forced to pay exorbitant electricity bills because of their refusal to fix this, despite numerous reach-outs. Burbank is now asking me to reach out to the supplier to fix this issue, when they are the ones that needs to fix it.
Dangerous & Cheap Materials: The quality of materials is appalling. They installed the cheapest, most dangerous kitchen sink I have ever seen. It has sharp edges that have literally cut fingers and caused injuries while working in the kitchen. When I raised this "death trap" and numerous other defects during the post-handover inspection, the supervisor, [Name Removed], displayed a completely non-chalant, "don't care" attitude. They refuse to replace it, lazily putting the onus on the manufacturer while ignoring the fact that they installed a safety hazard in my home.
The Verdict: Burbank is overpriced and delivers a defective product compared to any other builder in the market. They are completely indifferent to the safety and satisfaction of their clients once the keys are handed over.
My advice? If you value your peace of mind, do not let these people near your life savings. See the attached photos for the "quality" you can expect. Stay far, far away from this company and the names mentioned above.
I will update here soon about the DBDRV complaint I am going to make and hoping to drag them to Consumer protection authority for compensation and fixing the pending works.

Burbank took about 18 months (6 months overdue from the contract due date) to build my home, which was completed in August 2018. I had a "site supervisor from hell" who used poor quality tradies, some of whom I suspect were either unqualified at… Read more
their trade, were apprentices, or were simply very cheap tradies. The quality of workmanship overall was terrible, with over 20 defects identified by my highly qualified independent expert. Some examples of the defects are: (a) Render had cracks and was inconsistent in colour - because some of the rendering was performed months apart, (b) Toilet wasn't centred and was positioned too close to the wall, (c) Ceiling exhaust fans were a different brand to that specified in the contract, (d) Acoustic soundproofing in the ceiling was missing, (e) The brickwork was water-stained because no temporary downpipes were used during construction, (f) There were no power points above the kitchen benchtop in the upstairs kitchenette, (g) Some of the capping and flashing fixing was non-compliant, (h) Several control joints as per the plans were missing or rendered over, (i) The damp-proof course was non-compliant, as it did not extend beyond the face of the brickwork, (j) The rainwater tank pump was installed above the tank instead of on the ground! Burbank disputed and refused to fix these, and some of the required works were simply not completed, which is why I eventually took Burbank to VCAT. After about 2 years of playing the VCAT game with Burbank and their external lawyers, VCAT ordered Burbank to pay me $60,000+. Needless to say, I would never build with Burbank Homes again. They were totally unreasonable to deal with.
Follow-up · I fixed most of the defects using my own tradies. However, some of the defects were simply too expensive to fix properly (i.e. to avoid visible patch-up jobs), and were much more expensive to fix than the amounts awarded to me by VCAT, so I just put up with them, although I remain disappointed. Sam Spiteri has been my site manager. Sam's management of the site has been very impressive, to keep on top of trades within a street that was fully under construction is commendable. She has kept me in the loop through out the journey by providing me weekly updates with what has happened and what was coming up. This communication made me feel like not just a customer. My mum had her house built by Burbank worst decision. Terrible build the workmanship is not up to standard. Our bathroom ceiling is not attached to the framework and has sagged and about to fall. the build as they nailed into the plaster not the studs. They have fixed the cracks but they continue to crack as they refused to fix the real issue which is the slab cracked due to them breaking the pipe. They only band aid fix issues and blame everything but themselves for the problems that arise from their poor builds. We had insurance come to check the house and they said the issues are from the poor build from Burbank. We have reached out again to have them correct the issue but again they brushed it off. I would not use this builder if you want your house to last.
We have had an extremely disappointing and concerning experience with Burbank regarding a major installation defect in our home. After purchasing the property, we discovered a toilet leak. The home was only around six years old and still under warranty, so we contacted Burbank to investigate. Their Home Care Inspector advised that the leak was… Read more
caused by a “blockage,” which was clearly incorrect. We were later told the issue had been “fixed,” even though the problem we reported had not been addressed.
The leak continued. When Burbank returned for a second inspection, it became obvious the issue was far more serious. At that point, we were suddenly told the home was no longer under warranty and that the problem was supposedly due to “wear and tear.” We were also told Burbank would only reassess the matter if we paid for an independent plumber’s report.
We did exactly that — and the independent investigation confirmed a serious installation defect. A cable tie and incorrect installation were identified as the cause of the leak, and the plumber advised it had likely been leaking since day one. Had the toilet been installed correctly, this issue would not exist.
Despite this clear expert evidence, Burbank refused to take responsibility. During their visit, they cut open the wall and found mould throughout the cavity, yet once the extent of the defect became obvious, they attempted to disengage entirely. They initially treated it as a warranty matter, but when it became clear the repair would be substantial, they tried to walk away.
This experience shows a lack of accountability, inadequate investigation, and disregard for health and safety. When you build a home, you expect proper workmanship and a builder who honours their warranty obligations. Burbank has failed on both fronts.
We cannot recommend Burbank to anyone seeking quality construction or reliable after‑sales support. We are now escalating this matter further and expect we may not be the only ones who have faced this level of neglect.

The overall experience with Burbank has been horrible and they do not provide any update without I having to chase them for it. I am disappointed to the point that I am no longer looking for the new house rather feel trapped.
Burbank also building a house in front of my lot and their contractor dumped excess concrete on my lot. Luckily I had camera recording to collect evidence but no use. All number provided on the site contact goes to voicemail that never gets reverted on.
Horrible experience working with burbank. Avoid at all cost.
