We have had an extremely disappointing and concerning experience with Burbank regarding a major installation defect in our home. After purchasing the property, we discovered a toilet leak. caused by a “blockage,” which was clearly incorrect. We were later told the issue had been “fixed,” even though the problem we reported had not been addressed.

The leak continued. When Burbank returned for a second inspection, it became obvious the issue was far more serious. At that point, we were suddenly told the home was no longer under warranty and that the problem was supposedly due to “wear and tear.” We were also told Burbank would only reassess the matter if we paid for an independent plumber’s report.

We did exactly that — and the independent investigation confirmed a serious installation defect. A cable tie and incorrect installation were identified as the cause of the leak, and the plumber advised it had likely been leaking since day one. Had the toilet been installed correctly, this issue would not exist.

Despite this clear expert evidence, Burbank refused to take responsibility. During their visit, they cut open the wall and found mould throughout the cavity, yet once the extent of the defect became obvious, they attempted to disengage entirely. They initially treated it as a warranty matter, but when it became clear the repair would be substantial, they tried to walk away.

This experience shows a lack of accountability, inadequate investigation, and disregard for health and safety. When you build a home, you expect proper workmanship and a builder who honours their warranty obligations. Burbank has failed on both fronts.

We cannot recommend Burbank to anyone seeking quality construction or reliable after‑sales support. We are now escalating this matter further and expect we may not be the only ones who have faced this level of neglect.

Choose your builder wisely.

Burbank took about 18 months (6 months overdue from the contract due date) to build my home, which was completed in August 2018. I had a "site supervisor from hell" who used poor quality tradies, some of whom I suspect were either unqualified at their trade, were apprentices, or were simply very cheap tradies. was terrible, with over 20 defects identified by my highly qualified independent expert. Some examples of the defects are: (a) Render had cracks and was inconsistent in colour - because some of the rendering was performed months apart, (b) Toilet wasn't centred and was positioned too close to the wall, (c) Ceiling exhaust fans were a different brand to that specified in the contract, (d) Acoustic soundproofing in the ceiling was missing, (e) The brickwork was water-stained because no temporary downpipes were used during construction, (f) There were no power points above the kitchen benchtop in the upstairs kitchenette, (g) Some of the capping and flashing fixing was non-compliant, (h) Several control joints as per the plans were missing or rendered over, (i) The damp-proof course was non-compliant, as it did not extend beyond the face of the brickwork, (j) The rainwater tank pump was installed above the tank instead of on the ground! Burbank disputed and refused to fix these, and some of the required works were simply not completed, which is why I eventually took Burbank to VCAT. After about 2 years of playing the VCAT game with Burbank and their external lawyers, VCAT ordered Burbank to pay me $60,000+. Needless to say, I would never build with Burbank Homes again. They were totally unreasonable to deal with.

Terrible service provided after handover. The warranty they advertise feels meaningless, and the after-handover support team appears more focused on avoiding responsibility than honouring warranty commitments. properly assess the issue. Instead, we were told that because the house was handed over a year ago, the leak could be due to “anything,” and therefore not their responsibility. After receiving no response from Burbank for two weeks, we engaged an external plumber to fix the issue. The plumber confirmed that the leak was caused by poor workmanship, and further internal leakage had also developed. Once Burbank learned that we had involved an external plumber, they informed us that this action voided our warranty, and they would not be investigating the matter any further. Second issue: The brickwork on the house has started to crack and break, which appears to be a structural problem. It has been two months since we reported this, and we still have not received a response from Burbank. Overall, the workmanship has been poor, and the builder consistently avoids addressing issues. They delay responses for as long as possible and look for ways to dismiss problems instead of fixing them. We paid a premium price believing that Burbank, as a large builder, would deliver quality work and stand behind their warranty. Unfortunately, this has not been the case.

the formal drawings (plus $2000 payment) and New Home Proposal, the price had jumped to $438K—and this was before the colour appointment! Why offer optional changes to floorplans if Burbank can’t provide accurate, upfront pricing? The first tender was full of mistakes, clearly rushed and careless. On top of that, the colour appointment lead time was a ridiculous 3 months—completely unacceptable for a volume builder. We’ve since moved on to another builder, and the contrast is night and day: within two weeks, we had our colour appointment, soil test completed, and were told to expect contracts in another two weeks. That is how a professional builder should operate. If you value your time, money, and sanity—avoid them, just taking advantage of families.

turned out there had been a miscommunication, and no booking had been made for the survey. Waiting for the design sketch was equally frustrating, as it was delayed several times beyond the original timeline. When we finally received the sketch, it was disappointing to see that several key elements we had specifically requested were missing. This could have been avoided if the consultant had taken a more active role and reviewed the plan before passing it on to us. Given these ongoing issues and the overall negative experience, we’ve made the decision to move forward with a different builder.
