DON’T USE THESE CLEANERS – We hired these people because of the “100% bond guarantee”. The cleaning was done but there were many items that weren’t done. They came back a second time and again there were numerous items that still weren’t completed. Considering the money we paid, this was very disappointing. WHAT A RORT – What a filthy rort. Paid $6,000 for a franchise from this company. Got no support at all. When I wanted to cancel, they said the termination fee is $60,000. Taking legal action through the Court . More fees to pay now.

Do not hire this dodgy business – Was booked by our property manager for bond clean. When I looked through the unit post "bond clean", it literally looked like they had just wiped a few things and vacuumed half the place. They dotneven do a half ass job. Do not hire them.

The most unprofessional contactors – Change price after the job is finish, refusing to correct typos on records and and blame their computer for the typo. They except the clients to correct a document. If you need to get anything done go for someone else you might have to pay more but it will save you on the long run.

loose your money,things have changed since i bought a franchise with them it used to be 5950+gst and now its like 10k also they guaranty me between $500-$2000 dollars a week when i signed up and a minimum of 5 to 10 calls a week and i received 1 call that whole week and made $50 if your really still interested in test and tagging go out and do the 1 day course which is same course they send you to do as well,which you can find online by a test and tag machine and print out pamphlets and cards which that's what they give you to promote the business and you can do it yourself with out paying $180 a week in franchise fee also there's a government scheme called ( NEIS Program) run through mission Australia which encourages new businesses which basically help you out for the first year and pay you, that's right they pay you 300 a week to help you out with expenses for the first year only. get the government to help you out not Express you'll just run yourself into financial struggles with Express!

Next day we met they gave me small books few for franchisees lawn mowing and Cleaning and others. They promise it's so easy all you need is 3 customers pay day I pay the full amount of more then $6000 for lawn mowing franchisee. Waste of money – The guy who charged $350 plus gst for a supposed bond clean was a complete rip off!. I needed to pay another company to come back and do quite a lot of items missed by the guy from Express House Cleaning. He refused to return and insisted that I was wrong. This incompetent mob sells franchises to people that are struggling to communicate in English. When the franchisee ended (at an additional $4000 plus) his contract Arcon & CO blamed me.

Not very happy with job done – We used Express Home and Office cleaning service in Narre Warren, Victoria and were not impressed with the rushed job done. Skirting boards left dirty. Loophole scam preying on desperate people – Loads of promises. Happy to take your money. Not happy to return your money . Took to mediation only got CEO to agree to return $2k . Still waiting . Useless – To sum it up they breached my contract, do not return phone calls or emails, as a franchise owner I would not recommend this company. They promise things but they don't comply with what they say or do, I bought an AMF and was told I would get payments for franchisees this has never happened, just keep coming up with excuses. Express is a family business that hire their own family at high level management without experience, education and knowledge. They have been proven with their misleading conducts with ACCC.

Franchise and RMF all took part in contracts and within those contracts it clearly states your obligations. The Express Group is set in a way to help people commence in small business, a business that you are the sole responsibility for to operate and make a success. Express give you the methods and systems to do this. If you have chosen not to follow those obligations and then publicly destroy a Company Name that many families have bought into you in turn are destroying those that are successful. Some may have genuine concerns that may prove to have foundation but I am assured that Head Office are doing everything possible to rectify concerns and continue to build the Company. Whilst we would agree some methods could be improved upon and those things are being worked upon by Head Office, we need to band together to ensure that the businesses we have bought and run continue to be a success and not destroy the name we all operate under. If you have genuine concerns it would be best to address those in a more appropriate and private manner not on a public forum where the general public read such reviews without any prior knowledge of contractual agreements which continue to be binding and which would make them to see Express in an unfavourable light thus affecting each Franchisee operating, as Customers also read these reviews not just those looking to invest in a business and could contribute in them taking their business elsewhere. Affordable business an great opportunity – Express business offers great franchise business at a much cheaper price, less than 9k when others are 20k or more. I love it, full training is giving in a week with professional team, all equipment arrives soon after the training is over, I got uniforms and business cards, even my own website, if you are ready to be your boss, join now and start earning just like us.

Some assets they sell are $100,000, and you could rarely consider it an asset if there's no one wanting to buy it from you. It's money down the drain.

They even refuse to buy back their own sold assets from you, I assume because they know it's an absolute joke.

There's absolutely no support, literally, they opened an office in every state over 12 months and mysteriously pulled almost all of them. They're obviously loosing money the way they're going, as their conduct is sometimes borderline illegal (the way they phrase selling points which they have gotten in trouble with ACCC about, which they have to state in their disclosure documents they give to all their clients before signing). The name of the business has changed like 3 times, which is also a bit suss.

They're unprofessional and don't even bother trying to fix any problem you give to them. Things just stay the same. Their marketing, especially their digital presence is absolutely laughable. They give you all this marketing material, but you would hardly want to use it because it looks so tacky. It can put you behind as a business owner, as first impressions often last. They've honestly cut corners trying to manifest this business structure and haven't considered the customer (franchisee) and how these things can leave a business owner far behind the competition.

One of the directors bought a brand new Range Rover last financial year, continued to gloat about it infront of struggling franchisees inside one of the offices (they used to have, it's gone now).

There are a serious, and long list of issues with this business. Please consider carefully before choosing to deal with them.

This review comes from first-hand experience. Everyone I know and have met through Express so far is trying to get out of their contract because of how the staff at Express treat the hands that feed. How can I support the franchisee if there is no franchisee under my territory? I put a lot of advertisements on the gumtree, facebook, etc and when I received a lot of leads I informed Express so that they can be converted to be franchises under my territory. However after a lot of attempts, Express always fail to convert them and no news or explanation.

I heard a lot of news from other ambassadors (RMF) and state masters with even more horrible situation. Express think that they can bully, lie and scam people without get punished by the law.

So many poor franchises that paid $198 per week could not get any lead and Express blamed them trolls, did not work hard, did not market enough. I saw a lot of them advertised very hard, looking very hard and got some jobs that will not be enough to pay a lot of their advertisement fees and $198 fees with a lot of licenses to be paid, insurances, etc. Express said they taught people to get lead but never promise any lead. If that is the case, you do not need to join Express. You can do hard marketing by yourselves such as oneflare, service seeking, hi pages, yellow pages, etc. It is not nice to be part of Express group because their name is still unknown after so many years and now will be famous as a scammer since I saw their name in ASIC insolvency website. Express will have a lot of report to ACCC also. They already got that in 2014: https://www.accc.gov.au/media-release/express-mobile-services-gives-undertaking-in-relation-to-alleged-misleading-representations. That is the proof of their misleading conducts.

With no shame Express put a lot of positive feedbacks on their product review page. If you think, how come in one day a lot of people suddenly praise [name removed] with her/his cleaning business? Also in few days 2 people with different name said no job too big or too small exactly at the end of the sentences.

And if it is true that they will change their name, it is another way for them to run away again and create more victims in the future. They have opened offices in WA, NSW, VIC and suddenly run away and closed off those offices.

The initial week of business and practical training was first class and allowed me to start my business the following Monday morning.

Fortunately, I have All the evidences against them and have already sent a notice for misleading conduct through my lawyer. Now, Express can come up and regard this post as a troll too, but as others, I am duped by this system and have all the rights to express my opinion and experience.
