considering all the failed building companies and 2+ year builds. Construction was well managed and we found the team was always ready to answer any questions. Workmanship on the whole seems to be of high quality. There was accidental damage caused by next door's builders but repairs were carried out well, although it took a few tries to get it right and I'm still waiting for the final finishing touches to be done on that little repair. Hate to say it but I think this is more of labour problem than an office problem tbh. That said we are very happy with the finished product, and the final cost was almost exactly the estimated cost. On the whole, I highly recommend Aveling. Terrific from start to finish.

Can I just say WOW, I honestly cried a little on the way to work after walking through just from being in complete awe with the finished product and how happy I am. Jeff was so very thorough and more than happy to answer any and all questions and considering the heat today, was so professional and happy to take the time and honestly I just can't say enough how impressed I am with the company. You guys have truly taken my dream home and put it into a reality for me and massively have exceeded my expectations in every way during this.

Delays, Delays, Delays…… – Contract signed on 28/12/21, slab down in May and still not a brick laid. We knew we were building during a busy time, and this was at the forefront of our questions when signing the contract. the house would be built within the 220 days in the contract.

The completion date is 20 Dec in the contract and there’s not even a brick been laid as of today. Writing this on the 13/11.

Suppliers are changing stock as items are now obsolete, so we’re being forced to change colours/shades and will not end up with the house that was originally signed for.

Aveling are not answering all emails sent to them, and can. take weeks to get back to you.

Variation are now being included, because they’ve taken so long to move forward, as it’s taking more time to complete ground works because neighbouring properties are completed.

There was lots of promises at the start and we were impressed with what we seen. But sadly, I wouldn’t recommend this builder to anyone.

What we were told were all false information – We gone through their First Home Owner Centre consulting company which is under Aveling. Most of the thing's they say possible, was never possible. They will never promise everything in writing because they turned their words after things went down. Not responsible at all. They showed us a Pre-approval which makes us decide on a land. land contract, Paid deposit and then found out the pre-approval was not from a bank and was never lodged to a bank.

Took our $5000 deposit and promised "if the build is cancel we will get our money back". Never happen. Worst of all, we asked all other builder, and they say builders can only take deposit if finance is approved. When the land did not go through, We asked the manager and the consultant try to convince us that he "never said that and only give deposit back if finance is not approved and have always said we will transfer the money to future build". They never lodge the application, we never got approved nor rejected and they still want prove of "unapproved finance" to return the money. Just what are we suppose to do??? There is 2 of us the whole time and it was repeated at every single meeting.

When the land owner sue us for wasting his time, we were told by the consultant to "leave everything to us" and nothing was done. We ended up paying another $3000 to settle the mess that had been caused and lose our $2000 Land Deposit. They try to blame it on everyone else when we ask for the deposit back.

We tried to asked for a refund, but were attacked with "it's your fault for your job hours reduced during Covid"??????? What about the 3-4 months before Covid that we had submitted our documents? We literally gave bank details and everything long before Covid. It should have been pre-approved Months before Covid happened. Nothing was ever lodged. We even personally went to banks for confirmation, it was never going to be approved at the first place even without my job hour reduced. So where in the world did the initial pre-approval that he show us came from?

We went to banks and all other professional builders, and everything they do and say is completely opposite from what we we're told in First Home Owner Centre - Aveling.

100% of the buyers must be Citizen for Government Grant, not even PR can get it, and we are suppose to pay upfront and get the grant after all documents and build is officially confirmed, but the consultant convinced us it is possible 100%. All the banks, Major and Minor banks had all come back with our finance situation. We are short of the main part. Deposits. Yet we were told we can use the government grant to cover it. Guess what, we asked the Department of Home affairs. The answer is no.

When we ask for breakdown list of things that had been done, it was never given and we were asked to go in for more meeting. This was the last straw. We give up.

Long story short, they might be just inexperienced or they might be doing that to get our money. We ran out of energy dealing with all the excuses and turns of words. Apparently 2 people hearing the same thing is not true when the manager is involved. Now that we are earning more and banks had confirmed our affordability, we know that we have made the right choice to walk away.

We thank them for teaching us such valuable lesson. We wouldn't have go through so much and run out of energy to give, learned about all the rules and regulations, reading every point in contracts, deposit terms, met good lawyers, met very professional builders, learned our rights, learned each and every bank's terms and how to calculate every single payment.

We end up deciding to go with the lawyer, banks and professional builder's suggestions, which is to let go of the money as it is not worth to waste another few months over $5000.

We kindly advise to do your own studies with banks, lawyers and professional builders before you put down any money or signed anything.

p.s: We have also privately emailed them to resolve in a good manner. As stated above "It was my fault for having reduced hour during Covid."

Never again!!! – In August 2015 we started the process to plan and build a house with First Home Owners Center, the sub-branch of Aveling Homes. Unfortunately this has been a very unpleasant experience from the beginning till the end. top of this fact the Sales Consultant was unreliable and never informed us about the progress of our plans.

We had one meeting with him in their office where we wanted to discuss the changes in the house. While we were sitting there nothing seemed to be a problem and all the changes we requested could apparently be done in the house. We then received these plans a week later, however the majority of the changes that we requested were still missing. The Sales Consultant did not listen during our meeting and therefore all the discussion points were missed, this resulted in the plans being drafted many times.

We had three meetings in a row scheduled with our Sales Consultant and every single meeting was cancelled by the consultant. He never offered us another date to meet and we ended up having to drive 1.5 hours to one of the Display homes to be able to talk to him to make sure all the changes that we wanted in the house were included.

This process dragged out for 6-8 weeks, we got so annoyed, so we rang his supervisor to clarify this issue's. This resulted in him just referring us back to the same Sales Consultant, which should not be the case. If customers have an official complain about a staff member of the company, they should be redirected to the Complains department or the Supervisor of this Sales Consultant should take care of this. This showed us the unprofessionalism of the FHOC/Aveling Homes.

Several changes that we requested were apparently not possible with them, so we were informed to get quotes from other contractors to carry out this work, (L-shape shower screen) As requested we got these quotes. After 2 weeks, we got a reply from the sales rep stating that it was not possible that another company puts a shower screen in and they have to do it themselves. The Aveling homes quoted amount was more than double of the independent contracted amount.

In order to get the full loan approval we had to sign the contracts with the FHOC. We signed the contracts end of December 2015 and 3 weeks later we received the denial from the bank because the house is overprized for the inclusions of the house package (no tiles, cheap AC system etc.). After the denial of the loan, we found out that our Sales Consultant had already started on further works, construction insurance ect. (without the final finance approval)

We then called the FHOC to inform the company that the finance was denied, we were informed by one of the female staff member's that this was not a problem at all since we haven’t had the prestart meeting yet and have the finance denial letter. We went to our bank and obtained the denial letter and then forwarded it to the company. After about one week, we received an invoice that we have to pay a further $1,550 on top of the initial $2000 deposit (this was going to be wavered if we wanted to build again with them) We told them that this must be a misunderstanding because we provided the denial letter and staff member from the initial call assured us that we would not incur any more cost.

All the sudden the denial letter was not accepted because it was apparently not our bank that we got the loan with. On our official contract paper work our bank was not even mentioned and it said ‘to be advised’. FHOC and Aveling Homes started to make up excuses. The invoice was dated to November 2015 although we cancelled our contract on the 11th of January 2016. The invoice was a general listing which mentioned posts like: Administration, Estimating, Contract Preparation etc. We then asked them to elaborate on these items and also clarify the date of the invoice. We did not receive a reply of them.

About four weeks later the Sales Consultant called us again and sent us an email to please pay the invoice. We reminded them that we first would like to clarify the items that were listed on the invoice and how it can happen that we pay $2000 deposit to cover the costs that occurred until the date of signing the contract and all the sudden the whole process was a further $1,550 more expensive. We were tired of dealing with this unprofessional Sales consultant and asked for the contact details of his supervisor. We received the email address of his supervisor who happened to work at Aveling homes. We sent him another email explaining our situation and the only thing we asked for is a clarification of the invoice before we pay it.

This time we thought, it will be more professional since we are dealing with Aveling Homes, a company that is well known in the Housing Sector in Perth. Unfortunately we were wrong and it even got more unprofessional because this time the staff member of Aveling homes, a group sales and marketing manager, started to threaten us via email. Threatening to hand this issue on to the small claims court, this just shows that they don't care about their customers and were only interested in the money.

As a result we paid the money, however there was still no clarification about what the money was for as the invoice was the wrong date. furthermore, there was no further clarification about the invoice.

This was the worst experience we ever had and we cannot express how unprofessional these companies were. Their only interest is to rip people off and get money out of them, especially during this downturn period.

We would never recommend anyone to make a contract with either FHOC nor with Aveling Homes since it was a nothing but a nightmare from the beginning on.
