achievable design that will never get old. We were openly and expertly guided by their interior design coordinator to showcase our home with the scheme we wanted but one that blended well with our surroundings.
The site supervisor was visibly ensuring work flowed as smoothly as possible, and provided weekly updates including photos of the progress - right up to hand over day.
We are very happy and satisfied with the build quality and workmanship of our home - even converting from gas stove to induction has been a cooking and cleaning game changer!
As with all house builds there were variations and cost additions, but the total project came in within budget, and we were informed of the changes and variations every step of the way.
The GJ Gardner Northern Gold Coast team understood our wishes and our needs, as well as our constraints and time frame. What they have delivered is a place we are proud to call home - and ahead of schedule. The icing on the cake? They made sure the house was ready for us to move into so my partner could wake up in our beautiful home on her birthday - with a birthday hamper!!
It is now 6 weeks on and we are truly thrilled with our well constructed and well finished build. Thanks to the GJ Gardner Northern Gold Coast team we finally have a safe, secure and stunning place we can proudly call home!!

The only challenge we encountered was finding the right fit for a building supervisor during construction. However, even through this process, Jono continued to support us, advocate for us, and ensure our concerns were addressed, which gave us confidence and peace of mind.

I really highly recommend that potential home owners also consider a 1 to 1 life-size plan walkthrough ('Life-size Plans' based near Brisbane Airport) as working drawings have limitations. It's were they project the full size home onto the ground using projectors. We made slight room size changes based on this experience which is much cheaper then halfway through the build. Next we worked closely with Buddy and Beau and we worked through each of the stages. The construction started in April and handover was on 4 December 2025. We couldn’t be happier with our home and highly recommend GJ Gardner Homes Northern Gold Coast to anyone looking for a stress-free build with exceptional results. Follow-up · Now in April, I am going to sound like a fanboy but still very happy with G J Gardner! We are now at lock up stage with Garage doors fitted, waterproofing completed, cabinetry going in this week! From start to finish, the process was smooth and well organised, and far less stressful than we expected. The quality of the build is outstanding, and you can really see the attention to detail in the finished home. Everything feels solid, well thought out, and built to last.
One of the standout aspects for us was the timeliness. Our build was completed on schedule, which is especially impressive in the current building climate. It’s clear the team has strong project management and good coordination with trades, which made a big difference.
We also made changes to the stair design around three months out from completion, and the team handled this seamlessly. The final result has been executed perfectly and really adds to the overall feel of the home.
We decided about a month before handover that we wanted GJ Gardner to complete our custom fence as part of the build. Even with the short timeframe, they were able to pull everything together and get it done in a timely manner. There were a few issues along the way with what a third party had ordered and signed off on, but GJ Gardner took ownership of the situation, worked through it quickly, and ultimately delivered exactly what we had envisioned.
We also really appreciated how flexible and accommodating the team was. They took the time to understand what we wanted and worked with us to customise our home to suit our needs, without making the process feel complicated or overwhelming.
Overall, the professionalism, organisation, and quality workmanship really stood out. It’s easy to see why others highlight the build quality and smooth process in their reviews.

quite speedily. Our Building Supervisor was really "on the ball", along with everyone at the office. We have been in our home for over 2 months now, and given that we've now completed most of the "extra" stuff, we couldn't be happier with the result. That said, we would suggest that it would have been good to have been given the option for GJ Gardner to complete, as part of the build, some of these "extras", such as Landscaping & Fencing, Solar Panels, Insect/Security screens and Curtains & Blinds. Obviously, these things would impact the end price, but if the buyer could pick and choose what to include (and what not), it could potentially make the period after handover so much smoother. But, even without those options, we happily and sincerely recommend GJ Gardner (Northern Gold Coast) to anyone thinking of building.

There solution was to remove wardrobes, ducted air con and driveways for us to install later aswell as other key features of the home that was initially stated as a must during the initial consultation. We then found a local builder who provided a pool, a driveway, and all high end features we initially discussed with GJ for 50k Less the GJ gardeners final price. We highly recommend you do not use GJ Gardener and get a quote from a local builder as GJ set us back 6 months and after numerous attempts only ever received 2k back from them.

Gardner Noosa on the quality of work from the previous franchise owner. The change of ownership was not disclosed to us by GJ Gardner Noosa .We became aware of it when visiting the plumbing centre to do selections when the employee told us.
We were at the stage of signing the contract when we were informed it was to cost us $146,000 more for our build with adding nothing extra to our original quote. (Change of ownership) We then had to remove everything we wanted that was included in our first quote to get the price down to what we could afford.
We regret every day having proceeded with our build especially after the way our contract was presented to us. Not the standard format contract at all.
We could go into all the detail about the horror story build, however it would become a ten page rant. To summarise basically everything in the build was a nightmare and very stressful. The slab was poured to dimensions from old plans rather than final plans and was incorrect. Problems with the framing being done incorrectly and gutters, roofing, flashings and etc. etc. etc. The list goes on.
Handover was December 2023 and ten months later we are still in dispute over 193 square metres of luxury vinyl plank flooring which is defective. GJ Gardner Noosa, the flooring company and the manufacturer are all denying that it is faulty. At a cost of $2500 we engaged an expert senior flooring consultant from Melbourne to inspect the flooring and provide us with a report. His report clearly states that the flooring is defective and has also been laid incorrectly and not to minimum installation standards.
Not surprisingly, GJ Gardner Noosa are still disputing that there is any problem with the floor. We are now going to process this with the QBCC. We are obviously not the only ones to approach the QBCC regarding GJ Gardner Noosa.
Never again and we would hope that no one else will have to go through what we did.

Tessa Chandler was absolutely INCREDIBLE! There was never a question or email she didn’t help with. Even after I said sorry for annoying her with all my stpid questions lol she reassured me that nothing was stpid & helped me every time I needed it. She never let me wait for a reply & was always so thorough & precise. This woman needs a raise ASAP. She is worth more than any money you could give her. To be so available throughout a process that costs the customers a lot of money is reassuring & calming!
Kim Bevan was amazing! Her eye for design & colour choices were unmatched! So knew exactly what would work & with what. She helped us choose the perfect colours that would help elevate our home. And whenever I show photos of our house, the very first thing anyone says is our colours are beautiful & stunning. We couldn’t have gotten that without Kim. She helped us achieve a look we struggled to explain with words. And thank you for all the receipts she sent too.
Aaron Meyer was freaking awesome! His attention to detail & walk throughs we had was great! There was never a question too hard or over the top that he didn’t have an answer for. He always kept in contact & I loved the updates we got including all the pictures he sent. He was an amazing supervisor & always kept the trades in line with getting the tasks completed. Too bad some losers stole our aircon unit! Aaron had it sorted so quickly we didn’t even notice any delay. He was so easy to deal with & we never felt overwhelmed or stressed with him.
Lastly, as you can tell I speak so very very highly of you and your team. They are all nothing short of amazing! Whenever anyone asks who we built with I don’t just say GJ Gardner. I say the absolute best team I have ever ever dealt with. As you can tell, this is the first time me & my husband have done this. So everything about this entire process was new to us & in stressful territory. I’ve heard the horror stories of other builders & was so worried that I would get that same treatment but we didn’t. If anything we got a team that was so incredible, I can’t fault them at all. Building a new house in this day & age can be a very daunting undertaking because you are constantly hearing of & reading about horror stories that are happening to a lot of people all over the country. Because of this we were very nervous when looking for a builder and were relieved to have a fully completed high quality house ahead of time & on contract price. There were very minimal tiny issues along the way of which were sorted with a no fuss approach quickly. Communication with the site supervisor every step of the way was absolutely top notch.
