Very disappointed with dodgy subcontractors!!! – We built with GJ Gardener now Maxicorp Pty Ltd, Brisbane North, three years ago. Overall we’ve been happy with the build. However, over the past six months our guttering has become blotchy. Apparently the installers have touched the guttering up with spray paint which has taken time to fade. Maxicorp will not take responsibility for the poor workmanship. Installers have been instructed to use a fine brush to touch up not spray paint. If building with Maxicorp check your guttering for scratches. Would I now recommend GJ Gardner/ Maxicorp, NO. if the tradies have used dodgy practices then the company should be rectifying the issue and not at our cost. Clearly they know that, it takes some time for the paint to fade putting it outside the warranty period. We also had issues with covers of our down lights falling off. We have replaced those ourselves as we were unable to contact the contractor.
STAY AWAY FROM GJ GARNDER NORTH BRISBANE – POOR QUALITY BUILD, LIES FROM START TO END Stay away from GJ Gardner North. They lie to their teeth. When we contacted with the defect list, there was a new Supervisor Paul, he said it passed 1 year and they can't do it, what sort of company is this? Bluff and cheat, the build quality is not good either, with many defects happening a few months after we moved in. The paint quality is bad as well
Please do yourself a favourite and go to another builder, we wish we were not rushing to find a builder.

contract in November 2017. The actual building process starts in April 2018 and finally finished at the last day of Feb. From I received the commencement letter to the Practical completion, it takes 304 days in total. We were planning our Xmas and New Year in our lovely new home but unfortunately we missed both. There was not notice of delay received.
During the building period, I experienced change of site supervisor three time which I will not appreciate because I am not sure if the next SS knows exactly what has happened and is going to happen to my home.
After handover, 1. The Refrigerator space - we have been told any fridge can be fit in the space so we bought a big fridge (pretty sure not the biggest one). It can not be fit in! We cant leave it there blocking the walkway so we have to take the overhead cupboard door of and cut them to let the fridge go in.
2. Liquidated Damage - I sent them the demand for liquidated damage. The reply I received is: Thank you for your email and we are not paying you part of the damage for 3 weeks Xmas Industry shutdown." I am surprised there was no sorry but asking me to sign the paper for not paying me the full amount. It sounds like I do not need to pay for my rent during Xmas break. It has been a week since I wrote another counter email to them and still no reply. Another week to go before going to QCAT.
3. Squeaking structural floor - we had a squeaking floor in the upper retreat, the SS has come several times and could't get it fixed. He is now resigned, but my carpet is picked up and the area now is unusable at all.
We have moved in for 1 week now, not sure if something will need to be fixed or repaired later on. Hopefully not!
In conclusion, GJ's sales team is knowledgeable and helpful, but I cannot say their management is that good because of the lack of communication I have experienced and the high turnover rate of their employee. From the perspective of building quality,the majority of the work are acceptable. Based on that, I am giving a two star rating at this stage. Hope they can handle this well before the intervention of QBCC & QCAT. Will update.

We would like to thank Sales Consultant Blake for his inputs and helpful advice from the consultants to settlement. He was very attentive and listened to our concerns well and give best advice to suit our needs. During the construction, we have few site supervisors – I would like to recall John and Kevin who kept us in loop and updated us with progress. Bridgette from Strathpine office has also been very helpful on moving things well. Each member of the team was very professional and went above and beyond. The attention to detail was incredible and the inclusions were definitely value for money.
We are extremely happy to be living in a home that flows so easily through all the spaces and would absolutely recommend GJ Gardner Brisbane North and Bayside to any prospective home builders. Once again thanks to the entire team.

phase, Kathryn guided and assisted us in a professional manner. She listened to all our constant requests, and at times, frequent changes of mind to the plan and inclusions. Her knowledge of the build design and her ability to make changes to the plan to accommodate our wishes was brilliant. The transition from dealing with Kathryn during planning, to dealing with Bridgette in the office and Dennis, our building Supervisor was smooth and completely seamless. We would also like to mention our administrator, Amy. We could not have wished for a better support than Amy in what can be a stressful experience. She always came up with solutions to our problems, no matter how small, offered us great advice and was unerringly prompt in answering our correspondence. acknowledge Tony Lockland who was at the sales point in the display home I visited at North Lakes and he was also very helpful and nothing was too much trouble. All my questions were answered and being as this was my first-time building, albeit I had completed a lot of homework before I started looking for a builder and the right house plan. Further as I had visited the display home on a Saturday and it was like a 'zoo' people everywhere - I was not able to speak to Tony initially but he called me later that day and got the ball rolling from there. In my dealings with both men I was treated with respect which unfortunately was not the case in my dealings with two other building companies, who lost my business to GJ Gardner. Everything was not plane sailing administratively, but it all got sorted in the end. I would rather have had administrative issues than have problems with the construction. I have a lovely home with quality finishes and fittings, including a few upgrades, and I had a hand in the design and colours and I wouldn't buy an existing house and I would build again. I have had friends who have built their own homes and what I noticed was the quality of fixtures and fittings was nowhere near as good as GJ Gardner – you get what you pay for! If I had to build again, I would go back to GJ Gardner and if Dennis was the Construction Manager, I would build with them again. Highly recommended.

Delighted with our new home – We chose GJ Gardner (Northside) to build our new home as our daughter had her first home built by them and had a very positive experience and we were quite impressed by the whole process from sales lady (Kathryn Salas) through to completion. improvements. There were, of course, minor problems along the way and these were all dealt with in a timely and satisfactory manner. Having said that, I would caution people to really check the plans and make sure the plans match the elevation drawings. We had a discrepancy between the two where on the elevation drawings there was a double hung window to our ensuite (which we wanted) but on the plans an awning window was shown and that was what was fitted. Initially we were going to be charged a variation fee to change this but after arguing and pointing out that there was fault on both sides this variation fee was waived. But that was really the only major problem we had.
Our build did seem to take a long time but there was a substantial period of rain and also the Christmas holidays to take into consideration.
The staff at GJ were exemplary from our sales consultant, Kathryn, to Amy who handled everything and was so helpful at all times, our site supervisor Kevin and the colour consultant Lynley. We would not have achieved our vision if these people had not been involved.
At the time of writing we have been in our new home for 8 weeks and to date the only problem not rectified is our poor water pressure and we are awaiting testing on this, and hopefully a resolution soon. This is the only reason I have given 4 stars and not the 5 probably deserved.
In summary, we are delighted with our new home and would definitely recommend GJ Gardner Northside.

They listened to my requests for some changes in the build, discussed options for these changes and carried out the work with perfection and courtesy. a great experience building with them. I spoke to the Sales Manager Martin Donovan who put me in touch with Tony Lockland, a new Home Sales Consultant at their Northlakes display home. Tony spent a number of weeks working through my requirements in a very professional and seamless manor. He always had a smile and nothing was too much trouble.
At contract signing I met Amy Hage, the administrator assigned to me. She went above and beyond for me during council approval and all my consultations, ensuring I was happy at every stage.
From the first meeting I had with my site supervisor, Kevin Burrows, I knew I was in good hands. He was informative, detailed and professional at all times. During the build we had a few minor speed bumps but Kevin handled them swiftly and effortlessly.

Build is below building standards – We built our second house with GJ Gardner North Brisbane. The build quality did not meet basic building standards and we almost ended up in a legal dispute. Poor works included large gaps in external fixings, non fixed gutters, loose brickwork, and half siliconed expansion joints. They issued variations without approval and invoices for… Read more
incomplete works. They finished all internal works (plaster/paint/cabinetry/etc) without starting brickwork and reaching lock-up. The build process fell just short of the penalty rates and they attempted to make us accept handover with incomplete and below building standard work outstanding. We are now in defect liability period and they are refusing to repair the issues.
The site manager was disorganised, rude, careless and often was away on holidays. The office people constantly left items out or made errors in the contracts that we had to correct and return several times until they got it right, which delayed the build.
Do not build with GJ Gardner without doing your research on the franchise/office you will be dealing with. After these issues started, we found that the North Brisbane Office has a 1 star rating for similar reasons.

Terrible Experience – Our experience with GJ Gardner Brisbane North has been anything but smooth. We’re not normally ones to complain, but we feel that it’s important to share our experience with other potential clients so that they know what they’re in for if they choose to build with GJ Gardner North Brisbane. We commenced our build process in late 2015 and have… Read more
only just had everything finalised now (Nov 2017) after our 1 year check took place in May 2017.
It is important to add that we are thoroughly satisfied with the quality of the build with only minor issues surfacing over the 18 months we have now been in the house. Though despite this, we would not build with GJ Gardner Brisbane North again nor recommended them to friends and family due to the frustration we endured and complete lack of communication and poor customer service that we experienced.
It is probably best to share some examples of what we experienced to paint the picture a little clearer –
• Our new home consultant was only with the business until we commenced the build. This rendered any discussion we had held pointless as there was no documentation of discussion outside of our emails to him, and the Site Supervisor who took over seemed to contradict everything that [name removed] had told us would be ok.
• Our Site Supervisor was clearly not up to the task of supervising our site. We made several remarks about this to GJ Gardner Brisbane North (through a number of different channels), but no action was ever taken or more details requested on what our concerns were.
• We had a retaining wall completed on the property prior to the build starting. We were told to let GJ know when the retaining had been completed, so we did. GJ then organised temporary fencing as per the contract. This process took 2 weeks, with follow up. The site supervisor then went on holidays for 2 weeks after this, meaning that the fence had been up for a month before GJ commenced the build. We were subsequently billed for the cost of this through a variation to contract. When we challenged GJ, we went right through to the Managing Director of GJ Gardner Brisbane North who eventually agreed to go halves with us for the cost.
• Our completed retaining wall had substantial damage sustained during the house build to the post at the front of the property. Our Site Supervisor claimed to know nothing about this. When pushed back to the Construction Manager on our own accord with no support from [name removed] – there was an investigation. It came out that one of the tradesman had backed their car into the wall and damaged it. Soon after I received an email from the Construction Manager, the site supervisor phoned me to triumphantly claim that he had found the person responsible and GJ Gardner would be chasing them for the damages and to forward him the invoice for the damage and he would sort it out. Fast forward 9 months and I received a call from the retaining company asking why our invoice to repair the damage to the retaining wall had not been paid. Apparently the response from GJ to the retaining company was that they deemed the cost to be too much for the work that was completed, so would follow us up to talk to the retaining company. Again, disappointing communication all round. Eventually, with the Managing Director involved, GJ agreed to pay a portion of the cost for repair.
• Our Site Supervisor twice forgot site appointments and failed to meet us on site. He blamed his heavy workload.
• The staff at GJ Gardner Brisbane North seem to be in a constant state of change. This makes it very hard to have any continuity within the building process and we found that a lot of blame was placed on the people that had left so as to say ‘that’s why they don’t work here anymore’ and ‘you were told the incorrect information’. And yet again, with poor record keeping by the GJ team, this made the smooth completion of our build virtually impossible.
• Upon handover, we noticed that the tiles through the living area were stained from red dirt being walked through by tradesman during the build. Our Site Supervisor told us that this was normal and that we couldn’t expect the house to be clean, even a brand new one. This was incredibly disappointing to hear and really dampened the mood on handover of our first house.
• Site supervisor tried to get us to sign for stages and make payment for them before they were actually fully completed. He suggested that they were almost done and the work left was minor and would happen as a matter of course. When challenged on this, he became very snarky and condescending toward us for not signing as this was what everyone else does.
• Our 12 month warranty inspection was completed (after numerous follow ups to make this happen) and the resulting findings took 7 months to complete with consistent, almost weekly follow up to the GJ office. Even when the third party contractor submitted the report, another Site Supervisor from GJ attended the house (after follow up from us as to why nothing had been fixed yet) and tried to tell us that the items on the third party report were not that bad and shouldn’t require fixing. For the record, all were fixed, but again with months of follow up from us throughout the whole process.
Probably the most frustrating aspect of the lack of communication and desire to put the customer first comes down to conversations with GJ Gardner Brisbane North management when dealing with escalated issues. Through these conversations, there appeared to be no wish to place the customer first, to consider our needs, to ensure we were as well informed about the particular issue as possible. The attitude that came across loud and clear was that the management and staff deal with these sort of issues every day and the common response to fix them was to do nothing, ignore and to get on with securing new clients. It seemed once the signature was on the page of the contract the customer service aspect ended.

Unprofessional and untrustworthy – This sums up my experience with GJ Gardner: *They took 7 weeks to complete the initial plans and revised sales estimate after claiming that it would take 2-3 weeks. *In the meantime they'd sited the building too close to the front boundary (in spite of my initial discussion with the salesman about achieving compliance with the Small Lot Code)… Read more

*The salesman initially proposed a site works arrangement that involved a piered slab supported at the perimeter on blockwork retaining, but the revised sales estimate reverted to a cut/fill arrangement with boundary retaining walls (despite our initial discussion that we weren't interested in such an arrangement).
*The salesman attempted outright deception by claiming that the price hadn't changed, even though the newly included boundary retaining was excluded from their revised estimate (i.e. the total build cost for me had actually increased by ~$25k).
*The salesman stated that he'd previously had all detailed costings checked by "the office", but the Sales Manager claimed to not know the details despite telling me that it was only himself and the Managing Director working behind the scenes.
*After we agreed to proceed on the basis of an additional $20k cost to have the site arrangements that we were originally told we'd get, the franchise cut off all communication with me. I was told that I would be provided with a revised estimate on 16 June - more than a month later, I'm yet to receive that or have any of my calls or emails returned.
In addition to the $1.5k preliminary deposit, the 3 months of my time that this company wasted cost me in the order of $5k of lost rent.
If this sounds like the way you'd like to be treated by a company that purports to be a professional organisation, then go right ahead...

We had a bad start to our construction with no communication regarding us to organize water, remove existing fence. Yes we should of read the "fine print" but as first home builders your to excited.
We had our neighbors water being used during construction which is illegal, because no water was onsite !
We had a few issues regarding items being installed in wrong position or hinged back to front and was only picked because I said something, why is there even site superiors if they can't do there intended job correctly.
PC stage we had walk through and was gob smacked with the finish and un-tradesmen of the painting, runs everywhere, crap/dirt in paint, paint see through even though we paid "extra" for 3 coats. Alot more on our list. just a real kick in the guts !!
Handover was 16th February 2017
We inspected the property and items that were brought up during PC were still not rectified, house was not presented in a professional finish, after arguing with the site supervisor & manager there response was "I'm being to picky and difficult" wouldn't you be picky too if you have worked your backside to have a new home.
So after our conversation I refused to give Payment as I was not happy with the way the home was presented and agreed to wait how ever long until the items were attended too.
The 22nd came and received a email stating that if I don't pay by the 24th I'd incur a 18% fee on our final payment yet only received our final payment invoice on the 22nd at 3.20pm bit steep !!!
We made payment as we had no choice but too, got our keys on the 28th February.
Once we got the keys and inspected we wrote a list of any defects or items that needs attention we came up with 24 pages inside and out. Once they received our list we were basically called liars as "handovers.com" would have picked it up I asked for there report and was refused .
So.I organised our own independent inspection report before any furniture was moved in so we were not blamed, and will be waiting our time to take further action to QBCC as the director of the company does not want to help nor reply to emails, we were promised to have items fixed yet still waiting.
Our main entry is ridiculously hard to open my partner can't open it. I need to use my shoulder to push it open it . I have brought all these items up with the company

was committed to a turn key price with no hidden costs. The only extra costs we did experience were not at the fault of G. J. The sales woman, Katherine was fantastic. She went above and beyond in helping us to nail down the design we were satisfied with. She was exceptionally helpful in ensuring we considered many of the functional aspects. Our project supervisor/foreman Alex was equally as helpful. He was very knowledgeable and also went above an beyond on numerous occasions. We definitely felt confident that he had our best interests at heart. He was honest, friendly and professional. In terms of the actual build, generally, we have been more than happy with the quality. This was our first home and first building experience and we are glad we went with G. J. Gardner Homes. Every build has it's issues and there were some along the way (one of the contractors made a fairly significant oversight which has not been resolved) but overall, we have been very happy.

I originally chose GJ Gardner based on customer reviews on this website. In the beginning I did not know what to expect. GJ Gardner advised that they organise an independent building inspection at the end of each construction. Having heard a lot of horror stories about residential construction, just to be on the safe side I preferred to engage my own building inspector for the practical completion. I was pleased to find out that the issues were minor, and the majority had already been picked up by Alex.
On the downside, the construction took longer than was originally quoted, yet within the (fairly stretched) contract terms. The main delay happened during the planning stage despite having very few variations. A couple of small things were missed and had to be completed after the handover which was not a big deal. Perhaps more pressure should be put on the contractors at the company level, to ensure a bit better workmanship (security screens, carpentry, kitchen installation, - the Express finish). Not sure if the current high construction activity in SE Qld is to blame. On the other hand, the electrical contractors were fabulous, i.e. experienced, helpful and easy to deal with. It would be good to be able to see a display home of the chosen size (186 sq m) as the hallway appeared very narrow and the main bathroom sink is quite small. It is hard to pick up such things on printed plans.
Initially I was going to give GJ Gardner 4-4.5 stars. Then I got an independent contractor to install a fence. It is unbelievable how many issues I have had with such a simple job, including damage to the neighbour's house (!). That was when I realised how many things could go wrong during housing construction projects, particularly when they are done via ‘remote control’. These guys definitely deserve 5 stars.
