slab stage and is in no way near completion, as scheduled for July 2024. (See the attached pictures for progress on construction after 9 months). This is simply disgraceful and demeaning at the same time. What did we do to deserve this shabby treatment from GJ Gardner Homes TAS? I have contacted GJ Gardner Australia, and nothing meaningful has come out of all our discussions. If you are thinking of building with them, know you are doing this at your peril! They'll cause you pain and grief!! I would have thought twice about approaching them if I had read a review like this. You don't wish your enemy to be in the situation that I am in now. I sold two houses to build my retirement home with GJ Gardner. I have been living on proceeds from the homes since 2021. The money is all gone now, renting and servicing a debt (about $300k) for an abandoned construction. To me, this is an unprofessional and badly run company - operating when you don't have the means or the capability to fulfil the trust the community expects from you. I doubt the competence of this company to build standard homes, and the intent for running a company like this is questionable. Is it to scam or defraud hard-working Australians? How can you run a business or a contract on whom a client's life savings depend as if it is charity work - without an end date? I wonder what the government is doing, allowing companies like this to run riot, operate with impunity and wreak havoc in the community. My life is at a standstill! The delay is causing relationally issues. I am due for retirement but can't afford to proceed without a roof over my head. This new building is all I have. As a migrant, I have served my State government meritoriously. I have played my part; GJ Gardner Hobart has to play its part. To whom much is given, much is expected. Members of the community need help from predators like this company. Who can I run to for help? I will use everything within my means - carry a placard, protest in the Parliament House, and invite Today Tonight to ensure I get a refund for all I have paid to GJ Gardner Homes TAS. I won't go down without a fight!!

continual living nightmare with no end in sight – mum told me "if you can't say anything nice, say nothing at all" BUT ...save yourself the heartache and go see every other spec home builder. named... all at my door when the en suite flooded and I wanted an independent assessment. The other builders in our street started after and were finished before, even through a pandemic. One builder suggested that LV Built was lucky to be afloat. Inspectors, Surveyors and CBOS are useless. Other trades trying to do their bit at close to handover commented on builders reputation. Tiler was non English speaking and almost cut the last seven tiles to redo a muck up even after I told the builder there was an issue before one tile was laid. Kitchen, laundry and pantry tiles and cupboards all done wrong. Fireplace turned up wrong size, installed, removed, reordered and installed again. No ag pipe laid at foundation, refunded $163? Bricks not pointed...defect list goes on....site super took us thru Easter 2023...all built ins incorrectly installed and took five weeks to rectify. Keys handed over June 2023, en suite flooded in week two of living at premises, took nine weeks to rectify with original plumber REFUSING TO ATTEND, not that you'd want him there!! toilet removed, sewer pipe inside wall cavity (s/b 150mm off wall), waterproofing voided as tile was cut to fit toilet, then front room cut up thru 1m of slab to find a measuring tape stuck inside pipe work...not sure if plumbers name was on it...but could only be the plumbing company, who also did the piers and drilled thru the sewer line pre-slab pour...GJG HO useless...tells me I am not conducive to positive relationships and that my vulgar vocab is unnecessary and he might block me. Rain water tank (covenant 10000Lfor toilets ) turned up wrong colour, reinstalled after builder said I might be colour blind seeing only a picture, plumber and electrician were told not to install pump to tank as was gravity fed, tank sits 3m below slab level, tank is supposed to be plumbed to downpipes for toilet flush. We tested in July after attending re ensuite issue, line NOT charged. Plumber said he'd demo but we told him we already have tanks that catch rain water for loos at other house and know how it works...waiting waiting waiting for LV Built to find yet another plumber to attend to investigate where the water goes cause it isn't going to the tank...promises promises? "thankyou for your patience" oh, I forgot...a $50 dan murphy voucher for my trouble, "cause these things happen"!! Slab poured short at master bedroom by 2M. Pipes in laundry in wrong place, slab cut, pipe moved, rapid set used to fill hole. no one inspected redo to ensuite toilet or front room dig up...in fact council said there is no paperwork for our inspections in the first place let alone since the muck ups.

a defects list that was 40 pages long — some of which we are still waiting to have fixed 10 months later, and some that cannot be fixed. We had an independent building inspector look at the house before we moved in and he described it as the worst house he had ever been to. If you are considering building with GJ Hobart, I strongly encourage you to pick a different builder — the cheaper quote is not worth the pain.

We're not alone either. We live in an estate of new houses and have chatted to many GJ customers and have yet to meet one that was happy with their build. Unfortunately most weren't in a position to be able to share their story and leave a review such as this, as they were still waiting on issues to be resolved or their house to be completed and didn't want to be punished for speaking out.

He was transparent from the get go, even advising us that generally first home builders don't chose GJ Gardener as they tend to be more expensive but promise superior build quality compared to other companies.

Due to COVID we were cautious to start the build but Ludek and Adele were extremely helpful and re-assuring that nothing was stopping them from completing the build.

Our initial site supervisor was Darren and he was great in keeping us up to date with the progress and answering any questions. Unfortunately mid way through the build he accepted a position elsewhere so we had a few weeks delay with no real progress as we waited for another supervisor to be appointed.

Jason was then appointed as our supervisor and things moved at a whirlwind pace. This was the most exciting and nervous time for us as the build approached completion and all the final details went onto the house. Jason was calm and collected through the whole process, reassuring us every step of the way and even going out of his way to make sure our house was finished 8 weeks prior to the contracted hand over date. Without Jason we would still likely be waiting to move into our new home so we are forever grateful to him. It's not often you meet someone so professional that you can trust 100%, that they will listen and follow up with you every step of the way.

We must also express our thanks to Bree and Lenka during the final weeks as we approached hand over. They were efficient and easy to deal with as we arranged details such as the occupancy certificate, final bank transfer and finalising our account.

Overall our experience was very positive, we never felt a burden even though we knew sometimes we were stressing and asking thousands of questions.

We would not hesitate to recommend GJ Hobart West!

that was clear the way he sold us in designs and how he encouraged us to change the design to suit our wants and needs some other builders we look at were more stuck on their design and not willing to move much with out costing a fortune the design didn’t fit us perfectly it was Aaron who Made the design into a perfect first home for us on paper he knew everything from front to back so Informative we made a great friend the day we walked into that office. overhanging the slab - capping not installed on cladding causing water to leak in through the walls - no plumbing at all under our bath and no taps in our bathrooms when our house was apparently "finished" - scratches/chips/dents/stains in our flooring along with hundreds more defects, some of which we're still waiting to be fixed almost a year later.

If you're thinking of building with GJ Hobart, I encourage you to chat to others who have built with them and tradies that have worked for them. You will quickly change your mind and look for a different builder.

We have been given a new completion date of 30 April 2024 only because we requested one, nothing provided unless we ask. I will update this review at that point or where there is further lack of progress. Here is your chance GJ HOBART. Meet the new timeframe.

Turns out I have more to update you on. Once again, I will hold back on a number of items and focus on the main one. Weekly commitments were made upon offer of a new completion date. NONE OF THESE HAVE BEEN MET. More excuses coming and significantly no engagement on an agreed way forward that would be fair. Still a little bit of time left to do what you say you will. GJ Gardener Hobart over to you.

consultations and selecting a design were fantastic and everything sounded like it was going to be perfect. however, It turned out to be anything but perfect. The entire build, from beginning to end (and beyond) has been both frustrating and so badly managed that it is almost amusing. What we have endured throughout this build is totally unacceptable and you should avoid this company if you are ever thinking of building. I will explain our experience with GJ Gardner Hobart West in further detail below for those interested.

After our initial consultation with a Gj's sales rep, we signed on to build with them. It all starts to go downhill from here. After going back and forth with architects about our design plan we finally settled and signed off on a plan we were happy with. Not long after this we received a call from the franchise owner saying they would not be able to do a concrete slab like normal but instead would have to do a suspended timber floor. It is important to note that we were building a two story house on a downward sloping block and after a conversation about why we couldn't have concrete we were still a little bit unsure but happy for them to change it to suspended timber in order to not delay anything further. (As a result of this we now have a 1.5m drop from our downstairs sliding door to our backyard which we will now need to build a deck off in order to ever be able to use it).

After all this, a few other hiccups, and what seemed like forever, all appropriate paperwork (Plans, Approvals, contracts etc) were finalised and we finally received our conformation of commencement of the build on 1st May, 2017. It is important to note this was a 120 day until house completion contract.

We were assigned a Site Supervisor who had just started with the company and from the get go (his fault or not) he was clearly not up to supervising our build. He was unable to answer many questions and when we had any problems he didn't seem to know how to resolve them. After a month or so this supervisor was 'no longer working for GJ' however we were never informed why or even who would be now supervising. (we only ended up finding out he didn't work for them anymore as we rang him for an update on the house and he told us himself he wasn't working for them anymore). We actually ended up having 4 different supervisors throughout the build (yes, 4 supervisors over a 4 month build) and each time we had a new one we seemed to be back at square 1 (three actually quit the company in this time)

At the bricking stage of the lower level we noticed the brickies had put one row of the wrong coloured bricks in. I have no idea how this is even possible but luckily we noticed it early on. This issue was eventually resolved towards the end of the build but still had to be picked up by us and had we not said anything the whole house would have been built in the wrong colour brick.

In our original design plan we agreed to have an oversized large window in our living room. Once we were at glazing stage we were told we couldn't have the window size we agreed on (still unsure why) and would have to have a smaller one. Again we were not happy but eventually agreed as we did not want things falling behind. After all windows were installed, we were going through the house and noticed every single window (all 14) were single glazed. We had previously upgraded (an extra $10,000) to double glazed before signing our contract. We raised this with our supervisor at the time and he said 'he would have to look into it'. Although we constantly kept asking about the issue we never heard anything back but one day noticed all windows were ripped out and new double glazed ones were installed (not sure what would have happened if we didn't pick up on this)

At the tiling stage, the tiler installed the wrong coloured tile as our splash-back. We raised this issue only to be told the ones we had originally picked out were not available (tiles had been sitting here for a long time before commencing of tiling, but ones we picked out were not delivered yet no-one seemed to realise) and we would have to pick something else or wait until after Christmas . We again had to compromise and pick something else.

There were a few other minor issues, which you can expect throughout a build, but at tiling stage we were finally, after many many weeks of asking, given a move in date. This was December 14th.

The house did not even look like being done by then but it is the date we all agreed on as they were all on holidays the week after this (this is well and truly over the contracted time anyway).

We were finally moving into our house and thought although everything that happened throughout the build was stressful and annoying and the build had blown out well beyond the contracted date we were finally going to have our first home together. We met the franchise owner at handover and everything looked perfect, we thought nothing could go wrong now. Boy were we wrong..

We got given the keys and everyone was happy, that was until we went to drive our car into our garage. The engineer had managed to stuff up the angle calculations of the driveway and our car could not go in to the garage as it would scrape on the drive and pull the whole bumper off. This was the tip of the iceberg and we had had enough and refused to be pushed over and "compromise" anymore. The franchise owner assured us this would be fixed.

The first night of moving in we had no hot water at all. We thought ok maybe it takes a while to heat up, we gave it 24 hours and still nothing. We tried calling the franchise owner and like every other single time you try calling him he did not answer. It was a weekend and we did not know who to call. After ringing around we managed to get hold of a GJ worker who was able to contact him and who he happened to answer and we were told a plumber would come look at it the following day. We were without hot water in a brand new house for nearly 48 hrs. It turned out to be a broken element in the hot water cylinder but the fact we couldn't get in contact with someone about this was a disgrace.

After Christmas and new year we had still not heard anything about the driveway. This was now becoming very inconvenient. We have a young baby and for over a month have had to carry her from the street, down the drive and into the house and make multiple trips up and down when doing groceries. So again we had to call and try and find out what was happening. After going back and forth for well over a week someone eventually came up and the plan was to rip the whole drive out and start again. We were happy as long as it would be fixed.

While this was being organised, an electrician had to come back and fix a few things he missed when doing the electrical work on our house. He was up in the roof and almost beyond belief he put his foot through our ceiling. We now have a crack in the ceiling and still waiting for someone to come fix this.

After weeks of waiting and days of listening to extremely loud concrete cutting machines our old driveway was ripped up and our new driveway was poured and we were told to wait 7 days until we drove on it. We waited patiently as our driveway and front yard looked like a tip due to ripped up excess concrete, timber, and other debris that was just left behind. After 7 days had passed we tried to call the franchise owner (no answer) so sent a text requesting the front yard be cleaned up so that we could drive on the driveway.

That brings us to today 6/2/17. the concreters came back and cleaned up and we were ready to test out the new driveway. We thought great, we will finally be able to use our garage. but no, we AGAIN could not get the car in there without scraping the front bumper. I would say we were surprised but we aren't. We again tried to contact the franchise owner today to talk about the issue but surprise surprise he will not answer.

I honestly can not explain how bad this experience has been, nor can i list all of the things that went wrong/are wrong with the house. There are other issues such as terrible paintwork, scratched/chipped benchtops, paint stained tiles/floorboards, poorly hung doors, stained bricks, bowing doors, dented garage door, i could go on forever.

My main reason for leaving this review is to warn any person thinking of building with GJ Gardner Hobart West to seriously think twice. The worst part in a strange way isn't even the things that have gone wrong, it is the lack of communication and care. it is non existent and whenever you had an issue to raise you would hardly ever get a straight answer (that is when they did actually answer the phone) and it took at least multiple phone calls about the same issue before they would even do anything about it. The owner does not seem to care about the reputation of his business at all and as long as they get their money they dont care. We paid our money in good faith that our house would be the dream home we were promised at the beginning. Instead we are left feeling ripped off, disappointed and to be honest quite sad - this was supposed to be one of the best experiences of our lives... and the worst part is the franchise owner could not care less.

I can not stress enough, do not build with GJ Gardner Homes, Hobart West.

Due to my circumstances, I unfortunately couldn’t go through with the build with GJ Gardner, which was a real disappointment. However I would highly recommend Josh to anyone interested in building.

Bang for your buck! – The interior and exterior quality of the build is exceptional. Solid joinery with superior finishing details. They gave us great advice on the layout of the home and colour selection by their designer. It would have been a wonderful experience without the delays that the COVID19 has impacted, however, no ones to blame on that. us was most important. The process continued over the coming months going through plans, fit outs, paint colours, cladding and so on. All G.J.Gardner Moonah staff whom we dealt with along the way including the very switched on Adele and Meg were all so helpful and very friendly. The only problems we had were with the Council and getting our plans approved with various delays. Eventually we got our D.A and the build began. We then had Damien and Dave looking after us, who again were fantastic to deal with keeping us informed of our building progress. Unfortunately Damien moved on but Dave the took the Site Supervisor control and our new home started to grow quite quickly with all the trades providing a professional and quality service and also were wonderful to deal with, especially Terren the Sparky and Phil the chippy. Any problems we had, we changed a couple of things, such as a door, window and room design but it was never a problem, we spoke with Dave and it was done . Also the fixed price contract is an excellent way to go, paying after each section is completed such as after the slab was complete, after framing etc We are now at lock up stage and couldn't be happier, we are loving the way the house is looking and cannot wait to move in. When I first approached GJ Gardner I met Aaron who managed to take my poor description of what I was trying to achieve and turn it into a house that we are so very happy with. Throughout the process of dealing with the finance side of things I could not recommend GJ any higher as they were very flexible and super quick to get what the bank required even on a Friday afternoon when it seemed the bank had forgotten some form that they had not sent through time and time again. On arrival in Tasmania the slab for the house was ready and our workshop shed erected.

We met our building supervisor Damian who gave our building dates for progress of construction and finish of our home.

The construction and finish of our home was well managed by Damian. He was in control of all aspects of managing the various contractors working on our home to have a trouble free top quality finish. Ludek (Owner) visited a number of times during construction and was always helpful and supportive.

GJ Gardner’s attention to detail with Damian as our supervisor was excellent and we are very happy with our new home.

Our maintenance period was managed in a professional way with only minor adjustments required as the building settled.

service. They are very accountable, and rectify problems very quickly if there is any. Director Ludek himself is awesome, he takes care of a lot of things himself, he would come after hours to check on the problems, and he responds quickly to save me from worrying from anything. They do not wash their hands off after they handed me the keys, i feel that they actually care about my house as much as i do. Every staff has been really nice, and has been really looking after me. Its been more than 5 months since i got the keys and i can still always ask them if there is any question or problem and they always help me!

communications and it was great to get a "jump-start" on the project as we were keen to get out of temporary accommodation as soon as possible after we moved here.

The team were really responsive and accommodating to us with all of our peculiar "demands", the most unusual one, perhaps, being our desire to build a fully soundproofed recording studio as part of our home. We'd had a studio built in our last home, which we had agonised over designing, with a huge amount of research and trying to explain to the builders what was necessary. So I knew how tricky it was to make a room properly soundproofed. But this new one that Gardners have built (using the Boral Cinemazone Gold system) has been a great success and we're very happy with it. We can bang away on drums and bass and guitars and not bother the rest of the family, never mind the neighbours. And it's perfectly silent inside, so we can record without any extraneous noise. So if you need a "theatre room" or, indeed, a small studio (maybe a big one, even), Gardner's can do it for you!

The rest of the house is built to a very high standard and the team were happy to work with us patiently to make our little idiosyncratic ideas possible - and to make sure they looked good too. The ornate tiled entrance is gorgeous even though the poor tiler guy had to do a lot of head-scratching to make it perfect - but perfect it is, because this guy was a perfectionist if ever there was one!

Everything fits together as it should be. Maybe that seems like something you could take for granted, but it's not always the case with other builders, and it's an absolute delight when every door is hung perfectly, every window is right, the carpentry is accurate, the brickwork is tidy, and everything feels solid and properly put together from good materials.

It's now nine months since we moved in so we've had a chance to put the house through it's paces, so to speak. When Gardner's contacted us for the three-month maintenance the only problem in the whole building was the slightest little cosmetic flaw in one of the door knobs, which wasn't their fault anyway.

Our building supervisor was fantastic, and he did an awful lot to put our mind at ease and make sure we were confident that the build was proceeding as it should. We also should mention the bloke (and his team) who did the excavation and a bit of extra landscaping for us, especially in how careful he was to ensure that water run-off and drainage was taken care of properly. He mentioned that it was better to think about such things during the build rather than after you move in and problems with rain water flow become apparent.

Finally, the kitchen is brilliant. There were a lot of little streamlined touches that we didn't even know were possible when we put in our own "ideas" for how it should look. The carpentry is good and strong and, again, everything "just fits right" - which is what you want!

I've left out whole teams of people - roofers, plumbers, electricians and more, but they all did a great job and were really helpful and communicative when necessary, and sometimes went out of their way, too, to accommodate us.

Oh, and the site was cleaned and tidied up very nicely indeed for us moving in, which I can say was definitely NOT the case for certain other houses that friends have had built by other companies.

So thanks from these happy customers to Chris and Tanya and everyone at Gardners for a very good job done very well!
