process. Instead, Hotondo made it remarkably easy and smooth. Sales & Design: Working with the Sales Consultant during the design and pricing phase was a highlight. They were incredibly knowledgeable and patient, helping me customize the floor plan to suit my needs—including enlarging the master bedroom, reconfiguring the walk-in wardrobe, and expanding the laundry storage. Their expertise gave me total confidence in every decision. Interior Selections & Flooring: Working with the Color and Flooring Consultant was a seamless process. They were warm and inviting, and we spent the day going through all the interior options for the house. Their knowledge and experience made the selection process so easy that we actually finished ahead of time. Construction & Communication: The communication was second to none. I was kept in the loop constantly with fortnightly check-ins. My Site Managers were exceptional; their years of experience were evident, as no question was too small and every request was fulfilled. While friends building with other companies shared horror stories of delays and hidden costs, my experience was the exact opposite. Office & Accounts Support: A huge thank you to the Office Staff and the Accounts Department. Being my first time building, I often needed a little extra help or information regarding the paperwork. They were incredibly patient and helpful whenever I needed more information, making the administrative side of things feel manageable and stress-free. The Handover & Logistics: The handover with the Director was the perfect finish. He is a genuine, honest guy who keeps it real, and you can tell his decades of experience have made the business what it is. The beauty of this team is that they are all in one office and communicate perfectly. They worked seamlessly with my bank and local mortgage broker to ensure all the paperwork and payments ran smoothly, which took a massive weight off my shoulders. Amy’s communication was excellent, she kept us informed about what had been completed, sent us photos of the work when we were overseas, and what was next. This made us feel included and reassured us that everything was progressing smoothly.

The craftsmanship of the team was amazing. Jim and Shaun’s attention to detail was incredible; they noticed the smallest things and made sure they were perfect before moving on. Mitch and Brett also delivered exceptional craftsmanship, solid, professional, and clearly done with pride in their work. Vince’s painting was just flawless.

We are so happy with the finished home. We continue to discover new details that impress us, thoughtful touches, clever finishes, and small design elements that reflect the care and attention that went into the build. These little discoveries constantly remind us just how much pride and effort the entire team put into creating our home.

our dog Pepper, it couldn’t be more perfect. A standout in our experience was our supervisor, James. His dedication, attention to detail, and pride in his work were evident at every stage. He was always approachable, proactive in resolving issues before they became problems, and genuinely cared about the quality of the build. The only issue that didn’t get rectified was the water tank. The one we received was not the correct size as per our tender documentation which we are disappointed about as it is 500ltr less than expected.

The interior designer (Karen) was fabulous to work with and did a great job assisting us with our floor plan design and final selections.

The final build was later than expected, mostly due to weather delays, which can’t be helped. After the build, the identified defects were rectified within a good timeframe.

We were allowed access to the site during the build period which was beneficial for us as having never built a house before it was good to see each stage progress.

We were promised a 48-week build. It took 64 weeks — with no proper explanation, no ownership, and absolutely no urgency. A significant delay was caused by the builder due to a ‘clerical error’ made on our HCBF insurance – this took over 11 weeks to rectify causing an 11 week delay before our build even started but yet all Michael could do is try to return blame to us for not providing adequate access to the site.

Throughout the entire process, communication was beyond poor. We were left in the dark for weeks at a time, constantly chasing for updates and getting nothing but vague, dismissive responses — if any at all. It genuinely felt like once the contract was signed, we were no longer a priority.

Our bathroom tiles were laid in the wrong orientation despite the plans clearly showed the tile orientation. Again, a problem we were told was our fault for not telling the tilers to stop when we noticed the error.

We thought that we were getting to the end of this nightmare, then came the OC dramas. Yet again it was councils fault, then it was our fault. I have an email chain sent from council to Michael clearly stating that we needed to have a steel water tank installed in order to have the OC issued however he neglected to pass the information on. So there we were, on the day the OC was due to be issued having to call around to hope that someone could make and deliver a tank to us yesterday – of course another added expense we hadn’t accounted for, not that Michael cared.

The delays didn’t just push back a move-in date — they caused significant disruption to our lives. We were forced to extend our rental, re-coordinate multiple furniture deliveries, and carry the weight of added financial pressure. But worse than the money was the emotional toll. We spent months feeling stressed, powerless, and ignored, watching our timeline slip away without any sense of responsibility or care from their side. There was no transparency, no consistency, and no genuine effort to make things right. The build felt mismanaged from start to finish, and we were left to pick up the pieces. What should have been a milestone full of excitement ended up feeling like a drawn-out battle we had to fight alone.

If you value your time, money, and sanity — stay far away from this builder. They are disorganized, unresponsive, and showed a complete disregard for the trust we placed in them. We regret ever choosing them.

I honestly do not understand how this company receives 5 star reviews, even their head office confirmed that I was not the only person to make a complaint about Michael.

We were offered 10 weeks compensation - not sure how that figure was calculated however we wanted nothing more than this nightmare to be over and to never have to speak Michael again. Turns out our wish was granted, not only did Michael not attempt to make our handover, we have not heard a word from him since.

Before you do anything with this builder, I urge you to contact me so I can give you a clear and concise recount of our experience.

If I ever recover from the emotional distress this process has caused and decide to build another house, I will be going straight to Brad and the team at Stroud Homes Dubbo!

PS - If you're reading this and have any sort of business or operational management experience - reach out to Michael, he needs it. This business would operate a lot more effectively with the correct systems in place.

plans - no attention to detail, lack of grammar etc. After the build started was when it turned sour. Small things were missed that we requested and were too late to incorporate into the build (partly our fault too for not picking them up sooner on the final quotation - we just assumed they were included). I feel like I must’ve done or said something to put the admin manager off side because she was awful to deal with. After visiting the house site one day we noticed a completely obvious dodgy looking roof joint and sent an email just to ask if it could be looked at by the building supervisor - to which we got met with a response from the admin manager stating “asking questions like this just holds the job up, just let us build your house”. From then on we felt awkward asking a question, and heaven-forbid when we did, we never knew if it would be met with defensiveness or helpfulness. We found the admin manager unprofessional and condescending, and honestly it ruined the whole experience for us. The house build was delayed due to weather and COVID, so we didn’t get as many inspections as you would normally, so the communication with the building supervisor was lacking. Albeit when we did meet with him he was fantastic, so much easier to deal with than the admin manager. The total build took 7 months. Come time for handover, it wasn’t with the building supervisor but with the sales rep who had a completely different attitude prior to the beginning of the process. He even told us to wrap this up so he could go home and drink beer and watch the footy… we were gobsmacked. Absolutely NONE of the the defects raised on the practical completion inspection had been rectified. The built in fireplace that we paid a ridiculous amount of money for hadn’t even been sanded back and painted - we were told by the sales rep we had to wait until the 12 week maintenance period for it to be finished, amongst all the other defects. Again gobsmacked. 12 weeks turned into 5 months - only after plenty of nagging emails and phone calls. The new maintenance supervisor that attended was a breath of fresh air - pleasant and thorough and just got in and got it done - albeit micro-managed so limited in his decisions. Fast forward 14 months, we’re still waiting for the ridiculously over-priced built in fireplace to be rectified, that has since cracked the wall sheeting and short-circuited the house and can no longer be used! We got fed up with constantly being given the run around and told the admin manager we would be going to NSW Fair Trading, to which she responded “sending emails like this won’t get you the desired effect, I don’t appreciate being threatened”. A threat it was not, and we have unfortunately had to go down that avenue. Even Fair Trading have said the admin manager won’t return their phone calls and correspondence. We even tried making a formal complaint with Hotondo Homes head office and didn’t even get a call back from them. We’re not asking for anything more than what we’ve already paid for, which is the most shocking part. Just a really disappointing and negative experience for our first home build. Overall, the customer service provided to us by Hotondo Homes Mid North Coast was appalling. They might be a good builder if you just want a basic entry level home, and happy to hand your money over and come back 6 months later for your house. But if you want to be involved and have input, we’d recommend looking at a smaller local builder. We have since started building an investment property with another local builder and they are light years ahead of Hotondo Homes MNC in every way. We will never build with Hotondo Homes MNC again and wish we had of built our home with another builder.

South Coast Hotondo Holmes (Hotondo) were able to achieve this for us working through the architectural and structural issues along the way. Whilst concerned about a long contract period, Hotondo started in late April and we were given the keys by Christmas, some 4 months earlier than the contract required.
