works. Not to mention the lies that were we were given throughout the process that has ended up in a 1 year battle with NCAT .

At no stage will you be supported by Integrity Homes as an entity, this is the first reason to steer clear of Integrity Homes. When you try to find resolutions from the company you will be met with comments like " we are franchises and we can't assist other franchises". There is no recourse to contact a central person, that is your trigger point to look at other builders and companies.

Defective works The Builder at the time from Integrity used his surveyor to complete the set out for the slab, in this process the surveyor changed the site benchmark AHD benchmark levels from the stamped council plans. Within that process the builder did not change the finished floor level to match the site benchmark change, leaving us with a house that was 200mm below the stamped plans (verified by an independent surveyor). We took that matter to the NSW building commission and the surveyor to the Board of Spatial and Surveying Information (BOSSI) to get an investigation into the matter. The Building Commission basically will not be able to help you they are pretty much useless. BOSSI found that the builder's surveyor did advise the builder of the site benchmark change however, the builder did not do anything about the finished floor levels to adjust them. This left us with a bill to rectify of approximately 34k to fix the lowered finished floor as the home did not comply with National Construction Code. Integrity Homes did not at any stage acknowledge their mistake but instead took and approach to cut us off and shut us down.

When we tried to challenge the builder, Integrity Homes, Surveyors and Certifiers they were all no help. Not at any point did anyone take any responsibility, even when i tried to negotiate with the builder and the Director of the franchises in Coffs Harbour. This director blocked my calls and played dumb at all points of contact via email. One of the most disturbing experiences to have, when dealing with someone in a position of director of the franchises, thinking he would able to do something or even acknowledging a mistake had been made. Nothing at all from this man. I would strongly warn you against this franchise also in Coffs. This man came across as arrogant, untruthful, and a salesman nothing more, no empathy what so ever.

Integrity lies Since that point the builder ceased all works but strung us along for about 9 months, he tried to manipulate his way out of the contract, stringing us along saying each month he was waiting for further finance. We later learned that multiple local trades were not paid amounting to almost 100k in completed works on our site. Those trades tried much the same to negotiate with Integrity Homes and the Director in Coffs Harbour and were met with a wall of lies to the point of nil response. (we understand those trades have still not been paid to date) Not to mention that when engaged a new builder and the actual cost of completion was about 100k more than what we owed Integrity Homes.

If Integrity Homes would have even tried to put something forward as a solution/compensation we would not be writing this review. Steer clear of this company at all costs where ever you are. Whilst it is no ideal to have to write such a review i believe its necessary to save others from being ripped off and unsupported when building your new home. There are many great companies out there that have Integrity, stay away from.Integrity Homes.

at a stand still. Most of the money has been paid to Integrity as we are in between lock up and completion but as we had to pay for all variations up front there is still lots of work left to do and the work that has been done is half done or has been avoided.

We have lost thousands of dollars to the bank in extra payments, stress levels have been through the roof.

The company we signed up with Integrity New Homes PTY LTD looks to have changed trading names half way through the build to Laxmi Custom Homes.

The sales rep told us at the time we signed the contracts we were signing the contract with “head office” as the builder ([Name Removed]) as there was no local franchisee at the time.

Now that the build is at a standstill head office are claiming that our franchisee is at fault?! The builders license in the contract we signed has been used by multiple franchises and is at the centre of claims for unfinished homes in the Coffs Harbour area. The whole thing is a mess with no one taking responsibility for the deception and lies. This was our first ever build and we have been taken for a ride.

No Integrity at all. Stay Away – We built with INH Coffs Harbour, signed 2015 they were 6 months late on handover. The foreman in charge did not pay any of the trades and company director said to us that the foreman was taking ice and was in jail. Director took charge of the project and refused to meet on site for handover. Told us to make last payment via EFT and he will give… Read more

us the code to the front door via email to enter the house, we did because we were desperate to get keys and they knew this. They then never came back to rectify defects so after numerous emails and no response, we called Fair Trading they sent out an inspector. He put a report advising there is unfinished and defective work they must finish, INH completely ignored the report - 2 years later we are still chasing this company with constant runaround. The matter is sitting now with NCAT to be heard for uncomplete and defective work. Only recently I emailed INH for a garage repairer to go out and fix the damaged garage as it was getting dangerous and needed repair which they damaged before handover. They agreed to pay for it via email which told the contractor to go ahead and repair it. The contractor repaired the garage and INH have not paid the contractor after number of emails sent to INH.

I contacted INH today and was told by there secretary that they will not pay the trade as no trades are getting paid on any of their jobs. All jobs are on a stand still and she has had numerous requests from different trades about unpaid invoices and she told me she has been advising them to seek legal advice, as the company is going through a restructure and she does not know if she will have a job next week. Anybody that is reading this take your money elsewhere, pay a little bit more and don't get fooled by a cheap initial quote. You will regret it as they will not communicate throughout the build, they make up variations that you don't know anything about and tell you about them at the end of the build.

an opportunity to discuss the plans openly with a qualified builder or architect of their company. All discussions and negotiations were through the sales department who have negligible knowledge and very poor communication skills.

BOTTOM LINE with these tricksters is the CONTRACT. Hence the need for a construction industry contract Lawyer. And, an Architect to review their plans.

Time is always necessary to design and lay out the site plan. Due to the lengthy time it took them to make the many questionable architectural drawings and to speed up the process (the franchise was being sold) pressure was applied by them for us to sign a fairly standard contract with what appeared to be an honourable from the heart verbal promise of making some additional changes to the plan by way of a variation to the contract at no additional cost. That was a hook!

If you do not seek the services of a Lawyer then expect to be giving this company and their sub contractors lots of YOUR money. Which they honestly do not deserve! They also hide extra costs regarding some of their sub contractor jobs which all reputable builders include in a normal contract. Hence the need for a LAWYER!

Of course, if you have lots of money to throw at Integrity New Homes - go ahead - they are sponges for it! They are in the business of making lots of money>>> Your money! New homes are secondary. Do not trust one word they say unless it is in writing. That is why they are called Integrity.

Unfortunately, everything that could go wrong, went wrong from start to finish with building delays, poor communication, false promises, inferior workmanship, layout, materials, placement of some fixtures with safety concerns, paintwork and finishing touches all with compliments from a team of double crossing buck passers that are not afraid to threaten, bully and use scare tactics. Do you really want to give such nasty people lots of your hard earned money to build your dream home? There are other builders who can work with various sites. Do your self a BIG financial and grief free favour by keeping far away from this company of wolves and NEGOTIATE a contract with a different project home builder. Or go one step better with an old school craftsman builder or small family owned building company.

they really did. We were worried about the budget as well, as we’d heard that sloping sites add a lot more to the build, but we worked together to make sure it could fit into our budget. And we were even able to still fit in the specific features we really wanted, like raked ceilings and large wall of glass doors to give a lovely view out to the native bush in the backyard.

plumbers and electricians were organised by Ralph and this work was included in the quote. This made things run very smoothly and made our families life run without impact. I am so pleased with the work that has been completed that I will definitely be using Ralph to help renovate the rest of the old part of our house which is in much needed attention. The help we got from Terry with our house was phenomenal and he always had great products and services to offer – We had our house custom built and it was one of the easiest experiences for us. Don's brother Scott has largely built the home himself with he and Don managing the other trades efficiently. Shane Hearps at INH head office was thorough and helpful at the front end of the job, so we had very few variations throughout the project. Being a tri/split-level home with high, raked ceilings, it was not a simple job but will be completed on time and on budget. I would definitely work with these guys again and recommend INH Central Coast without reservation.

Be Realistic – For me as for most people building a house was a major thing. I located the person who had built my husband and I a house 14 years earlier that we were pretty happy with, and located him at Integrity New Homes. project proceeds without some problems along the way. The Council approval was slow (3 months) due in part to it being lodged just prior to Christmas, but also because the Council in my area moves slowly. There were some difficulties to be ironed out then because the business franchise was sold and my project management went southwards and the people I'd been negotiating with to that point were no longer involved. It is very important to ensure that everything agreed is included and detailed in the contract. Check your successive plans carefully and be aware that when the rubber hits the road, verbal and tacit understandings don't suffice. Once the contract was signed, there was no change in the costs.

Once Council approval came through, the build was underway with the slab poured 4 weeks later on my birthday. Handover was four and a half months later. It wasn't all smooth sailing, but as the title of this review says, be realistic. I saw building my home as a joint enterprise, and as I was living fairly close by, I was able to pass by the site almost daily. I would contact the project manager when I had concerns, and he would respond promptly and any issues were addressed. I have been happily living in my house for 10 months now. Overall the finishes are good - there are some minor imperfections, but nothing that caused me distress or to think anything needed to be redone. The fittings and fixtures, most of which are in the standard range, are good. The cost was likely reasonable given it was not a standard design and there were things I wanted included such as louver windows, security screens, fanaway fans and higher ceilings amongst other things. The electrician and the second firm of plumbers stand out as particularly attentive.

I know a few people who built around the same time as me using different project home builders, and I can say without a doubt that I am the most satisfied. What stands out has been the responsiveness, including timeliness, of dealing with any issues that cropped up, including promptly rectifying any (minor) post build faults when noticed even months down the track. Maybe the best testament is that friends have recently decided to build a home and were checking out builders. I suggested they could come and check out my place as an example of a 'real' build as opposed to a display home. They have decided to go with Integrity, which I guess says it all...
