upgrades so the toilets are nice, benches are lovely, carpet is lush. But the actual house and cheap fittings are so wildly disappointing. I've had the plumbers out 3 separate times to fix all 3 toilets on 3 separate occasions in the first few weeks, the ensuite window has a breeze coming through ( see attached video), the shared exhaust vent for the kitchen and downstairs bathroom pushes the food smells back into the bathroom (and two vents on the outside per the plans, only one vent is there, see attached photo), the laminate flooring is literal plastic that has a cracking sound when you walk on it, the fly screen is coarse and small insects fly in if you have the windows open when it's dark and worst of all, the floor upstairs has zero insulation - it is so loud, if you walk normal it bangs and sounds like you're jumping up and down aggressively and you can hear people speaking in the room beneath. And don't get me started on the European windows - though they look grand, they hardly open and let air flow in and if you do want to utilise the function of opening them like a door, then you can't have any furniture around the walls. The house is not energy efficient.
I am so unhappy with this house and JG Geelong have been wildly unreceptive. I do not recommend the Lambert or JG Geelong.

The colour palletes made making design decisions much easier. Additionally, their pricing and capacity to build a double garage home on such as small lot was a winning factor. The JGkings team were easy to contact throughout the building process, and were agreeable to mending errors made to the placement of the solar panels. The home is sturdy and looks fresh and clean. financial surprises from start to finish. Site supervisor was definitely the highlight of my most recent build which truly makes a huge difference as the first build was the complete opposite. But this time the communication and working and completing through inspections of every stage was fantastic. This didn’t feel like a builder that just wanted it done as quick as possible leading to issue of quality of work but rather making sure everything is done to standard, but most importantly to what I am happy with. Overall I am very happy with my recent build, there are some teething problems after handover but the team are working to resolve, which is fantastic to have real support/customer service after handover.
We were generally happy with the outcome of our build with JG King. I believe no builder is perfect but communication is the key and everytime there is an issue, they listen to us to rectify it right away. Get me outta here! – Where to start. If I could give a zero star rating for JG King Geelong then I would. I would highly advise to not use them under any circumstances. reneged on this promise and claimed he never said that at all. Then our colour consultant who had taken us through our colour selection appointment and advised us of the choices for each range. Only to make accusations against us at a later date that they had no idea how we chose a particular colour for our balustrade or where it came from. The worst though has been our site supervisor who took over after the slab was poured and frame constructed. He is hands down the worst site supervisor I have ever come across. If it weren't for us contacting him regularly to find out what was happening with our build then he wouldn't make contact with us at all. We got him offside early in the piece because we noticed they had a number of different coloured bricks delivered to our site. This was not communicated to us at all but only noticed due to our vigilance with what was happening with our job site. When we put it to the site supervisor in writing he was in breach of the building contract due to using different materials than what we had chosen, he got his knickers in a not and called me to explain that was a "standard building practice" and didn't matter because it was going to be rendered over. While that may be true it was more the principle that he never asked our permission or was even going to tell us. From then on we had real issues with this site supervisor. We had chosen a feature tile for one of our bathrooms. The notes from Beaumont's were that it needed to be ordered with a 6 week lead time. I am not sure whether it was incompetence or an intentional thing because we had him offside but he failed to order the tiles with the right timeframe so we were left with the choice to wait for the tiles and potentially delay the build or choose another tile that was available in stock. We had also had an issue where we had windows installed that were frames only and had no glass in them. The feedback from the site supervisor was that there was a glass shortage. We have tried to contact higher ups at JG King to report the site supervisors poor conduct on multiple occasions but are still yet to receive a response and our job has been going since April 2023. We have used a private building inspector for every stage of the build and I believe this has also upset the site supervisor as he has had to go back and rectify many defects at each stage of the build. However, when you advise you are not going to pay the invoice until all issues are rectified they get quite upset and call and threaten to charge interest. We have held our ground though and have not yet been charged interest. It was quite interesting as the site supervisor was quite smug at the PCI and was expecting minimal issues to be raised in the building inspection report. However, did he get a surprise when there was a 42 page report outlining a high number of defects that were not up to code. Some of the issues were just no attention to detail by the site supervisor. Things like our staircase and balustrade he simply just didn't follow his own building plans and built them not to specifications. Probably the worst issue was that we had an attempted break in at our property. We noticed the damaged front door. When I raised it with the site supervisor he was very blasé about the whole thing. He couldn't tell me whether anything had been taken or whether he was going to submit a police report. My advice is to not use JG King under any circumstances. If you unfortunately are already in a building contract with them I would suggest having a private building inspector for every stage of the build. We used Darbecca who were reasonably good but have also heard goo things about Manse Group. JG King are very quick to invoice you even when not all works are completed. Make sure you push back on paying invoices especially if you have a defect list that needs to be rectified. Get JG King to advise in writing of when they will rectify the defects and provide photographic evidence to prove it has been completed. Know your rights. If you aren't getting anywhere with JG King then you can go to places like the Domestic Building Dispute Resolution Victoria (DBDRV). Overall, even though we have spent hundreds of thousands of dollars on a new home we have a pretty average quality home. JG King obviously want to maximise their profit margin and use inferior quality trades who cut corners and produce pretty garbage work to put it politely.

challenges, none of them are perfect, people need to remember they are building a home and not purchasing a sweater from country road. Any obstacle we had to over come, J G King was honest, upfront and would strive to provide a solution based outcome that had our best intentions as priorty one. Our sales consultant [Name Removed] meticulously worked with us to ensure that our design brief was met, but it wasn't just met, he simply went above and beyond to ensure the home was a stand out in the street. The facade, the entry void, the hard wood floors, open tread staircase, double glazed windows and sliding alfresco doors as well as getting the home to a 7 star energy rating, all of this was never an issue, J G King homes really wanted us to have a home that not only we could be proud of, but their company as well. From my family to yours, if your looking at building and your doing the rounds, do yourself a favour, save yourself a whole lot of time and energy and get into a J G King Home, we are so happy we did and have recommended so many of our firends who are looking at building. build. We were treated with respect, which was not our experience with other builders given our limited budget. We were not pressured at all to make upgrades and [Name Removed] was happy to give honest feedback regarding her own build and experience living in her home built by JG King. There was also another consultant, his name was [Name Removed], whom we encountered when we went to look at the display home. His attitude and customer service were just as wonderful - he also was happy to share his experiences; he shared what he would have invested into for his first home build if he was to redo - all of which made making decisions for our build so much easier. I also love the option of building with the UP range, simplifying our choices so that we were not overwhelmed or overloaded with too many choices or information. Our customer service consultant, [Name Removed], has been lovely as well and very patient with us as we have a tight time-frame and limited availability for signing contracts and somehow she has made it work!! We are looking forward to the next stage and feel confident that we will have a good build experience with JG King.
