providing budgetary guidance the entire way, got surprised by the quotes they received from their trades - they had underestimated their build guidance by $500k. Disheartened, we decided our final attempt was going to be with Metricon, so we started from scratch again.

From day 1, our sales experience was exceptional. [Name Removed]@ Skyridge advocated for us every step of the way, working to help design our home, and was always available when we had questions or concerns. I couldn't ask for a better experience. We first met her when we were having our custom design drafted, and were looking through display homes for inspiration. We were transparent from the beginning about our plans to go custom, but she was still more than happy to answer any questions we had. We never felt pushed or pressured, in contrast to other builders we spoke with. Because of this, she was our first point of call when the custom build plans fell through. She even made it to the office during a cyclone to meet us to sign papers so we could keep the process moving.

The let down in the process (and only reason I didn't give give 5 stars) was the post-Studio M experience, which dragged on for months. The estimators got a few things wrong, which we expected, as we had a significant variation (I think we're somewhere between 400 and 500 items just in the Studio variation) - but the biggest drain on our energy was with drafting, who just seemed to be incapable of following even basic instructions when broken down to just "draw this" with a diagram of what we wanted. Every iteration of the plans we received, which took weeks to months to produce, was like playing whack-a-mole with all the errors. Either they didn't do what we asked, or they introduced changes we never asked for, and were often just sloppy with obvious mistakes, inconsistencies etc. I feel for our pre-site manager who was stuck between us and them. After many months of this, we had to escalate it to involve the Operations manager and other senior staff. Unbeknownst to Metricon, we were at the point where we were also seeking legal advice in the background on our rights to tear up the contract, as everything was just going so poorly. The only reason we persisted was because the staff who stepped in to resolve the issues did a great job, especially [Name Removed] (sales), who, again, went above, beyond and outside her responsibilities to advocate for us, helping get things sorted. She reassured us that the construction phase would be better.

By the time construction started, we had a bitter taste in our mouth from the pre-site experience, and unfortunately construction did not start off smoothly. However, the difference is how it was handled - with nothing short of absolute professionalism. Metricon's construction team worked with us to find solutions that worked for everyone. We're now mid-build, and could not be happier with how it is progressing. Hayden, our site manager, is outstanding. He is very communicative, has excellent initiative, and has ensured the work on our home is being done to a high standard. We're fastidious after our first build turned into a disaster, having learned many lessons (and developed an intimate knowledge of NCC standards and QBCC tolerances), so we're paying much closer attention. We are using an independent inspector for each stage, who has commented on many occasions about the quality of the work being done and the proactiveness of our supervisor in resolving any defects found. The build is also progressing at a rate we are very happy with.

Based on how it is currently going, I would absolutely build again with Metricon, on the proviso that we had a different team handling the drafting. The sales and construction phases have been terrific, both feeling like everyone wanted to work as a team moving towards the same goal. When we raise a concern, they work with us, and they show initiative by bringing to our attention things we missed or didn't realise, while offering guidance and possible solutions so we get the best outcome.

Funny enough, our journey with Metricon started with us missing our very first appointment with [Name Removed], as we were overwhelmed and struggling to decide on our first property purchase. Paul, our finance manager, was equally excellent. He was patient, understanding, and really took the time to help us figure out everything. His calm approach made the complicated parts feel simple, and we genuinely appreciated how supportive he was because money can get complicated.

Moving into the build stage, we felt incredibly lucky to have Camelia and Ben as our team. • Camelia, our Building Support Coordinator, was efficient, organised, and always ready with answers. She kept everything moving and made sure we were informed every step of the way. • Ben, our Building Manager, was an absolute delight. Nothing was ever too much trouble for him. His calming presence, pragmatism, and genuinely positive attitude made a massive difference. He provided frequent photo updates — which we appreciated so much as we couldn’t visit the site often — and his inspections were so thorough that even our independent inspector commented on it.

We always felt like we were in great hands.

Now we’re moving into the after-support stage and, based on our experience so far, we’re hoping the warranty stage is just as good service.

The only small hiccup we had was to do with the Land purchase deposit, being first time builders we assumed because it was a house and land package that meant the “deposit” everyone was talking about was for both (they are not) It turns out it is split. Our conveyancing company sorted it out no problem. If you do go with the “Invest By Metricon” program do not feel obligated to use any of the services they put in front of you. We only used the Broker and they were fantastic. The others just were not competitive at all.

Our biggest tip would be: “Do not try and read the contracts after the kids have gone to bed. You will miss the little things that can be fixed or adjusted really easily if you know about them early. Take the day of and start with fresh eyes and a up of coffee. It will cost you less in the long run to have that day off. It took us both 6 hours to get through them all and we still missed simple stuff that is almost comical (No Extractor fan in the bathroom, no cutlery draw in the kitchen). We just did not even notice we were so sleepy. “

We built new Ipswich, QLD and it took about 7 months but Xmas slowed it down by several weeks at least.

Overall, the “Invest By Metricon” program has exceeded our expectations in every way. If you get a team like the one we had, you’re very, very lucky. Highly recommended! I will happily build with Metricon again.

Their proprietary software allows you to drag and drop electrical points and switches to any part of a room, tapware, vanities, closets, drawer pulls, guttering, windows, tile, roofing.....everything is on display. Concerned for birds nesting under the Colourbond portico roof which could not have been be seen or foreseen at completion of the Handover as we are retirees and were not expecting you to expect us to do a Colourbond roof fixing examination . Metricon refused to fix poor fitted roofing sheets due to elapsed time for discovery?? It appears that birds have been nesting in the corners of the portico roof where the capping is on each corner – turns out they can get easy access in these two corners as the colourbond sheeting is not screwed down or covers the corner completely. --------OOOOOO-------

NO MONIES FOR SOLICITORS TO CHALLENGE METRICON POOR DECISION TO ALLOW WARRANTY CLAIM!!!

INCORRECT TOILET BOWL INSTALL BUILD DATE 2010 — DISCOVERED DECEMBER 2025.

Metricon Service and Warranty Team 209 Robina Town Centre Drive, ROBINA Qld 4226: Claim rejected 11th December 2025. — practical completion date was 8/09/2010. Home Owners Wrongful Install Claim 2025 stated the following - Part Quote: “Your assistance with this matter is extremely urgent. We do not want to have the existing toilet bowl smashed out and replaced at our cost so as to replace the perished toilet pan rubbers. The toilet bowl was not refitted properly by the Metricon subcontract tilers who were not Metricon subcontracted plumbers after fixing the initial problem of the missing tiles behind the installed toilet prior to handover. The toilet bowl was correctly fixed into place with the normal two side fixing screws but not correct in the second instant by using "tile" adhesive under the toilet bowl in lieu of using a silicone outer seal around the toilet bowl thus not enabling the ongoing necessary rubber pan collar seal etc. to be readily replaced when needed - refer Kohler installation guidelines. Now the hazardous sewer gas is permeating from around the decaying non-sealing pan collar seals etc As a goodwill gesture, if you can not contact the tiler installers would you consider arranging a visit from your current plumbing installer to seek a free obligation remedy to resolving this issue? End of Part Quote”

General Advice from Lawyers who have advised the following in summary:- “ A timely reminder for builder’s not to simply rely on product installation guidelines as they may find themselves in breach. Can a builder simply take it for granted that specifications provided to a subcontractor for a removal / installation repair are compliant with the BCA when the subcontractor is a tiler and not a plumber as well?  The short answer is ‘No’. At the end of the day, it is the builder who is going to be primarily liable for damages arising from a breach of statutory warranties if defects arise from the non-compliant installation of building materials - in this case a toilet bowl reinstall.” End of summary.


Response from Metricon Warranty Team:- Service & Warranty Coordinator 5 Dec 2025, 11:52 --- We can confirm that at the time installation, these toilets were supplied with a wax ring underneath, to which the bolts were secured to.Therefore, as the toilet installation was compliant at the time of handover, we regret to advise that there will be no further action from Metricon. We note that your practical completion date was 8/09/2010. As such, your 12 month defect liability period and 6.6 year QBCC period have both now lapsed.  Unfortunately, this item is not covered under Metricon’s Structural Guarantee.  Therefore, in this instance the item is deemed as homeowner maintenance.

Homeowners reply to Service and Warranty Metricon:- You are very much mistaken if you think in 2010 that the original Kohler toilets fitted by your then plumber contractor and subsequently reinstalled by your then tiler after the floor tile repair had a waxed styled pan collar seal as we have two identical Kohler Panache model toilets with the vario styled "S" trap with RUBBER seals fitted in our home . We had the ensuite vario pan collar rubbers replaced  for the Kohler Panache toilet just recently with no troubles at all. I have attached images of the style of Kohler toilet fittings used for your information. The problem is that the toilet was refitted by your then tiler, after the repair of the floor tiles, using tile cement adhesive glue to fix down the toilet which is in breach of Kohler installation instructions. I was told by the recent plumber call out repairer that the bottom edges of the porcelain toilet is not glazed and therefore any cement based adhesive will not be able to be removed due to the excellent adhesion to porous unglazed porcelain. The tiler probably used the tile adhesive because he had no silicone to seal around the outer edge of the toilet pan.

At the end of the day, it is the builder who is going to be primarily liable for damages arising from a breach of statutory warranties if defects arise from the non-compliant installation of building materials - in this case a toilet bowl reinstall.  This advice was supplied from general information from Bannerman’s Lawyers 

The hazardous sewer gas is still permeating from around the decaying non-sealing pan collar seals etc.

Complaint issue number 2:- BE AWARE OF THIS PROBLEM WHEN COMPLETING HANDOVER: – BE AWARE OF THIS PROBLEM WHEN COMPLETING HANDOVER: Sent to Metricon : Monday, May 20, 2024 4:12 PM. --- UNFORTUNATELY HANDOVER was 8/09/10 I am sorry to advise that after having the outside under eave halogen down lights being replaced today I was amazed to be informed by the installing electrician that an extremely large nesting material had been deposited under the Portico roofline around the hot halogen down lights and a likely fire hazard when in use. Upon removing the bird nesting material of approx. 1/3 of the general waste garbage bin [ images were attached ] I was very pleased that the house has not burnt down. As safety conscious homeowners we were aware of the outdoor halogen downlights getting very hot when used so we only turned them very sparingly over the years. The electrician advised us that the roof sheeting fitted on the Portico was very gappy between the top of the gutters and under the roofline and should be fixed urgently to keep bird life out of the roofline. We are very happy Metricon home owners but concerned for bird proofing roof repairs which could not have been be seen or foreseen at completion of the Handover. With your home built in 2010 these periods have now lapsed. The reason there are time frames in place is to strike a balance between homeowner protection and reasonable period builders guarantee their work. Over 13 years, a house can go through wear and tear, and many external factors can affect its condition. Regular maintenance and repairs are expected to be handled by the homeowner once warranties expire, as the house ages naturally over time. Leighton's Response:- As Metricon have stated and I quote "Over 13 years, a house can go through wear and tear, and many external factors can affect its condition. " and this is not disputed BUT It appears that birds have been nesting in the corners of the portico roof where the capping is on each corner – turns out since the colourbond was initially installed, the birds can easily access in these two corners as the colourbond sheeting is not screwed down correctly leaving large gaps between, under the colourbond roof and the top of the inner gutter wall that covers the corner completely and has been like this since 2010!! As advised to Metricon Warranty Section this roofing error could not be seen or foreseened at completion of the Handover as we are elderly retirees and were not expecting you to expect us to do a Colourbond roof fixing examination at handover. In the realm of metal roofing inspections, AS 1562.1:2018 is the cornerstone standard. This Australian standard is pivotal in dictating the design and installation of metal roofing and wall cladding, emphasising safety and durability. Please forward the Building Inspections Notification and Certification Records for the Colourbond Roof and Ceiling Framing, so that we may follow up this issue N.B. The Guide to Building Inspections for new residential homes (Queensland) states that in part :- • Roof and ceiling framing • Member sizes and spacings • Cross-bracing and tie-down • Point-loads supported • Location and fixing of truss binders • Batten fixing and joint location (sheet roofs)* ######## * Roof Battens may be responsibility of roofing contractor Metricon Metricon 2y Hi Leighton, Thank you for your post. with our build The workmanship was overseen & scrutinised by our Site Manager to ensure the transition from plans to build came to life as best as possible I comend our Site Manager for his ability to handle all issues we encounted during the build At the handover of our property, I could not have been happier with the result, their were only 3 minor issues that need rectifying, were as many of our neighbours with other companies had up to 30 pages of defects Our final cost came in as contracted
