The pre-start journey was seamless and stress-free, which really set the tone for everything that followed. Once construction began, the experience only got better. The build itself was amazing—truly flawless—and I honestly couldn’t fault a single thing.
Communication throughout the entire process was next level. Emails were always responded to within hours (never more than six), and every interaction was friendly, professional, and helpful. It’s rare to feel so supported during a build, but Orbit delivered consistently.
A huge shoutout to Danielle, our build coordinator, who was absolutely lovely to deal with, and Zac, our site supervisor—an absolute legend. Both went above and beyond at every opportunity, making sure everything ran smoothly and that we felt confident and informed throughout.
We also had independent private inspections at every stage of the build, and each time we were told the same thing: this was an excellent quality build. That gave us even more peace of mind.
We’ve now been in our home for three months, and even with a few minor issues (as expected with any new build), Orbit’s maintenance team has been outstanding—responsive, organised, and incredibly efficient in resolving anything we needed.
This level of customer service is something you just don’t see anymore, and I feel so grateful that we chose Orbit Homes. The entire journey has been smooth, supportive, and genuinely enjoyable.

throughout the process. By 7am the very next day, a plumber attended my home and identified the issue as an improperly sealed rooftop heating/air conditioning unit that had allowed rainwater into the roof cavity. Later that same day, the heating company attended and sealed the source of the leak.
To complete the repairs, a contractor has already been scheduled to fix the ceiling plaster next Tuesday (03/03/26). I truly appreciate the prompt, efficient, and professional response from Beth and the Orbit Homes team in resolving this issue so quickly. At our colour appointment, we had an amazing experience with Caitlin. She guided us through the entire selection process over three days and made it very easy and enjoyable. liked their fixed-price promise. They really stuck to their word when they missed an estate covenant in the initial quote – they just wore the cost themselves, which was awesome.
I asked our sales consultant, Julian to take care of us cause we’ve been burned with other builders a couple of times already and boy, he delivered! When we noticed some windows were missing from the family room plans after the New Home Presentation, he sorted it out by the next day, even though it was a Sunday.
Kylie, our pre-site coordinator is super organised and gets everything done, no fuss. Vanessa, our colour consultant knows her stuff, especially when it comes to helping people like us who aren't design experts, with picking colours and stuff. And their upgrade costs for things like splashback tiles were pretty reasonable. The only thing they could do better is having a visualiser tool, which some other builders have. But Vanessa was so helpful that it wasn't a big deal.
All in all, Orbit Homes is a great choice because they stick to their quotes, they communicate really well, and they have a really good team. The lack of a visualiser is the only minor issue, but overall, we were really happy. We hope it will still be this smooth once our build starts.

else. Once the contract was signed everything went sideways. Their hidden costs were ridiculous, I haven’t seen an electricity box in a front porch since the 1980’s and they wanted to place one there until we had to pay to get it moved to the side of the house where it’s meant to be. They used the excuse that the facade was in the way like it was our first home being built and we were fools to fall for it. Sight start was meant be booked in at a certain time as what we paid the deposit for only to start on sight 6 weeks later and when confronted about it no one could be honest with us. One blaming the other for their mistakes. Kitchen was a different colour and when explaining it to them I was treated like I was in the wrong and didn’t know what I was talking about until they finally agreed to look into it and when they realised what colour I actually wanted I was told that I had to pay out of my pocket another $8000 to change it to the colour we wanted. It took 10 months for them to finish our home and that was because our landlord wanted his home back, they weren’t happy about it, we got the runaround and our home was sitting for 2 weeks closed and once we needed to move in all of a sudden they needed to work on our home. So happy they were when we received our keys we didn’t even receive our gift box. [Name Removed] and [Name Removed] were great. Had no problem with them. They were always understanding and very respectful and helpful. Office wise they definitely need more classes on their communication skills and learn to be more honest with their clients. Oh and don’t bother talking to management they won’t help either. Orbit homes forget that you are paying them to build your home not the other way around.
Follow-up · Moving the electricity box to the side of the house, we were charged over $1000 for it, Wanting to move the front tap to the side of the front yard a couple of meters they wanted to charge us around $1300-$1400 when Simonds and Carlisle homes did it for free. called the builder to inform about the oven, the builder said to talk to the ALANTIN SERVICES VIC, and they are asking to talk to the manufacturer and this is going in circles.

However, by the time we reached handover, the process was less smooth and stress-free than expected. This isn’t our first build, and we understand minor issues can arise—we’re flexible and always want to support local businesses—but the number and type of issues we faced forced us to update our review so future customers get a more accurate picture.
We still thank the construction team for their efforts to address problems, and overall the house is satisfactory. But here are some of the challenges we encountered:
-Delayed start – Our guaranteed site start date was October 2024, but due to a missed council permit for a corner block, work was delayed by two months. The site only started in January 2025.
-Contract error – The EV charger and battery were double charged in the contract. Luckily, we noticed just before final payment and the amount was corrected.
-Cabling oversight – Just days before handover, the builder realised they had forgotten to install the EV charger cable. This required cutting into plaster walls after independent inspection had already been completed.
-Balcony drainage – The drain pipe from the balcony was exposed and didn’t match the display home. Initially we were told it was “easier to install that way,” but it was later corrected.
-Cabinet instructions – Important cabinet details were missed entirely from our contract.
-Electrical oversight – A day before handover, we were told the 3-phase electrical line for the refrigerated cooling system had been missed. Installing it required further work that could impact plaster.
Overall, the house looks good and is now complete, but for a build costing over $700,000 we expected a smoother and more reliable journey.

Orbit was the complete opposite.
The quality and finishes are outstanding and genuinely surpass every other volume builder we’ve seen. Their pricing was also very reasonable, especially considering how much is included as standard compared to other builders. What you’re quoted is what you get, no hidden fees, no nasty surprises, and no being hit with extra costs after paying a deposit. Orbit was refreshingly transparent and honest with pricing from day one.
The build timeframe was excellent, a quick turnaround without being rushed, so quality was never compromised.
Every person we dealt with was fantastic: • James Hill, our sales consultant, was amazing and truly showed us that Orbit does things differently.
