We had a great experience from start to finish – Our porter Davis home is now 2 years old. We have had no issues since handover and we are completely happy with our home. Throughout the building process, we were kept up to date and each stage finished on time with excellent attention to detail. the one getting paid for the work as I would find things that are not matching to my signed contract and had to chase many many many times to get it sorted. Builder's clean was done so we did it, still chasing the supervisor for work that is not complete. Not answering my calls and messages and went AWOL. Just too stressful to even ask for anything that is definitely within my rights.
How was the workmanship and build quality of your property? Questionable quality and workmanship. Still has blue tapes that were put on when we had the practical completion inspection. It's been a month, no follow ups.
If you had any issues pre, post, or during construction, how satisfied are you with how the company handled them? Every issue I had pre, post and during was not handled satisfactorily. Everyone is busy including me, maybe it's their strategy to tire me out until I give up and just live with my building issues.

Their team at World of Styles was very patient in assisting us with our building plans and interiors. We had quite a few WOS appointments. We believe they accommodated us as much as they can to fully understand the materials, packages and designs to consider. I couldn't be grateful enough to the Brisbane WOS team for guiding our first build with such care and respect.
Our building coordinator (CC) was also incredible in the way she handled our case - the communication could not be any better. She was very pro-active and helpful while we navigate the council relaxation plans and contract process.
Now that the council has finally approved our relaxation plan, we look forward to the site start and construction process. We will continue to provide updates for the subsequent stages!

finalizing the contract and before starting the construction was pretty poor. The contract administrator was not responsive at all. Ruined the whole experience for us. The site manger, now that the construction has started, is also very good.

Terrible Customer Service from day one – Disgusting customer service! Porter Davis and found another builder). Finally after 4 weeks we were told that they couldn't build the house we wanted on our block because it wasn't a new subdivision, but tried selling us a more expensive house and a list of other "expenses" they had to incur to build on our relatively flat block with only 500mm fall. I believe if we didn't email them one last time after 4 weeks, we would never have heard from them again. So happy we are not building with them. Steer clear of this builder unless you don't mind being lost in the cracks and you have deep pockets.

completely wrong and not the same as the display. 1. The Facade $30,900 2. The Staircase $27,000
The display is a 40sqm home and we are building the 35sqm home We where not advised at any time through the consultation process of any changes to the Staircase or the Facade. To be fair state manager solved the Staircase problem but not the Facade. Now we are being changed extra costs to rectify there mistakes. At this point we walked away from our colour choice meeting very frustrated and disappointed and to top it off we got punished because we left our 2nd appointment delaying construction by a couple of months.

the company, inability to manage trades/contractors and ongoing mismanagement of our project has led to our building exceeding a year. Extremely disappointed as our concerns were raised early on with all assurances deadlines would be met. Our personal situation meant we had to be in our house by the end of April (allowing 11month build time - originally quoted 8.5mths) however PD were not concerned with our needs. On the PD website, it quotes respect, integrity and open communication - including portals for regular updates - this has not occurred with our build. At every stage, we have had to chase the SS and management for updates causing high levels of stress and anxiety. Extremely disappointed by the whole experience especially when the team at WOS and our Building Coordinator were amazing.

Cheating the customers and dodging : Have not installed the rain water drain pits – My house yard got flooded from the rain. Finally I found out that there are no drain pits installed as per the plan. I directly contacted the builder's plumber and ask him if he could show me the drains. instead showing me the original drains he installed new drains and he didn't charge me (It's obvious that he covered the builder's initial fault). However, now I have drains but I had to spend about $3,000 to fix the damages due to flood. further, This flooding water was so concerning as there was a new born baby in the property and we were worrying about lots of health issues such as mosquitos , bad smell ect. therefore I got no option but sorting out this issue by myself rather dealing with this dodgy builder . Difficult Experience, Poor Trades – Sheraton Grange Queensland. This was a pressure build for PDavis as my husband has construction experience and was on site every day, all day. He was observing everything professionally. First stand out error was not installing reinforcing into two piers, which were required for structural support of the double storey window. They poured… Read more
concrete anyway, no one would admit to the reinforcing’s omittance, then it was delivered two days later. Had to demand an alternative support method, which we eventually got. Had we not picked up on this ourselves, we believe this would not have been rectified. That was the end of our first site supervisor, the next one was a vast improvement, he tried very hard under busy conditions to fix all issues. Any mistakes they made which then required some demolishing, they were not prepared to reinstate to the original/compliancy level, ie. Jackhammered concrete out and compromised termite proofing, also insulation missing many areas. None of these were voluntarily rectified, only after repeated requests, and then we end up doing some ourselves. Beware of their building supplies, ie. vague descriptions in the Contract lead to cheap products. Always go back and look at the display home if that's what you paid for and expected and argue your point. Shoddy workmanship, the “Its not my job” ran rife. Worst trades were painting, plumbing, brickwork. Better trades were electrician, carpenters, tilers. But its luck of the draw. We expect future issues with their use of “corrugated” plastic ground pipes due to their poor quality and installation. Bent, broken, split, unlevel, too much to mention. Drainpipes and guttering, too many problems along the way to mention, but eventually rectified with our persistence. Their painters used cheaper brand paint than our Contract specified and we paid for, (which can compromise your Warranty), applied less coats than specified, did a poor job all round. You have to be on their backs for all aspects of the painting, which is impossible to do, and they know it. Trades came at wrong times, ie. plasterboarded before house was waterproofed, inevitable water damage ensued. PDavis made many design defects, even though we went with their available “options” for change. They had to later widen concrete pad for a/c unit and other utilities outside. Because we chose some upgraded features, with their consent, ie wider architraves, their design team did not allow for this in their drawings, causing many aesthetic window and door problems. The balustrade was set into the architrave of a door, we were forced to go with a narrower door. Asked for three shelves in galley, they made the shelves 6cm wide (without consulting or checking with us), (apparently their feature shelf default width) so the top shelf ran out of room, and is right up near the ceiling and unusable but their kitchen contractor installed it anyway, and its badly joined together. The “It was in the plan” was their mantra, you had to pick up on these poorly designed details yourself. Overall we achieved a beautiful house, with a few glaring faults, in the space of 10 months, and around budget, but the experience was very disheartening, and only through constant vigilance and negotiation did we get the close to the quality we were paying for and expecting.

another agent as she was leaving PD which came to us as a surprise. Since then it was all going down hill. We realized after exchanging few emails with the new agent that she was not given a full profile of what we had been discussing and it was even difficult at times to get hold of her to get into terms. She had missed many of our design specifications, inclusions we had already discussed with the previous agent and more frustratingly she told us at one point that she could not get into our profile because it was locked out by the system as it was still under the ex- sales agent. We were baffled to understand how this process works and why this handover taken such a toll on us. We at times felt like the current sales agent was dumped with extra cases to handle (from the agent who left PD) on top of her own work load and she was finding it difficult to cope up to the pace. We had so many delayed email replys, not attending to phone appointments promptly and so forth. After going through all these we some how managed to submit all documents for processing where the real fun began. ..... Sales person came back to us with a bombshell saying our house design does not comply with some set back requirements set by the developer and needed reconsidering other design options. We felt like completely let down as we were given no info about these setback breaches before confirming the deposit and was overlooked by the ex sales agent at that time.
As we were desperate to stick to this design, we went back to the drawing boards to resize the house size to compensate the setback issues by reducing some aspects of the house with some genuine help from the sales agent and we somehow managed to reconfigure the scale to fit this design to the block...
Overall poor sales experience as we had so many issues one after the other and lack of genuine attention given
New home proposal and contract stage -
The expected recovery from the poor sales experience was much far than we thought as we were thrown into a deep end at the proposal appointment. Reconfiguration of the design due to the setback breaches hit us hard with a staggering budget which we did not anticipate, and this info was not passed to us either at the time when we expressed our interests to reconfigure the design by the salesperson or beforehand coming to the appointment desk. To make matters even worse some of the approx. quoted prices given by the salesperson had been revised over staggering proportions. We were quite realistic about having to expect minor price adjustments however not in this scale and upon confronting these to the contract coordinator the reply was simply they could not figure out how these prices came by which completely shocked us. Upon confronting our disappointment, we were directed to speak to one of the senior managers who absolutely made no effort to understand our frustration but simply paraphrased what the coordinator went on about.
Due to the complexities arose in design reconfiguration, we decided to give up chasing up on it and picked a different design (Ascot 23) which to us ticked most of the boxes. Revising all paperwork as per the new design took some time and it was not a smooth one. Several info gaps occurred during the process which we took quite patiently considering the nature of circumstances.
Contract coordinator was not at the best of customer service, where at times was quite confronting, dismissive and expected us to know all their terminology and jargon. We were even sent wrong paperwork to sign (drawings, proposaletc) which made us feel completely helpless and worrying about the trustworthiness of the process. Level of customer service they had to offer was awful after us having to go through all these and still seeing the reluctance from them to offer us some hope of recovery.
World of Style studio experience
WOS studio was quite sophisticated with the inclusion of modern tech which came quite handy to navigate our design choices. - Kitchen Culture lady gets a hats-off for her efficiency, great customer approach and the level of support offered finding whats best for us - Lead Interior designer was exceptional at our first pre meeting, however coming into the big day we did not see the same enthusiasm, was rather a going with the flow approach instead offering her expertise to us finding new ideas to get the best out of our capabilities. - Electrical consultant had great tech tools to draw up all in a screen which was quite transparent, however we had yet another bombshell from him after getting to know that our house requires a 3-phase power connection with a staggering budget addition. This was quite a news and we did some research to see how load demands work for an average household and we soon realised that we were not at all in a need for a 3-phase supply. We even spoke to several of our friends who built houses with different builders and all of them found our case quite hideous and made no sense. We even went into lengths of finding QLD residential power distribution guides and it too did not add up with this. We had to struggle for this back and forth on emails to convince the EC however his approach was confronting and was not the best of customer service experience. Thanks to the Solar Hot Water system ( which we had requested and was also quoted ) which they missed out to include to the proposal was the saviour from us having to spend a considerable budget to upgrade the power supply which still to date a mystery to us. Make no mistake here we are talking about a 23sqm 4-bedroom house not a small-scale production factory!!!
Overall WOS experience was a roller coaster . could have had much happier times
Build coordinator As for our understanding this role plays the biggest part of the entire build process and it involves in guiding us through the right channels and assisting us with necessary admin duties
However, we were not fortunate enough again to receive genuine assistance as the coordinator was quite reluctant to even answer a phone call from us and went to the lengths of asking us what to be discussed over the phone. Delays in getting back to emails, not paying much follow up to our previous correspondence and us having to make extra effort to make it clear to them made as completely fed up of the system they run on. To this date we are struggling to sort out a solution for the Hot Water System as they initially overlooked this item to add to the final contract and even more worryingly a minor request to add an allowance for a larger size (300L) tank to the HWS has now taken almost 3 weeks and lying with no final outcome. Overall, coordinators action to this stage have completely frustrated us and their reluctance to even acknowledge their own mistakes and errors even more baffled us raising more worries over the future of this project.
Overall, we have a massive question mark Infront of us about PDs customer service management and we have already expressed our concerns to the PD customer service department in Vic. We even felt that, because we are rookies to this and was living interstate trying to manage through all difficulties they simply try to get the upper hand over us and does not pay any attention to recover the doubts and offer us some level of satisfaction. Quality exceptional standard of building – We built with Porter Davis in Brisbane and have recently finished. The standard of the workmanship was excellent and the quality of the materials used were exceptional. My only constructive criticism would be that, as we were new to the building process, a few more ideas or suggestions in relation to enhancing our build would have been welcomed (upgrades here and there).
Overall would definitely recommend and use again if we were to build again.

February 2019. At each stage pre-build we contacted PD to try and get the next appointment booked in earlier but were not able to.
However, once on site the build has been progressing at a good pace and the workmanship so far (up to lock up stage) has been of a high standard. Also, at present we should be handing over around 4 weeks earlier than the contract date despite some weather delays during site prep and slab pour.
Happy with the progress so far – Very happy with the progress so far. Our build supervisor has been awesome with regular updates and answering questions. Workmanship seems to be fine. No major issues so far. The plumber did put some pipes in the wrong position and this had to be fixed after the slab was poured. Hope this won’t be an issue down the track. under the eaves, but were not warned that it would be narrower than a regular robe, so a bit disappointed that this was not pointed out during the drafting stage. Cost has been about 100k more than base price. These costs are some what hidden at the first preliminary stages. It would be much better to know what the basic inclusions look like before entering any contracts and what the upgrade costs are before signing any contracts as I felt you were locked in without knowing proper costings. Our previous build, we picked what we wanted and then it was quoted up before any contract was signed. This is a much better clearer way to do things, than the ‘Porter Davis’ way.

long and there have been lots of times where nothing has gone on in the house for periods of time, and I wonder whether there could be a more efficient process used and more concurrent scheduling of trades (i.e. the waterproofer could be scheduled at the same time as the external painters / renderers, the kitchen install could be scheduled at the same time that the tiler is doing bathrooms upstairs etc). Having said that, our Site Supervisor is awesome, knows his stuff, is fully across our job and great to deal with. Currently running about 6 weeks ahead on a 283 day job so hoping that this does eventuate into us being able to handover earlier than the 283 day mark.

now have to do ourselves. The paint quality is poor, definitely not what we expected as any mark we try to carefully wipe off leave a mark on the surface. The oven was installed during the build despite having significant damage to the rear of it making it unusable and required replacement. We are still having to chase up some minor issues that were identified during the final inspection 4 months ago. We were lucky to have an excellent site supervisor who has helped to resolve a lot of the issues.
Quality product - Reasonable Price – Just starting the build now. The process to this point has been good and methodology structured. The time taken was longer than expected and I believe that some of the preparation activities could be done in parallel but are not. As a result we are a number of months behind against my Plan. feature columns sitting on the actual house - not proud as per the Rhode Island Display facade we have paid for?
This was flagged by us in November and then Again in writing in January 2019. The colourbond roof was taken off and left off during Cyclone Trevor - the walls had been sheeted inside, the electrical and the insulation. All Of this is wet and bowing. The QLD construction manager has been brought in to rectify this debacle of a build. In writing - wrote to me that he would fix what he thought needed fixing - ie not replace the wet plasterboard and insulation just put a few nails in the ceiling to hold the sagging up?
This is our 6th build (not with this company) and I would never ever recommend them. They quote RESPECT the DREAM, when there is no respect from them at all. Our build cost was well over $500 000 and at this stage it looks like a dump. It’s heart breaking. Our PCI date keeps getting pushed back and they site the reason for this is that we hired a private building inspector to monitor the build - there were over 10 pages of flaws on the Enclosed stage of the build ?
Porter Davis has come to QLD unprepared for the dynamic market - they are unable to make any changes to their Melbourne based plans. They are skating on their good name in Melbourne, however, in QLD we won’t accept this poor workmanship and quality. Customer Sevice is pathetic.
The only good thing I have to say is about the Sales Team. Once you sign the paperwork however you don’t deal with the sales team anymore.
As other comments have shown, we were planning on being in our home by Easter 2019- not unreasonable to expect a single storey build to be completed in 7 months ? This leaves our family potentially without accommodation from the first PCI date to whenever?
Don’t water down Queenlanders Dreams Porter Davis. Respect our dream of completing a contracted home to the specifications that you set out on your own contracts. All we ask for is our home to be built to the standard you promise and we pay for. I would like my NEW home in a NEW condition.
Our facade has been pulled down and ‘fixed’ and it is still not what was sold to us as the Rhode Island Display (on sale at Newport) . It will be getting redone again? Our sky light was incorrectly positioned so they moved it- and patched up our roof? We are paying for a new home, not one that is made up of scrap metal.
I am hoping for a pre Easter move in, however, am expecting another letter from the Admin team to advise me of another delay.
Porter Davis accept no responsibility for their mistakes and infact, again in writing, have blamed us for the delays because we engaged a private inspector to check their work?

Poor Service and Management – I'll keep this succinct and objective. My wife and I have been very patient throughout the entire build process, and given Porter Davis plenty of time to perform their work as they are the "experts". their clients first and doesn't "disrespect the dream".
The bad: - The worst communication of any company I've ever dealt with.. seriously. We would email them asking for an update, wouldn't get a response for a week, so I'll email again, nothing. We'd call, they never answer so we have to leave messages which don't get returned. It's a viscous cycle. You'd think after spending $500,000 they would at least answer an email or phone call once a month.
- Contractually they are supposed to supply a practical completion date, but they don't (see bad comms above). Since the build is running way behind, we're now in a situation of potentially being homeless as our rental lease is finishing soon.
- Without our attention detail and advising our site manager of mistakes during the build, we wouldn't be close to the house we had designed and paid for. I think we have saved Porter Davis a lot of $$ by letting them know early in the process of mistakes they had made.
- There is another couple of large outstanding items that are going to cost Porter Davis a lot of money to resolve regarding the fitment of incorrect external doors. It's too bad they have already painted/rendered the outside, as that will all have to be pulled out and redone. I guess if they had communicated more regularly with us it wouldn't of occurred.
- Roof tiles have literally fallen off the roof, which is a concern as we've had a bit of rain. Can't wait to see what water damage has been done internally.
- Overall lack of attention to detail and poor communication very worrying and I feel very nervous about handover, whenever that might happen.

Excellent all round – So far we have had a great experience with porter davis They have communicated well and the affordability to build our forever home was surprising. Alot of extras at reasonable prices to achieve a beautiful home we can be proud to own. We are at frame stage and its been all systems go.
