limited to the first stage of builder-client process; the final tender was not signed due to lack of trust with Rawson Homes. I cannot comment on the building stage of the process.]

My partner and I met with a Rawson Home's sales representative 16th June, 2019 to go through initial designs and scope out what they can offer. Our needs were communicated across, highlighting a budget of $280k for a build. After going through a full build on the computer, it was relayed to us that a build within the budget is achievable. We were told that a build of $300k would be the maximum - this is INCLUDING overestimations on a lot of items. This gave us hope as a few thousand over/below the $300k would still be manageable.

Fast forward to two weeks later on 30th June, 2019 another meeting was held (during which other builders had been visited and draft quotes obtained). The contour plan of the map was provided to the sales representative. After the final details and inclusions were discussed, the total build of the house came to $303k. Provided this was still including the overestimations, it was acceptable despite exceeding initial budget of $280k. We double checked with the sales representative that our budget was priority (being FHO) and we were told that it would be fine. The "non-refundable" $950 on the tender was submitted paid based on this information and trust with the sales representative - which was our regrettable mistake.

On 09th August, 2019 we are presented with the tender by the tender presenter at their office in Homebush. We were utterly speechless when we received a tender of $324k which was $20k over the expected price. After going through this draft tender, we realised that the overestimations were the same - however several other items were underestimated. The most significant being a garage which was originally quoted to be $10k turned out to be $20k. Upon discussing these differences with the tender presenter, even she was surprised by what the sales representative estimated. The best course of action advised at this point was to go back to the sales representative and work out what other items to "cut out".

Over weeks of tedious discussion and plenty of time wasted, the only achievable house within the budget was not even close to the initial build which was promised. It was no longer a home that we wanted to build. The sales representative admitted fault to the miscalculations - but at this stage our trust was already severely broken and all we wanted was to get a refund on the $950 deposit. We were definitely not satisfied with the service; misled unfairly to place a tender deposit with underestimations. A few thousand is understandable, however in my eyes over $20k difference is unacceptable. This was the main reason why we did not end up accepting the tender with Rawson Homes.

Other reasons included poor attitude from the tender presenter (repeated emails with incorrect client name/contact details which represented overall bad customer service skills), continual pressure to sign the tender and pay the acceptance fee despite on-going discussions on the build. What hit the nail on the coffin was a request from the tender presenter for an ADDITIONAL $1000 due to delay of signing the tender. At this point, it was simply goodbye Rawson Homes - your service was not received well. My partner and I were just unfortunate to deal with different representatives to those whom were praised in the positive reviews.

they are taking it too long. For weeks and weeks they are not doing anything. In our case already 44 weeks passed and we don’t know when they are going to handover. They are just doing whatever they want. We spent 35,000 on staircase and they left roof access on top which I never saw in that place , it’s mainly in bedroom .

We encountered a consistent attitude that felt dismissive and unaccommodating, which was disappointing after a considerable effort to visit in person. As the first point of contact, a positive and professional sales experience is crucial for client confidence, and we found this stage difficult to navigate.

Fortunately, our experience improved markedly once we progressed. The initial soil analysis and subsequent drafting of plans were handled efficiently, providing a realistic and updated price based on their findings. Our case was then transferred to the wider Rawson office, where we were assigned to Mary-Anne. Her service was exceptional. She provided thorough explanations, listened attentively to our needs, and restored our confidence in the process. We are very grateful for her outstanding support.

We signed the contract in March 2025 and were extremely pleased to secure a $50,000 discount. Even after incorporating approximately $50,000 in upgrades, Rawson’s overall pricing remained highly competitive and unmatched by other builders we consulted.

After signing, Mary-Anne clearly outlined the construction timeline and process. A key piece of advice for future clients is that **patience during the pre-construction planning phase is essential**. While the preparatory work took time, it ultimately paid dividends by ensuring a smoother construction period. We also recommend carefully considering all upgrade choices before council approval, as changes afterward are difficult to implement.

Construction commenced with the slab poured in late July 2025, and we are now in the final stages. Overall, our experience has been very positive. What distinguishes Rawson Homes is their established office structure and the accountability of their staff. Once past the initial sales stage, the team demonstrated strong responsibility and professionalism in their respective roles, leading to a well-executed build.

However the pre construction team were excellent and made up for the poor start. They were timely in responses, catered well to our needs and generally accommodating of our requests. The process was explained clearly with associated timelines. Though we had our PCA change mid way, both Maddison and Gina were awesome to deal with!

Construction went smoothly in general. 9 months build time for a double storeyed 30sq house is commendable. Shout out to Andy who has provided a generally quality house. He dealt with issues well and is assisting with the immediate critical defect rectification process. Will provide a further update post 13 week warranty period.

Overall, we'd recommend RH.
