yrs prior to building my first home with simmons. I could barely pick a defect and I went through the joint with a fine tooth comb. Jo and Simon and their team are THE best getting round. Thankfully, this worry proved to be unfounded. As we progressed from colour selection to meeting Jo Kendall, our Customer Relationship Coordinator, who guided us through from the frame stage to completion, her exceptional customer service and prompt responses put my mind at ease. Additionally, our site supervisor, Steve Loehr, was fantastic. He was incredibly laid-back, the kind of person you'd want to share a beer with every Friday afternoon after work. Overall, the entire process surpassed our expectations, and all the worries I had imagined turned out to be baseless assumptions. The media hype about builders facing administration seems to stem from mismanagement. Observing Simonds consistently generating quarterly revenues restored my full trust in their processes.
Honestly, I've only visited my property three times: once during land preparation for the frame stage, the second time to meet my site supervisor for the Practical Completion Inspection (PCI), and the third time for the handover. While there were minor issues to address, such as paint touch-ups and sealing sealants, I was fortunate to have organised a third-party private inspector to handle all the necessary work. This extra step was worthwhile, especially considering the significant investment in a new property. During the handover, all these issues were resolved according to the PCI inspection report.
If you're considering building and seeking peace of mind, I wholeheartedly recommend choosing Simonds (QLD). Many thanks to Jo and Steve for providing me with a wonderful experience and for always being approachable, even when faced with seemingly trivial questions!

things that we were most impressed with Simonds in our build was: - customisation of floor plans; - fixed price guarantee; - quality and process of build.
We began our journey with Sam in their Sales team who helped us achieve the house design that we wanted. Whilst we really liked the base Cleveland floor plan design, there were still a few things we wanted to modify. Sam understood our vision and was very open to all of our ideas regarding modifications. Ultimately we were able to increase the size of our house considerably including extending the length of our house, which allowed us to fit in a Butlers Pantry and a larger Media Room, whilst increasing the size of bedrooms upstairs. We sat down with a number of volume builders to modify their respective base plans to our requirements, however Simonds was clearly the standout in terms of being open to the variety of modifications and quantum. We love the customised design of our Cleveland and is largely thanks to Sam. His humble, professional and personable approach made us feel very valued as clients.
Upon completion of our initial sales advice, the team at head office helped us through contract, gallery and getting to site. Catherine did an amazing job with our contract and pricing finalisation. Being first home builders, Catherine was very thorough with our contract process, explaining in detail the terms of the contract and how our fixed price guarantee applied particularly as to the requirements around timing of getting to site. Most of the remaining admin was completed by our wonderful CRC Maria. She was very patient and thorough with all of our queries and requests for changes to plans as well as organising our reselections. It was through Maria's organisational skills and efforts that we made it to site within our fixed price guarantee period (with two months to spare), ensuring that all of the requirements were fulfilled, namely engineering, energy efficiency satisfaction, final drawings and council approval. This was despite delays along the way from external sources including delay in site access from our developer and an extension of timelines by external engineering company (1 week turnaround becoming 5 weeks). Despite this, Maria ensured our file kept progressing and that we reached site before our fixed period expired. The final price we paid was exactly as per contract, despite significant increases in base house prices from material and labour price increases to builders which occurred during our fixed price period. We are very thankful to Maria for all of her efforts and her outstanding organisational skills. Even when Maria was away, any queries we had was dealt with by another member of the head office team very promptly. Throughout our engagements with all of the head office team, we felt very valued as clients.
Once all paperwork was finalised, we progressed to construction stage with Chris our site supervisor. Overall, construction of our two storey house took about 8 months from site start to handover which included a 3 week Christmas break (PCI to handover was two weeks). We were really impressed by some of the building methods and processes used by Simonds in the build, which were pointed out to us by our private building inspector. Chris did a magnificent job in keeping the build moving, particularly in the climate of trade and material shortages. He was also excellent with keeping us informed regarding supplier delays and product discontinuations and what actions needed to be taken to rectify in order to ensure the build continued smoothly. Every week we could physically see progress being made. In addition, Chris was also very flexible in allowing us to inspect the property as things were completed and was also of great assistance to us when we had organised for tradesmen to start looking at other things that needed completion post-build. We are very thankful to Chris for all of his efforts during our build and we definitely felt very valued as clients throughout the build journey.
We love our new house and it is all thanks to the great team at Simonds.

were not done by trades despite several reminders. This makes me apprehensive about the slabs integrity in future.
The bricks have white powdery substance. It seems they did acid wash to clean it but it came back. I am worried if this becomes a permanent issue as the there was no temporary downpipes installed recently.
There is no way to get a periodic update until I phone or call SS. Seems they struggle to organise trades on time. There are other companies in my estate who have started late as compare to mine but progressing well.
I organised all stages inspections. There was a change in SS and no one bothered to inform me until I called my old SS. That led to a situation where we could have missed the waterproofing inspection. They were about to install the tiles the very next day when I have been informed that water proofing is done after I chased my old site supervisor. The waterproofing inspection and then subsequent fix, both were done in hurry due to this. I must say that Simonds acknowledged those issues during stage inspection which is appreciated but many of those were not addressed. Build will be in the 9th month in Dec.
I wish I am wrong but somehow for me the reputation of Simonds is fading . I hope things move in an organised way and I can get my home before Christmas.

Build Quality & Process I built a basic home, and you really do get what you pay for. The quality is acceptable, and the timeline was excellent—Simmonds finished exactly when they promised, which is rare and very much appreciated. Everything felt straightforward, without gimmicks, and I found them trustworthy.
Areas for Improvement That said, the basics really are basic. While the work was done as expected, I believe Simmonds could lift the standard a little so that even their entry-level builds feel more refined. The quality is fine, but there’s definitely room for improvement in the finishing touches.
Overall A trustworthy builder with excellent communication and on-time delivery. If you’re building a basic home, expect the fundamentals to be covered well—but also expect that “basic” really means basic.

We recently discovered a serious shower leak at our rental property, which has now been assessed by two separate tradespeople. Simonds Homes immediately, expecting a basic level of responsibility—especially from a company that publicly claims to offer a “Lifetime Structural Guarantee”. What followed was a string of email exchanges that spanned weeks, yet not once did Simonds send anyone out to inspect the issue. Despite repeated requests, no one came. No one even tried.
We even reached out to QBCC, only to be told that because the build is over 6.5 years old, they can’t help unless the builder is willing to assist. But how can a homeowner pursue that when the builder won’t even come out to inspect?
It’s incredibly disheartening. If Simonds has no intention of assisting, don’t waste our time with emails that give false hope and cause further delays to essential repair work. Don’t advertise a “Lifetime Guarantee” if you won’t even show up to look at a potential structural fault.
This experience has completely eroded our trust in the brand.
