they were, be it moving doorways and windows, to adjusting the number of power outlets or lights in certain rooms. The team worked miracles to make our vision a reality, and even keep it within budget, working to subtract costs which were no longer needed in our changes, allowing us to add everything we needed without a mountain of extra costs. They were always upfront about the costs needed to add and change details, and ensured our set build price remained the same from the pre-build contract, to the final completion payment.

Even through the pandemic our build was on time with limited issues. We were updated regularly through our build with information and pictures to ensure we were happy with the stages being met between walkthroughs. Whenever an obstacle popped up it was worked through professionally and in a timely manor, and the team did a wonderful job of working with our busy schedules to answer all of our questions and to complete our walkthroughs.

Since moving in we have consistently remarked about the quality of our build, and how happy we are that we chose to build with Stroud PMQ.

We did our colour selections with Roz, an excellent colour consultant who took us to where the tiles, carpet and kitchen furnishings were sold and this made our selection easier. Joel is ably supported by Alla and Allison and contact with them made the process simple and easy. Cameron’s performance as site supervisor was extremely good in managing the trades. Cameron ensured the build was completed on time and to a high standard. Stroud Homes also has a high level of communication using an app called Voxer, we found this extra level of communication very beneficial.

selected a Stroud design then got to work modifying it to meet our requirements. We ended up creating a hybrid version of the original Stroud design, retaining the facade and heavily modifying the internal. Joel's building expertise and enthusiasm throughout the early design process was one of the deciding factors for us. Nothing seemed too hard. The level of commitment and the amount of time and effort dedicated by Sarah and Joel in fully understanding our requirements while still working within our budget meant that when we got to the build there were no surprises.

Building is a stressful process. There are literally hundreds of decisions to be made. We found the selections day to be overwhelming and we were under-prepared for how intense that process was. On reflection, even though that day was stressful, with 90% of all colour and fixture decisions made on that day, it set up the contract to run smoothly and meant there were no surprise costs mid-build and no delays with supply of fittings and fixtures. The Port Macquarie display home opened as we were finalising contracts and it was comforting to know that everything on display from light fittings, switches, door handles, kitchen finishes, plumbing fixtures, flooring etc was ALL standard inclusion in the build. Unlike other display homes which often show "premium package" fittings in their display homes and catch you out, the standard inclusions for Stroud are on full display so you know exactly what you are getting. Not a single variation was required from the builder throughout the build and Joel often went over and above to ensure the work happening on site was meeting our expectations, including personally sourcing our reclaimed timber feature posts for the front entry and alfresco areas.

We found all of the trades we met on site to have the same level of understanding and patience. Often offering up suggestions if we got stuck picking a colour (grout) or deciding what side of the toilet to put the toilet roll holder on. It doesn't sound like much, but it is those little interactions that leave a lasting impression and ensured that when the keys were handed over we knew exactly what we were walking into and were extremely happy with the end result.

At the end of the build we received the keys on time. The overall quality of our home is amazing. One year on and there are still no issues. No issues at the end of the maintenance period and only very minor touch-ups required on handover, which were handled professionally and fixed first time. The overall quality of all finishes has exceeded expectations.

We can't thank Sarah, Joel, Alla, Allison and all the trades that worked on our house. We are truly grateful of the day we chose to build with Stroud and, for all the right reasons, will not need to be a repeat client as Stroud have given us our forever home.

Before signing contract with Stroud homes we were attracted and approached another corporate builder because of promotional deal they offered.We paid an initial deposit of $1500 to get plans and specifications.The other builder hides the construction costs in each and every aspect and mentioned some of the items were free in the promotional deal. After paying deposit of $1500 that builder keeps on adding costs even for those promotional items which they mentioned absolutely free. When we approached Joel director of the Stroud homes he gave the quote black and white without any hidden costs. Besides building construction he also took care of Landscaping, Turfing, Blinds, fencing, ducted air conditioning, Driveway. Both of us working full time and asked Mr. Joel to take care of everything. Mr. Joel gave us just one quote for each and every item what we needed and most of the builders won’t do all these jobs besides building construction. We have to find different trade persons for the above mentioned jobs. Finding qualified trade persons take lot of time and bit hectic to get invoice for each and every job and we have to exercise lot to follow up. He gave each and every thing as promised in the contract and finished the building beyond our expectation. The Voxer communication what they offer is really good and gave us up to date information about the various stages of construction with photos. I never ever regretted for losing $1500 with another builder as the quote i got from Stroud homes is far better than what i got from other builder. As with every build we had some very minor issues but nothing was every too much trouble for either the tradesmen involved or the team in the office. All identified issues were very quickly resolved and fixed properly. At no time were we concerned that something would be left unfinished. We too made some small changes along the way and not once were we made to feel like we were being a nuisance or being difficult.

We were very mindful of the cost of building our home as we did the whole build for cash. The price at the time of signing is exactly what it cost us (apart from some variations we asked for). The process of making progress payments was smooth and there were never any hidden extra's. The invoices were always sent to us when we expecting them (so no surprises with early requests for payments) and receipts were always sent immediately. The entire contractual and financial side of our dealings was extremely easy which reduced any unnecessary stress.

We cannot express enough our gratitude and thanks to Joel, Alla, Allison and Sara. They were nothing short of amazing !
