My experience with Stroud Homes has been disappointing, and I would not choose to use them again.
I hope the matter can be resolved through the QCAT process, but I am disappointed that it reached this stage rather than being resolved through professional communication and customer service.

This was the second time my wife and I have built with a Stroud Homes business, and due to our positive experiences with the first build, we decided to look at building with them again. The build process this time was extremely complicated due to multiple factors and at one point we were uncertain if we should even go ahead or simply sell our land and buy an existing house. This process was complicated for us due to building in a post-Covid environment where pricing seemed to jump rapidly and building quotes were changing and many businesses were going under.
During the process of finding a builder, we looked a many different companies and even almost signed with another Stroud Franchise, having plans drawn up and sent for quoting. Unfortunately, due lack of transparency from the franchisee and other factors, we were unable to continue with them and needed to continue to explore other options. Proving that each Stroud franchise is run very differently to each other.
We were ready to abandon the building dream but were then recommended to look into Stroud Brisbane East by a friend. From the moment we visited their display home, we were blown away by their sales team who were eager to help and promised us a price estimate of based on our plans within 2 days. Even more impressively, they actually delivered this, securing our interest. For reference, the other Stroud Franchise took several months to finally get us a price and the price was then almost double the initial verbal estimate despite being aware of the budget we had advised.
Locking in, we started the process by creating a new set of plans. Drawing inspiration from their other acreage plans, we were able to create our own unique build based on a combination of houses. We were heavily involved at all stages of the process and ended up with a house plan that fit exactly what we needed.
The custom quoting part of the process was next. We had an extremely specific design idea when it came to the build and wanted certain products that due to our connections with the building industry, we were able to obtain ourselves. Like all builders, Stroud East have their own suppliers that they use (which were still excellent but not what we wanted) but they were willing to work with us to remove various items from the quote and allow us to supply ourselves exactly what we wanted such as all internal tiling and custom light fittings/fixtures. The end result was a design that looks extremely custom and personalised but at a fraction of a boutique builder price tag.
The building process itself was about as good as one could expect. Obviously it was frustrating because all every home builder wants to do once starting to build is to move in as soon as possible and everything seems to take so long. But each stage moved along quickly and there were no real areas of concern that we had throughout the process. This is partly due to the incredible communication that we experienced with the team, in particular our site supervisor Matt, who I understand has sadly moved on to another role at the time of writing this review. Regardless, communication is key to all large projects and by being in constant touch with our supervisor and overall team through the Voxer app, any and all issues were immediately discussed and rectified as they were identified. We received handover inside the contract time of 1 year which again was impressive considering the size and complexity of the build.
Stroud provide a building examiner for the inspection of all stages, although we did end up using an independent building inspector for the final stage of the build as well as their inspector. We felt that any company who is regularly employed by a builder cannot truly be independent and the safest option was to use our own. There were a few additional items that our inspector picked up but overall there were minimal issues and certainly nothing major which is a testament to the building quality overall.
We delayed to write the review as we wanted to complete the 12 month warranty period first to make sure that any issues were fixed before we provided a review. There are still some outstanding problems that need to be corrected but this is only due to logistical issues surrounding scheduling trades during a Christmas period. Overall there were very few things that required correction at 12 months, mostly just movement issues/small cracks in skirting and some painting issues.
Overall, we were extremely happy with the overall care that Stroud Homes Brisbane East as run by David and Lisa Adams provided to us and our dream home. We do not hesitate to recommend them for anyone looking for an honest and excellent builder in the Brisbane area. Again however, due to Stroud Homes being a franchise, I stress that this review only applies to Stroud Homes Brisbane East and only with it being run by David and Lisa Adams.
As an aside, I should mention that the build quality was so good that our house was nominated for HIA and other building industry awards.

major advantage in getting the build completed on time. All the difficult decisions are finalised before the build. Stroud started the build in April and finished in early December. Being a retired builder I was interested to see how the build would progress. I noticed the site was always kept clean and the workmanship was above the normal standard. The Stroud supervisor kept us informed every Friday which was appreciated as we lived about 1,000klm away. Once we moved in there were a couple of minor problems but Stroud did get onto these issues immediately. A point of improvement would be for Stroud to allow the client more time when going over all the specifications which we had to complete in 3 hours. Their inclusions of standard fixtures were above average so no problem there. The final cost with some changes along the way was kept close the the estimate. Quite reasonable. Overall we were very satisfied with our decision to use Stroud. There can be a lot of difficulties when building a home but with Stroud we seemed to sail through the build with very little drama.
As first time builders, we chose Stroud Homes Fraser Coast because of their reputation for quality. The tiles are uneven, many are not straight, corners lifted and the floor tiles are so uneven that they are a trip hazard. In several areas, silicone has been used where grout should be, resulting in a very untidy and sloppy finish. This is some of the worst tiling we have seen in a home. We also have glue visible in the joints of our laminate flooring, paint overspray on some windows, and costly VJ panelling in entry that is not flush or even in parts. These are all obvious defects that detract from the overall finish of the home. In addition, the quality of appliances and fittings is only average, with basic tapware that does not reflect a premium or high quality build. We have now been living in our home for six months. This is the second review we have written. After the first, we received a phone call from head office asking us to remove it, with the suggestion that they could not assist us otherwise. We complied with this request however no further contact or resolution has occurred. Overall, we are extremely disappointed with our finished home. It does not reflect the high standard or quality finish we expected from Stroud Homes Fraser Coast, and we regret that these issues have still not been adequately addressed.

The ceiling were raised to 2.7 metres along with the door heights to give a more spacious feel. The kitchen located in the open floor plan is a real feature as you walk in. Substandard and Poor Quality, But Delivered – Stroud Homes build quickly but to very low quality and refuse to repair under warranty, they promise a lot but fail to deliver. they could not cover up the franchise owner ([Name Removed]) rang me and abused me over the request, called me a moron, threatened and verbally abused me, then said that he will do what ever he wants and will fight me in court over the rest. Appalling behavior from the franchise owner, an unethical and unrespectable member of society. Following this, after we finally reached a settlement the site supervisor ([Name Removed]) came out on defects and warranty claims. He (illegally) took a photo of a cat litter box in a wet/bathroom area and has since refused to repair any defects and warranty claims, he is using that photo to blackmail us and refuse warranties on the house based on it been unhygienic (a complete lie and defamation). Proving that Stroud Homes do not offer a warranty in the fact they will use any method what so ever to ensure they will not cover you. Called Stroud Homes head office with concerns and they just flicked us off, blaming everything on the franchise and that they cannot help. They are running a shoddy and unethical scheme and do not care about who they rip off. We purchased the Grande version of the Montego, supposed to be top of the line yet a new rental home is higher quality. We have tool marks and paint marks all over our alfresco area, which [Name Removed] argues is to ‘standard as per the contract’ (contract states otherwise), substandard paint work throughout the house, cracks, doors that don’t open or lock/unlock easily to name some issues (a lot more issues Stroud refuse to resolve). Stroud Homes build substandard and poor houses then will claim they meet QBCC standards so will not do anything to rectify. Save your money and do not paid their premium prices for a substandard home that just makes you want to cry, they do not build premium homes as claimed, they build the minimum baseline of standards and then tell you to suck it up. Save your money, you will be better off in a rental build over a poor quality Stroud Home.

New problem, same bad service – As the weather warmed up we started getting a strong smell of sewage around the house and while I could go on again about a lack of communication or willingness from Strouds to help with finding and resolving the problem, this is about the style of communication I received. anything wrong with the tank and he suggested we contact Strouds as the septic tanks were only installed 4 years ago and he didn't want to void warranties. No reply was received to that email.
Following QBCC advice a 2nd, more formal, email was sent on 21st November, 8 days after the first email, asking for a reply within 14 days of initial contact.
After sending the 2nd email I finally received 1 response back with the following information.
Good afternoon. Thank you for reaching out. As your Stroud Homes warranty period (12 months from practical completion) has now passed, we are unable to cover warranty items at this stage. However, we want to ensure you have clear guidance moving forward: You may engage a tradesperson of your choice to inspect and provide a report at your own expense. If the issue is identified as a structural defect under QBCC Standards and Tolerances, we will reimburse the cost of the report (up to $750) and complete any necessary repairs. If no qualifying defect is found or the issue falls outside the builder's responsibility, any repairs and associated costs will remain your responsibility. We appreciate your understanding and are here to assist with any further questions.
Not sure why it took 8 days to send back this generic response but at least it was something.
I then received a 2nd email from them.

Trying not to be sensitive but the email stating they had responded seems unnecessary as it was sent 1 minute after the response, 30 minutes after my 2nd email and 8 days after my initial contact. Making people live with the smell of sewage for 8 days before responding doesn't seem like something to brag about. As to the problem, due to the tone of the communication received, and the smell, we decided not to wait for reports or Strouds tradesmen and have paid for it to be fixed and given up on Strouds. Cause was found to be backfall in the septic lines due to sagging, the workman said it is surprising in lines that were only installed 4 years ago.
I am sure people will think I didn't try very hard when following up with Strouds, but having gone through this previously with them and knowing the time, energy and frustration required, I prefer to put up this review and let others know what they may end up dealing with.

Good communication throughout the whole process. We got weekly updates, even through the period that we were waiting (impatiently) for the land to be ready – which took way longer than we expected.
We didn’t live in the area so appreciated the photos of the build stages that were provided regularly.

The entire process was easy and very exciting. Trent & Tessa are so knowledgeable. Trent with everything to do with building and Tessa with interior design. Together they made my building experience enjoyable. Everything is clear and explained well from the beginning and during the whole building process. The day the building sign was put up was exciting for us all. Given I built near the beach I had to have a cyclone rating. It all went along smoothly. The quality expected and achieved by Stroud Homes Mackay is exceptional. If something needs to be sorted they stay on it until it is. There's no seeing to it later or being forgotten about. Quality workmanship and paint makes the difference. I’ve watched the team grow and they are all nice and very competent. Seeing your home materialising is like a dream. Stroud Homes are, like they say, black and white. Contract,pricing and your inclusions are all there and explained. Nothing is hidden. My experience was great, I cannot endorse the team at Stoud Homes Mackay enough.

Our site supervisor Ryan was constantly in contact with us, nothing was an inconvenience. We had plenty of walkthroughs which was essential to getting everything done right the first time.
