This was the second time my wife and I have built with a Stroud Homes business, and due to our positive experiences with the first build, we decided to look at building with them again. The build process this time was extremely complicated due to multiple factors and at one point we were uncertain if we should even go ahead or simply sell our land and buy an existing house. This process was complicated for us due to building in a post-Covid environment where pricing seemed to jump rapidly and building quotes were changing and many businesses were going under.
During the process of finding a builder, we looked a many different companies and even almost signed with another Stroud Franchise, having plans drawn up and sent for quoting. Unfortunately, due lack of transparency from the franchisee and other factors, we were unable to continue with them and needed to continue to explore other options. Proving that each Stroud franchise is run very differently to each other.
We were ready to abandon the building dream but were then recommended to look into Stroud Brisbane East by a friend. From the moment we visited their display home, we were blown away by their sales team who were eager to help and promised us a price estimate of based on our plans within 2 days. Even more impressively, they actually delivered this, securing our interest. For reference, the other Stroud Franchise took several months to finally get us a price and the price was then almost double the initial verbal estimate despite being aware of the budget we had advised.
Locking in, we started the process by creating a new set of plans. Drawing inspiration from their other acreage plans, we were able to create our own unique build based on a combination of houses. We were heavily involved at all stages of the process and ended up with a house plan that fit exactly what we needed.
The custom quoting part of the process was next. We had an extremely specific design idea when it came to the build and wanted certain products that due to our connections with the building industry, we were able to obtain ourselves. Like all builders, Stroud East have their own suppliers that they use (which were still excellent but not what we wanted) but they were willing to work with us to remove various items from the quote and allow us to supply ourselves exactly what we wanted such as all internal tiling and custom light fittings/fixtures. The end result was a design that looks extremely custom and personalised but at a fraction of a boutique builder price tag.
The building process itself was about as good as one could expect. Obviously it was frustrating because all every home builder wants to do once starting to build is to move in as soon as possible and everything seems to take so long. But each stage moved along quickly and there were no real areas of concern that we had throughout the process. This is partly due to the incredible communication that we experienced with the team, in particular our site supervisor Matt, who I understand has sadly moved on to another role at the time of writing this review. Regardless, communication is key to all large projects and by being in constant touch with our supervisor and overall team through the Voxer app, any and all issues were immediately discussed and rectified as they were identified. We received handover inside the contract time of 1 year which again was impressive considering the size and complexity of the build.
Stroud provide a building examiner for the inspection of all stages, although we did end up using an independent building inspector for the final stage of the build as well as their inspector. We felt that any company who is regularly employed by a builder cannot truly be independent and the safest option was to use our own. There were a few additional items that our inspector picked up but overall there were minimal issues and certainly nothing major which is a testament to the building quality overall.
We delayed to write the review as we wanted to complete the 12 month warranty period first to make sure that any issues were fixed before we provided a review. There are still some outstanding problems that need to be corrected but this is only due to logistical issues surrounding scheduling trades during a Christmas period. Overall there were very few things that required correction at 12 months, mostly just movement issues/small cracks in skirting and some painting issues.
Overall, we were extremely happy with the overall care that Stroud Homes Brisbane East as run by David and Lisa Adams provided to us and our dream home. We do not hesitate to recommend them for anyone looking for an honest and excellent builder in the Brisbane area. Again however, due to Stroud Homes being a franchise, I stress that this review only applies to Stroud Homes Brisbane East and only with it being run by David and Lisa Adams.
As an aside, I should mention that the build quality was so good that our house was nominated for HIA and other building industry awards.

From site handover to receiving our keys, the build took just 11 months — an impressive turnaround for a home of our size. And even more impressive is the fact that now, a year and a half after moving in, we’ve had zero issues. The quality of the finish has truly stood the test of time.

with the ceiling lined on the rake at the front along with the Mountain Facade with an outlook over the front garden where a pool was installed. The ceiling were raised to 2.7 metres along with the door heights to give a more spacious feel. The kitchen located in the open floor plan is a real feature as you walk in. The proof of course often is what visitors say and it’s fair to say the end result has got rave reviews from friends. We love living and entertaining in our new house.

Now for the detailed review: We were incredibly particular when selecting a builder for our new home, especially after a less-than-ideal experience in the past. After doing extensive research and seeing several of their completed homes in our area as well as hearing glowing recommendations from their clients, we reached out to Stroud Brisbane East. From our very first conversation with their sales consultant, we knew they were the right choice for us.
What really impressed us was their flexibility and willingness to customise their plans. We heavily modified one of their designs to suit our needs, and they worked tirelessly with us to ensure every detail was perfect. Looking back, this involved countless hours of work on their end without any contractual or monetary commitment from us at that stage. This truly speaks to their integrity and commitment to delivering exactly what the client wants, without locking anyone in prematurely.
We also love that they’re a family-owned and operated business. Owners Lisa and Dave genuinely care about every single client, and it’s evident in how highly their long-term staff speak of them. Siana, our contracts administrator and primary point of contact during the build, was fantastic. Her communication was clear and detailed, and her attention to detail was second to none. On top of that, she was incredibly kind and approachable, making the whole process smooth and enjoyable.
Our site supervisor, Matt, was equally amazing. He kept us updated throughout the build, promptly addressed any questions or concerns we had, and ensured everything ran smoothly. We feel incredibly fortunate to have had him overseeing the project. We also had the pleasure of working with Jess on occasion, and she was always prompt and eager to assist. Even post-build, she’s been great in handling maintenance, and the minor issues we’ve raised (such as a rangehood warranty, unrelated to Stroud) have been addressed swiftly. Mal from their site maintenance team was also a pleasure to deal with. Always approachable and easy to chat with, nothing was ever too much trouble for him. He even offered some valuable advice on how to landscape an external area we were unsure about, ultimately saving us from making a potentially costly mistake. His expertise and friendly demeanor were much appreciated.
From start to finish, Stroud Brisbane East demonstrated exceptional craftsmanship, and their communication was flawless. They were flexible, accommodating, and made what could have been a stressful process truly enjoyable. But most importantly, they made us feel like part of their extended family- genuine, friendly, and always willing to go above and beyond.

roughly 25 revisions, and they did not pressure or rush us. The team at SHBE always went above and beyond to help us and always promptly replied to any questions/queries. Thanks also to the site supervisor, who informed us weekly about the build's progress and oversaw a quality build.
SHBE kept us informed and updated along the way with weekly voxer updates. We had roughly 1.5 years of delay in getting the land registered, and then SHBE helped us find a town planner to amend our building envelope to make our land more useful (this was completely SHBE's idea). We are very grateful for your guidance in helping us to utilize our block as best we could.
The build was completed within the proposed timeline with no setbacks. I am very happy with the build quality. The paint finishes, and tiling was great. We moved in with a 2-month-old, so we look forward to turning this new build into a family home.
Special mention to Mitch from Get Wired Electrical Group for a very tidy finish. The solar installation sparky complimented us on the quality standard of the switchboards.
Minor issues; - Concrete rebate in the garage poor finish - Alfresco concrete poor finish, almost like fence palings were used as formwork in certain areas - Some stormwater drainage pipes were only 30mm under finished ground level (75mm below weep holes). We had to reconfigure to allow the fitment of concrete pathways around the house. Builder clean pretty poor standard. Door trims were not cleaned, tiles still needed cleaning, and defect stickers were still in certain places. - Minor cracking starting but still under defect period (minor cracking is to be expected with a need build) - Glue residue on the Karndean long plank flooring (easy enough to clean ourselves with some elbow grease) - Loose water connection for laundry sink drain, butler pantry drain and a cap on the water tank piping - Some air-conditioning ducting wasn't clipped in completely, resulting in insufficient cooling. However, the roof cavity was cold. Was a very easy fix.
All in all we had a very positive experience with Stroud Brisbane East and would definitely recommend them to my family and friends.

understanding of minimum Australian standards and build quality. If I can prevent one person from making the same mistake we did, then this review is worth it. I would also note that SHBE push you to provide a Product Review directly after handover, all while the excitement of the new home is still in the air. My advice is to refrain from doing this until you at least reach the end of the Defect Liability Period. I can only assume the good reviews have been completed directly after handover.
Our family decided to build with SHBE with construction commencing in early 2021. The construction process and experience had minor ups and downs, but went relatively well. After handover is where the issues began.
During our Defect Liability Period in the first 12 months after handover, we experienced ongoing and non-stop defects. It is lucky that my wife was on maternity leave at the time, as otherwise we would never have been able to accommodate the number of visits required to rectify defects. Below is a summary of some of the defects experienced: 1. Builders clean was disgraceful. We had construction dust throughout, wood shavings in joinery, stickers left of windows, windows were not cleaned, tiles were not clean and I could go on. It took countless nagging and follow ups for Stroud to organise the cleaner to return. 2. Architraves and skirtings were poorly patched and painted. Nail holes were (and still are) extremely visible. 3. Inground water and yard drainage issues. I will explain this further on. 4. Paint and plaster defects throughout. Painter did not provide adequate coats of paint and all ceiling set lines were visible. Stroud tried to tell us this is normal until we pushed back. We had to vacate the property for a number of weeks allowing them the opportunity to fix this. Amazingly, they some how managed to fix this supposedly “normal” paint finish. 5. Air conditioner did not work for months and was installed with non-compliant mounting. We had multiple visits to fix this issue and at the end of each visit, we kept being told it was fixed. It turned out that there was a fully kinked pipe in the wall, which means the air conditioner had never worked or been commissioned. The head unit was installed against manufacturers instructions, which caused acoustic issues and the whole ceiling to vibrate. I even had to pull up the manufacturers installation manual to prove to them they had installed it incorrectly. Once they installed anti-vibration mounts (as directed in the installation manual), the issue disappeared. 6. Our new Gazebo timber was rotting and cracking only 6 months after handover. Again, this builder tried to tell us this is normal. Only after a constant battle did they concede and provide a suitable solution.
The above are some of the minor defects we experienced. The major defects became apparent approximately 2 years after handover. Once identified, we decided to engage a private building inspector to conduct a report on the property. This report identified a number of structural defects and non-compliances. These are as follows: 1. Rising Damp – The builder failed to install the slab vapour barrier in accordance with the National Construction Code, which is the minimum standard for construction is Australia. This caused moisture to rise from the ground outside and into the buildings structure. The ingress of moisture caused rotten structural framework, black mould and damage to flooring, skirting and plasterboard. 2. External Slab Graded towards the home – This is non-compliant with the NCC and caused water to be directed towards the structure. This added to the issue of Rising Damp. 3. Weep holes – These have been installed at ground height in some locations causing further risk for water ingress. Minimum height as per Australian standards in 75mm above finished floor level. 4. Inground water and inadequate yard drainage – From the day we moved in we notified the SHBE that there seemed to be an issue with inground water. The front yard was constantly sodden further adding to the issue of rising damp. 5. Expansion Joints to Downpipes – SHBE did not comply with the soil report and install expansion joints to all downpipes. 6. Shower Water Damage – Our downstairs shower leaked water into the internal wall cavity caused by an inadequate waterproof membrane that was installed. This caused damage to flooring, skirtings, architraves and black mould.
The lack of disregard or knowledge from this builder to the National Construction Code, Building Code of Australia and minimum Australian Standards is disgraceful. Above are only the non-compliances that are visible and it is scary to think how many more may be in our home. This builder is more than happy to cut corners in the hope of not to getting caught.
Since handover we have worked out that we have had a contractor at our house every 7 business days over the last 2.5 years. If you have even casual employment or can’t make yourself available to stay home every seven days, I would suggest this builder is not for you. I have attached some photos of the construction works that were conducted after handover to show the extent and seriousness of these defects. Having an older home on a sloping block meant the project had a wide range of technical needs to met. Lisa and David took care of every challenge while also designing a beautiful family home just for us. This custom design was so well liked that Stroud adopted it into their own designs!
Communication throughout the build was consistent, being sent weekly progress updates with what was happening both on-site and off-site. We were invited to walk through our new home on several occasions throughout construction and had plenty of opportunities to ask questions. I have been in my home for nearly a year now and am loving it. Have not had many problems. Only minor things like a leaky sink or doors bowing when first moved in (this was expected when first getting settled in) but this was all fixed up promptly. Stroud committed to a 5 month building contract over the Xmas period which i thought was risky, but despite the fact that we had weeks of rain over the period, Stroud were only 2 weeks past the 5 month building period. Like every builder, there were a few issues at the end to correct, but Stroud corrected them pretty quickly. My wife and i are now happy with our home and love living in the home. We will definitely build with Stroud Brisbane East again should the occasion arise.

David from Day 1 felt more like a tight knit family builder other than the typical project builder . Even though we made changes along the way David & Matt ( construction manager )we’re very accomodating in meeting our requests. We found Matt to be excellent in all aspects of the build nothing seemed to be too much trouble for him . started, Matt, Lisa and Shennyn were wonderful in keeping us up to date with the progress and talking us through any questions we had (of which there were many being first time builders and home owners). Matt's project management skills were great in managing various different trades and changes amongst many questions from us. This was especially appreciated in managing the restrictions due to COVID-19 towards the latter part of the build. Our overall build came in under contract price which reflects the great work done by the team prior to the build. The quality of the house is immaculate and we know that we will have many wonderful memories in this home. Special thanks to Lisa, she is always a good communicator, very clear and patient to talk us through every steps, different procedures and pricing. I still remembered the time when we started building our house, we were here in Brisbane for just a few days and we were packed with business meetings and Lisa was so flexible to meet with us on a Sunday afternoon! I liked her suggestions most of the times as she always not only using as a professional builder point of view, but also as a mother and housewife. i.e. a user’s viewpoints which let us easier to make our decisions. Much appreciate her efforts who is always articulate, understandable and reasonable. Dave is very professional and patiently explained to us the pros and cons of different materials for the house frame and walls. Matt, the site manager, has strong sense of responsibility and always keep us informed the work in progress on every Friday. He took care of us and explained every details of the progress proactively every time when we were at site visits. Shennyn is also very nice and caring as she used to bring the plans and samples to our home for review and discussions while I was taking care of my two children alone and not able to go to their office. The entire team, they are all very nice, polite, responsive and considerate persons and have also been demonstrating the team’s profession, hardworking and momentum.
They use Voxer app for communications which is similar to WhatsApp and TG apps, which is very user-friendly and good for keeping everybody on the same page. Although there were some minor issues happened recently, appreciate they fixed them in a positive and timely manner. We can really feel that they are truly glad of helping us to build our desired beautiful and loving house. Their passions towards what they are working on professionally is definitely highly regarded. We are so looking forward to living into our new home soon and we will update photos of our new house when it is handover.
We would definitely recommend and build through them again, Stroud Homes Brisbane East.

As the build was onto our existing property, it meant that my family and i were involved with the trades on a daily basis and they were all so nice and polite, never leaving mess around when they went home which was important to us. This also meant that we had the opportunity to watch every step of the process which was sometimes a little daunting, but the site supervisor Matt was never far away. If we had any issues they were dealt with immediately. Most importantly though i wasn't made to feel like my questions or opinions were silly (i had a few) and someone in the team was always quick to respond to me, I never had to follow up.
The end product is amazing and we are really impressed with the quality. We are confident that if we ever did have any issues down the road, they would help us sort it out.
We can thoroughly recommend this team. Everything went smoothly and was finished way before the scheduled date. If we were ever to build again we would be back.

with a competitor of Stroud in the past, I was amazed at the differences between the two companies - from the initial planning to the colour selections to the build itself, the whole process with SHBE was flawless and pain free. I wish Stroud Homes had built our last home as well! The build was managed extremely well and every deadline was met either on time or ahead of schedule. The final product is of such a high standard. It was our first home building experience, everything was completely new to us. We are overwhelmed with so much features and attractive inclusions given to choose from, But Lisa and David were tremendously patient to us. They know our budget, they tried to brief us through all the options and ensuring we understood what we were looking for, and also provided us suggestions based on their expertise. Nothing was too silly or too much to ask as we are totally new to the building process. Most importantly, all quotes are clearly stated Black & White, no surprises at the end of the building.
We had additional requests that comes up during the middle of the build, which were never refused by Lisa. She will have the requests carefully examined by the site manager, Matthew. Matthew and his team had been wonderful. Queries throughout the process were responded to promptly, not only that, weekly updates were provided with pictures, conversations messages and emails about the building process and what was coming up next. We were always look forward for the weekly updates, and it had become our routine to do so & also a big thank you to Shennyn for her administrative support throughout the process as well, it was very helpful.

I was able to alter the design to accommodate my ideas. The finishes and inclusions have created a home that I'm sure will retain it's value and modern feel for years to come. Minor issues were dealt with swiftly during and post construction.
The build costs were those quoted and additional variations made by myself were always sent for approval, clearly identified and dealt with in a timely manner. The management of the build and the costs were handled in a very professional and friendly manner.
