lenders approval on time to secure the required funding. Now the assessment on lender's side had dropped my borrowing capacity after interest rate increase. I was personally impacted by their decision change in not proceeding with the build, by loosing money and time. Be aware and mindful.

Lovely house very well built. Excellent finishes – Stroud Brisbane South built us a Oakleigh 258 with a pool. encountered any issues with the build. There were a couple of delays during the build due to a lack of trades because of covid issues and bad weather but Stroud tried to make up time on other things and get the build done on time. The fixed price quote is very good and helped us know what we were likely to pay as a final bill which ended up coming out pretty much as first quoted in spite of a few variations added on.
I should say having spoke to people building with others, how Stroud let us do variations after signing the contract without charging us was excellent and really appreciated. I doubt I'll be building another house for a few years but if I was I would certainly look at Stroud again. Excellent customer service and kept us informed of progress along the way.

Would Not Recommend – We signed our contract in December 2020 with a PC of July 2021. Fast forward August 2022 we finally got hand over. A roughly 20 month build. do we need to set aside, we don't want to get caught out. Sixish was the constant answer. Soil samples came back rock at 0.4, 0.4 and 0.45 meters. Confirming the rock shelf we were concenred about. We asked the question again. Same response. Based on the advice we were give we allocated what was recommended. If it goes a bit over, no worries we can cover it. Over $30000 later, a number that was hidden and used against us particularly when it came to the next bit. We tried to pull out of the build/contact. We were told we couldn't because all of our materials were in storage ready to go. Considering we had to chose new materials along the way because no stock or that product is no longer run, I'm not sure this to be true. The day our slab was poured (several months later) a weather event was forecast and we ended up with 40ml of rain dumped into it, leaving a far from perfect finish to one half. A massive hole to one corner, and an uneven and chalky finish to the rest of that half, with concrete pouring out the sides of the boxing. High spots and low spots. "I am embarrassed" is what we were told at the time. Understandably we wanted it ripped up and start again. This was the foundation of our house. Engineers came through and strength tested etc. It had the strength. The engineer recommend slab be grinded back, densifier to be applied to stop the chalking and a floor leveller be applied to the whole surface. Except for garage and alfresco, to which an agreement was made for epoxy to the garage and tiles applied to the alfresco to cover the bare slab. The frame went up almost immediately. This was the quickest part of our whole build. "We will use floor leveller from room to room" is what we were told. We got all of this in writing. At this point we are past our PC date. The house again, sat for several months with nothing done. Friday phone calls (when they happened) with work scheduled to be done that week... time after time, nothing happened. No tradies arrived. Not too long before Christmas 2021, our roof went up, almost 1 year after we signed. The slab still hadn't been touched at this point. Around this time, we received a phone call from the Brisbane South Residential (we build through acreage) franchise owner. He claimed he had heard about our build and was going in for a meeting to take over and finish our house. The 2 franchises had actually combined, so this was half true. However, at this point to hear someone on the phone saying they were going to build our house was a huge relief. Granted a few things did start to happen. The slab was ground back around this time, and 2 coats of densifier applied. Still uneven and still very chalky a leveller was eventually used to fill the holes creating more high spots. This is not what was agreed. When questioned as this was not what the agreement was, we were straight up told nothing else was going to be done by Stroud. With high spots still in the bedrooms that would be felt under carpets and a chalkiness that would have tiles popping. The tiler ended up applying primer that will help the tiles to stick.
When the floods came through towards the start of 2022, we were approximately 1 month off being finished. We were issued our first extension to contract because of this. When we questioned why so long when we weren't flooded and work had also happened the week of, we were apparantly refusing the extension and thrown into dispute. We never refused we just asked why, and when an answer could not be provided we still didn't refuse just asked if maybe it could be put back to a more reasonable time frame, at this point work was still happening. Several months and several thousands of dollars in lawyers fees later, work recommenced with our 5th site supervisor. The "commercial resolution" that was reached was in Strouds favour. At this point we were at just finish our house. Our new site supervisor actually came through and fixed up some things, and we seen our house finally coming together. The bedroom floors were fixed which was a huge relief. Come the day we went through with handovers.com, most of the house had somehow managed to come together pretty good. There were a few things that were listed to be rectified though. We haven't yet seen a hard copy of this list, and none of it has been addressed.Tops and bottoms of doors had not been painted - they still have not been painted. There were paint touch ups to be done - some of them have. The plumber had missed fitting a pipe under the laundery sink. Eventually the came back and did this as well as another drainage pipe in the yard. Still issues with pressure though. These particular things "we booked in for the day after handover" we are still waiting on the painter, the plumber did evetually come back. Ducted also didn't work, also "booked in" to come back the day after and fix. We had to arrange for them to come back and rectify. They knew about the issue. But no booking was ever made. I could continue to go on, and there is so much more in between, at the end of the day. We had an absolutely horrible experience. We had almost 2 years of stress, lies and Strouds apparant incompetence. We seen our almost our entire estate go up in the time they built our house.We will not be building again and we most certainly wouldn't recommend. If I could give a negative star rating I would.
UPDATE- Currently we have handed over our maintenance report in May. After multiple attempts to have issues resolved, we are having no luck and little communication. There were also a couple of things that trades "would be back tomorrow" for. That was over 12 months ago.

Keep 10k free to fix the defects they dont – We signed on with Stroud being our most expensive quote but having the best reviews (We have since noticed they show the Stroud average rating not the individual franchise average) and a great front of house sales experience. Building the house went along pretty efficiently and most of the trades did a reasonably good job with only very minor issues. Then it got to hand over which happened to be the last working day before Christmas 2021. They hadn't finished all their defects from the hand over inspection but if we wanted to be in by Christmas they wanted the rest of the money and promised to finish the defects after, and that's where it goes south quickly. No money, no bargaining power.
They did get a few of the trades back quickly, but the ones who seem to not want to return in a timely fashion don't.
We have a fan in our patio that spun like a cyclone two weeks after handover, we complained, complained and complained on and off for a year each time we forgot it didnt work and once it got to 12months the franchise OWNER advised its now outside their contractual obligations and we need to take it up with the manufacturer. Whats the first thing a manufacturer asks for? Proof of purchase from them. Great.
Corner metal trims on the cladding fall off when its windy. 14months and still not resolved.
Our septic tank was installed 70mm below the ground they had excavated to the top of the tank, taylex blames landscaping even though it flooded 2 months prior to handover and being on the same level plane as the house and only 4m away is 370mm below our floor level. When it rained it flooded the tank and trips the fuse, crap floats around the yard and if your out the geniuses put it on the same circuit as the garage door you cant get the kids inside. You had to walk around to the tank, through the poo, pull the plug out then go reset the breaker so you can open the garage door just to go inside, covered in poo. 7 months since issue arose and Taylex thinks it is OK to send a quote for $3000 for us to pay them to fix their issue. Then they go along with well Logan City Council signed it off. He may of but it was raining and he didn't go outside. This issue was EVENTUALLY fixed when we promised to remove this review the first time, thats right had to remove a review to not walk through shit in the rain.
The expansion gaps around the render especially between different materials were not over the material joins. We now have cracks in the render with a solid line next to them.
The majority of our door handles were installed at various angles, generally not square. This isnt the biggest issue apart from they look crap but the bathroom doors don't lock. 14 months since handover and still not all resolved.
When it rained from the south, the rain came through our louvers and entered the house. This was a Bradnams issues we picked up in October 2 months prior to handover that still hasn't been resolved. They sent 4 different trades to look at the louvre but being 3m off the ground they did just that, look. Twice we were given a 7am to 3pm time slot and been stood up. After googling Bradnams we found they are just about the kings of one star reviews when it comes to windows and doors, wish we knew that earlier. But hey I have enjoyed racing home each time its rains for the last 5 months to get towels down and move the couch. Issue was eventually fixed.
If they did the big things correctly, eg. no leaks, doors that lock, backyard not full of poo, roof that didn't leak 3 months after handover, a front door that doesn't jamb on the bottom trim so the kids cannot open it and isn't gouging the aluminum (14 Months later and still not resolved) , cupboard doors that don't fall off, patched sections of wall a different color as the paint wasn't stirred, our car not painted by accident, paint not on the garage floor, you wouldn't start seeing all the other issues as you walk around.
Things like 8 lights in a hallway and they must of measured them off a cornice instead of using a laser and one is not aligned with the others. Tiles cut 5m short up to a corner to its just extra silicone. Feature lights at different heights.
Then there is the basic things that just make you want to strangle someone. We have had three separate trades go in the roof post handover and leave with the manhole lids left out, a aircon guy that pulled out a downlight and left it swinging. Just basic common sense things that are way to hard but its ok i like to use my ladder.
We would love to do our next build with them but just couldn't, its not that they drop the ball its the fact the don't care to resolve the issues. We could have done the same review 3, 6 or 9 months ago and it would be very similar but we have given it over 12 months to see what gets done and its not much at all. Maybe we could have followed them up harder but ranting about the same issues every two weeks got tiring. We love the house but just wish someone put as much love into their work as we do enjoying our new home.

**HANDOVER DEFECTS** 1. Cleaner arranged to meet me 6am Friday as she wanted to get started early and rocked up at 9.20 and no apology to [Name Removed] for being late. Didn't fix many of last weeks issues. Pretty sure she doest like coming back. Happy to arrange our own and forward on the invoice if that's easier. She advised the over spray on the sliding door frames is the painters issue also and that she isn't comfortable getting the stain off the front door glass with a blade. Render in window tracks Window surrounds filthy Paint on windows – Paint more smeared over the patio door/windows than removed, overspray still over frames. Very gritty Dirt and crap behind screens that were not removed Silicone smears on window frames Front door stain on glass Paint on fascia boards Paint on visible sections of door hardware Stains on underside on garage door surround Organised our own cleaner to resolve – Issues fixed 2. So Many Defects, Zero Transparency – We still have outstanding defects from the PC inspection that have not been addressed as well as new ones that have appeared since the handover. 'no longer affiliated' with Stroud Homes. Our private plumber informed us the blockage was caused by a large piece of building rubble, multiple roofing screws, and rocks sitting in our pipes and he supplied us with evidence of this.
We have a downlight that buzzes and flickers which was supposed to be resolved before handover - this has never been addressed and we fear we cannot use it out of safety concerns.
There are powerpoints on our electrical plan which were never installed.
One of our inside data points for the NBN is totally non-functional.
We also have evidence of water sitting against the footing of the building during construction, which is a code violation under 3.1.2.3 BCA and the QBCC Standards and Tolerances.
Every time we mention going to QBCC Stroud Homes assures us the defects will be resolved, but ignore us when we ask when it will happen or who is doing the work. We have been continuously trying to follow up with Stroud Homes for resolutions to these defects but Stroud Homes have completely stopped all communications regardless of who we attempt to contact. We feel we have no choice but to make a formal complaint of defective construction work to QBCC, as well as make a formal defective electrical work complaint to ERAC.

signed contract (34.5weeks) whilst we were trying to live there with temporary pool fencing and workers in the yard. Late completion damages were not paid for the entire delay which was an advertised guarantee at the time which has since been changed A Stroud Homes builder damaged my ensuite shower screen after handover installing shower shelves that should have been done during the build, said nothing and left leaving the the door damaged and leaving me to clean up the shards of glass from the floor. Now more than 3 months after that happened I still cannot get them to replace the door they damaged despite numerous messages, emails, phone calls and online complaints. Terrible service I have come to expect from Stroud. We have mixture of chrome and satin internal door handles, Messy tilers glue on my rear patio, Rear patio concrete slab is misaligned 9cm with rear patio pillars and a brick at bottom of pillar looks to be coming loose after it was damaged and redone during construction. Pool pump pipes were originally just laid on top of the ground and only dug down level with ground( not dug down 300mm as requested) at my insistance. Unfilled and unpainted holes where the wrong door stops were fitted through out the house etc etc There are plenty of builders in South East Queensland we should not have placed our trust in Stroud We would not build with Stroud again and would certainly not recommend them
Great job! – I would recommend Stroud, very good workmanship, very good contractors and good communication. We had a hard time from Westpac getting the valuation through as the valuers appeared to go into a bit of panic and value everything down at the start of Covid, and subsequently our contract from Stroud came in $30,000 more than what the valuers said it was worth.
Peter was very helpful in making changes to help us get it through the valuation process.
Certainly unchartered times for everyone.
Once our slab was poured, things moved along steadily through out the build, we had a few issues along the way, but the mark of a quality company is how they re-act to issues, and Peter was fantastic and always extremely fair.
His staff are great, especially Jade in the office, always willing to help, Thank you Jade.
We got a call most Fridays to inform us of the progress which was appreciated, even when they had bad news to deliver (Tradies delayed)
Overall the whole process was great, we have been in around 3 months now, and LOVE OUR NEW HOME. As expected, we have had a few minor issues which have had to be rectified (one bad point was we ended up having to call one company ourselves and arrange to be fixed as Stroud appeared to be too busy at the time to arrange). I will put another review up once our 12 month fix-up period has been completed and report on how this went as well.
At the end of the day the major question is….
Would you build with Peter from Stroud Homes Brisbane South again? Absolutely. Wouldn't even talk to anyone else.

years and have always been thoroughly impressed with the build quality, home designs and outstanding service that has always been on display. So it was a no brainer to build with Stroud Homes and we never looked back!!
The sales process was made simple thanks to Bryan’s wealth of knowledge, not only regarding the home but also the different estates we looked at for land. If you have a question about building, chances are he already has a fact sheet on it! Following the site evaluation of our block, he knew exactly what was needed to make our ideas work on our specific site. Stroud’s mindset of being upfront with all expected cost prior to quoting such as rock excavation and bushfire mitigation and swinging to the higher end of a range was reassuring instead of under-pricing to keep the price ‘looking’ low.
During the sales process we made a number significant changes to the home which were always very well communicated on the plans and quote; from modifying the kitchen to suit our needs for ample walk in pantry space to rearranging the master bedroom for the block views out the back and combining multiple façades to suit our ‘vision’ while maximising the bushland views from the front verandah. Being able to make changes to our hearts content meant we were able to make what was our perfect dream home even better!!!
The contract stage was a simple process thanks again to Trudi’s abundance of knowledge with everything contract, council and construction related. I never thought contract and simple could be used in the same sentence but Trudi has a knack for making it so. Her communication with us was always prompt, professional and honest while being easy to understand and interpret. The use of checklists and FAQs along the way was also especially useful as we always knew what was required to be done next.
During the construction process, the first thing we noticed was the attention to detail from Rob, our site supervisor. We received weekly updates without fail throughout the whole build process but also frequent updates when requested such as during the site cut / tank install / slab prep as there was a very high potential of rock based on the area; lucky for us we dodged the rock! The site was always kept tidy and the trades were polite and professional during the walkthroughs. We made a few changes to colours and such that we made after contract, these were quickly and easily sorted thanks to Trudi, Ryan and Rob depending on the stage things were at.
We recommended Stroud Homes to a number of friends while we were in the contract and construction stages based on our experiences; three of them are now under construction! If/When the time comes for our next home, we know exactly where to go!

Poor quality build of foundations – We purchased a Stroud home that was built 3 years old at the time, it had cracks throughout the gyprock in almost every room and some in the block work outside. side of the house had 70mm fall the wrong way, from the cut to fill side of the house. I engaged qbcc which was a massive waste of time, but they found that the house slab has sunk 100mm from the cut to fill side using a gas level. Allegedly the piers are into natural ground but could not provide evidence and all the cracks that were originally fixed have returned. Apparently 100mm is acceptable amount of movement to qbcc and Stroud. I have spoken to indipendant structural engineers and they said there should not be that much difference from one side to the other. There was also 3 gulley pits that were never installed but were shown on the construction plans. Stroud have wiped there hands of this as they know we are now outside of our warranty period. We will not be using or recommending Stroud after this experience as the quality of work and the supervisors leave a lot to be desired.

Bryan we were yet to sell our existing home and find our block of land and unfortunately the house sale wasn't a fast one, however even though we weren't ready to build immediately Bryan still sat down with us numerous times and sent multiple emails back and forward (even late at night) to get things started so when we were ready we had things in action. It took us 6mths to sell and then by the time we sold the block we originally had our eyes on was gone - so we found a new one (which in hindsight is better anyway :-) and again Bryan took the time to check out the site and assist us with making modifications to house design according to the new block and budget. Just wonderful customer service for being so patient with us and our journey to achieve this dream and no matter what, nothing was ever too much.
Once we had the block, most plans were ready to go and it was over to Trudi who was amazing throughout her role with the administrative requirements and assisting with various questions.
As we were first time building, everything was all very unknown, however between Bryan, Trudi & Tom - assistance with negotiations and decisions was never far away which is very comforting especially from people you have not known for long.
Just before the building works started we heard from Pete our site supervisor who was fantastic, very casual (in a good way), no number of questions was ever too much for him and we looked forward to the weekly phone chat & update throughout the build.
Many people told us you are brave for building with 3 young kids - it will be stressful, however we continued on with our plans/dream. Stroud Homes made us feel like family and not just another number, continuously helpful and never made to feel silly with any question.
We also note that our neighbors numerous times throughout the build we were very impressed by the workmanship of build and also the cleanliness of worksite throughout build process.
We would recommend Stroud Homes Brisbane South to EVERYONE!

Bryan was polite and knew his stuff, making great suggestions and was more than happy to draft up fully custom plans without any payment or lock in from us. He and Kyle were incredibly patient with us, adding and removing items from the plans to complete our custom home design. Once we had decided to proceed, Trudi provided incredible customer service, our contract signing and colour selection appointment was fantastic, everything was explained in full detail, and they really took their time to make sure we understood. We were not forced or cooerced into any unnecessary upgrades during our colour selection appointment, and we felt there was a wide range of inclusions as standard, as compared to other builders. Once we started onsite, Peter our site supervisor was fantastic, incredibly thorough and happy to take the time to explain each step along the way. He was onsite frequently and would always send us updates and photos as the build was progressing. Peter would let us know if he had found any issues or mistakes and explain how they were rectified and we really appreciated his transparency.
