us but that was one little detail we missed as it shrunk by 100mm. Also in regards to upgrades, we highly recommend invisi guard for the stacker doors. We couldn’t be happier with how it looks and was worth the upgrade. We also upgraded the kitchen sink, kitchen tap ware, and our master en-suite basins and shower screen to frameless. Another one is to ensure the kitchen bench is deep enough. We upgraded to waterfall edges as well. Overall the communication from our site supervisor was good. Friday updates were always received. On that note we must say the quality of the finishes and the overall quality of the home made us very pleased that we went with stroud. Just make sure when you do the handovers.com inspection you are doing a thorough look over as our guy missed quite a few things that we picked up that had to be completed. We would build again with stroud as the process compared to many other friends of ours who have built with other companies seems like was an absolute breeze. No major problems and no major delays. sent through as recordings on Voxer, sometimes with images showing the progress that had occurred during the week. It quickly became a Friday afternoon family get-together as we eagerly listened to the latest news on our build. We also used this medium to communicate whenever we had a question, which was quickly responded to.
Our site supervisor changed mid-build but this had little impact overall. Geraldine, at the office in Burleigh Heads, is amazing. She makes me smile every time I interact with her, and her ability to problem solve is second to none! The house build went smoothly in the main. There were a couple of issues that needed to be addressed, but these were handled professionally and resolved to our satisfaction. One of these was the zero boundary garage wall which held up the issuance of the Form 21, and we did have to follow this one up several times. Thankfully we have a wonderful neighbour, as it was her side that was impacted more than ours! Another was a water system we personally purchased (with chilled, sparkling and ambient water) and paid Stroud to install. There were a variety of issues with this getting finalised, which ended up being the most protracted issue of our entire build, but all good now - Geraldine to the rescue again!
The workmanship in our house is excellent and it looks fantastic. The floor plan is the main reason we picked the Bellmere 268 and with a few tweaks pre-build (like customising our butler’s pantry), it is perfect for us. The contract price agreed at sign-off was a firm price. The only additional costs were some variations we asked for along the way (for example additional electrical, cabinetry, front door glazing and handle, etc. that were not part of the original contract).
What would we do differently if we were starting the process again today? 1. Upgrade the dishwasher. We didn’t, and have since replaced it with an black steel Asko which thankfully looks inbuilt! 2. Check before they install what the included security sliding doors look like. We didn’t and disliked them, the diamond patterned screens did not fit with our streamlined vision and was the first thing we replaced after we moved in. 3. Upgrade to a bigger Alfresco ceiling fan. 4. (This is a personal preference) Ask for the ceiling fan in the Master to come with a remote ... nothing worse than having to get out of bed to turn on/off the fan in the middle of the night)! 5. Get them to quote storage cabinetry in your garage if you want it, I only thought about it nearing the end of the build time. Luckily we were able to contact the cabinet maker direct and get it designed and installed (at a reasonable cost) on the day of our handover.
And the big important question ... would we build with Stroud again? Absolutely!

questions and assured us that they were keen to take on a difficult project such as ours on a sloping acreage block. We worked closely with Stroud's draftsman, Jamie, to create the ideal custom floor plan for our block and was readily available to make the necessary revisions. Between contract signing and the build commencement, Tina was our first point of contact. She did a spectacular job and was always happy to go above and beyond. Once our build started, our site supervisor kept us informed every step of the way with weekly updates and pictures which was extremely important to us as we were interstate and unable to keep up with the progress in person thank you Justin!
Overall, Stroud did an incredible job in building our new home and we are very happy with it. With all the horror stories you hear about dodgy builders, it is safe to say we were a bit wary at first, but Nathan, Henry and the rest of the Stroud team did a great job in alleviating those fears from the beginning.
There will always be mistakes made and unforeseen delays during any build, no matter what builder you choose however, the real difference with Stroud is how they choose to deal with it. They always have open lines of communication and will do whatever necessary to rectify any issue that arises.
Would recommend – Overall, our experience with Stroud was very good, with only a small number of issues which were quickly resolved for the most part. While Stroud has a wide variety of home designs, we knew early on that we would need a custom design to suit the layout of our acreage block. with us to understand our vision for the property, and were happy to help us design a house from scratch. During the design phase, Stroud was patient with us as we changed our minds a number of times. To make this process easier and quicker for us, the draftsman even visited us at home to reduce the "back and forth" over e-mail and was open with his feedback and ideas.
As we had purchased our block of land at the height of the banking Royal Commission, there was a delay between first approaching Stroud for the design and being in a position to enter into a contract. Stroud was very accommodating and empathetic to our situation, and the contract process was managed well despite us requesting a number of unusual additions, like supplying some of our own fittings and excluding some standard items. Where we had complex needs like the design of the home network, the staff at Stroud would happily connect us with their suppliers directly to avoid any miscommunication. Although this process wasn't simple, by planning as much as possible up front we experienced a very smooth build with only a small number of variations and Stroud was usually flexible in this process. Outside of variations, our quote was complete and accurate and there were no rude surprises.
Despite our site supervisor changing part-way through the build, the transition was seamless from our perspective. We received an update every Friday and had a reliable way of keeping in touch if we needed to discuss anything. Although the build itself ran very smoothly, we feel that the new site supervisor lacked experience and attention to detail, and at times did not always think ahead or push hard enough to get the outcome we needed. Unfortunately, in a handful of instances it was necessary to insist or ask multiple times for something to be resolved.
The colour selection process was straightforward but the consultant did not really offer her expertise and it was up to us to choose what we wanted without really knowing anything about this area. It was hard to visualise how the house would look with all of our selections as there was no option for a virtual walkthrough. This led to some minor design flaws which were not realised until it was too late to change, for example an overhead cupboard in the butlers pantry not having enough clearance, and the powder room mirror being mounted too high. Arranging for the powder room mirror to be moved down was like herding cats, and is a good example of needing to push the site supervisor along. Ultimately this was resolved, but due to the layout of the butlers pantry, the only thing that can be done about the overhead cupboard is to remove it.
We encountered what we consider to be (only) two major issues during our build:
1. The tiles laid throughout the entire house did not match the specification noted in the contract by the supplier, National Tiles. This was not discovered until after the tiles had been laid. Ultimately, after escalating multiple times, we accepted compensation from Stroud even though the issue was with National Tiles. Although this was a negative experience that we believe could have been resolved much more quickly, we appreciated the gesture and customer service ultimately provided by Stroud.
2. From the beginning of our design, we had incorporated a pull-out rubbish bin under the kitchen sink. At the walkthrough following the kitchen fit-out, we noticed a half height bin had been installed instead of a full height one. Despite raising this numerous times and being assured that it would be resolved, it wasn't until practical completion that we were informed that nothing could be done to resolve. Had Stroud been honest about this from the beginning, we could have worked on a solution together. Our useless bin is still there :-(
The final inspection was carried out with an independent assessor who was impressed with the workmanship and identified a lower than average number of defects which have all since been resolved. Overall, we are impressed and very happy with the quality and design of our new home, and the relatively short build time considering its size and custom design. The bottom line is, if we ever decided to build again, we would consider Stroud a second time around.

Several small issues were adjusted and corrected as the build proceeded these were identified and discussed during regularly scheduled site visits and managed well by the building supervisor. Our building supervisor was changed shortly after construction began, and then remained unchanged for the completion of build. Post construction there were several minor issues which were promptly correct. One more concerning issue with some external concrete pathing required some time to correct, but when finally corrected by removal and replacement it was completed to our satisfaction. Considering all the above , we are very happy with the service we received and the quality and comfort of our Stroud built home.

Stressful and disappointed – Our build has not been managed well. Initially we thought we had made the right decision to build with Stroud. We have had endless stress from the start until now. We are 3 weeks into living in our home and are disappointed in the quality of the finishes. We have many small defects that have been left unattended and were told by our site… Read more
supervisor that the trades will contact us when they intend on arriving. We upgraded to a beautiful alfresco door that ‘disappears’ behind the wall which we paid close to $5000 for, however we got the following (see photos) A representative from Bradmans Windows and Doors came to attend to the alfresco door and when we asked him why the door doesn’t fit into the cavity he said to take it up with the builder.
The workmanship of paint is awful. Our window sills and skirtings are rough like sandpaper. Paint was spattered over windows and doors and has not been cleaned properly. Doors were sanded on one side but not the other. This has since been rectified.
Small issues have become a thorn in our side. The standard ‘magnetic door stops’ are advertised on the website as standard yet we were given the cheap white plastic stops. The excuse given was that it was the suppliers fault and that they will install new ones soon.
Stroud has been generous is some aspects: They allowed us to rent their ex display home until our construction was complete. They allowed us to do our own concreting over the Christmas break. They allowed us to tile our alfresco during construction.

size and budget. He was was extremely patient with us around our changes and would answer our emails, provide estimates and give us updated working drawings promptly. He was also very personable and made us really feel a part of the family very quickly.
Tina was our contract admin who was an absolute delight to deal with. Being first home buyers we weren't too sure the process and she took the time to really explain everything to us, nothing was too silly to ask. She also had experience with our estate which had very specific covenant requirements and she took the time the go through that with us and help us get the plans through covenant and council as quick as we could.
As soon as we had council approval, the team was on site a week later to start the build where we met Justin our Supervisor. One of the great things about Stroud Homes Gold Coast is their communication, Justin would give us updates every Friday on how our build was progressing and we found we really looked forward to this. We could also message him whenever we wanted with any questions or concerns we may have had.
We found the build to be managed very well, There wast a single work day when there wasn't something happening on the site. There were a couple of times items wouldn't arrive on site in time, however Justin would work around these and our build time never slipped. In the end it was about 13 weeks from the date the block was scraped until the day we had handover.
We had multiple house visits during the build and found the build quality exceptional. We even had the chance to put our handprints in the slab and get photos of our son hammering in the "last" nail into our frame.
Since moving in, Hayley has been amazing in our post handover support making sure the couple of defects we have found are rectified as soon as possible.
We'd also like to give a quick mention to Nathan the owner who also helped answer our questions as well as Peggy our Accounts Admin who we found very courteous and patient with us.
Overall we would recommend Stroud Homes Gold Coast to anyone, It really feels like a small family company and we now feel part of that family.

Because of the nature of our block of land we had a few issues at planning stage but the Stroud Team always had great suggestions and solutions to fit our needs and budget. supervisors and Nathan (the owner) were amazing, knowledgeable and professional. I would ask questions through an App they prefer and they would respond within a few hours, every time.
This was our first build. Stroud had a great design and we modified it slightly to add an extra guest room. This was done very well and without much additional cost.
Some additions to the off plan design are very expensive for what they were. I won’t list them but after speaking with other people who have built houses Stroud were actually on the more reasonable side…so it is an industry wide thing. On the whole though our Stroud home was a bit dearer than others we looked at but the quality followed and we are very pleased.
For example things we like that we didn’t even know to ask about are that out gas connection is recessed and covered (looks nicer) than just leaving it exposed, our light switch dimmers are push buttons not those dials, all cupboards and drawers are soft closers, our taps, toilets and basins are much nicer than we expected.
The builders who work with Stroud are obviously selected carefully.
Our electricians (Bear Electrical) were also amazing, responsive and helped us get our house electrical set up well. Stroud organized a meeting with them on site to make sure we all knew what went where.
We opted for tiling throughout the entire house and the tiling was done very well. This was important to us.
We also had a great time with the colour consultant whom Stroud had organised.
Lastly, here is my tip. Spend a lot of time going through each and every quote and draft design. Check everything, power outlets, taps, lights, switches, cupboards, check EVERYTHING EVERY TIME. Check the prices, make sure you are happy with what the quote says. Do not hold back at the quoting stage. There is no renegotiating later. We had over twenty quotes drawn up and a lot of house design drafts. Stroud were very accommodating. Once we finally agreed on everything we signed the contract and let Stroud go off and do their thing. They did a great job.

Our site supervisor, David, was fantastic throughout the whole build with regular communication and photos of how the build was progressing. There were only a few minor things we had to change due to unavailability of stock (like floor tiles), however David was able to find near identical replacement stock quickly to avoid delay. David was very reassuring during the whole build, easing any of our concerns.
We have been in the house now for nearly two months, and have had both our site supervisor and the administrative team at Stroud contact us to ensure we are happy with the result. The finishings, fixtures and appliances are all of great quality and no problems have arisen at this stage. We have had a very positive experience building with Stroud, especially considering how stressful buying and building your first home is. I would have no hesitation in choosing Stroud if we ever decide to build again!

Our house was finished in about 13 weeks which was great for us as we were paying rent and mortgage and it made such a difference to know everything was being done to get us in as quickly as possible.
The workmanship and build quality was great. Everything we expected of our home was delivered. We were really happy with all the finishings and pleased with the quality. 4 months down the track, everything is brilliant.
Customer service and support was great, always of a high standard.
We've had neighbours asking about our house and how our build went and I'm proud to be able to say that we definitely chose the best! Confirmation of that has been in hearing how many problems our neighbours have had and hearing how many of them are unhappy with other companies.
We only had one issue, which was with the tile supplier selling out of the tiles we chose. I was contacted and kept updated and asked to pop in to choose tiles from the National Tiles range. The issue was handled really well and we were super happy with the outcome.

I'll be honest and say that the contract administration stage was stressful. Things like requesting prices for upgrades etc would often take days to get a response as it was handled by a different department. I understand this is your process, but as the customer we found it frustrating and really just wish we could be handed a price list.
Our original contract administrator was often very short with us and at times we felt like we were annoying her.
The build - Straight away we felt at ease when we met our Site Supervisor, Dave.
He was honest and upfront and didn't make any promises he couldn't keep. We loved the Voxer app and were kept informed the entire way.
We had a few hiccups, which are to be expected when building, but everything was handled efficiently and to our satisfaction.
The tradesmen used by Stroud were fantastic. The electrician, the plumbers, the tilers and in particular the wonderful painters. They were always friendly and professional.
Our build did go slightly over time, but as per the contract we were compensated, and at the end of the day, a few extra days are insignificant, as we now have a beautiful home that we are proud to show off to our friends and family.

Stunning Home – Very good quality built home. Very good and clever designs. Make sure of spaces. We really love it. Some minor defects were fixed straight away. Building time frame was good.
