New problem, same bad service – As the weather warmed up we started getting a strong smell of sewage around the house and while I could go on again about a lack of communication or willingness from Strouds to help with finding and resolving the problem, this is about the style of communication I received. anything wrong with the tank and he suggested we contact Strouds as the septic tanks were only installed 4 years ago and he didn't want to void warranties. No reply was received to that email.

Following QBCC advice a 2nd, more formal, email was sent on 21st November, 8 days after the first email, asking for a reply within 14 days of initial contact.

After sending the 2nd email I finally received 1 response back with the following information.

Good afternoon. Thank you for reaching out. As your Stroud Homes warranty period (12 months from practical completion) has now passed, we are unable to cover warranty items at this stage. However, we want to ensure you have clear guidance moving forward: You may engage a tradesperson of your choice to inspect and provide a report at your own expense. If the issue is identified as a structural defect under QBCC Standards and Tolerances, we will reimburse the cost of the report (up to $750) and complete any necessary repairs. If no qualifying defect is found or the issue falls outside the builder's responsibility, any repairs and associated costs will remain your responsibility. We appreciate your understanding and are here to assist with any further questions.

Not sure why it took 8 days to send back this generic response but at least it was something.

I then received a 2nd email from them.

Hello P, Please note I have responded to your previous email. Regards, [Name Removed]

Trying not to be sensitive but the email stating they had responded seems unnecessary as it was sent 1 minute after the response, 30 minutes after my 2nd email and 8 days after my initial contact. Making people live with the smell of sewage for 8 days before responding doesn't seem like something to brag about. As to the problem, due to the tone of the communication received, and the smell, we decided not to wait for reports or Strouds tradesmen and have paid for it to be fixed and given up on Strouds. Cause was found to be backfall in the septic lines due to sagging, the workman said it is surprising in lines that were only installed 4 years ago.

I am sure people will think I didn't try very hard when following up with Strouds, but having gone through this previously with them and knowing the time, energy and frustration required, I prefer to put up this review and let others know what they may end up dealing with.

the knowledge and commitment of our supervisor, and the professional and responsive office crew, led by the energy and integrity of the Director. And this advice comes from my experience of building a home with Stroud during covid, lack of tradies, shortage of materials, worst recorded flood disaster, building companies going bust left right and center - and, I was 3,500 kms in Darwin! Stroud kept me informed weekly - audios, texts, photos, videos - of every milestone and if there was a set back it was always formally acknowledged and explained in writing and a date of re-commencement provided. The block of land is on a steep hill and so it was not a straightforward process. They always came up with solution options and we negotiated quite a few issues throughout. I was on a very tight fixed budget and even with a few variations, the job came in on quote. A 76 year old friend who used to own a building company in SA employing 200 workers was impressed with the quality of the build and finishes and said I had done very well. I'm a tad obsessive/compulsive so I can say that the tiler was not only a tradesman, he was an artist - so spatially aware that each cutting and spacing decision a success... a beauty really. I just love this little home - it's not a granny flat, it's a sleek stylish little den. Although obviously I admire each and every one of the team (past and present) at Maroochydore, there were 3 changes of staff during the build, but because the Stroud building system works so well, the project still progressed seamlessly. They even took into consideration some health issues I had and delayed handover at my request. You are buying into a robust system that, if you familiarize yourself with it and make requests and decisions within the variables and project timelines, you WILL SUCCEED and it will be the BEST Christmas present you will EVER give yourself or family.

major advantage in getting the build completed on time. All the difficult decisions are finalised before the build. Stroud started the build in April and finished in early December. Being a retired builder I was interested to see how the build would progress. I noticed the site was always kept clean and the workmanship was above the normal standard. The Stroud supervisor kept us informed every Friday which was appreciated as we lived about 1,000klm away. Once we moved in there were a couple of minor problems but Stroud did get onto these issues immediately. A point of improvement would be for Stroud to allow the client more time when going over all the specifications which we had to complete in 3 hours. Their inclusions of standard fixtures were above average so no problem there. The final cost with some changes along the way was kept close the the estimate. Quite reasonable. Overall we were very satisfied with our decision to use Stroud. There can be a lot of difficulties when building a home but with Stroud we seemed to sail through the build with very little drama.

The Stroud Homes team were great. From initial engagement (before we'd moved back to the Coast, and so they happily did extra admin for us with Council etc) to handover and beyond , they were professional, responsive, and delivered on their promises. We’ve built a number of times before and we did have a few concerns about the rigidity of the Stroud process, what can I say it works, virtually every timeframe and benchmark was hit perfectly, (we did have a bit of luck with weather).

incredible. We had a great site supervisor who gave us updates every week, called us and asked us if we wanted to do walkthroughs at all the major times. We got to put our names and hand prints into our slab which my kids loved! Really we can't fault Stroud Sunshine Coast. If we ever build again I defiantly know where we are going!

2022. While we dealt with a few delays (mostly due to the weather) and the occasional problem that needed to be worked through, the team at Stroud were always on top of things and communicated frequently and clearly to avoid any stress on our part.

After taking possession of our new home, we couldn't be happier with the build quality and workmanship. Additionally, the Stroud team have always been available to assist with the few queries that we have had since handover.

organisation from Stroud when the quotes came in Stroud were nearly $30k more expensive. I wanted to go with Stroud and I asked them to look at their price again letting them know that the other guys were giving me pretty much the same thing for way less and Stroud said that what happens is that other bigger builders start low at this point then add huge amounts on later once I was too far committed with them. Stroud also advised me that the other company will also go very slow to get to contract and to slab down which is actually a strategy they use to increase the price. I put all of these questions to the sales person from the bigger builder and they swore black and blue that none of that would ever happen. Because of that I decided to go with the other builder and pay the initial deposit with them. Exactly what Stroud said would happen did happen. They other builder took forever to get anything moving so I started to get very worried about price rises. The other builder would never ever put in writing to me that they guarantee no price rises and would also not guarantee me a start date for the build. I finally wrote them an email saying that if I don’t have some sort of a guarantee from them within 5 days regarding price I was going else where. They got back to me withing the 5 days but it was with a $40k price rise! They would still not guarantee no further price rises or a build start time. Needless to say I left the other builder and went back to Stroud and was extremely glad I did. Basically from the moment I signed up with Stroud I received a detailed email letting me know time frames of all the steps leading up to the start of the build and was told very clearly that meeting the set out time frames meant no price rise’s. We met all of the time frames set out and there were no price increases. In fact there were no price increase during the entire build which, from what I am hearing form other people going through the build process is extremely rare right now. We were further reminded that we definitely made the right choice by going with Stroud when we could compare two other builds being built near ours at the same time by the other builder that we were looking at going with. Stroud finished the home way quicker and we barely ever see any one at the other builds, at the time of writing this email they are still way off being finished and they are getting close to a year under construction. It was clear from the start the a Stroud were just more organised and they are extremely good at continually giving us updates and communications on our build. There were complications with some delays and some materials not being available, for example our tiles were discontinued and we had to pick new tiles however Stroud were quick and talking to us about this items and were able to find good solutions which meant that we were never worried for too long. Even with a few delays and a few material issues we are extremely happy when we compare them with other builds going on at the same time and definitely recommend them to anyone looking at building during tough conditions.

of the process I was filled with confidence dealing with my sales consultant. She explained things very clearly to me and put up with me asking a million, probably silly, questions, as this was the first time that I had gone through the build process. She gave me really helpful information and it was clear that she was a very hard worker, as my quotes and answers to questions always came back quickly. I did get other quotes from a couple of other builders and they took ages to get quotes back to me and every time I asked questions to the other builders mostly around their pricing and inclusions I always received really vague and contradictory answers which had me worried. As everyone is at the moment, my partner and I were worried about price rises, however, our sales consultant and the contracts manager explained Stroud’s Price Protection Period from day one which was easy to follow and we never had a single price rise throughout our build. The construction of the home was tough. We had heaps of rain and sometimes even though we were told that trades were going to turn up they didn’t end up getting to our job. We talked about this to other people we knew building at the same time and it seems like we were not alone. Even though I probably would have given a 4 star review if you had of asked me to review during construction due to some of the delays, our construction supervisor always assured us that our home would be completed by the contract completion date and they did not let us down with our home being handed over 2 weeks early! Special mention does need to go to our construction supervisor as even though we know that it is tough in the building industry at the moment he would keep up us up to date with photos and videos through their Voxer app. Both my partner and I really looked forward to receiving our Friday afternoon Voxer updates but also really appreciated the other small touches that Stroud offered. We were able to sign our names in the slab when it was poured, hammered in the last nail into the frame and had a tile walkthrough with the tiler who was laying out the tiles. This was particularly noteworthy because when you pick your tiles at the colour selection you think you have a pretty good idea of what it is going to look like but actually running over the positions of grout lines and tile heights with the tiler was sooooooooo helpful and important. I haven’t heard of another builder offering the tile walkthrough with the actual tiler and other people I’ve talked to, who are also going through the home build process, are not super happy with their tiling and would have benefitted from a tile walkthrough. Approximately 1 month in and we have had some minor items that needed attention and they were quickly sorted out for us without any fuss. We are loving our home and really do want to say thank you to Stroud Homes!

The next thing we knew the slab was down. Then it seemed like we just blinked and our beautiful house was built. Scott has been an absolute dream and was polite, respectful, genuine and actually just cared about our house and the quality of the build. Nothing was an issue and anything we raised (which was only ever very minor) was fixed in a heartbeat, no ifs, buts or issues.

The quality of the work is wonderful. The house just feels solid and our new tenants even said that after looking at 15 other newly built houses in the area, ours, the finishes, the quality and the look just stands out above the cookie cutter rest.

The build was the easiest part of the entire process. We were kept up to date and we had such confidence in the Stroud team. We cannot thank them enough and we will absolutely build with them again, hopefully, in the not too distance future.

Our block was on a corner so Todd designed a home to fit that gave us everything we wanted and more. The build process couldnt of been done better especially when terrible weather hit at the start but my concerns were put to rest fast by Barry and his communication thru Voxer.

We have been in our home for over a year and able to provide a review based on this fact. We seriously couldnt be happier with everything, the follow-up by Dan personally as well as his team has been top notch. We cant recommend Stroud Homes as your builder anymore and know your be happy with the end result.
