the laundry cabinets were not built to fit the machine (measurements all provided multiple times), flooring had to be replaced due to bowing in a wall (that was finally fixed after handover even though it was known for months prior). Can't get blinds installed due to screens, can't move parents in due to replacements needed and no timeframe on when this will be. Everytime we asked a question or raised a concern we were bombarded with unprofessional attacking emails.

Trust: Absolutely do not trust their Fixed Price Contract or their 16 Week build – Months after signing a contract and still no build, just with solicitors and trying to get something, anything to happen. The builder simply refuses to build the house unless we stump up 68K extra on top of the Fixed Price contract for Costs they inadequately quoted on - so not variations. We have proven they cannot do this and yet we are now… Read more

having to get out of the contract as the builder just refuses to actually build the house unless we pay the extra, or they will give us SOME of our deposit back - yes that's right they want to keep their costs, which they will not tell us beforehand - we have to trust them!!!!

I asked for a breakdown of the extra costs as required under clause 26 and the answer was "Ï don't have time", "we do not give breakdowns" and "you only want that because your don't trust me". No I want to know why a 34% increase in the fixed costs was needed.

The builder even told their solicitor we had not had a colour consult and that they were waiting for us to organise a time to do it. We had the consult months ago and when I mentioned it and that we had photographic time stamped evidence they just did not bother to reply. No sorry, just no further communication and their solicitor then asked me not to contact the builder again.

Contacted head office and they said the Franchise manager would get back to me - absolutely did not get back to me - initially, but I won't put what he said as it was in a phone call. Just will state he confirmed this is an Australia wide thing and that he was not helpful in dealing with the situation.

The HIA contract has clauses that mean they have the ability to change the costs - this is against their Fixed Price contract guarantee - this guarantee is meaningless. In our case though they couldn't use the clauses so they just don't talk to us anymore and just refuse to build the house or pay back the deposit.

We are incredibly disappointed in the whole experience and would warn everyone to not use this builder as their guarantees are just not worth the paper they are written on. ACCC here I come - well actually OFT. I cannot even say what the house is like, we just don't have one - so really disappointed and let down by this company.

Update Office of Fair Trading tried to get them to either build or pay back the entire deposit - no luck in conciliation with them, this lasted over 2 months. QBCC - went the insurance route and QBCC found in our favour and Stroud absolutely repudiated the contract by putting the price up, we now have our deposit back - thank you QBCC. In the end their whole argument fell apart on them not proceeding as they should have. The tactic of just slowing things down until after they get past the 60 days in the contract, then trying to blame their client and putting the price up is how they came unstuck. It's repudiation of the contract - pure and simple and I would encourage others hit this way to seek help from the QBCC in Queensland or to contact the Office of Fair Trading in your state to mention the Fixed Price Guarantee they broke. It is against Australian Consumer law to do this. My advice if you have to build with them - lock in the price and have them put an ACTUAL start date on the contract, then when it passes make sure you have everything in writing and make sure you get onto to them to start ASAP with a contract breach from your solicitor. One more piece of advice - DO NOT USE THIER VOXER app. As soon as they want to do something like they did to us they remove your access to ALL correspondence in Voxer - therefore removing anything they have said or promised you as they control the app. My advice get EVERYTHING in writing (emails, letters and through a solicitor - just not Voxer unless you screen capture it on your phone).

Finally - went through to QCAT and to a tribunal and we won, it is a substantial breach of a contract to put the price up on a fixed price contract once it is signed. Trying to bump it up after delaying the start is not an excuse builders can use or a strategy they can apply. We were put back roughly to the financial place we started at before this happened and are happy with the overall outcome through QCAT and the tribunal. Although it did take a couple of years to do. This out to be a class action for the other clients of not only this builder but the many other builders around the country that tried the same thing.

into the meeting, but we walked out confident our house would be be beautiful. The sales staff were a wealth of knowledge and could see my vision. The workmanship and build quality was a high standard. There are so many inclusions, including stone bench tops and in our design, pendant lights and outdoor tiles. The unique facades with cladding, stone work and wooden features along with the detail to quality is what sold us. We had no issues during the build, there was good communication which was fantastic.

The final cost was slightly more than our estimated cost as we added and changed some things from the original quote and contract price. Such as a concrete mower strip around the house and extra power points. This was an extra that we requested and a variation to the price was made without a drama.

We are so proud and can't wait to entertain our friends and family in our forever home.

We could not be happier with the whole process. There were many designs, choices and options to consider (& change our minds on a number of occasions), however with the expertise assistance of Aletha, Slade & the team, nothing was a problem and all concerns and queries were easily sorted.

The quote was 100% black and white with everything outlined as required. There were absolutely no hidden costs at all. Also, there were no concerns with the bank, who commented & commended Stroud Homes Bundaberg for their efficiency & organisation, making their job much easier.

My husband began looking at house plans online and came across the vast range on Strouds website. He found the perfect plan which also happened to be a display home so we drove hours to check it out. We absolutely loved it and were impressed with the quality – we just needed to build that home in our hometown!

A week or so passed and then we heard about Stroud Homes Widebay and their grand opening in Bundaberg! It was like it was meant to be! We met with Aletha and Slade and found them to be genuine and down-to-earth. They were full of knowledge and gave great advice. They were patient with our ‘millions’ of emails asking about things and wanting to change some ideas and add in or take out things, always a quick reply and then wham, our slab went down! Today marks a year since our slab was poured.

We have lived in our house for 9 months with no major concerns or problems.

Everyone who visits loves our home and we highly recommend Stroud Homes Widebay. We would definitely build with them again. For our first time building, it has been the best experience.

Slade, Aletha, Scott and their tradespeople were always happy to chat to us on site visits, our site was impressively clean inside and out and our build-time was as it was meant to be. A few special notes I’d like to mention – our butlers pantry had 4 rows of 3 drawers in each and they were different sizes in height, small, medium, large. When we asked if they could change them to be all the same size, they happily accommodated and replaced them. In our bathroom we had 3 cupboards under the sink side-by-side. When we asked if we could change one cupboard and make it into 3 drawers, they happily accommodated and replaced it. In our kitchen along our island bench wall we have a pretty big mosaic tile feature, when we asked them if they could change the grout from white to dark they happily accommodated – which I know was a pain to have to scratch out!

We are truly thankful that Slade and Aletha came along. Our house has been entered into numerous building awards and fingers crossed they win to prove that Stroud Homes Widebay is a great local builder! Our home is like no other on the street, with Strouds amazing façade and designs making it stand out. People still stop by and take photos!

Feeling like we had wasted our time until Aletha opened her laptop and started showing us two other designs that would suit our budget and expectations. It wasn't until I saw the Bronte 240 that my jaw literally dropped. My first question was 'does that free standing bath come with the house?!' Aletha confirmed. She had my attention. Once we started the build process we were amazed with how quickly it was going along.

Scott our Site Supervisor was awesome and kept us updated with our weekly phone calls.

During our build we only had one hiccup which was nobody's fault, we hit rock in the dig of our water treatment system. The team at Stroud did everything they could to make the situation as less stressful as possible. They were very professional and helpful.

We were so excited the day we got our keys (a little earlier than expected too). Everything came together wonderfully and the finished product was done to perfection.

was impressive including a lot of things that most builders would charge extra for. The design process was made so easy picking all colours and fittings in one in store consultation. There was no need to go to tile shops, carpet shops, plumbing and lighting shops etc. It was all done in their office. They had sample ranges of everything we had to choose. We have built before and experienced first hand the hassle of being given certain pc costs to choose your own range. It was almost impossible to stick within the budget then. Not with Stroud Homes Wide Bay, we are happy to say we got to the end of our bill with no extra charges.

Alethea & Slade were hands on during the whole process and always addressed our questions and concerns immediately throughout the build.

We have no hesitations recommending Stroud Homes Wide Bay now to anyone.
